My grandmother and I went over after we went to the good park city mall. The food court has been updated a bit for what was gone last time, but the McDonalds is covered up now. There is an arcade that I don't remember being there last time. Marshalls, hot topic, boscovs, h&m, and Spencer's are here still. Fye is now gone however. The bottom floor is pretty damn vacant, with the bargain bin store being the only thing of note on the far end, and honestly the top floor is too to an extent! Unless you live near the area, go to someone like park city.

It didn't have a movie theater, but it the best cool kid stores in York, like Pac Sun and American Eagle Outfitters, plus all the stores your parents liked, such as The Bon Ton, Sears, and JC Penney. Now, like most malls in suburban America, it is quickly dying. The only original anchor left is Boscov's. There are a few random stores and a gym. They turned The Bon Ton into a storage facility. The best part is that they turned the Sears into a Hollywood Casino.

If you go to other communities where they have malls in the same situation, those brands have left the mall and set up outside the mall. Then you have brands like Hobby Lobby that decided the mall was good enough to open up a store, but not have an entrance into the mall. I don't understand that. Have an entrance into the mall so that a customer could do all their shopping without having to go outdoors. All the other stores are local mom and pop type of shops or a franchise of some brand that is just there to fill a spot. It is a nice walk if you want to mall walk. It is like walking a nostalgic walk. Walk by an empty storefront and try to remember what national brand that used to be before they departed. I really hope there is a turnaround in here and some type of establishment upbuild. A large mall like this is a miss for the community. Although there would need to be some renovations done for them to have pull like this.

I wish there were some of these stores back in my hometown. The place's interior hasn't been renovated in many years it looks like, although it looks very well maintained and clean. Any mall walkers who enjoy looking at the scenery are in for a treat, as there is a water fountain near Boscov's to view. For killing time, make this stop. I'm not sure how long this mall is going to last until it closes its doors.

You can still see the fountain where the famous YouTube video was taken. Not a lot of super high end stores, but it matches the area nicely. All it needs is an attached cinema to complete the feel of the pet rock era. I hope this place will endure. Unlike the Plymouth Meeting Mall, the exterior stores aren't doing as well as the interior. What is sad, is while Berkshire Mall is no longer in it's prime, a large portion of the mall's interior remains filled with a mix of national and local tenants. It even has one fully functional fountain, in front of the Boscov's, with the fountain in front of the Sears not being operable for several years. Foot traffic on the weekends is excellent, with a portion of the community still supporting Berkshire. Unfortunately, this malls downturn largely started with the closing of Bon-Ton and Sears within a year of each other. The sale to Namdar Realty Group bought Berkshire into less reputable ownership, with their usual deferred maintenance leading to the mall almost being condemned in 2024 and a large portion of the parking lot being blocked off due to sinkhole issues. The food court upstairs is down to only three stands. What makes Berkshire worth stopping into despite all these problems? While the interior is dated, it is nice and kept clean. There is a fully functional mall retro arcade, Challenge Arcade. Berkshire Mall has one of the few full size FYE's left in the state. Various small businesses add charm and other shopping options. It's a shame that Abrams Realty Group, the malls future new owners, want to close Berkshire. Unlike Exton Square Mall, which they are also redeveloping, Berkshire Mall is not dead and it's far from it. Shame how it's going to end.
