Horrible management. They take advantage of the fact they are leasing to students who won't push back. Parking spots are NOT clearly marked where parking is not allowed. just another reason you should not live at this ratchet complex. A $400 parking pass is absurd, but now you can no longer park on the premises AT ALL no matter the time of day unless you have their expensive parking pass. no one wants to live in a place with 0 washers in the stand alone buildings in the back, the wifi doesn't work or connect, cops are always patrolling the residents, the complex smells like weed. packages are lost and put into wrong boxes daily. the residents are treated horrible because they are college students so the staff feels okay to take advantage of them. read more

I've lived here for a little over a year. I'm the first person to live in my apartment, with that being said you would think everything would work properly. My air conditioner and washer and dryer have all broken multiple times. (It took them over a week to fix the air conditioner one time.) The front office has trouble getting things done in a timely manor as well as enforcing rules. So if you move in expect it to be the opposite of what they tell you it will be. Oh and if you want to live here for the pool give it a second thought. The pool is not kept well and has recently been closed for over a month. On another note they say it is for College students only but there is families living in the complex. So just keep that in mind also. read more

Honestly my biggest complaint is that it constantly smells like piss and shit everyday. The cleaning services is non existent.

I had a very good move-in experience. Granted, there were quite a few hiccups when I moved in, but when I put in quite a few service requests through Active Building, they were all done within the next couple of days. Just be kind to the staff. They're actually pretty great. There's even a printer we can use, so we don't have to go all the way to the library. That's all I have. :) read more

DO NOT LIVE HERE. There are Ethernet ports but they can't afford to pay the internet company to actually have working ports. The wifi is claimed to be high speed when I have had to use the hotspot on my phone to get working internet pretty much all year. They threaten to charge the entire hall if someone puts a cardboard box IN THE TRASH ROOM. On top on the management being terrible we have had couches scratched by cats in our room all year one even smells like cat piss and we have been told that they will replace it from the first semester. We are on the second semester and nothing has been done about it. Everywhere you go in the building it smells terrible and there is dog piss everywhere. Also the dryer is pretty much useless. read more

I have lived at the edge for over a year now and when I first moved in they switched mine and my roommates apartment to a trashed weed smelling apartment and expected us to move in there. The doors were hanging off and broken the tv looked like it was punched the floors were completely dirty and the walls were scratched everywhere. We were also not informed of the switch. Since then we have had troubles with management and maintenance in our unit even though we are the first ones living there. Like our recurring leak under our sink, power outages, broken ice maker, and our apartment was missing furniture when we first moved in. There has also been many problems with the pool, and elevators. Overall the edge and their management is very slow, unorganized, and victimizes themselves. read more

We had an incident with parking .We had company come to the apartment and she tried to get a parking pass and she couldn't find a manager on duty or anyone in the office. She was new to the area and had no idea what parking area to park in. She finally got to our apartment and in that 5 minutes her car was towed . They finally found the manager aka Brandon and he basically called my daughter and her friend lairs. This place needs new management. $300 LATER WE HAVE THE CAR AND NO PARKING PASS!!!!!!!!! The Edge on Washington is a pretty good place to live, if you take into consideration that most other complexes in the Stephenville area are much worse. I lived at The Edge for two years and, overall, my experience wasn't all bad but it certainly wasn't great either. My unit was not plagued with the maintenance issues many other reviewers reference, although I totally believe those are valid; I just got lucky. The place was probably, at least in some respects, built on the cheap and you will see that by how often things break, in common areas and, as others have referenced, in units. Most prevalently, during my first winter there, one chaotic night, we had a major pipe burst on floor 5 and water ran all the way down to the first floor. Elevators break often, external doors break and do not always latch, allowing anyone access to the facility. One time a door was nailed closed because of this. Nothing beyond the first floor is cleaned adequately--ever--, and even that is sometimes a stretch. Expect hallways/elevators to be littered with garbage, broken glass, food, and even dog piss/poop on the regular and potentially to stay there for days and same with the outdoor areas/parking lot. There is a stain from a leaking trash bag being dragged down the hall on floor 5 that has been there for months. Hallways will also smell of weed and the aforementioned piss/poop so there's that. To be fair, a lot of these issues are due to residents' irresponsibility, but management does not maintain the facility adequately at all. The Edge appears to be a gorgeous new facility, but once you get inside and past the front half of floor 1, you will begin to see that's mostly an illusion. The Edge's main problem though--it's grossly mismanaged. We went through four managers during my time there and, in my view, only the first was at least trying to do a good job. The current one though, well, good luck to the folks still living there! To start, as many have mentioned, the place was built with inadequate parking--there are not enough spots for every resident to have a car--period. If you come home after dark, you most likely will not have a place to park. Parking will only get worse as a business sets up shop in the retail space on the first floor. Management has no solution except to tell you to use university parking elsewhere and next year the Edge will begin charging residents to park on site while also raising your rent. Mismanagement was ultimately our reason for leaving, it seemed at every turn they were causing things at The Edge to further decline. We were presented with and asked to sign a renewal lease three times, because they either "lost" it or there were "technical difficulties". The real reason for this, it seems, was that they wanted to alter the lease and needed the changes signed off on. The 2nd one was for the parking charges, which they were upfront about. The third was because they wanted to change the duration of the lease term itself. Instead of starting August 1st, the new term would begin on August 13th. It wasn't until we called the Edge that we were given the full picture that residents would have to move out of the facility by July 31st just to turn around and move back in less than two weeks later, a completely asinine decision that made no sense. So, instead, after two years, we moved out permanently. To this day, they have not been upfront via email that this change is being implemented, so maybe they change their mind (again)? Ultimately, it didn't matter, the instability and ineptitude of management was the final straw. So, if you need to live in Stephenville because you're a TSU student and you do decide to live at The Edge, and you are willing to deal with all of the above, your experience will likely be somewhat alright. If you want to walk to campus, this is pretty much your best option for a complex that isn't super old or a complete and utter dump. But, if at all possible, consider other options for housing or maybe other educational opportunities entirely. read more

If you have the option DO NOT LIVE HERE. It's probably the last resort for around campus. You get threatened every week about something you have no control over. The place just smells terrible overall. no one ever cleans their dog piss or shit. So where ever you're going the stingy just follows you. The elevators stop working every other week. And when they do work they are filled with dog piss like you literally have to step over puddles of dog Lisa in the elevator it's DISGUSTING. The couches that we've had since the beginning of the year are torn to pieces by a cat scratches and cat piss. We've tried to get it replaced, we got a reply saying they would replace it with a new one a week into the 1st semester. We're now getting to the finals in our second semester. The power went out for half the building in the beginning of the 1st semester, and not even a week later the whole building lost power for a 2-3 days, NO AC, NO FAN, NO NOTHING, NOT EVEN WATER. It was absolutely atrocious. A professional electrician said that the whole building is all over the place, nothing here is professional done when it comes to electrical stuff. It's all ran to 1 power box so if one thing goes out the whole building is out for multiple days while they have to fix the terrible electrical setup. They claim to have "High Speed" internet, that a bullshit lie. When I called whitefly they said that The Edge is paying for the cheapest and worst internet they offer. Makes a lot of since why the internet doesn't work half of the time. I've had to use my personal hotspot to work on homework for these 2 semesters. If you've made it this far, I would recommend to consider another option of housing. If I could leave a O star I totally would. read more
