Box Home Loans was fabulous. Pre-Process: They have a simple process and their online tools are by far the best (giving rate quotes without having to provide 15 minutes worth of private information). They break down the total costs before you even begin to talk to someone. Price: I shopped around before going with Box Home Loans, and they had the cheapest price and the lowest interest rates - even when I called my existing bank and said I would stay with them if they could simply make a comparable interest rate - and I had never missed a payment. Needless to say, the bank lost my business (they wanted to charge more for a higher interest rate just to stay with them). Process: Their estimate prices provided online were really close to the final costs and most everything was done over the phone or online. They even had someone come to my house to do all the paper work so I didn't have to sit in a stuffy office waiting for the next loan officer to be available. For those with small kids, this is a life saver as you can send the kids in the other room to play with their toys and not have to worry about them getting into things at the title company. After all was said and done, no further issues ever came up. I would highly recommend them. They were the cheapest and best service I've ever had for a home loan. read more

Just to address another poster's claim that these are fake reviews, the reason for all the attention on box today was that they offered incentive to their clients to post a review. They didn't even say it had to be a good review - they just want to get the good word out about Box. And rightly so. Too many people haven't heard about this great company. We closed on our loan with box right before Halloween in 2010. While the loan process wasn't exactly simple, and we did have some nervous moments, in the end Box came through for us. And got us a great loan at an amazing price. It was refreshing to be offered a great deal on a loan for having great credit and a sizable down payment. Whenever we tell people that we got a rate below 4% and only paid $149 flat fee for services, they are shocked. Our Realtor/closing agents all could not believe what a great deal we got. We did some rate compares at other companies, and they couldn't come close to the numbers that Box got us. And they were able to close in under 30 days - not a small feat at the time. I think we would have had similar customer service else where, but Box was where we really got a deal. And a deal that will last us 30 years! I initially heard about Box Home Loans from a radio ad and them giving great rates to individuals with good credit. Their rates were comparable to others, but their closing costs were far below the competition. In fact, when I told other lenders what I was getting for closing costs with Box Home Loans, they were a bit shocked and told me to go with it. In the end Box Home Loans worked with me to customize my loan the way I wanted. Part of the offer on the home was that the seller would pay a certain amount towards the closing costs. The amount they would pay was more than the original closing costs, so Box Home Loans was able to work it out so I could buy down the rate with what was left over. I didn't give them 5 stars because there were a couple of agents at other lenders that knew a bit more about various loans and options for me, but in the end I got all the information I needed from them and other research and simply ended up going with Box Home Loans for the lower closing costs and good rate. Although they weren't as knowledgeable as others, they still knew their stuff and were able to answer many of my questions. They were also quick to get back to me when I had to leave a message or when I sent emails. That made things a whole lot easier. read more

The reviews are not fake. I refinanced my home with Box Home Loans last fall and it was great. They had the best rates and closing costs (believe me, I shopped around) and I was particularly impressed that I could see their rates every day on their website without them making me give them all my personal information and running a credit report. I didn't get great credit by letting every company I want to get rates from run a credit check. The loan process was quick and painless. They sent everything except for the closing paperwork to me through email. I submitted it all online or by responding to emails. Way easier that dealing with snail mail or having to stop by somewhere and pick up or fill out the paperwork. When I bought my home several years ago, the closing process was a nightmare. That company messed up all the paperwork and took forever. We were at the title company so late we ordered pizza. The process with Box Home Loans was the complete opposite. These guys have an ingenious business model. Super low rates and fees by cutting the fat out of the loan process. I short them one star only because they don't completely have the customer service part down as good as it could be. I had to call several times during the last week to make sure they were getting things tied up. They could have been more clear in outlining the process for me, especially near the end. They were incredibly responsive to this feedback when I replied to their satisfaction email. I really think they will be the wave of the future as other places are not able to compete. The deal I got more than made up for the minor hassle along the way. The entire home-buying process is way to complex and expensive. These guys are headed in the right direction with better, cheaper options. I have seen rates and fees change substantially over even a day or two, I assume based on markets and local demand, so you have to watch closely and lock at the best times. read more

As far as the guy who thinks all the reviews are fake, fact is, Box Home Loans did send out an email asking former customers to come on here and review, thats why I'm here. I'd never heard of Yelp, but I loved my experience with Box Home Loans. The rates were fabulous, closing costs low (in my case zero). I'm saving over a hundred dollars a month on my mortgage, and it was one of the easiest processes I've been through. As it was my first refinance I had tons of questions, and even though I emailed and called 4-5 times a week for the month the process took, no one ever got tired of helping and answering my questions, though I'm sure some of them were very uneducated. I don't plan to ever use any other mortgage company. So, you can take the review from the guy who has never had anything to do with Box Home Loans, or you can go try it yourself, I already tell everyone I know about it, so I figured I might as well come sign up here and tell people how great it was as well. read more

Simple, cheap, and fast best way to sum up Box Home Loans. I was skeptical at first, waiting for "the catch" because everything was going so quickly and seemed so cheap. They were able to give us a quote within minutes, we could watch the rates everyday, and were able to close the whole thing in minimal time. In the end all went wonderfully, we're very happy with our refinance and now pay $400 less each month for mortgage. Our neighbor is a lawyer who processes loans on the side. He was helping us through the process and actually referred us to Box Home Loans because they could do everything cheaper then he could (and that was without him making a profit). Overall very satisified. Only downfall is you don't spend much time talking face to face with someone. Most is done over the phone and internet. Spent a few minutes in a cubicle going over paperwork before we went in for our closing (through a third party). Really not a big deal though. read more

The thing I loved best was being able to apply and submit all my documentation electronically. Our loan officer was prompt and helpful. When it came to closing, we chose to close in our own home and the convenience was excellent - however the service left something to be desired. There was a hiccup because the woman who brought the closing paperwork brought the wrong documentation and wanted us to "just sign it anyway" and then she claimed it would be fixed in the morning. We weren't okay signing inaccurate closing documents that had the wrong loan amount and monthly payment - but it was all worked out in the end. Our service with Box Home Loans was a 5 star - but our service through the closing process wasn't - which is why I'm rating them with only 4 stars. I went through Box Home Loans to refinance my home loan. When I first called I was surprised that the service agent was able to answer all of my calls without transferring me a lot of times like other refinancing places I have tried before. I also wasn't put on hold either, which was refreshing. The person who answered my call was able to answer my questions. There was no big sells pitch or pressure to go with Box Home Loans. Overall, I was really impressed. It didn't take long for me and my wife to decide to refinance through them. We found them very upfront and trustworthy. Our closing costs were exactly what they said they would be and I have already recommended this company to my in-laws who were also looking to refinance their loans. I am a real estate agent and my client was pre-qualified with Jeremy at Box Loans in Utah. We found a house, signed a contract and sent the contract to Jeremy. I followed up with phone calls and emails and never heard from him. My client contacted him and he denied receiving anything from me. I sent everything again. Never ever heard anything from Box Loans at all. She's been dealing with their failures to get her loan processed for at least two weeks. Now, a day before we were supposed to close escrow, they told my client her debt to income ratio is too high. She has ZERO debt and she has the cash to pay for the home she is buying. I was worried I wouldn't have good enough credit to go through Box Home Loans because it's not perfect. However, they still worked with me. I don't have anything bad on my credit, it just wasn't perfect. Nevertheless, long story short I was very happy when they told me they could help me. I had heard about them from a friend. I wasn't really looking into refinancing because I don't know a lot about it. It just wasn't something I thought I needed. But my friend went through these guys and ended up saving a lot of money refinancing his loans. I would definitely recommend calling Box home loans if you have debt. A horrendous ordeal! From processing through funding, this has been the worst experience I've had in over 35 years working in the industry. The buyers were put through the ringer, closing was delayed several times and when they finally cleared the loan to close, the closing and funding departments stepped all over themselves. Funding was held up because they insisted the seller signed deed which was signed in advance of closing was unacceptable. The entire ordeal was just horrendous and if there was an option for zero stars, that's the rating I would give this company. Absolutely the worst experience!! read more

I used box home loans to refinance my home and was most impressed with the daily listing of interest rates on their website. It was nice to check the website each day and see multiple rates and the associated closing costs. Also, the closing costs listed are very accurate and don't have hidden additions that come forward at closing. I will use them again for my next purchase or refinance and only gave them a four because of the poor communication from Box Home Loan's representative. We guard our credit and keep it as stellar as possible so it was an obvious choice to go with Box Home Loans....that and the fact that the other company we were talking with said "oh, yea, they can save you a lot more than we can" when we mentioned we had been speaking to Box. The fees were very reasonable but the clincher was the solid service with great communication throughout our mortgage process. Very satisfied with Box Home Loans. We were able to everything over the phone or e-mail/fax and they were fast and the best price around! The only reason I gave 4 instead of 5 stars is because due to miscommunication they had between them and the bank owner. They had to send their appraiser out twice (water was turned off the first time even though we had turned it on but the bank turned it off again) and we were stuck with the extra charge for another visit. But otherwise I was very happy with working with them. read more
