For the price, I was not impressed with the service. I guess I was spoiled by my previous inspector in Central Texas that took the time to document obvious cosmetic issues, ie, cracked tiles, cracked siding, unfinished flooring, damaged ceiling fan. All things that are present on our new build, but not documented or even mentioned. Would not recommend, find a company that takes more care in protecting their clients investment instead of just going through the motions. I'll have to go back through and finish the job myself. read more

We used ABET inspection when purchasing our house 2 months ago. The inspection report came back with a super clean slate, only that the AC would need servicing and that there were a few cosmetic things to fix with the electrical. Since then we've had to have extensive plumbing work done for a problem that wasn't mentioned on the report and showed up THE NIGHT we moved in. There is also a very loud water hammer that never was mentioned in the report, and the oven is not nearly as accurate as the report mentioned it was. Overall, this company will check a box for you on purchasing a home but will do a bare-bones job of it. read more

I found ABET through searching online. Their reviews were outstanding so I gave them a call. We are closing quickly on the home and we needed an inspection done on the weekend. My realtor and family wanted to be at the inspection and the inspector worked with all of our schedules and was able to meet us on Saturday. The house was recently remodeled and the inspector found several issues and relayed the message clearly to all of us in attendance - my realtor was impressed (Shes been in business since the early 80s and has seen tons of inspectors over the years). Our inspector sent a full report with pictures on Sunday morning since we were in a hurry, and it helped us meet with our realtor for a game plan on negotiations to begin on Monday. Overall I was very impressed with our inspectors professionalism and ability to convey issues and their timing. 10/10 would recommend. read more

Updated to add: Within 24 hours of writing previous Yelp review, received a snarky email from company. This was our personal experience. We moved to the Houston area from out of state with two small children. We were not able to be present at the inspection - our realtor represented us (very badly.) We believe if we would have been present at inspection, we wouldn't be in the home that we ended up purchasing. We have owned a home before and have been present at inspections, we are aware of how inspections work. As I'm typing this, our ceiling is dripping. We had a roof company out today and were told we definitely need a new roof very soon, the leaks are a year old. After reading our inspection report again, the inspector only viewed roof from ground level, which isn't ideal for a 2-story home. If we were present we would have made a point to have the roof checked thoroughly, as a decent inspector would. Ultimately we know we are liable for fixing items...a new roof on a home purchased 2 months ago. We would not use ABET Inspections again or recommend/refer to others. Bare minimum inspector. read more

Jim Messina from ABET Inspections came out yesterday and performed an inspection on our new construction home. Jim was incredibly professional and thorough. He took the time to walk me through everything he was looking for and what all he found. He did a thermal inspection and found several problem areas that the builder is addressing ASAP. I would definitely recommend that you pay for this in addition to the regular inspection. He found an area that was wet due to a water leak and several areas that were poorly insulated. Jim finished the inspection at 5:30pm and emailed a full, detailed report by 10am the following day so that I could have it for my walk through with the builder. I would highly recommend ABET for any and all home inspections! read more

I realized i forgot to mention the pest control i got after the inspection. Again the scheduling was really fast, the girl was really sweet and tried her best to find a time that fit my schedule. The technician Dimas was really helpful and explained the process. They spray the outside and inside of your house. They told me that if after 2 weeks you don't feel any improvement they'll come back out for free. The best part is you don't even have to leave your house, the chemicals they use are safe for babies and pets. Something i would definitely reccomend read more

Had Abet do the inspection of our new home. The inspection report came out with few major issues but at least one minor issue in most areas. One of those issues was that there were rats in the attic. So, of course, we had the seller remedy that. Just the other day, we found out that company the seller hired to do the treatment for the rats was Abet AND Abet found no rats and no need for treatment. This doesn't feel right to me. Aside from this, we have had several problems with the house over the past 9 months that we assumed would have been uncovered by the inspector but were not. We do understand that the inspection only looks at the state of the house at that time. One of the biggest problems we have had is a leak in the roof at the base of the chimney that seeps water into one of the bedrooms. It is clear after seeing this happen ourselves and what it looked like (water pools between the drywall and the paint, dries out, and leaves very slight wrinkles in the wall) that this had happened before as there were similar marks on the wall. Seller should have disclosed, but did not. We relied on the inspector to notice signs of water damage because they see that stuff all the time and are the experts. To be fair, we made some mistakes. We allowed the inspector to start the inspection before we arrived and we did not make the seller leave during the inspection. (Seller followed the inspector the entire time.) It would have gone much better if we had been able to talk more candidly with the inspector. We also should have asked the inspector to get on a ladder to get a better look at the roof, gutters, eaves. Hindsight is 2020, right? Inspector was on time and available afterwards for questions. Inspection report was also timely and easy to read. read more

Someone from this business when doing an inspection on 4/28/14 urinated all over the seat, the seat cover, the floor, the toilet paper, and the toilet bowl cleaning brush in my master bath of my house. I spoke to the owner of the business and he swore that his guys would not do something of this nature. He even went to the extreme and said someone else came in my house and did this. This couldn't have happened because I have cameras on the outside of my house. The only people in and out of my house that day were my wife, myself, and the 3 men who did the inspection (1 was the buyers agent the other 2 were from this company). My wife and I feel violated. This was unsanitary & unprofessional. read more

I had this company do a new home inspection for me on the recommendation of my realtor. I don't know what qualifications you need in order to call yourself an "inspector", but I got a clean bill of health on the home from ABET. There was a misdiagnosed humidity problem, by ABET that made living in my home an expensive hell. 80% humidity most times for about 2 years it was like sleeping outdoors. I kept calling the installer but no relief. Finally, I called a A/C company for a whole home dehumidifier... he told me I had a licensing issue. The ducts on this new home were improperly installed so I was basically living in the attic for two years. My electrical costs on about 1800 sq ft was $350, trying to keep this house bearable. Once the ducts were sealed off, no problem. Now I must figure out why all my appliances have shorted out with an independent inspection of the electrical, by a licensed electrician since this terrible company clean billed this house. Please do not use this company. read more
