This Company is not interested in assisting Veterans. I wanted to do a simple No Cash out IRRRL and their initial rates (Rate = 5.625, APR = 5.727) was a decent rate, but then they started saying that my home had to be considered a 2nd home or investment property even though this was my Primary Residence out of 2 homes and had an existing VA Primary loan on it so the classification doesn't matter. This was confirmed with the VA and Chat GPT said the exact same thing. But Bix Home Kian insisted it was a 2nd or investment home and up's the rate so the APR was now over 6%. When I told them to cancel the loan, they said they lowered the rate back to the original rates they quoted but, they just added in additional fees that cranked the total loan to more than $12k over the payoff. This company is totally out to cheat you out of every single penny that they can. I would highly recommend shopping around and finding a better company! read more

In my opinion the company is unethical and the underwriters are incompetent. Search also canopy loans and silk Title, nudge funding. I was told the week before thanksgiving I would close in a few days. It is now 2.6.21( locked my rate in september) and they still are unable to close. You will not be able to get any clear answers from anyone there. They also switched my insurance into their name, did not tell me and did not pay it which caused my trouble with my insurance bill. I am being held financially hostage and if you push back or question you will be told that you need to be more cooperative. Beware. Do not use. Had I not used them in the past I would think I was being scammed. I believe they have decided to take on as many loan applications as they can get no matter their ability to handle them because the customer is ultimately the one who will lose thousands of dollars - no sweat off their back. update: It is now 2.18 and working with canopy mortgage, box home loans, nudge funding, silk title has continued to be a special kind of hell that never ends. I finally closed last week and my loan was supposed to be funded yesterday and today I get a call that we now have to re - close because of the incompetence of the companies. Not going to reclose. We have provided every single item the day it is asked and also had our appraisal completed within the first 3 weeks. There is no reason for this process to take so long. Box Home Loans was listed on the Costco home loans website. So I went online to complete the application. Justin, one with tall forehead, was assigned to my loan. He has a low IQ and is very very slow. He did not know that a rental property can generate $3,000 extra a month in income. After six weeks I complained so Alex begab working on my case. Alex is smart and understands a rental home can generate money. She competed my case in two weeks. If Justin is assigned to you as your loan officer you will be in for lots of delays. read more

Jason McDonald and Box Home Loans did okay with the loan. They got me the rate I was told, closed only a couple weeks late, lost my documents 2 times and moved me to 4 different people. Whatever, nbd. After the loan was closed was when the problems started. They sold my loan to a terrible loan servicer. A small company with a decade of fines and problems with the federal government. They've been fined for sleezy business practices that hurt customers. There are facebook groups and websites dedicated to how sleezy this servicer is. IF YOU CLOSE A LOAN WITH JASON MCDONALD AND BOX HOME LOANS YOU WILL HAVE A 30 YEAR NIGHTMARE. You need to know this before you start working with them. Why would they create this problem for their customers? It doesn't make sense. They could sell the loan to hundreds of legitimate companies and they choose to sell it to a sleezy company. I must say that we did use Box Home Loans 3 years ago and the process was fantastic. Our refi is on it's 5th month. This process is incredibly slow with Box. My wife and I have perfect credit with a over a 800 score. The communication at Box is very poor at best. Now Box tells us we need to close our $0 balance HELOC and this is fine if they told us in month one but no they tell us in month 5. I did email the CEO at Box about our issues and no response as I would have anticipated. Box has taken on more business than they could handle and have excuses for everything. NEVER I MEAN NEVER USE BOX HOME LOANS FOR FEFI AND ANY LOAN SITUTIONS. I HOPE I WAS VERY CLEAR. YELP DOES NOT ALLOW A LOWER SCORE THAN ONE STAR OR I WOULD HAVE DONE THAT OPTION. read more

My coworkers mentioned this company to me, and I choose them for relatively lower closing cost. My experience with them overall is good. At the very beginning, my loan officer was sick for a few days, and it is really frustrate to not be able to reach out to real person when I have tons of questions. I almost quit at that time. Fortunately they have a team to follow up the process, rest of the members in their team are really responsive and answers email quick enough. They assign different person to handle different document/steps over entire loan process, more than 3 people reached out to me over the process. After things getting start, everything went through quickly. They required couple more documents and once I upload them online, they usually give me feedback within a day. Here is some thing I think would be useful if you want to work with them: 1. Their closing cost are lower than couple other lenders I quoted, but that is based on my credit score. I cannot tell if they are the lowest, but worth a try. 2. According to rumor I have heard , they prefer 700+ FICO score and 20% down. Their online tool said 700+ score will get you even lower closing cost. I cannot verify that because I am couple points lower than this. 3. Once started, Leave message on their website is much faster way to get their response than phone call or email. 4. Give yourself enough time. My loan run about three weeks, it could take longer. 5. Their rate changes dramatically day to day. I do highly suggest you watch the rate on their website EVERYDAY, and get an idea of peak and bottom. I have seen their closing cost (based on 4%) doubled (from $1800 to $4000) within couple days and drop back next couple days, so better lock your rate one or two week before closing. 6. Most their documents are e-signed online until closing, and I submit all my documents online. It is easy for some people, but if you have problem on computer or scanner, or your documents are all in paper format, you might want to plan a longer time. read more

They even put up with us when we were cranky from the home buying process and didn't even complain about it. Very short unpleasant experience with this company. Couldn't get the ball rolling on anything. Took money, checked my credit and they didn't deliver any service to me what so ever. I reached out multiple times and Jordan McDonald did not follow through with a call after confirming through email he would. If you can't make a simple phone call to a client, then why would you trust them with something with the magnitude of a home loan. I even tried to reach out after to him and his assistant loan officer Kendall Kluber, with no return call or email. I wouldn't waste my time. Negative experience. They locked the rate, then stopped talking to me for a couple of days when the loan was on a tight schedule. I got nervous, turned to another lender. They charged me with $450, and the still harass me with automatic emails that I need to sign their documents. I don't see any means to stop these emails. read more

I am a real estate agent felt it important to document my first experience with Box Home Loans, I read the negative reviews and was concerned. I needed to coordinate with Jon Bird, Loan Officer and Jennifer Bird, Senior Processor on the loan of a buyer which needed to close on my client's existing property in order for my clients to then be able to then close on their future purchase and those sellers on their next transaction (a contingent sale and the loan through Box was the key to having 2 or 3 transactions go through). My concern was that if service and communication is not positive to the client, it is usually even worse to a third party like me inquiring about that transaction. However, the experience in dealing with Jon and Jennifer over the last month or so could not have been more different than I expected from reading the reviews. They were immediately responsive to my inquiries. They understood the situation and importance and coordinated collaboratively while still keeping client confidences. They have been very thorough and enjoyable to work with, frankly. Disclaimer: GENERAL: The key in success in a real estate transaction is to DO YOUR HOMEWORK in finding properties, lenders etc. The people who have good experiences do the homework to have it turn out well. If I could give this company a zero star I would. Horrible experience! Never could get my calls returned. Dragged their feet on the loan causing us to miss the 30 day lock. Said we would have to pay extra for an extension. Both our loan officer and processor were out of the office for most of the time we worked with them. Every time we were requested to produce documents for processing they would come back with additional requests. I completed a refinance last month with Box - 2.875% fixed 15 yr, no escrow account, with a $200 credit at closing towards principal... quite a sweet deal. Communication was excellent. My loan processor, Tris, was always on top of things and I didn't feel like I needed to push anything along. I really appreciated her willingness to adjust closing costs at the very last minute (the day before funding) after my property taxes finally showed up as paid by the county from my previous mortgage's escrow account. Their post-loan follow up was a lot better than my previous refinance with CashCall; no errors that needed to be fixed and all of the refunds from the title company, etc came in fine. The only negative part of the entire process was the lack of professionalism from the appraiser that came. The number that came in was fine... but there were several factual errors in the report and one of the comps he pulled had an incorrect sale price (lower than it should have been). I can't blame Box for this due to HVCC (they don't pick their pool of appraisers, by law they hire an appraisal management company that picks them at random)... but if there was one suggestion I could make, it'd be to provide feedback to the AMC on specific appraisers that aren't doing their jobs. read more

As a realtor, I'm extremly frustrated by the total lack of communication, urgency, and unreliability of anyone at Box. Voicemails and emails are ignored for days or weeks; information is not shared with realtor, buyers, or title company; they blatantly lied about the appraisal being performed; and escalating issues to management didn't lead to timely resolution of anything. I've never worked with such a difficult and uncommunicative lender, because of them this closing has been delayed 3 times and 3 weeks so far... and we're still not closed. read more

Terrible customer experience! Horrible communication! Looking at other reviews, it looks like others have recently had similar experiences. My wife and I have used Box in the past and had a positive experience. However, something seems to have changed drastically for the worse. They are now using multiple "specialists" to handle the various steps in the loan process, but no one seems to own or care about the customer experience. This resulted in limited, and very infrequent communication back to us. We had to consistently follow up as they wouldn't return our emails or calls. Our rate lock expired twice, and came within a day of expiring a third time before we were finally able to close. If not for the appraisal fee we had already paid and the cancellation fee they threaten to charge, we definitely would have cancelled and gone somewhere else. If your loan is absolutely simple and has no potential for issues, and if you don't anticipate having any questions with any part of the process, you might make it through the assembly line without being frustrated. However, if there is any chance of any issue (not just credit), I would strongly suggest you look elsewhere! THEY MEAN IT WHEN THEY REFER TO FITTING PERFECTLY "INSIDE THE BOX!!!" Run, don't hide, and just run; especially if you are a Veteran. Box Home Loans will ask you for all your information with the premise to provide a loan estimate of their interest rates. Once they have this information, they will pull your credit without your approval and submit an application even though you do not want to work with them. When you finally find a great loan company for your loan, you will find out late in the closing process that you have two applications on file with the Veterans Administration. The title company will block and prevent your loan from closing because of this issue. Then you must jump through some hoops to have them remove their application, of which they will not provide any assistance. If you speak to a Corey or Careen, you will not be satisfied. Check other reviews and the BBB and avoid them at all cost. Veterans beware. read more

I have closed three loans with Box so I think I'm qualified to say this: they are horrible and you should never, ever use them. Details below. The first loan I closed with Box in 2013 actually went really well. Their pricing was excellent, their communication was excellent, their attention to detail was excellent, and everything went very smoothly. I would have recommended them to anyone. Fast forward to a year later. Something had gone seriously wrong. Communication was a total mess, even though I was working with the same representative as before. I was asked for the same information many times. The loan was delayed slightly because of Box. My impression is that everyone was overworked. I assumed the word had gotten out about Box and they had tried to grow too quickly and had not been able to hire enough personnel quickly enough. I was not happy and wouldn't have used them again except, just a couple months ago (May 2017), I found they were one of the few lenders who would do the smaller loan (around $55k) I wanted to do at a reasonable price. This was a transaction between me and a business partner and timing was not critical. I figured they'd have no problem closing in 45 days, even if they were a little disorganized, so that's the lock period I chose. I'm out of the country most of the time and wanted to arrange the closing on a particular day that I would be in the country to sign. It quickly became clear that things had deteriorated even further at Box. I made a real mistake giving Box another chance. We were unable to close on the planned date because I had some issues convincing the underwriters this was really a residential rather than an investment loan (the property was formerly a rental property). They at first refused to do the loan at all, and by the time they changed their mind a week later, the appraisal could not be finished in time to allow 3 days to review documents as legally required afterward to close on time. We actually missed the planned closing by just one day. This is not 100% Box's fault, but it is disappointing that their underwriters could not make up their mind, and that was one major cause of the delay. I'll try to make this long story short. This created a delay of two weeks rather than just one day because now my business partner was out of the country and couldn't sign the closing documents. A new closing date was set, and I paid a lock extension fee for this. During this two weeks, Box continued requesting financial document after financial document from me, as if a month and a half hadn't been enough time to review my information. In at least one case they asked for the same document twice. I am self-employed and have multiple bank accounts, so this loan may have been more complicated than what they were used to, but 45 days should have been enough, and they should not have been asking for more documentation at this point. We confirmed and reconfirmed the same information. Finally, four days prior to our second closing date, Box asked me for a transaction history from one of my bank accounts (not the one I was using to close - other accounts also had enough funds). I sent it. The next day, three days prior to our second closing date, knowing that was the day my bank statement came out, they informed me that they needed a copy of the statement for the same bank account they'd just requested the history from the day before, and because one day was needed to review that, and three more days were needed to review closing documents, we could not meet the second closing date. I had to pay another lock extension fee and everyone was inconvenienced by the further delay in the closing date. 61 days after the loan was started, it finally closed. This should not have been a complicated loan and I'm confident any competent lender could have closed it in 30 days. To rub in how ridiculously disorganized this company is, a day before closing, I received another phone call from Box asking me to verify my employment information (exactly the same information had already been sent twice a month and a half previously). Let me emphasize that this occurred two months after the start of the loan. Let me just say it exactly how it is: this is a mortgage company that can't close a mortgage. They have absolutely no clue what they're doing. Would you hire a taxi driver who drives around wearing a blindfold? Would you hire a lawyer who never graduated from high school? That's the level of incompetence we're talking about. In any ordinary transaction, 60 days is going to lose you the house of your dreams. Luckily I was working with an understanding business partner. If I were an ordinary homebuyer and lost the house of my dreams over this, which is exactly what would happen if the lender caused this kind of delay, I can't imagine how disappointed and angry I'd be. It's sad that Box used to be good and have sunk to this. Never, ever use this company. read more

I was in the process of refinancing my home and Corey was really great to work with. Even though I was not able to fully go through with my loan because of occupancy requirements he was very great. I was extremely busy with work and training during the whole process and he was nothing but patient with me. He communicated well and always got back to me if I had any questions. We have had 4 transactions with BHL over the past 10 years. Three of those transactions were when BHL belonged to Republic Mortgage. Those were the excellent experiences. Not being aware that they were bought by Nudge LLC, we decided to use them one more time for another transaction. This has been the worst transaction ever. The botched the appraisal (a common theme we're seeing with other users of this board). They literally forced us into a higher interest mortgage product, claiming that we didn't have a second home loan but an investment property loan (we currently have a CFPB complaint on this issue) They are arrogant in a passive aggressive sort of way. You are not really qualified. They do not collect the correct information for the underwriters. The line goes dead in the middle of the loan process... that is known as the quiet part of the loan process. They are Liars. Do not call them, do not start a loan with this group. They are shams . Corey Games just lost control of the loan, the closing dates, the appraiser was a crook. But all retained by Box Home Loans. He is a change the terms of the loan specialist. My next meeting with them will be in small claims court to recover my $600 dollar upfront appraisal fee. I am disappointed beyond reasonable words. I want to refinance my mortgage. When shopping the internet I repeatedly saw Box Home Loans pop up. Their only advertised criterion for loan approval is a high credit score. My credit score meets their requirement so I spent the next few evenings filling out their very lengthy and in depth application. I provided all of my financial information including bank accounts, investment accounts, address history, net worth, income, employment, personal health and more. Today, I submitted my application. An hour or so later, a representative of the company called me and, over the period of about twenty minutes, listed more than six criteria, each of which, in and of itself, made me immediately ineligible for their loan. Of course, each of those criteria were addressed in the online application, some quite early in the process. However, the application process was not terminated when I answered the disqualifying query, it just continued clear through to the end. I believe that this company is in the business of collecting myriad information from a wealthy demographic under the pretenses of offering a quick and trouble free approval process. In fact, they do not provide their services based solely on credit score, as they claim but only provide their services to people who meet many criteria, possibly more that an average mortgage company. They collect every bit of financial information even though there are any number of immediately disqualifying criteria covered at many points throughout the information gathering process. The only possible reason for completing the information gathering process, even when disqualifying information has been divulged, is to gather as much specific information as possible. This leads me to conclude that gathering information is their goal. Once they have it, there is no way for me to get it back. With my credit score, I know that the information they gathered from me, and others like me, is very valuable, in a number of ways. I have been deceived into divulging information that I would never release in any but the most sensitive transaction. I cannot begin to put a monetary value on what this company did to me because I have no idea what their true motives are. The damages could be immense. At the very least, a significant part of the damage is frustration, insult and worry. NOTE: A day after I wrote the statement above, I learned that Box Home Loans made an inquiry regarding my credit report, even though the representative with whom I spoke told me Box Home Loans would take no actions of any kind in regard to my application. read more

I can't believe what has happen with my loan. I thought everything was in good working order. My loan has been delayed a couple of times now and I had to pay for an extension. Then I had a closing date and I wired the money from my bank to the title company and signed closing documents. Now, box told me I have to reverse the wire and re sign my closing documents again. So far my experience with Box has been a complete nightmare and I will never recommend Box to anyone. read more

To begin, I do real estate investing on the side. I can't believe the average rating that Box is currently showing on Yelp. If Box is not a five star mortgage lender, then please someone tell me what company is. If you have ever gone through the mortgage process before with another company, you know there are going to be bumps in the road. That is unavoidable. But the difference is that Box has the best customer service I have found. If you have a problem (and you are a reasonable person), you simply let them know via email, through their website even, and they always respond and make it as right as they can. The other difference is the price. I did extensive research and found Box to have the best overall rate/fees out there. I'm talking thousands less in fees (for the same rate) when compared to a company that I was forced to prequalify through (as a requirement of a home-buying auction site). I've had a problem getting a hold of my loan officer a time or two also, as another review had mentioned. However, if you call the main line and let them know, they will have someone take care of you. My loan processor (different from the loan officer) for my past two loans is top notch--knows the answers to my questions, has impeccable customer service, and even backed us up when we were dealing with an incompetent escrow/title company delaying our closing. By the way, keep that in mind: sometimes there are delays in loans (as mentioned in other reviews), but that could be because of the escrow/title company (as it was in my case) which can cause additional fees from Box for a rate lock extension-- but this is (in my experience) not Box's fault. If you (the borrower), or the title company, or anyone else besides Box causes the delay in closing, Box may have to charge a rate lock extension if your rate lock period expired. This is normal. Talk to other companies. And of the delay was at all caused by Box, I can all but guarantee there would be no charge. Also, another review mentioned the rate/fee being changed last-minute. This has never happened to me in the three loans I've done with Box. At least never unexpectedly. The only time remotely close to this happening was the last property we got a loan on where it appears to be a normal single family residence (SFR) when you look at it-- it is a detached one-family home-- but the legal description of the property turned out to be "condominium" (it is in a Home Owners Association in a planned community development), and condominium pricing is different than SFR, so the rate/fees changed a bit. Again, not Box's fault or a scam by Box, this is normal. Talk to other companies. I highly recommend Box. This is one of very very few companies I would give a five star recommendation. And no, I don't work there. Like I said before, talk to other companies. Compare. Find a better deal. Find better customer service. Good luck. As for me, I know I will be using Box again. read more
