It's not easy to leave a negative review. Still, after living in the home paid to have it…read moreinspected, we have had many issues become apparent to us that should have been caught during the inspection so we could make a proper buying decision. The biggest one is the Air conditioning systems. One of the units is from the 1970s and is causing water damage; not sitting on a tray, and there is visible water damage under it from the outdoor porch. Also, the same air conditioning unit only cools one room with just two vents in total. The other HVAC unit had one duct not connected with no airflow, and other vents in parts of house provides near-zero airflow. The system was not adequately insulated and drips water into the home from condensation. The outdoor wood deck is rotting and deemed unsafe to use. Contractors suggested that heavy repair is needed or complete replacement. After living in the house for six months, we had to empty the septic tank after being told we should be suitable for a few years. The house is poorly insulated and leaks cold air, hot air, and humidity. We have had a water leak under the foundation. We have little to no water pressure in the kitchen. The NEW windows do not lock in the kitchen or downstairs bathroom. We have two broken beams on the roof of the carport. The outdoor chimney for the fireplace had to be repaired because of substantial cracks from being improperly repaired during the inspection process, as noted in Airedale Inspection Report. The water heater died and needed to be replaced; we were told by the plumber that you could see it had been leaking a long time by the multiple layers and hights of rust lines in the pan. The list goes on .... Ruben, the owner of Airdale Inspection, who inspected our home, charged extra to check the septic tank, the carport, and the attached shed. When speaking with him about a claim for the Air conditioner, he said the best he could do was give a refund, and he is not responsible for our comfort (in regards to the A/C barely working in the Master Bedroom). I hope this review helps others so they are not stuck facing $1,000s of dollars of repair bills.

Very bad. Multiple issues missed or intentionally not noticed. House which was perfect in report is…read moremore to be a real money pit to fix. Missed issues. 1. This person inspected house in mild weather and yet on emergency heat mode. And that was a reason. Hose has greatly undersized HVAC system and even in mild temperatures can not provide comfort temperatures. Inspector said he has no idea bout sizes of HVAC. 2. House has poor insulation. And it is visible in the attic as examples of missing and falling insulation foam. Nothing stated. 3.House foundation not graded, even negative slop toward house. Nothing stated. 4. Windows installed wrong, visible upside down installed lintels and it is giving thermal bridge into the house. 5. Garage door not set properly and garage door opening switches installed on 1 screw. 6. On top of garage visible rafter not attached to the beam!! Nothing said! 7. One of the air hoses from air handler in the attic completely twisted by cords. Nothing said. This list can go on and one.....he asked extra money for inspection of sprinkler. He never did it just because one of two sprinkler circuits B was completely switched off! Shame!!!
