In an attempt to see if my gas heat was working, he jacked up the temperature on the thermostats and turned them to "on". Today, I turned my AC (separate system) way down to accommodate the humidity while I packed and within a couple of hours I smelled gas coming from the back of the house where the AC and Gas were having a duel to see who would control the temperature. He failed to return the thermostats to the "off" setting and push the temperature back down. It will be a while before I am able to be in my room due to the overwhelming stench of gas not to mention what my gas and AC are likely to show as a result of his mistake. He was very friendly, but he only gets three stars for scaring the wits out of me thinking I had a gas leak in the back of my house....he should have reset the thermostats. . I had (redacted) Home Roofing come by last week for a roof inspection and a quote. After 4 hours of convincing (torture), that roofing company was able get me to sign a contract for a new $49k roof. After some research on (redacted) home roofing, I canceled the contract the following day, but that experience left us shook. The inspection that Michael did was money well spent, and then some. Gave me the peace of mind that I did the right thing canceling that contract for a $49k unnecessary roof replacement, and he also offered some great advice regarding the settling of our home, foundation, and drainage.

Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

From his email inspection reminder system to the very easy to read, yet detailed final report, the services provided by Jesse are the best I've ever seen. I would recommend Guided Inspections to anyone buying or selling a home. Heck, if for some reason I moved to another state and was in contract to buy a home, I'd probably fly Jesse to that home for the inspection. A home is probably the biggest investment most of us will ever make. Don't rely on the advice of some guy with a truck and a ladder. Do it once, do it right, hire the guy who knows what he is dong.
