F*CK THIS NEW MANAGEMENT! Last updated: 12/11/23 I've tried multiple times to update my review, and keep running out of space. A bullet list, truncated grammar, and the accompanying pics and videos will have to suffice. (I'm about to list a whole lot of negatives, so if you're wondering why I previously gave this place four stars, it's because of one occasion where management told me that they would only send someone to check a leak if I took down my previous negative review and replaced it with a positive one. That's the type of underhanded stuff that this new management does.) Ongoing/General - Almost all of the office workers are incredibly rude, refuse to work with residents, and seem to lack any sense of empathy. It's like management only hires sociopaths. Late 2019 - Leaks and damage in living room [Lots of Profanity]: https://youtu.be/lUmkq3Ft4Ek?si=DKEUk1v5dmbYwJuN 10/31/19 - More leaks and damage in living room: https://m.youtube.com/watch?v=fHuwJf3aN00 5/16/22 - Yet another leak in living room: https://m.youtube.com/watch?v=W6RNYrbi37Q Also 5/16/22 - Water leaking from vent in bathroom: https://youtube.com/shorts/Ia113-lwOTo?si=XHnaiB6XL31eu_0- 6/04/22 - Problem with tub faucet: https://youtu.be/IoH5AFEYgNY?si=F7ecOjm47Wc18iJY 6/11/22 - Shower leak, losing hot water: https://m.youtube.com/watch?si=18iXhDemhRuFsbQR&v=i81F1oJUKJU&feature=youtu.be 5/12/23 - Shower not working at all: https://youtube.com/shorts/wn0u1ierBpc?si=ZncOi7aQQG8mSdUb 9/08/23 - Another leak, this time in bedroom. I left a voicemail for "emergency" maintenance, left a voicemail for the office (which is also "regular" maintenance), spoke to a maintenance worker, and sent an e-mail to the office through the Briarcrest website. The only thing they could offer was a big fan to blow on the carpet. It's supposed to rain for like ten hours straight tonight, and we are to call back if things "get worse". Spoke with a Sara/Sarah in the office, she kept speaking over me (in a very condescending tone) and using strawman arguments. Please see attached pics. [Update 12/11/23: Still waiting.] Nov 2023 - Contractors are brought in to remove/trim trees. On multiple occasions, large work vehicles are parked directly behind multiple cars, blocking them in. Office doesn't care. Dec 2023 - We learn that the leasing office will be removing their drop-box, as they want to go "100% digital". However, they will still accept payment in the office during business hours. So, basically, they're just making it harder for some people to pay their rent for sh*ts and giggles. 12/07/23 - Our building has two elevators. One has been completely down since 10/06/23 (though the sign says 10/16), and the other does not work correctly, it literally skips floors. We called yet again to see when it would be fixed, Admin Asst (Michelle Sotomayor) tells us that she "just put the work order in yesterday", and that it will be done today or tomorrow. [Update 12/11/23: Those were lies.] 12/11/23 - Contractors are brought in to replace wiring. They cannot complete the work in one day (understandable), but leave a huge mess of dust, plaster, screws, bits of wiring, and other things that our cat could have eaten or inhaled. I ask management if they can contact the contractors to come clean up, the person on the phone gives me an attitude and doesn't call me back. See attached pics. Ongoing/General - Emails and signage often contain multiple spelling and grammatical mistakes. Not usually a big deal, but it does make them look very unprofessional, and there have been a few times where it results in incorrect info, such as a date. I hope that I have been helpful to anyone that has thought about renting here.

Leasing office and maintenance are great! Renovated units are gorgeous. We have been extremely pleased with our experience.

Now the bad marks, the maintenance people don't communicate well and may just show up to do work. The landlord changed in 2019 and they don't screen or care about the people that move in. Obviously it being an apartment privacy is limited. The walls of the buildings are fine but ceilings/floors are paper thin and you will hear your neighbors above or below you have conversations. Best bet is to live on the second floor if you have the option because any foot steps if you live in the first floor sound like the floor above or your ceiling is going to come down on you. Next, the landlord doesn't have a policy about signing in guests. At least can't enforce it because the office is nowhere near the actual apartments. So you may have neighbors who let's say bring people in that make tons of noise or they can bring pets that are over the landlords weight limit and this just allows for way to much traffic and again lack of privacy and can also cause lots of noise. All in all good location and nice yard space. Terrible privacy, small apartments, poorly constructed spaces that allow way to much noise and unease and no restrictions on the flow of people...

In a nutshell, outdated, overpriced, very unfriendly management, and sorry to say greedy. In addition to selling out their tenants private swimming pool to a day care center (more on that later), they tend to pass along repairs and upgrades to the tenant in yearly rent increases. Yes, we paid for their new roof! And good luck getting any of your security deposit back. Unless you take about 1000 photos of every inch of your apartment, even counter tops, don't be surprised if they nail you with a "replacement repair," you would have never in a million years expected. And if you do work at the HMC, and work a night shift, for SURE don' live here. They start the weed wackers or the snow blowers with the rising sun. It's a very noisy place, in addition to the non-stop screams from the Hershey Park Roller coaster crowd. Also in the summer, be prepared to be totally polluted with noise from the park. I stupidly took my apartment unseen due to a quick hire at HMC. The bathrooms are soooo old and ugly I got to the point that I was embarrassed to have guests. My heat went out a lot, with repair men often coming in at 3am. And if you love living in a day care center, you will LOVE it here. Despite Hershey having one of the most beautiful public swimming pools in the state of PA, Rosedale management rents out the Rosedale Apartment swimming pool a few times a week to a local day care center. That alone should tell you how much respect they have for their tenants. So if you are home during the day, be prepared for an already noisy place to be even more noisy with about 30 screaming day care kids (and a pee-polluted pool). Complaining does no good. I was told by the manager in Lancaster, "We can do whatever we want." Sadly, they don't even provide a lifeguard for these kids. Needless to say, the pool situation was my last straw. There are a lot of nicer places to live in Hershey. Rosedale Apartments should be your last place on the list. Heck, for what they charge in rent, you would be better off buying a condo for the same monthly price. There were a few nice people who worked in the Hershey office, but even a few nice people can't make up for horrible management and outdated, overpriced, good luck if your heat works, noisy apartments shared with a day care center.

I chose the motel because it was available near the Hershey Stadium where I was seeing a concert. It was $250 for the room for one night before tax. It was so small that my husband banged his shin twice into the bed frame, which was much bigger than the awful, lumpy, creaky mattress. We could not pass each other in the room because it was so small. There were no amenities. There was nowhere to put things out, and I certainly wasn't going to open the drawers when there were mouse traps in the room. The toilet took at least two flushes to work. The air conditioner made a huge racket. But we still tried to make the best of it as it was only a one night stay. When laying down to sleep we found the mattress to be rock solid honestly not sure if it was truthfully a mattress. We slept so terrible we considered getting out of bed and sleeping in my truck just from being uncomfortable. The next day we check out and both decided this wouldn't be a place we would ever try again no matter the circumstances. The office representatives are super nice but do not have the authority to make decisions. In fact, management seems to be "hidden" - you cannot contact the decision makers. Lived there for four years, no pets, always paid rent on time and left the apartment spotless. During the first month a maintenance report was made because the tub was clogged. The response was that it was our problem and we needed to call a plumber. The dishwasher did not work properly for the entire four years. Rather than replace, they had replacement parts for each repair and the maintenance person even said that GE makes the worst dishwashers. The last time it was fixed it had leaked all over the carpet and when I asked if that would affect the security deposit we were told no. After move out, we were billed for wear and tear on the carpet because of water damage. The refrigerator is not a luxury appliance and does not fill the space at all. There are not assigned parking spots. If you want to print something, you have to pay a fee if the computer and printer work. There is not complimentary coffee or water for tenants like many luxury apartments have and no pool. They will raise your rent significantly every year AND you must take the cable they have. Verde also does not tell you that you will be billed for school taxes by Hummelstown yearly. Yes, they bill renters in Hummelstown and Verde does not disclose. The complex is clean, quiet, and the location is great. However, they are NOT luxury apartments.

I had no issues living here for nearly a year until one day, I discovered mold growing in the wall of my closet. It was a Saturday. I notified maintenance immediately with an e-mail as well as the property manager. I heard nothing from the property manager or maintenance. Tuesday comes and I e-mailed the property manager again stating that mold is a health and safety hazard and I want this issue addressed ASAP. Still nothing. Finally, Thursday (now 5 days after I notified management and maintenance), a maintenance worker enters my apartment while my boyfriend was there during the day. Maintenance admits that he knew about the mold the week prior (before I even discovered it) and also admits that he was in my apartment last week to look at it. I was never notified. Maintenance did not leave a note. In the meantime, my apartment is uninhabitable with black mold growing in my closet. I moved out within the week. Fast forward to the following Friday (13 days after I first notified them)...the property manager contacts me to discuss how they are dealing with the mold. I voiced how inappropriate I felt this entire situation was dealt with (her complete lack of response to my numerous e-mails, maintenance entering my apartment without notification). She was short, rude, and had complete disregard for my concerns. She admitted, "frankly, it wasn't at the top of my list of priorities." And when I questioned how maintenance could enter without notification, she stated they are allowed when it is an emergency. So it was an emergency to enter yet you can't even communicate with the resident living there for 13 days? Finally, she said "we could go back and forth all day...what is it you want out of this conversation?" I requested that I be able to end my lease (there were 3 more months until it was up) without any penalty. She harshly responded "that is never going to happen." Black mold is a health hazard and makes an apartment uninhabitable. Like I mentioned, I moved out nearly immediately. I still am paying rent currently while not living there. This company does not care about you and will put your health at risk to simply get a few months rent.

I originally moved there as a medical resident working at Hershey Medical Center, and it seemed like a convenient choice for someone affiliated with Penn State Health. Unfortunately, the management and move-out process have made this a decision I deeply regret. Only one week before our move-out date, we received an email stating that we owed more than $4,000--equivalent to two additional months of rent--because management said we had not provided 60 days' notice. Management later told us that a notice had been placed in our door, but we never received it and never received an email reminder before the 60-day deadline. If a paper notice was left at our door, it could easily have been removed or lost before we saw it. What made the situation more difficult was the payment demand. Rather than allowing the amount to be handled through two normal end-of-month rent payments, we were told it had to be paid within 30 days of moving out. We were also told we might be reimbursed if someone else moved into the apartment. This left us facing uncertainty while taking on a new rent payment and planning a wedding that month. After more than four years as residents, this experience felt unfair, poorly communicated, and financially punitive. The policy may be included in the lease, but we believe clearer advance communication and more reliable delivery of important notices are important, especially for long-term tenants. Based on our experience, I would not recommend Hershey Heights to future medical residents, physicians, Penn State Health employees, or anyone relocating to work at Hershey Medical Center. I plan to share my experience with others considering housing in the area so they can make an informed decision.
