Had our lawn cut, trimmed, edged, etc taken care of by a professional company before move out, yet they still charged us lawn maintenance out of our security deposit. Because of this, per the lease, they could charge an additional $150 on top of the "supposed" lawn care they had to do, which they charged $225 for. Complete crap. Don't recommend if your expect the full security deposit back. read more

I received a poem over the holidays written by the Bosshardt realtor that I worked with when I moved to Gainesville, Cindy Harrington. This poem consisted of incredibly aggressive, political, hateful stories about 2021. Regardless of a client's political convictions this is uncalled for. To receive a poem over the holidays that I would not want my children to read, from a realtor no less, is extremely unprofessional and shows no tact. I would not recommend using Cindy Harrington for your realty needs unless you want to receive propaganda in the mail with hateful rhetoric, swear words and political malice. I was interested in a rural Alachua county property listed by Michael H. with Bosshardt Realty. The property was listed as consisting of two parcels totaling 78 acres. A quick search of Alachua county property records showed that the owners of the two parcels also owned a third, eight-acre parcel that contained the entire length of the driveway. When asked whether that parcel was included in the sale, Michael insisted that it was, but refused to update the listing to reflect that fact. For a couple weeks, this situation persisted. In emails, Michael said he was selling three parcels/86 acres, but in the listing (on every real estate website, including Bosshardt's own website), only two parcels/78 acres were being sold. Michael had originally listed the property for sale five years earlier, so it was bizarre that he remained confused about what exactly he was selling. Finally, Michael updated the listing to show three parcels/86 acres for sale, and I saw the house with him. His attitude was hostile the entire time. He did not want me to log onto the (vacant and long unoccupied) home's wireless network to check the internet speed, which is a critical piece of information for a rural property, and after an hour said bluntly, "You've seen everything you need to see". The seller disclosure was dated 2015, five years earlier, and Michael said that a current disclosure would only be forthcoming if an offer were made on the property. In other words, a buyer was expected to first go under contract, and then find out what the owners knew concerning issues with the home. Pretty much the opposite of how the process is supposed to work. I contacted Aaron Bosshardt, the owner of Bosshardt Realty, and tried to get another realtor assigned to the property, but he refused. Ultimately, I passed on the property, mostly because Michael H. was the listing agent. I couldn't imagine the sale going smoothly with all information having to pass through a listing agent who was completely ignorant of what he was selling, and one of the rudest people I'd ever met. It remains impossible to understand how Michael could have listed the same property off and on for five years, and never understood how many parcels and how much acreage he was actually selling until I took five minutes to check out the county records web site and pointed out the discrepancy between their records and his listing. This is a cautionary tale for prospective sellers, as well as buyers who may be considering Bosshardt. Five years is a fantastically long time for an Alachua county property to remain on the market. And paying a hefty commission, generally tens of thousands of dollars, to a listing agent who can't even be bothered to figure out what he's selling, is a bad deal for all concerned. Home buyers and sellers can do much better than Bosshardt Realty. read more

Made the rookie mistake of using the seller's agent. I was lied to about the flooring (luxury vinyl plank was badly installed laminate) I was lied to about funds being valuable for the seed to replace septic tanks, ( City is looking for grants, far cry from the cock and bull story about septic systems being replaced as we speak, block by block... ) after moving into it was supposed to be a move-in ready home, I have dog out with $15,000 in repairs and necessary maintenance issues that we neglected. make sure if you're buying from one of those agents you bring your own agent with you. read more

I will never ever use Bosshardy Realty services again !!!! I have been running a house through Bosshardt Managment over four years for the most part when there are any issues it was resolved in a somewhat timely manner however communication was not always good and I would have people randomly show up at my house that I was unaware of that they had set up. recently the owner decided to sell the house so they let me know they would not be renewing my contract. While I was still in home the home was listed for sale and I was asked to leave every time they wanted to show the house any improvements that were made for the seller we're done without my permission and with the minimum 12 hour notice when it became too much of an inconvenience I asked to be let out of my lease and I was told I did not have the right to ask that. When they decided to replace the roof they did it again without contacting me . They scheduled it while I had Family in town and at 6:30 in the morning when I asked them to reschedule I was told I had no right I need it again they wouldn't let me out of my leaseThey had no regard for their tenant relations and we're very passive aggressive when I asked for solutions I would not ever use their service again read more

We bought an 'as is' house from a realtor, Lee G., that I had worked with professionally for over 18 years. My husband and I like fixer-uppers so this was not a problem for us, as my husband is an Interior Designer. This area of town is know for flooding issues, and I brought up the subject two times. Minimum. I could not imagine she would ever mislead me after all of our years of working together. She assured me numerous times that the yard did not flood. We stood out back and I pressed her on this issue. She flat out lied to me repeatedly. The weather was beautiful in the weeks leading up to closing- no rain. We should have waited longer. At closing, the line "buyer is aware of puddling in yard' was listed. I did not question it as I still could not believe she would mislead us. Buyer beware. Yes, I should have questioned it. Yet I went ahead and signed. Two weeks after we moved in we had heavy rain and the back yard could not even be walked on, due to standing water for over 5 days. We have videos of a rushing stream and 'pond' in the yard. Water going down the driveway to the street. I sent video immediately to Lee. Her reply? "That never happened in all the years my mother lived in the house. " We went to see Aaron Bosshardt- who blew us off. We have since spent over $18,000 remedying the back and side yard drainage issues. It does all boil down to the fact that we signed the closing papers. I apologize for taking years to post this but I have to contact our agent for another matter and saw that their weren't much positive reviews on Yelp for Bosshardt Realty and I had to put one up. We dealt with Gainesville's office and Davonda Brown over 10 years ago. She was excellent and took us around different properties all over Alachua County, we drove many miles over many days. She was so very patient and helpful and we did find our forever home. She helped us get a really good deal and we have been very happy since. I would go back to her in the future for any of our real estate dealings again. read more

It doesn't surprise me that all of the reviews for Bosshardt have been recommended as useless, since they are all bad. However, they are all true. About six months ago, they made the mistake of promoting a man named Chris Handy to VP. I'm not sure how, but I can only assume it was via cronyism and getting on Carol Bosshardt's good side. He is a wild card, and I guess the power went to his head, because in my dealings with him he was erratic and unpredictable. In the end, when we decided we'd prefer a realtor who ISN'T a ticking time bomb, he went off on us. He started yelling over the phone and hung up on us. It's actually sad that Bosshardt would put their trust in someone like that. I have to wonder what's really going on in those offices. read more

I lived on campus edge which was a good place but the management was so bad I had to move out. The office took over a month to draw the new lease terms and on top of that they increased the lease. I pay almost 25% over the average rent in campus edge and even then they wanted to increase the rent! These people are near incompetent in any possible way. On top of that they charge you in any opportunity possible which is a really unpleasant talk. I would recommend campus edge but I would not recommend getting it from bosshardt management. Instead it is better to deal with an owner. read more

This company will not give my daughter back her deposit on a rental. They state 200.00 to clean it & 350.00 to paint it because she painted it blue. She never painted it ever! Its a small dump! I'm thankful she moved away from there. Were taking them to small claims court & anything else to reveal the truth. Karma knows all! read more

We rented from Bosshardt, a house that was not cleaned until the day we moved in. Cleaning company did not pull the stove or fridge. Lost a light fixture and did a horrible job, but left a note for me saying they broke it and a "sorry" written on a 3 x 5. The owner was not even out of the house by the move in date, and asked us to stay at a hotel for two months while he moved out. We had to deal with Ms. Maxwell in the end. When it was time to move, she stopped answering our phone calls about the move out walk through three whole months before the end of the lease. I called daily, and no one would even answer, not even the phone attendant. We cleaned the carpets, cleaned the house for two weeks, we have pictures of all the things that were broken prior to us moving in, See thats the thing though, they pass you down through three different handlers, so that all info gets skewed, and no one knows what was discussed, nor has the paperwork anymore, it just gets "lost". They do that so that no one knows whats going on. Three months they ignored us, as we asked them about the house and did what was required of us. So after we leave, She walks through, and charges us for ALL OF THE THINGS WE BOTH HAVE PICTURES OF that was wrong with the house when we got there, writing on the baseboards, rips in paint on doors, etc. She charged us for a "deep cleaning" which was unneeded and I took pictures of the clean house, fridge and stove moved and cleaned under. She took our entire deposit claiming they had no pictures of anything and that I was liable for it all. She has been referred to as the "Bosshardt Nazi", and for darn good reason too. The home owner decided to drop them for bad service, and they took it out on us the tenant. Never again with Bosshardt. That was crap, it doesn't take 900 to clean a three bedroom place that was spotless top to bottom, I HAVE THE PICTURES STILL IF INTERESTED. I had no pets yet had to pay for flea treatment at 190dollars thru their guy, then I paid 180 for the floors( three rooms were carpeted nothing else ), then I spent 6 days alone , scrubbing the tubs and toilets, scrubbing floors, wiping window sills, you know, move-out standard stuff. Cabinets were cleaned, everything. I always get my FULL deposit back, I am anal about cleaning as I have need for the money to be returned. The home owner decided to sell, since the water pump died and needed replacing, and decided not to renew a lease. They charged us for everything that was broken (fridge shelf) and charged us for random fake stuff until they had used up our entire deposit. Light fixtures that never worked were suddenly repaired at my expense. The AC unit inside was placed in a closet that could not close, due to the size of the unit. It allowed dust on to the coils, so the AC guy, duct taped the door shut after the second cleaning and the AC pump dying and needing replaced. We had to pay for that paint when they ripped it off, yet it was not our doing, and Ms. G.M. was hearing NONE OF IT. read more

Not at all satisfied. From day one felt like inconveinced real estate agent. Was very pushy. Went all the way threw the process to buy a short sale and once the inspection was done we discovered that way to much was wrong. we pulled out the next day and asked for our escrow check back and she took over a week trying to get us to change our minds. She failed to send us the paperwork needed to get our refundable check back and then told us we were out of the time frame. Which was her fault. Lost a lot of money and had an all around terrible experience with this company. Wouldn't recommaend to anyone. read more

From a seller standpoint this company has been lying to me for a price reduction, upon researching the local market i have discovered my house is at a competetive price. The realtor clara o'leary has misinformed me about improvements that need to be done and several other details concerning the house. If you want your house sold for a fair price in par with todays market dont come to this company. read more
