I got no response from anyone when I reported that the house was dirty and vents were clogged and even sent photos. And then it took almost 4 months to get the broken washer and dryer replaced. Then they discontinued the lawn care when I notified them that I was terminating the lease as I purchased a home. They withheld $50 of my deposit fee because I left a vinyl shower curtain and rings. I paid $350 to have the house professionally cleaned and the curtain was accidentally left. I had hired a lawn service (the one they use) to come trim the hedges and edge the yard. I informed the property management company of this and let them know that the lawn people had been unable to get there due to equipment failure and wet weather as of my move out date (as I was told by the lawn company). I paid for the lawn services (although when I got their invoice it did not include trimming the hedges so they only did the edging. They stated it was a misunderstanding and reduced my bill.) The lawn company charges $65 to do all of this. The property management company withheld $260 from my refund for the lawn care. And another $100 was charged for the "work order" for a total deduction of $410. There may be worse management companies in Gainesville, but this one is certainly not the best! Read the fine print of your lease before signing...they have more rights than the tenants.

She did finally call around 8:30 at night and asked what I would like to address. I then stated I wanted to discuss our entrance that has been damaged for a month and a half and still hasn't been repaired. She got extremely rude and stated that's not why I wanted her to call me, I wanted her to call to argue. Which didn't make much sense to me. I stated no you're wrong I want to address the entrance and when we could expect it to be repaired. She would not give me any answers about the question I asked but instead kept insisting I just wanted to argue and actually acted as if she didn't even know about the damage to the entrance. She then told me to "shut up and listen or I will hang up, do you understand me?" My wife heard the entire conversation as my phone was on speaker. After being talked to like that, I replied "well hang up then b!t€h!" She then hung up. She since had her attorney send a cease and desist email to my wife and I. We did share with our community her public record and I also commented that she was a smarta$$ b!t€h, which I still believe is a very fair assessment of her character. She cannot deny that I live in a community she manages because I will be leaving another review about a completely different incident that will include a screenshot of a violation letter sent to us by Golden Rule. Because judging by all of her reviews that seems to be her go to for when the reviews reflect her true character. This morning I was provided clarity on the entrance by the HOA Chairman that lives in our community and the community was thankful for the update. But he does not work for Golden Rule so his attentiveness and detail does not reflect on Golden Rule. Just as many reviews state, April is extremely rude and disrespectful and tries to boss everyone around like she's POTUS. I am a veteran, we have owned this home for going on 15 years, we stay up to date on our dues and we even maintain another yard in our community that isn't kept up with properly. I do not pay $143.23 quarterly to be treated like this. She also told my wife on a social media post that she need mental help. That also seems to be something she says to everyone that exposes her true character. There's much much more but honestly she isn't worth my time.
