WARNING to anyone renting from these scammers. The condo itself was absolutely beautiful, clean, and very nice to stay in. Unfortunately, the rental company's business practices completely ruined the experience, and we will never rent through them again. Before our flight home even landed--and before anyone from the office ever spoke with us--the company charged $650 to my credit card for damage caused by previous guests. Charging a customer's card without warning or a conversation is not the proper way to do business. When we asked for proof of the damage, such as before-and-after photos, they were completely unable to produce them or provide any other form of evidence that we caused the damage. If you choose to stay at one of their properties, make sure you document any and all damage you see the moment you walk through the door. They will charge you without hesitation and without proof. It is really too bad because the property was wonderful, but the lack of integrity from the management company makes it a place we cannot recommend. read more

This company contracted with me to rent a 3-bedroom, 2-bath condo in Sanibel, FL. When I asked to view the condo, I was informed it would not be ready for my February 2026 vacation. Instead, they offered me a few 1-bedroom, 1-bath condos--completely different from what I originally booked. I told them to cancel my reservation if they couldn't provide a comparable replacement. They cancelled but still charged me a 2.5% cancellation fee. The problem is, it wasn't my fault: they rented me a condo that wasn't available and couldn't provide a proper substitute. We were misled about the number of bedrooms in this house and that created a problem for our family. The home was advertised as four "spacious" bedrooms, when, in fact one was an office with no linens, no closet, no dresser and a sofa sleeper. All office furniture had to be removed for the sofa to unfold, and one teenager had to sleep on a mattress, taken from a bunkbed, and placed on the floor. There was inadequate space for the clothes of two teenaged boys for two weeks. Additionally, one of the rooms...a 350 square foot sitting room off the kitchen, had no electrical wiring and, thus, no electricity. This constituted 15% of the 2100 total square feet of the house. It was unusable at night, and because of two step downs, was dangerous. The owner's family had apparently flushed diapers down the toilet and created plumbing problems. Two toilets wouldn't flush and a tub wouldn't drain. Plumbers had to come to the house four times during our month. Customer service was spotty...Amy provided good service but the owner provided poor service, poor communications and was arrogant. read more

In over 40 years of renting units on Sanibel, "Golden Beach" was the worst maintained and most expensive unit we've stayed in. Rain came inside under the large windows and the water traveled underneath the floor saturating the underlayment for at least 6 feet into the room. When it was walked on, the floor was squishy and water bubbled up through the flooring cracks. The old flooring also showed lots of old water damage probably from prior hurricanes. There must be mold under these floors given how wet it was. The two upstairs bathtubs had lots of black colored mold and missing areas of grout which also had mold inside the cracks. Lots of bugs entered into the family room at night under the sliding glass door gap. The kitchen had small bugs in several areas. There was an ant trap on one counter that was not effective. The flatware and other cooking items had rust. Very little in the kitchen -- 5 coffee mugs and 6 drinking glasses, minimal forks and knives. Very dirty and old floor mats at door, kitchen, and bathrooms. Patio was dirty and had a very rusted ceiling fan. The mattresses, pillows, and comforters were all worn out. The pillows flopped in half when they were picked up. Very uncomfortable pillow top mattresses. Living room chairs were very dirty and furniture smelled. I do not recommend the unit called Golden Beach or this rental company. We called them to try to get resolutions and they could care less. FYI - They only post 5 star reviews on their website. They won't confirm whether or not their property is inhabitable after Hurricane Ian. It literally requires a yes or no answer, but all they will do is keep cutting and pasting the cancellation policy. Yeah, I don't want to cancel anything, but they don't want to admit that the place is damaged because then AirBNB will make them give me back all my money. First class grifters. Thank god for Bank of America, got all my money back doing chargebacks. read more

The condo was nice - once we were able to get into it. Let me start at the beginning. We reserved a condo on Sanibel Island. Kim called us before we had reached the island and said they were moving us to Bayside Villas. This sounded amazing to us! We would get to stay on Captiva! However, when we arrived, we didn't believe Google Maps had put us in the correct spot. We were in the middle of a construction zone! There were all kinds of equipment and trailers throughout the parking lot, and various sidewalks and stairways were sectioned off with Caution Tape. When we finally got all our bags and groceries hauled up the stairs (because the elevators are not working), we could not get into our condo. After more than 20 calls and texts to Kim, we reached another agent that finally got Kim to call us back. She had emailed us the wrong code for the door. FINALLY we were able to get into the condo. We were a hot and sweaty mess so we cleaned up and decided to watch some TV and relax. WRONG! There was no Wi-Fi. One TV wouldn't even come on and the other required wi-fi. We could not even get it to connect with our phones to screen cast. Kim gave us the code to enter the swimming pool area. Unfortunately, the gates were wired shut and signs were posted stating it was closed. We called Kim about this, but she never got back to us. The construction began early in the morning, so we did not sleep in except on Sunday. I will say, everyone we encountered that was working on the construction crews, was very nice and polite. They were good people. Although it sounds like a crappy vacation, we really enjoyed the beaches and the evenings. read more

We had mishaps during our 3 night stay on Sanibel; and in response, were met with poor customer service. Upon arrival, we could not find our reserved property and later learned it was not ready. After driving around for awhile, we reached owner Kim and she impatiently asked "Didn't Luke call you?" Communication was abrupt and impolite. We were offered a Captiva property too far away and settled upon a lovely home. Installation of the home's siding began the second morning of our stay. The banging was so loud/strong that we removed the owners' artwork from the walls. There was nothing Breakaway could do about the construction other than offer a small discount. I later checked for the discount and instead found an ADDITIONAL charge. Breakaway acknowledged their error, removed the charge and refused to offer a discount. These mishaps could have been just mishaps- with good manners and a small discount. read more
