We have been having drainage issues at our home since moving in and Brightland keeps saying it's due to over sprinkling, I've dealt with a sprinkler system multiple times. The house was build with poor drainage. It's a hassle dealing with the warranty department of Brightland, they don't want to fix anything!! I am beyond angry and disappointed with Brightland Homes and their complete failure to take responsibility for serious construction defects in my brand new home. As a licensed real estate agent with over 10 years of experience, I have seen a lot -- but the lack of accountability, integrity, and basic customer service from this builder is absolutely unacceptable. At the 11-month mark of our home warranty, we discovered over 40 feet of two linear stairstepping cracks in the bricks and brick mortar along the back and right side of our home -- clear warning signs of structural movement. We submitted a warranty repair request in November 2024 and waited for a response. Instead of sending out a qualified structural engineer to evaluate the issue (as any reputable builder would), it was only after I emailed corporate did they finally send out a "technician" who took measurements of the level of the floors inside. In the meantime, I personally had three highly reputable foundation companies inspect the home. Each confirmed that the cracks are not just cosmetic, but indicate a serious structural issue that requires support piers -- not to mention the high cost to simply patch and repaint the damaged brick. In April 2025, Brightland had the nerve to send a generic letter brushing this off as "normal" -- normal?! Nothing about 40+ feet of two rows of stair-step cracking in the brick of a new home is normal. It's a major red flag and should have been addressed properly. This repair is going to be extremely expensive -- and it's an issue that NO homeowner should have to deal with in a brand new build. Brightland's refusal to take responsibility is absolutely disgraceful. As a licensed real estate agent, I now have a duty to disclose this experience to potential buyers, colleagues, brokerages, and clients. I will absolutely make sure others are aware of what Brightland Home Builders did -- or rather, what they failed to do. If you're considering buying from Brightland, think twice. They do not stand behind their homes or their warranty, and when real problems arise, they vanish behind generic letters and excuses. I am beyond disappointed with the process and the quality of this builder. The moisture barrier had holes in it before they poured the concrete. Moisture barrier prevents exposure to ground moisture that can cause concrete slabs to degrade faster. They had Friday through Sunday to fix the moisture barrier, they did not do this and then the slab was poured on Monday. They also put the floor outlet in the wrong place, which will require the slab to be busted up so that it is put in the right spot. This could have been easily prevented if they would have looked at the plans. The other issue we have is that we were not informed of how small our backyard would be. We are also disappointed in where they are placing the fence at the back edge of the house; we will have no privacy along the sides of our house. read more

UPDATE: Chris & Betty have been working very hard to fix any issues and have been very helpful making our home perfect! I am very happy with our home. I am so thankful closing went well and they gave us so many fun gifts at closing and treated us like VIPs! My sons were even treated and accommodated thank you to the escrow company. They were also very helpful in letting us know what we needed to take care of on our end after closing for this big transition. I really love the community and I love our new beautiful house. A Disappointing and Manipulative Experience Our experience with Brightland Homes was nothing short of disappointing and manipulative. As a young couple in our early 20s, purchasing our first home, we hoped for a smooth and supportive journey. Unfortunately, Brightland failed to meet our expectations. From the beginning, we felt rushed through the entire process. We explicitly informed Betty and Olena that we wanted to embark on this journey together, despite my boyfriend's credit score not meeting the required 680 to limit loan points. We collaborated with Brightland's credit repair team, following their suggestion to pay off $900 in debt. Despite our efforts, the rescore only raised his score to 655, and two weeks later, to 672--still shy of the 680 mark. Upon requesting their credit report post debt payoff, we realized the highest projected rescore potential was only 670. When we requested to add my boyfriend back to the loan, hoping for a lower loan-level adjustment, we were hit with the news that prices had worsened, raising the adjustment from 1.75% to 2%. This unexpected increase meant we had already spent nearly $1000 and now faced an additional $4000 at closing to include him on the loan. Outside lenders informed us that I could secure a better rate on my own, while still having my boyfriend on the deed. Trusting this information, we believed Brightland would follow suit. However, I was later asked to sign a contract addendum to remove my boyfriend from the contract as he couldn't be on it if he wasn't on the loan. I received no revised title commitment or verbal confirmation of his removal from the deed as well. Shockingly, at closing, his name was absent from all documents. When I expressed my frustration to the loan officer, I was met with hostility and told that Texas law prohibits unmarried individuals from being on the deed together. Rather than assisting us, the loan officer focused on proving that this information had been disclosed. We were caught in a web of conflicting messages from Brightland Title and Brightland Mortgage regarding the process and legality of adding him to the deed. Facing significant fines and an estimated $5000 increase in cash to close if we redid the contract and loan, I reluctantly signed the contract, hoping to resolve the issue later. We are now seeking legal advice and would never recommend Brightland Homes to anyone. Their lack of transparency, poor communication, and manipulative practices made our first home-buying experience a nightmare. read more

First off, when you have 6 of your friends do reviews on the same day to make your ratings go up, I call that fraud. If you don't know what to look for when building a home as far as quality, look no further. This is your place! Our experience has not been great from the beginning. Sales made some mistakes, that happened to cost us 6000 dollars extra and a lot of stress. To be fair they fixed one thier mistakes after many chances to get it right, but failed miserably to make things right with the rest. We had the worst construction manager that did absolutely nothing. I'll show the email of him admitting it. If he did it to me, I guarantee he's done it to everyone else. Craig talks a great game but that as far as it goes. He was counting on people not knowing what to look for. They poured the concrete slab when it was not ready and now there's already problems with it. I even sent pictures and told him about the problems before they poured it. He obviously didn't so anything. Even after the slab he didn't punch the house at all. I work nights and had to get up early to go punch my own house 2 days in a row. Apparently to upper management, they acknowledged there were a lot of mistakes made. They are just using it as a teachable moment at our expense. read more

We submitted our 11-month warranty claim in June. It is now September, and we have a list of claims that have not been corrected. During the initial inspection, we were advised that certain items reported on our inspection report would be fixed. A month later, we were then told, "Oh, the rest of the items are unwarrantable. It is within standards per Texas guidelines" with no mention of the other list of open items. We have foundation cracks with chunks of foundation falling off but we have not received anything the foundation company advising if this will be a cause for concern in the future. I can not get a call back from anyone, not even their warranty coordinator, my only option was to continuously leave voicemails and texts that went unanswered, appointments that no one showed up to, I finally received a text from Hunter that they would update me on the claim status. My update, was to be told that everything else on the list is now not covered by the warranty and that a docusign document was emailed. My response text on the standing water in my yard when it rains still persist, and since it last more than 48 hours is falls within warranty and the mortar gaps that do not fall within standard as stated by Texas guidelines of course goes unanswered. That is to just name a few of the many items still pending on our claim. read more

I have to start by saying Brighland Homes doesn't care about their customers (especially people of color). I have been looking to purchase a home for a while and finally settled for Brighland homes. Because of the short duration of the contract, during our final walkthrough, my realtor asked if I can get an inspection after the fact and if the builder will cover any repairs from the report. The construction manager said "Yes" that repairs will be covered as long as it is under one year. To make the story shoter , after moving in, we realized the AC unit what was placed right outside the master bedroom was making loud noises and we couldn't sleep. I submitted several warranty requests and the builder will not fix it, instead they said the AC manufacturer has to repair it. We called the AC installer who told my family that the builder was informed not to install the AC right by the master bedroom, but they refused to listed and had them install where it is currently located. From speaking to other neighbors who purchased Brightland homes, they said they had the same issue and had to complain to corporate before the builder agreed to relocate the AC unit. I have tried several times to get this unit relocated so we can sleep peace, but nothing is working. That's why I think the builder treats people of color quite differently. This has turned out to be the worse home buying experience and I will never recommend this builder to anyone I know. My realtor has tried to make several contacts with the sales consultant, but it seems he doesn't care to help either. Brightland homes is terrible. read more

It's hard to know where to start when writing a review for one of the largest investments and quite frankly the biggest dissatisfactions so far. My family and I relocated to Houston from NC. We purchased an inventory home from Gehan to be completed end of November. With excitement, we listed our current house with a buffer of a month to move in case of any delays. I'll leave out the nitty gritty details, but this is our experience in the time waiting for the house to be complete. In late October we received a call that our house would be completed on 11/26/2021. We were so excited. Thankfully, our real estate agent had the sense that the sales representative, Tiffany, in the office did not. She said at the stage our house was currently there would be no way for our house to be finished by then. We then received a call that she got houses mixed up and that ours would not be done. A week later our agent received a call from Tiffany stating our house would not be complete until end of December. HOW DID WE GET MOVED A WHOLE MONTH LATER?! However, she ASSURED us the house would be complete because Gehan wanted to hit sales numbers. Thankfully, we built this type of delay into our close and were fine if that is how things worked out. Unfortunately that is not where this nightmare ends. We were scheduled for a pre-sheetrock meeting on 11/22/21 @11am. On 11/22/21 @8:38 am our meeting was canceled because NO HVAC had been installed therefore we could not proceed. It was at this time we were informed of delays with our HVAC. WHY in the world had nobody informed us if these delays? The lack of communication and the excess of miscommunication is ASTONISHING. This meeting was now pushed 2.5 weeks. Our agent went to the site to see what was going on where she ran into the construction manager. He told us he had been communicating with sales, but clearly they were not doing their job communicating with us. At that point he began to forward us progress emails, basically doing her job for her. We moved to the area with temporary housing believing that we should be able to move in by end of January because AGAIN that is what we were told. At this point it is Mid January, and we have no solid date to close on this house and nobody can give us an answer. Using construction and labor delays as excuses for reasons we are in the situation we are. In reality the reason for our situation is awful communication and customer service. Don't get me wrong, from what I've seen the houses they make are beautiful. But I would not wish this experience on my worst enemy. The customer service is abhorrent and that is putting it lightly. They do not care about you or your family. We have spoken with our sales agent Tiffany, as well as management David Pierce and Chris Dempsey. They are great at telling you what you want to hear, but at the end of the day they truly do not care and that is a shame. read more

Gehan Homes is Absolutely the worst builder I have ever seen. I purchased my home in May 2019. Ever since, I have been asking them to fix some things like the drainage system on the side of the house , a light in one of my bedrooms and sheet rock. Until now, it's not fixed. Some may say that I'm just complaining. Well of course! This was my first home and I looked everywhere and I settled on Gehan because the model homes looked so nice. Now every day that I look at these problems, the more I regret ever purchasing a Gehan home. The paint sucks, the sheet rock rock s cracked and they refused to fix it. The light that should have been fix since the walk-through is still broken. I would never advise anyone to purchase a home from Gehan Homes! This is absolutely terrible! My daughter is an ICU nurse and was transferred to Houston from CA for a job. She decided she wanted to plant her roots there and decided to purchase a Gehan Home. After purchasing and becoming prequalified, the home prices dropped $30k and her house isn't even built yet. She called Robert the sales agent and asked if she could have the new pricing and he said no. She and her boyfriend then decided they wanted to transfer to a larger already built home down the street since it was only $14k more. They decided they wanted to transfer and told Robert on 7/30 and let him know they would be back 7/31 to sign everything since my daughter works nights at the hospital she couldn't make it in first thing in the am. When they arrived Robert told them, sorry, I just sold the house to another family. He knew they were coming in. When my daughter was upset and told him she didn't even want to live in the community any more, Jose response was flippant and said, you will lose all your money you put down. I'm a licensed real estate agent and in the real estate industry. The customer service is astonishing and unprofessional. This is their home. As a first time buyer it should be the best experience of their life filled with joy and excitement not disappointment. If you decide to look at Gehan homes, buyer beware of their terrible sales agent that are only interested in making a sale and not customer service! read more

I put in a warranty request 4 months ago because the towel rack fell down after we added a towel! I sent numerous emails and they took 4 months for them to respond! They responded with some generic denial of my claim and not owning up to crappy installation of the equipment?! Yes, upon walkthrough the towel bar was up....IT NEVER OCCURRED TO ME TO TEST TO SEE IF IT COULD HOLD A TOWEL!!! How can you justify their contractors' work?! Are their superintendents not verifying the integrity of the equipment? Should I inspect the walls to see if they used nails, or if they used scotch tape?! It is incredible on everything we went through with the building of the house (had a piece of rebar in the middle of my yard sticking up 2 feet out of the grass!) that they declined my request for a towel rack to be properly installed?! This is upset to say the least! Horrible builder. The sale team sucked too, as they never properly knew the development and my lot. They too were terrible with communication!
