I'm a homeowner in one of the properties 'managed' by them, if you can call it that. They have made it their goal in life to harass me and others in my neighborhood! I just recently received one of their 'violation' letters stating that my yard had weeds in it. In early March! I had recently spread week killer, and as most people know, it takes moisture to make it work. Guess what..we are in the middle of a DROUGHT, so very little moisture is available. There is even talk of water regulations being rolled out in order not to waste water during the drought. Oh, and EVERY lawn in my neighborhood has weeds, even the central lawn in the middle, that is the responsibility of the HOA!! There are multiple violations around the neighborhood that they are responsible for...guess what? In some areas, Bermuda grass itself is considered a weed, Bozos! Get a life! When you have nothing better to do than to target weeds on a lawn, you're pathetic. Take care of the paint peeling off the street lights, take care of the crooked stop signs, take care of the dead trees in the entrance, take care of the central lawn! read more

Regarding what I believe are unfair, misleading, and potentially unlawful practices by the Cortona Homeowners Association and its managing agent, Braesael Management Group, with respect to rental restrictions and enforcement policies. These policies have infringed upon my rights as a homeowner, have resulted in financial and emotional hardship, and reflect an apparent lack of transparency and discrimination in the administration of the rental cap and waitlist policies. read more

If you're looking for a company that doesn't care about you and fine you for improving the looks of your home and finds anyway they can to fine you then you found them. What ever you do don't ask them for help or guidance or help them with violations they missed while driving around because they will call the police on you. Only in America where the HOA can bully you and get away with it. If you have them, don't let them get away with it. You do have rights but the neighborhood needs to work as group to get rid of them and change the bylaws. Buyer beware! read more

Extremely disappointed in this management company. They are actual mouth pieces for the builder HOA. They do nothing to improve the community. The homeowner is left with no recourse when trying to get answers and or solutions on problems. ie. need of fire road for escape in case of emergency due to one way in and out building 5000 with no fire road plan. Very non-responsive, and is doing an absolute poor job managing the startup of my new community. The sorry excuse for a nature trail was nonchalantly excavated by a bulldozer, still severely sloped, and was just band-aided by throwing mulch over top of it. Everyone parks on the street, without HOA notice. It takes them 3 weeks - 1 month to respond to ANY simple request. Heaven forbid, you do the "right thing" and submit paperwork for approval on any projects... don't get your hopes up! They find the smallest reason to deny a project / home improvement request EVERY TIME. Don't worry though, if your trash can is out, they'll certainly fine you for that! This company only looks out to fine you and get their money. They don't care about the beautification of your home, or neighborhood, that is clear. They don't want to build and strengthen communities, they just want your money. read more

They are the Mgmt. company of my neighborhood's HOA and all I can say is, I've lived in many apartment complexes before purchasing my first house here and I'd rather deal with an apartment complex any day of the year! This company is the reason people don't want to live in HOA-run communities. Everything bad that you hear about HOAs is all rolled into this company. They are the cliche of horrible HOA companies. PLEASE...do not hire them to run your community. You will never sell a house in it or it will be to people who will be the kind that don't take care of their house and just use it as somewhere to sleep, not call it a home. read more

My contact at this company is Chad Milhouse. Chad is terrible at responding to emails, phone calls, and even worse at understanding the basis of what a neighborhood HOA is for. Chad and Braesael are completely useless. read more

Between the developers and this management company...this is by far thee worst experience I have had with HOA company. Paying over $100 a month for half ass lawn service. They issue approvals then months later issue violation letters for the items they approved. read more

Very frustrating process if you need something. Habitually slow to respond when I needed something or don't response at all. I complained about the response time and nothing changes. Repeatedly sent me letters and the letter said a form I needed was attached. No form was attached. I receive letters with no name of a person to contact when contact is required. read more

Horrible management company, no response to several emails, phone calls & verbal promises that a simple form I needed filled out would be filled out. It has been 10 days & still NO results. Unprofessional, unethical. Ignores emails, lacks response time and combative. Once a Facebook review was posted they owner steps in (emails date back to April 2019 some even later and they are on all emails) and attacks those who post reviews. The plus side is they finally answered our emails once the review was posted. If you go on the Facebook page ALL reviews have been deleted as of 8:30 PM 8.22.19. The issue is that Braesael ignores homeowners requests and allows issues to drag out. If you do file an issue you will receive a notice on your own property which is retaliation. We are fully prepared for additional notices and have screen shots and saved all memos. Honestly 1 star is to many. read more

I would give them 0 starts but I can't. Since we moved to our neighborhood we been harassed and discriminated. We submitted Every document they want and is Never enough. they sent us a bill And now we are getting charge a daily fee bc we can't justified why we need to pay the fee. read more

They've been working with our community for over 15 years. With so many management companies in the area, you don't stay with a company that long if there is a problem. They are very responsive and a family run organization. read more

Deny every request for landscaping without any reason, applying rules of other HOA's, using the excuse that they are too busy with the amount of HOA's they have to run and therefore are confused with the different rules. Besides that their response time is very very slow. They have 30 days and always take at least 28 days. They do not read the request properly. We asked for landscape permissions identical to permissions our back neighbors got approval for and Braesael management denied it time after time because they used the wrong criteria. One big mess. Our neighborhood can't wait till the HOA is handed over to the homeowners!! It's the talk of the town! read more

Nothing has changed. Nearing day 45 with no response yet. They messaged me at day 20 for additional information that was already included. Second request and turn around seems to be 60 days plus. I'm starting to wonder if this has now become personal as they pick and choose who they respond to and I happen to be one of the ones they do not. read more

Horrible company. I have complained 3 times regarding our community in Edgewater with inconsiderate neighbors speeding. I asked could they send a friendly reminder to all residents to have consideration for those that walk on the streets since our sidewalks are not built. They have turned a blind eye and will not help in any way. All they want is your money and send you violations. My dogs and I get killed by a vehicle then maybe or maybe not a letter will go out. Just compassion is all it takes for the safety of those that like to get out of their homes and enjoy the community. Worthless management group. read more

Just know that they are completely unorganized, they dont care what you have goin on in regards to scheduling anything, and have great difficultly doing their jobs. This company has messed up almost every payment that has been sent to them for HOA dues that I have sent them since December of 2018. This month no surprise we get a latter stating that once again we are late on a payment. Well I mailed the check on the 2nd with a due date of the 10th. They cashed it on the 13th. Am I really supposed to believe a letter took 10days (I give them credit for the 4th being a holiday) to go from Monroe NC to Matthews NC? When I called them they and told them that they then said oh well this is from April. Well if this was the first time I would believe them but it's every month and they have some excuses every time I call. Looks like I'm going to have to start paying for certified mail or hand delivering them. This is past mistakes this is fraud. read more

I recently worked with Chad Milhouse after our recent Homeowner's Association meeting. I found him responsive and he addressed my concern within 24 hours. This company had had poor reviews but I found that working with Chad resulted in the answers and response that I needed. read more

This company is awful! Warning, don't use them and don't move into True Homes Stonebridge, Monroe neighborhoods. They are disorganized in every manner and never update community members unless it is legally required once a year or if it is bad news like our community pool not opening but then that communication is only after community members have complained. To top it off, when you call and disagree with a bill they say you owe, the customer service manager Kelly Flock will tell you to contact them through email to waste more of your apparently non-busy time because the customer service people are not able to send email or snail mail a hard copy and you must go through the neighborhood liaison even after the customer service rep you spoke with a week ago assured you that an email and hard copy would be sent. Then she will argue with you, tell you she doesn't have time to deal with you because SHE is busy even after you point out you shouldn't have to do that since it was already supposed to be done from last week. Then she will accuse you of calling her names and will hang up on you. When you call back she accuses you of harassing her and when you point out you didn't call her a name, she'll say you called her a liar. And when you point out you are not harassing but complaining she'll tell you she will hang up on you again! Then when you speak to your community liaison Laraine Lentz, she will tell you that you will owe money in August after you told her you will owe nothing until Jan of next year. She will then tell you that her books say you owe, her books are correct and that she will send you her documents so you can "figure out" that she is correct. When you then inform her that your own books are more accurate and the received payment can be proven from your own bank statement, suddenly she realizes her books are incorrect or that she has read them wrong and suddenly you owe nothing until Jan. When you tell her you want an apology she will then say she won't give you one because you are harassing her, not letting her speak and no wonder the other person hung up on you. Hopefully our community can somehow stop using this company but that won't happen because community members have no input, don't matter and the developer could care less what members think. read more
