The most thorough inspector I've ever seen (we've gone through 3 different inspections we attended in other cities before using his services, and we've seen 8 inspection reports in total that he didn't do - 10 including ones he's done). So just to say he is legit. He will find every little thing there could possibly be, but he also has a pulse on what matters and what doesn't. He won't try to spook you, but he does want to protect you and is a hardcore advocate for his clients. He comes with tons of nerdy tools, is funny and easy to work with, and is an incredibly hard worker. He has experience with residential homes and investment properties alike, and is going to be one of the most important tools in your property buying arsenal. Going back over my emails when I was represented by this office on my first real estate deal, most of my questions went unanswered. I also was left with multiple visible damage to my property in the roofing that the inspector "forgot", that the Seller was not demanded to fix. I am out of $100s of $1,000s when the inspection was done it was not thoroughly looked over, and my questions on my roofing issues which has holes in it and my garage is going to cost me. I should have done my research and not went with who the real estate agent knew because the inspector got paid, the attorney got paid, the real estate agent got paid and I'm still at a loss. It's very unsatisfactory work and I know as a first time home buyer my experience was not a good one, it should have been the happiest time of my life. Beware all! read more

DO NOT USE!!! I had Adam inspect my home from this company. He rushed through the inspection and completely missed plain view deteriorating floor joists in my crawl space. Cost me THOUSANDS to repair. Then when I tried to get in contact with the company the claims manager Brian completely blew me off for weeks. The inspector was very kind and seemed knowledgeable. However, he did not climb on the roof and just evaluated it from afar. I'm a first time buyer so I'm not exactly sure what a home inspector is required to do as far as the roof goes, but considering a roof is one of the main components of a house, I'd figure it deserves more attention. Even looking from afar there was cause for concern in our situation with the roof, but the Home Inspector assured me it was completely fine from what he could see. I convinced myself to hire an independent roof inspector (had to pay $100 on top of home inspection) to climb on the roof. He found a ton of hail damage and we were able to get a new roof through negotiations. If you want a proper job, pay an extra $50 and go with a smaller company who is so nit picky it takes them several hours to do the job! Fortunately, this company refunded me my roof inspection costs, but it doesn't help remove my doubt about other areas that were inspected. protip: Rates are negotiable. Not satisfied is an understatement. We were given Chuck's information from our Realtor and we're really wishing we would have called someone else. I walked through the entire house inspection with him and he kept saying, "couple grand here or there to fix this but I wouldn't worry about it now". UM HELLO--We are first time home buyers, one, and two it's not your job to tell us what we should worry about or not, your job was to tell us what was done properly and what wasn't. He basically missed that the entire finished basement was not done up to code, their was no permit filed with the neighborhood/city and the electric work that 'wow, looks completely redone and great' was not only not labeled properly on the fuse box, but it was not done properly. We ran into issues with the electric even before we moved into the house. We also asked to see his badge when he first arrived (as ALL websites, blogs and more suggest to do) and he shrugged it off like we were asking an unreasonable question. If his license was expired we would have never known. The last thing that really got on our nerves was that Chuck and his company kept going to our realtor (they were friends) and not us with updates or new findings. Just not a good after taste after working with Chuck. I would not recommend to anyone. read more

He clearly had a mission--to uncover every possible unfavorable issue with the very old home I had my heart set on buying, and to inform me of what should be done to fix them and what my options were. He was extremely thorough, fair, clear and communicative. His written report was as professional as it gets and he even followed up with a phone call, wanting to reiterate his concerns. Since I was buying the house on my own, it was very comforting to feel that I basically had a "big protective brother" looking out for my best interests. I would highly recommend Chuck to anyone. I had an inspection done by this company a year ago. Since that time we have found 3 major structural problems that were overlooked by the inspector. When I addressed my concerns they brushed it off and hid behind their corporate policy, which was made to protect them with no concern for their client. They reached out to the inspector who assured them that he did a good job (of course). I hired a contractor to come out an look at the areas of concern and he confirmed that these issues would have existed at the time of the inspection. BPG would only reach out to me through email and would not bother to call me. Below is their response to my concerns and it is clear that they have no corporate responsibility or any sense of duty in customer service department. Dear Ms. --------------- Mr. Senesac reviewed his report and pictures and advised me that this inspection took place on August 22, 2016. Our corporate policy allows claims to be placed against the inspection for up to one year from the inspection date. That time has expired. He did however want you to be aware that you do not have a beam constructed roof. You have a truss roof and the wood supporting the trusses is a builder installed system. It has been there since original construction. Mr. Senesac walked this roof during his review as evidence by the pictures taken at the chimney and there were no issues with the roof at that time. Pictures showing the interior view of the attic at the time of our inspection show no cracked trusses. There was no exterior crack on the foundation that was deemed to be outside of normal tolerances seen at the time of our review. The inspection took place during clear weather but there had been rain within the past 3 days and there was no moisture intrusion noted in the basement, and presumably no water was present during your walkthrough prior to closing or it would have been addressed at that time. We did document the need for the gutters to have extensions installed to direct water away from the foundation. Any water near or flowing toward the foundation can cause leaks to occur, and is considered part of normal homeowner maintenance. We do not inspect for pests as part of our inspection, however we did document that there was heavy vegetation against the sides of the home that needed to be cut back and that we could not comment on the condition of the siding that was hidden by vegetation. Our corporate policy will not allow claims to be filed after one year past the inspection date so we are unable to be of assistance to you in these matters further than providing the above information. Accordingly, Mr. Senesac will not be scheduling a revisit to this property. I have had a contractor over here today to look at this and it is very clear this issue existed at the time of the inspection. There was no photo that was taken of the trusses that are the concern. The only ones that were taken you can easily see from the entry to the space which is ONLY over the garage. Where the damage exists is in the center of the house and the previous owner attempted to support the cracked trusses by other 2x 4s. I know he took pictures of the chimney but doing that is not an example of a thorough job as that is much easier to photograph than the area in question. The area in question was not ever looked at or photographed. Your email to me is an insult to and a testament to how your company operates. I intend to copy and paste your responses to various review forums to make it clear to others to think twice before choosing to use your services. This issue was very poorly handled and there is no evidence of corporate responsibility here. It is not a surprise to me that your company is taking this route and only reaching out to me via email. Customer Service is hard but a focus for most companies and when email is your primary way of handling things; customer service is obviously not your strong suit. It is upsetting your company would easily brush aside an issue that cost your client a decent amount of money and hide behind a corporate policy that only benefits the company and not the clients. As a realtor, I will definitely be passing this experience on and will use this issue as a cautionary tale for others. I mistakenly went with your company after I was ill advised by another agent who will also no longer be passing along your company as a referral. As professionals it is embarrassing to refer a company who does not stand beside their service. read more

Purchasing a foreclosed condo and the inspection was a crucial part in making sure this place was livable (a lot of them aren't!). My agent recommended them so I gave them a call. Gave them the wrong address so had to call back but they fixed it right away. My inspector was Reese Hamilton. Showed up at the place earlier than me and gave me a call when no one was there. As a first time home buyer he walked me through the inspection step by step pointing out the flaws of the building. The washer turned on but started to leak water. Reese went down to his car to get a towel to clean it all up before finishing that day. Didn't feel rushed and I personally learned a lot from him. Very satisfied with the whole process. read more

first time home buyer did my reserch should have gone with what i read in yelp here .never give consideration to a business.that already has a bad review. i gave it a chance and i got screwed . the story goes like this theres another revier here that commented that the inspector didnt go to his roof my main consern was the roof so i called and asked if it was not policy for them to go up they said that it wasent true . so i gave them a chance the guy came he was thoroll but when it was time for himn to go on the roof he walked it and took pictures and stated and i have proff that he mentioned that the roof was fairly new and it had atleast 10 more yeasr of life,. later when it did rain maybe a few weeks the first floor was leaking some watter by the wall i didnt think much of it cause window was semi open. i just was confused later it rained harder and i noticed water drops forming all over the house . in addition all of a sudden the roof collapse!! i looked where it was colapse and the wood was rotten and i knw if i would have went to roof which inspector prevented me from i would have cauht it.. when i got contractor to give me a quote of the work or what the heck happened . he stated that the inspector was an idiot and could not believe the proffesional inspector missed it. i myself was in disbelief. i called to report it to the inspector he said he did his job well to contact his office which i did send me a full detailed lawyer like explaination how it was not their fault to catch it or make me aware of it and that they report is not to be considered factual but to get a contractor. .i do not have time to deal with people like this i paid 500 or so to have a proffesional come and be on my side apparently he and his business were up to do a superficial job that could have saved me a lot of money if i would have made a different offer to seller due to roof being damaged . i contacted my lawyer and he said i wont be the only or last person be be taken advantage of these inpectors are nice and very informative .. maybe use google to educate tehem selfs because anyone can tell me what these people told me as we did inspection but when it came down to really tell me what was wrong didnt knw where or what to start from.this inspector had over 7 years of inspecting but he sure missed a few obvious things that when it finally gave in i was in disbelief. i recommend you guys get one of them mexicans that do cheap labor to go in the walkabout of your newly or about to buy property they are really on your side to tell you the truth .not these people . next time i buy a home i sure wount do an inspector ill take my chances me seeing and evaluating the house myself . ill save myself a big dent in my poket from paying these worthelss inspectors . read more

We used Les at BPG for our home inspection. The inspection for the most part was good, but a very important item was missed. Shortly after we moved in to our new home, we discovered that nearly all of the windows are extremely difficult to open - to the point that we basically avoid using many of the windows. We raised the issue with BPG, so they sent Les back to our condo to take a look. The general explanation was that he checked a sample of the windows, and they're working as designed ... it's just that they've not been maintained properly so they basically don't open. There was nothing in the inspection to suggest any issue at all with the windows. To make matters worse, Les attempted to demonstrate what was wrong with the windows: he removed a window from the frame and in the process damaged the locking mechanism (now the window can be opened, but it slams shut on its own accord) and also severely scratched the frame. When we raised this incident with BPG, we were basically told we were making up the story about the scratched window frame. In summary, many aspects of the inspection were good, but there was a big miss. We were not at all successful in getting the situation resolved to our liking. read more
