Royal shell even sent somebody to the house to fix the heat, and they claimed that it was fixed, and the pool water never got above 74°. What I was hoping was going to be a week of playing with my grandchildren in the pool, never happened because of the cold temperature. We walked up and down various streets and talked to renters with houses all week, and I visited various other rental places for condos, and all of the pools were somewhere in the 80s. This is just another of many issues through the years. Last year I was told that the condo that we were renting for a month! Had the best Wi-Fi and Internet speed that was possible in that area of the island on Sanabel. It was barely faster than telephone speed. Again, a bunch of crap. People all over the island have high-speed Internet, and they tried to BS us through the whole process. Really very dissatisfied with this company

Disappointed and Deeply Concerned About Safety at Jensen's Marina…read moreAs locals who have been loyal guests of Jensen's Marina for years, it brings us no joy to write this review--but our recent experience was so upsetting that it must be shared. During a family stay at the marina, unauthorized individuals were somehow allowed access to the property. These individuals not only stole valuable personal belongings directly off our boat, but they also interacted with our children while on the premises. It was a terrifying experience that no family should ever have to go through, especially in what is marketed as a safe, family-friendly environment. We trusted Jensen's because of its long-standing reputation in the community, and we've recommended it to many friends and fellow boaters over the years. That trust has now been completely shattered. Even more disappointing was the way the incident was handled afterward. Despite the seriousness of the situation--including the emotional toll on our children--our claim was unfairly denied, and the resort failed to take any responsibility for what occurred. Guests should feel safe while staying at any resort. Sadly, that was not our experience here. We are now pursuing legal action and will be sharing this story with the broader boating and fishing community to help others make informed decisions about where they choose to stay. We urge ROYAL SHELL PROPERTIES to reevaluate their approach to safety, security, and customer care. Until then, we cannot recommend this marina to anyone.

Before our flight home even landed--and before anyone from the office ever spoke with us--the company charged $650 to my credit card for damage caused by previous guests. Charging a customer's card without warning or a conversation is not the proper way to do business. When we asked for proof of the damage, such as before-and-after photos, they were completely unable to produce them or provide any other form of evidence that we caused the damage. If you choose to stay at one of their properties, make sure you document any and all damage you see the moment you walk through the door. They will charge you without hesitation and without proof. It is really too bad because the property was wonderful, but the lack of integrity from the management company makes it a place we cannot recommend.

My family and friends come to Sanibel every year and will not be staying at any properties managed by Dream Vacation Rentals anymore. Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.
