Gehan is a very greedy home builder that doesn't value its customers. My husband and I signed paperwork to have a new home built in one of their communities. Our sales rep didn't spend anytime thoroughly walking us through the paperwork that we were signing. We spent all of about 3 hours with the sales rep and attended 1 design meeting and made the decision to back out of moving forward with our new build. We made this decision in less than 2 weeks after signing the paperwork so we didn't waste much of their time. We called the sales rep to cancel and he refused to give us our earnest money back. He says that no matter who we call the answer is no. This is the worst experience I ever had and will never use them in the future to build our home and I will never recommend them to anyone that I know. Poor customer service and very greedy!! We are currently in a sellers market and this builder has a waitlist so even if we didn't go forward with building the home they would've quickly gotten their money back. We have now started building a new home with another builder and have received superb customer service. Our rep thoroughly went through the paperwork that we were signing and also let us know that we would get our earnest money back at any stage throughout the process. My wife and I purchased our first home from Gehan Homes in the Windrose community (Litchfield Park, AZ) and closed on 12/30/2021. Our initial interactions with Gehan were positive (great sales team and design center) however, the experience post-close has been very disappointing. Before we closed, we had two walkthroughs with the construction manager where he assured us that most cosmetic items tagged would be fixed. He also asked us twice to provide him with an excellent review on a survey we would receive when we closed. We closed on the afternoon of December 30, 2021 and immediately noticed that many of the items pointed out on both walkthroughs were not fixed, though someone removed all the tape used to tag the issues. There were chips and unpainted areas on most doors/doorways, unpainted baseboards, paint splattered on the blinds, tile, toilets, patio doors, sinks, pavers, and damaged cabinet drawers. Furthermore, many items in the house were not completed when we closed. The bathroom fixtures/doorknobs didn't match, termite treatment wasn't done, we didn't have any bathroom mirrors, no towel racks or toilet paper holders, no shower glass enclosure, no microwave, and no refrigerator. Our experience dealing with the construction manager has been difficult because he is unorganized, unprofessional and a poor communicator. He scheduled trades to attempt to fix some of these issues and oftentimes it took several attempts because the trades came to the house not knowing what to do or didn't have the proper materials. Trades also damaged portions of my house because they made mistakes on installation and created new holes in the walls. The construction manager does not listen to our concerns and instead argues and pushes back. I have been following up with him weekly and he typically does not provide any updates until I check in. He usually tells me he left a voicemail or sent an email to a vendor but hasn't heard back, or that he needs to schedule an appointment. He has provided the same responses for the same items several times over the last 6 weeks. Things are just not getting done and my house is still unfinished. Some of the Construction Manager's remarks have been rude and unprofessional. For example, we noticed the paver drains in the front yard were not secured and taped to the drainpipe using pink two-sided tape. When I showed this to him he told me "that is the way it is" and that we "paid for pavers and not for drains." When I pushed back and said that the drains are not acceptable he promised to fix even though he didn't have to. On another occasion, I asked him for the third time when the paint and stucco would be removed from our pavers. He told me it "would get don't, when it gets done." He said he is very busy and every one of my neighbors is upset and experiencing delays so I need to be more patient. He finished by telling me that we are at the bottom of his priority list and he is more focused on finishing the homes that are being built rather than fixing the items on our list. Even if this statement is true, he shouldn't be saying this to upset homeowners. In January, I reached out to the Construction Area Manager to provide feedback and ask for his help. I have not seen much improvement. This week I escalated my concerns to the VP of Construction Operations. I am hoping that he can help get things done and will update this review if/when he does. In summary, please do your research and read reviews of builders. After speaking with 5 of my neighbors it seems that we are all unhappy and on the same boat. Had I known that after paying over $500K for a new house that I would have to deal with rude, incompetent, and unprofessional people, and then be forced to live in an unfinished house I would have gone elsewhere. Gehan is great until you close and go to the bottom of their priority list. IF YOU CARE ABOUT THE SAFETY OF YOUR CHILDREN, DO NOT BUY A GEHAN / BRIGHTLAND HOME. They have thrown in a basic playground in my community right next to the street with nothing blocking kids from running over to the street. There are almost daily incidents of cars having to suddenly stop because a kid ran out of the play area. Despite repeated requests Gehan has not done anything to address the issue. The residents are just asking for a basic fence between the street and the playground but $5K is too much for Gehan to spend. They haven't even bothered to visit the playground once to understand the seriousness of the issue. They want the residents to vote and take care of it once they finish construction and selling of all the phases which could be 3-4 years out. Taken awhile to write this review as I have been beyond frustrated with them and wanted to be fair (would give them lower than 1 star if I could). My wife and I signed on a home in Webster back in January of 2021, so we were a year into COVID, material shortages, schedule delays were all common by this point. We had picked our floorplan and options we wanted and scheduled a meeting with the front office before going in. They also had some early signing incentives like $30,000 off design studio. We toured the floorplan we had chosen and went back to finalize the paperwork. Halfway through the paperwork, the agent said she had another meeting, but we could come afterwards, so we left and grabbed lunch and returned. She was still in the meeting, so we waited, and then new people arrived, and she said she was going to help them, then she had another meeting, and so on and so on for about 4 hours. At this point we just asked if we were going to finish the paperwork and she said we would have to do it another day, so we scheduled a virtual meeting the following day. Over that day the fireplace cost went up 2k and other items had increased in price as well. We went ahead made our exterior selections and paid for the structural modifications so they could order materials and we could lock in our price given how crazy the housing market was. The agent said the home would be done in September; I told my wife December if we're lucky. We had to do the design center within 30 days, so we went up to the design center a couple times during open hours and made selections online. When our appointment arrived, they told us that the cabinets we had chosen were not available for our community and out of the 20 or so cabinets shown online and at the design center only 3 were available. (Seems strange to not have that information while making selections online especially when we had our community and floorplan already attached to our account.) We made the remaining selections which the people there were helpful after the cabinet issue. So, we waited with not many updates. In March they sent out a letter and said the home wouldn't be ready till November/December and we could pull out and get 100% of our money back. I didn't want to since prices on homes we were looking at jumped 30-50k over this time and this was still within my projected timeline. More time goes on and we get a call with good news the homes will start construction soon and we will have a call the next day to go over specifics. They called the next day and informed us that they were canceling our contract. They were going to pay us $500 and give us our money back. $500 meant nothing to me at this point. My wife and I had taken several days off to make selections to expediate the process for Gehan so they could order materials to lock in the price (which I guess they never did) and spent dozens of hours designing the home. Also, prices on homes had jumped substantially so we would've been far better off just going somewhere else to begin with and avoiding Gehan/Brightland (I can imagine why they are changing their name). I was upset, but with all the effort we had put in wanted to at least see if there was a possible compromise. We went back to the office a few days later to see if we could meet halfway. The price of the home went up 80k, the design studio cost would go up by some unknown amount, they were going to add a clause in the contract that they could raise the price again anytime before sheetrock would be installed, and the best part of this the early signing incentive no longer applied to us because this would be a new contract. So, we left my wife crying upset that we would not get to move into the home we spent months excited for. We were in the middle of selling our home (a requirement from Gehan/Brightland) and were going to be in an apartment for a while. Luckily, we hadn't sold yet, we had to cancel our listing and reject the offers we had and find out where we wanted to move all over again. So Gehan/Brightland took a stressful situation of buying and selling a house and made it 1,000 times worse. Completely backed out of the deal when it suited them, and knowingly took risks, mislead their customers, and left 100% of the consequences of those risks on the customers in the end. Gehan cancelled my contract after 5 months and put me a limbo situation to go with a new contract by paying more! Here Is My Story - I booked a 3000sqft for around 460k in December, 2020. In April, 2021 their sales representative emailed me that they got final approval from city and about to start my house in May, 2021. Then in May, 2021 he called me to inform that they are cancelling my contract due to city approval issue. I was just speechless that the same guy told me that they got final approval and about to start in May, 2021. There was no explanation from their side why they told me that they got city approval in April and suddenly saying they didn't get approval for that plan. Then they just send me the cancel order and said If I want, I can book different lot for the same build plan but I have to pay around 625k (165k more from original contract) or I can choose any single story plan but need to pay the current increased market price which is around 120k+ more. (Also In May 2021, everywhere is bidding war to buy house and they knew it was very difficult for anyone to buy a house in that market, so they just took the advantages of that situations) Any ethical person would say that they could have let me choose a different lot with same price which we signed in December, 2020. But they didn't want to go with the price which we signed in Dec, 2020. Finally I choose 2200sqft single story for around 540k (which was around 420k in December,2020). Moral of the story : Gehan's slogan "Happiness Lives Here", the real question is "Here" means where Customer or Corporate Gehan. Such an unethical way of doing business. Even though there are lots of negative review, at the end I believe they don't care. As market is seller market. BUT HOPE ONE DAY THEY WILL GET WHAT THEY DID TO OTHERS LIKE ME. read more

I replied to Gehan Homes request for contact information three days ago and I still haven't heard from them. The flooring company said they've never seen a "new construction" floor in my condition, throughout their multiple locations and decades in business. The flooring company's comment says a lot about Gehan Homes and their lack of quality work. Another thing that says a lot about Gehan Homes lack of quality is the sloppy job the painters did on my home. Every week I discover more amateur work the painters did. In addition to that, the cheap Whirlpool appliances are supposed to be new, being this is a new construction home. The cheap dishwasher wasn't drying correctly the first, second and third time I used it. It took a Whirlpool tech 2 weeks to come out and say I have to run the sink's hot water, before every cycle of dishes I want to wash and the hot water had to be a temperature of 120 degrees. I made those changes and the same problem remained. But, now after two cycles of using the cheap Whirlpool dishwasher, it won't even power on! Oh, I almost forgot, the people they have building the homes rarely speak English and they left the energy saver paperwork that came with the dishwasher....inside of the dishwasher when they installed and ran it to see if it works! So the first time I opened the dishwasher to put my dishes inside, I was shocked to see pieces of wet and dissolved paper inside of the dishwasher. I've attached a picture also. Wish I could leave sell this new fixer upper tomorrow. Having purchased 10 houses in 4 states including 3 new builds, this is the worse quality I have ever had. Supposed to be my retirement home. Sewer system failed in first three weeks, roof was caving in due to lack of correct structural framing, cabinets drawers had to be replaced, closet rods fell down leaving my clothes on the floor, front door lacked proper insulation, floor molding is crumbling in every room. Brightland/ Gehan is the worst builder I wish I never heard of. They don't want to fix anything. They fired a warranty woman who forged my signature on the form saying I agreed that all work had been done. I don't have enough space to write how shoddy their building is. Workers were working early in the morning and until after 9 in the dark putting on roofs and etc until my neighbors reported to the city. Run as far from Anna Ranch in Anna, Texas as you can. The so called incentives don't exist because they incorporate them in the closing costs and everything is overcharged. I would not recommend this place to my worst enemy if I had one. read more

He was prompt, courteous, and put me at ease during the process which can typically include a lot of stress and moving parts. Fred and Jered were patient and diligent with me in order to get my house up to standard. The quality and craftsmanship of the build is of very high quality. Great salespeople, nice homes but DO NOT RECOMMEND unless you want to shell out $$$ for new tires. Twice mine has been punctured by nails leftover by nearby construction and then I called a friend this week to come over and help me get my tire off and have him drive me to Discount Tire and he found one in his now too. Only this time mine couldn't be patched. Wasn't going to say anything at first. But 3 times now???? And I haven't even lived here for 2 months yet. My neighbor has had that happen. My sales associate has had that happen. Messaged them about this this to receive a lackluster, emotionless response in the middle of a pandemic. Seriously tone deaf. I purchased my Gehan home in Forney TX Let me start off by saying my experience w/ Gehan hasn't been pretty. Starting w/ my Sales Rep Michael Castro and their In house lender, Nancy Mooreland at Brookhollow Mortgage. I had to switch lenders a week before closing which extended my closing date and Gehan threatened to apply fees even though they were the reason why I had to extend it. In my opinion, their in house lender is incapable of delivering the best terms in the interest of the buyer. They seemed untrustworthy, so I would advise against using them. Luckily I found a great Lender in a short time w/ an excellent track record who worked in my best interest. I thought about walking away from this purchase so many times, but my kids watched the home get built from ground up, so they were invested. For that reason I moved forward w/ the purchase. This is our 1st home buying experience and I've learned so much. We closed on the home March 27th, 2019 and since then I've had to place several warranty request from plumbing, fencing, painting, and irrigation. As tiring as it's been, having so many contractors in and out my home the last two months, I'm pleased w/ how quick the builder has responded. I haven't had any push back w/ any of my warranty requests, which is why I left a 4 star review and my faith in Gehan has been restored. I don't know if any builder is capable of building a home perfectly, but I appreciate a builder that will make their wrongs right, and that's what Gehan has done. read more

We bought a Brightland home in 2022 and as soon as we moved into this house we found so many issues at every corner of the house. At first they promised that they would address all the issues in 60 day and 11 month warranty period. But when the tickets were raised their only answer was that those issues are not part of warranty and they do not address those issues at all. The worst thing is I have leaks in the roof multiple times and they did not address those as well. They just want our money and they sell us a house which is built with very cheap materials in a shabby way. My garage roof had an issue as soon as I moved into the house. I reported it in my 11 month warranty but it was not addressed. Today the leak got big and my garage drywall roof has a hole which they claim is not under warranty. They do not intend to honor any warranty in our community after they sold the house. I do not recommend anyone buy from Brightland Homes. read more

Gehan contacted me and was willing to resolve the issue, i was not able to get that home at the price i was originally given but they did offer me the home for only 20,000 more than the original quote. some people may think this was not a good trade-off but i believe it was fair, they chose to be helpful to my situation when they could have ignored it. I am here to review the salesperson, Rebecca J Molnar. She was very sincere from the first time we met. One wouldnt normally get that from a sales person who wants to go home with her commission at the end of the day. She did what she could to answer any question even when she was on vacation. She even followed up with me weeks after closing to provide me with a helpful information . She is amazing and she is doing an excellent job for Gehan. Thanks for her little gift, that was very nice. Our experience buying a new Gehan Home. Our first interaction with Gehan was in the model home with a greeter. The model home was beautiful. Not a big deal, we decided to try again a couple of day laters. We met Pam in the Sales Office and she was happy to cover details and answered our question. Pam is very nice! We had a great time talking to her and going through the sales process. My biggest complaint was that we kept getting interrupted by other people looking for homes. Pam is very friendly her product knowledge was not accurate. I asked if all walls were 16 inch on center (IOC), or if it was just exterior and load bearing wall. (This is important if you decided to hang something heavy on a non-load bearing wall.) She told me that ALL wall were 16 IOC. When the frame went up there are a number of walls that were not 16 IOC. We were also given inaccurate information about our fence line, and she failed to disclose a gas line running through the property. I would have much preferred "I am not sure, but let me find out." Rather than incorrect information and best guesses. Sales Office Summary. Pam Willet is very friendly and fun. Sales Office is under staffed. Pam should brush up on product knowledge. The next step in the process is with the design studio. We went on an open house night first to get a feel for the place. I strongly recommend you do this. Keep in mind the design studio is for multiple builders so not everything you see is available to you but it helps get a feel for thing before your meeting. My biggest complaint is the time. The schedule you a 2 hour window to design an entire house. This is why it is important to go there on an open house night. You need to prepare for your appointment. Even with all the preparation you are still going to be pressed for time. We were so rushed that we actually missed some things. We totally would have paid for under cabinet lighting and pendant lights above the kitchen island. If they had slowed down and we had added this, they would have made more money. Again this makes no sense. In regards to price. What a rip off. It costs $1600 to upgrade your floor at cost, but Gehan charges $4,500 for the same upgrade. THAT IS A MASSIVE MARK UP! Upgrades are way over prices with Gehan. My recommendation is look long and hard at their spec homes. You will get a lot more for your money. If you're gonna choose your upgrades be prepared to over pay for them. Design Center Summary. Staff was very friendly and helpful Time allotment in the design studio is too short. Price for upgrades is ridiculously over priced. The next step is construction. From the pre-constructions meeting to the very last day, Tom, our construction manager was Awesome. The quality of construction was great. Don't expect to get Tom's number and talk to him regularly. Trust that he is going to get it done and done right. We saw a few things along the way that were not correct, we texted sales who forwarded it to construction and Tom fixed them right away. Best part of this entire process was construction. We contracted 1 month after our friends in the same neighborhood (who bought from another builder) and we are moved in while they just got drywall. Quick construction times and quality Construction Summary Tom was Awesome. Construction times were quick. Quality was great. Finally, we get to closing. This is where Gehan FAILED and FAILED hard. I let Advisa, Gehan's preferred lender, compete for my business. The loan officer at Advisa took one look at my loan estimate from my lender and said "There is no way we can beat that." So Advisa and Empire Title lost my business and both Adivsa and Empire acted like professionals and understood. Gehan however did not act in a professional manner. First they told me the price of the house was going up $6,800 because I was not using their preferred lender. They set a closing date of 4/30, I asked for it to be moved to 4/29. The appraiser on the house messed up and made a mistake delaying the closing by 1 day. This was the appraisers fault, not the loan companies or the title companies, but Gehan tried to charge us $500 for not closing on time. THEY TRIED TO CHARGE ME $500 FOR CLOSING ON THE SAME DAY THEY ORIGINALLY REQUESTED!!! As soon as we decided to go with an outside lender Gehan's Customer service went down the tubes. I have never seen such a lack of professionalism. They were petty and rude. WARNING: Cheap paint used on exterior of my home. Home is 2 years old...issue didn't present itself until the 14 month mark...which is outside of warranty. If you would like photos of the how my bad paint job looks, as well as photos of my neighbors' Gehan homes with bad paint jobs, message me. I'd be glad to send them so you know what you're getting into, if you buy a Gehan home. Read below for more details. Bought a Gehan home in Buda, TX. Structurally, the home is sound; however, I hate that they took shortcuts when it came to other things with the home. For instance, the exterior paint they used is very cheap. After a year, I saw significant discoloration and streaking with the paint. A lot of my neighbors with Gehan homes have the same problem. The warranty department refused to have a painter come by to repaint the exterior fascia. Another example...when it came to the gutters, they spaced the brackets about 5 ft apart, which is wrong. There needs to be more brackets to support the weight of the gutters and the rain water that will come. Using less brackets saves them money on parts...especially when building in the masses...but, it screws the homeowner. Also, on the edge of the roof, there is a metal flap called a "roof apron". This is supposed to be installed OVER the gutters. The purpose is to make sure water doesn't seep between the fascia and the gutter. Gehan was lazy and installed the gutter OVER the roof apron (lazy people do this to save time because they don't want the hassle of bending a large piece of metal over the gutters). There's no point to having a roof apron if the gutter is installed over it. As for the contract process, when we ordered our bathroom window, we were told something to the effect of, 'this particular line item of the contract was for this particular window glass, for that particular bathroom window.' We ordered a textured privacy glass for we thought was for the bathroom window; however, it turned out to be textured privacy glass for the shower glass. When we brought that up, we were told it could not be changed without paying more money due to the contract. HOWEVER, when they screwed up on the electrical plans and showed they were going to install wiring for an additional exterior porch light at my garage, they never did it. This was the clearly marked and labeled on the electrical wiring diagram of my contract. I was under the impression that that was what I paid for because it was on the electrical diagrams. What reasonable person would not think so given that's what the diagram shows?!?! However, because it wasn't listed on the itemized additions list of the contract, they said it would cost extra money (go figure). My impression is that, initially, the people that work for Gehan are nice. Terrific actually. But, when it comes to the quality of their work, the decision makers did not care. They won't do what benefits them and the homeowner, mutually. They'll do what benefits them. I don't trust Gehan and we will never buy another Gehan home. read more

Stay away from Gehan Homes!!! We have purchased several new homes, this builder has terrible customer service standards. You could be enticed with the look of the home maybe even the price; not worth it. You work hard to purchase a home, you do not need to spend time arguing about issues with the way something was constructed. Again, look elsewhere. Three years post build and move in. We've had no structural issues. The exterior paint is still looking good. The roof is fine. Our fence is fine. No major settling in the walls. Overall, the house looks good. We've been updating our house on our schedule and the blank builder box feeling is going away. Paint and flooring make a huge difference and are very affordable after purchase. Things I wouldn't do when building: 1. Pay for design upgrades. The tiles and that strange row of accent tiles will date your home. You'll be replacing them anyway. Don't do it. The wood floor prices offered were ridiculously high. Do it after you close with a flooring company. You'll have so many more options. 2. Don't upgrade the granite. You don't get to choose the slab or cuts. While it will look "nice" you can get that done after closing and truly get a custom look. 3. Garage door opener and insulation. We did this after closing and got a pretty good deal. Things I would do again: 1. Always add another bathroom. Weird, but it's been nice to have when we have visitor. 2. Garage extension or 3rd car bay. You can do a bump out or have additional depth added. Should've done both instead of the design things we did. 3. Add extra outlets and lighting. Think, above the mantel or lights on top of the cabinets, outlets in the awnings for Christmas, outlets in the pantry and primary closet. Whatever it is. Add them. I wish I could give no stars since that is what Gehan Home deserves. One star is far too generous. My parents purchased a Gehan home and the move in date was in the beginning of January of 2020. It is now June of 2020. Ever since we moved in, there has been numerous problems. This house is still under warranty (only a one year warranty), but it feels like such a hassle to try and get through to them to fix anything around here. The guy who does come to oversee our issues is also very rude and interrupts (either says something to dismiss or just walks away) quite often when my parents bring up an issue or try to tell him something regarding the house. Honestly, there has been so much disappointment with Gehan Home. I would definitely not recommend purchasing a home from them. read more

am writing this review to warn potential buyers that Lillian at Gehan/Graypoint homes sales office in Pfugerville is unethical and lacks empathy for three reasons. First, she sold a home to my disabled father without explaining the risks of local topography and that he might not be able to independently enter his own dream retirement home. After the home was built my poor disabled father was unable to enter his dream home from the front door, garage door and the backyard. Secondly, she offered to resolve the issue by offering to swap another home. After we walked that home and decided to swap, she told us it was unavailable. Lastly, she tried to box us into closing on 9/30 by threatening us that if we don't close they wouldn't build the ramp so that my father could safely and independently enter his own home. She was unwilling to wait 10/1, just 2 days later! Lillian took advantage of our elderly disabled parents. To date, my parents are unable to enter the home without assistance. And we have to pay out of pocket to build an ADA safe ramp. I strongly do NOT recommend doing business with Lillian. read more

My husband and I have been on the market for a new home over the last year, and our experience at your model is the worst we have encountered. We recognized Gehan as a well-known home builder but were deeply disappointed with the representative for your company. We met with Robert (sales consultant) who shared information about your homes. Initially, he was kind and seemed welcoming until we wanted to present an offer and negotiate on the price/features on one of your homes. Inherently, part of the homebuying process includes discussions, negotiations and mutual respect to build an ongoing relationship. This was not the case with Robert. We found him to be very unprofessional and rude. He refused to hear what we wanted to say and did his best to belittle our needs. He also made it clear that if we wanted to negotiate, he would have told us not to bother coming in to meet with him. He began raising his voice and refused to document or discuss our offer. The house did not have every feature we were looking for, but we were hoping you were a builder that would work with us on a compromise and solution vs trying to force us on the house as is. This raises further concerns to your ongoing customer service since your first customer facing person told us 'we were not serious' and tried using guilt tactics for us to accept the offer without questions or discussions. If all of your houses are flat priced and you don't entertain offers, why have a sales consultant and team. During our encounters, he did reluctantly make a couple calls to his superior but made it seem as if it was outside the scope of his job and a waste of his time. Again, if he is the ultimate decision maker on the sale of your homes and your prices, then why would he need a superior for assistance. He shouldn't be trying to make potential buyers feel guilty for him doing his job. He further commented that if we left he would not be calling us back, since he wouldn't need our business. Ironically, he did reach out afterwards, to accuse us of taking his partner's umbrella. We did not have it, but the accusation was made, his apology nonexistent. Please stay away from Gehan Homes!!! We were going to purchase a home at the Summer Park location. We picked the lot and paid the deposit. After 2 months, the Construction Team had messed up everything!! Their Construction Team and Manager are unprofessional and irresponsible! We found MANY damages and things need to be repaired or fixed on our first round walk through. He promised the Construction Labors will fix it before the house finished, but this never happened. We visited the house every 2 days just to keep in eye on everything. I couldn't believe the exterior walls they build, the bricks are offset from the foundation! Beside that, they have to repair a FEW CABLES from the foundation that had blow outs when stressed!! Which builder will have those problems?! Due to all the issues, we decided not to purchase the house. We don't want to regret to purchase a house and all the foundation problems! When we told them that, the first thing the Sales Representative and Construction Manager said is "you will not get back your deposit and the money you spent in the design center" instead of ask what they can do or help with this satiation??? REALLY?? If they ask and show the cares, I will still finish the closing with all the issue being fixed. BTW, their materials are cheap! Gehan is suppose to be builder of the year and strives to maintain a gold standard in all of their clients homes for sale. But that is far from the truth. They also garner recognition for excellence in the homebuilding industry, but that is unlikely. When it comes to their clients, we are nothing but a dollar sign, and the work that they are suppose to encompass when building is not up to standards. I had my home built by Gehan in November 2017, and we moved in June 2018. It has now been 3 year and 3 months and over the time we had minor to major imperfections, which include some cracks tiles on floors and bathroom walls, grout not done correctly on floors, hairline cracks in sink, bath tubs, and granite which is unnoticeable when not looking for it, lets not forget cabinets which I paid a substantial amount of money was supposed to be all plywood construction and only the fronts and some sides are and not the whole surrounding, cracks in stone fireplace and etc. But what gets me is that part of my roof has small holes and nails were water is coming in or intruding. I notified the Home Of Texas Warranty and was told that my roof leak was not covered under the warranty after 1 year. I called Gehan on July 6, 2021 that I had a roof leak and finally Jeanette called me on 8/12/2021, who is the representative for Gehan. I told her that Corey Construction was the one that done my roof back in 2017 and she said she would call them. I even called Corey Construction and they said they will send someone to look at the problem. They reported that they couldn't do anything until Gehan gives them the ok to fix the roof. To this date nothing has been done. I have called Gehan about 10 times and still no reply. My Insurance Company, inspected the roof on July 16, 2021 and stated on their report, that the roof damage was caused by the construction of the home before I moved in. To anyone who thinks about buying a home from Gehan, make sure to get an inspection before you sign the contract. Don't move in until everything is fix. Check the roof too!!! We bought our house in December of 2020. I guess there was a paint crisis and they gave us a sheet of paper to get our "touch up paint" it didn't match. The people we reached out to didn't give us a option for anything in warranty with email to back up our claim. Now that we can't match our paint color, and took 3 different pieces of our sheet rock to get it "matched" we are screwed over and Gehan doesn't want to be responsible. How many other people are being screwed over? This has never happened in any of the 6 houses we have lived in with new builds being a couple of them. They said it's normal and to paint one wall in the room to make it look "normal" who paints a whole wall for some touch up? No one. That's crazy. read more

My wife and I built a Gehan Home (Stanford) about 6 months ago and have had an outstanding experience with the sales department as well as the construction team. When selecting a builder, I found mostly negative reviews for all builders, so it seemed to be a risk to build with anyone. Gehan has made the process about as seamless as a full home build can go. Our first build was with KB Homes and the build quality and experience are not even comparable. Will have a better idea on the quality in a couple of years, but we have had zero issues thus far. read more

We came in to view a Gehan home initially back in May. I called the builder about a month later and was told the sales person we like had moved on to another community. The new sales person introduced herself as Amanda. Amanda was the most unreliable, unprofessional, person I've ever met. We told her exactly what we wanted and asked questions. She was never able to answer any of the questions. She was always scatterbrained and had no knowledge of the company she represented. We would ask a question and she would go off on tangents never answering the question. When asked to follow up she never would and we wouldn't speak to her again until we called again.. She reached out to me and said my realtor wanted to keep track of my status. She gave my realtor who she hadn't even confirmed was my realtor financial information directly related to credit which is IILEGAL. We get our prequalification and although I've talked to her 10 times at this point she then tells us there are no more lots left.. We go back and forth and she tells us 2 days later there are 9 lots, an hour later there are 2 lots then 0 lots all in 24 hours. Finally she tells us they have restructured lots and to rush to the office to pay the earnest money. I am on the way later that day when she tells my realtor that because they had to create the lots we cant make an offer and have to pay FULL PRICE. We go back and forth and finally say no thank you. Amanda sends an email later that night and invited us to come look at a small house which could fit on a smaller lot size. We drive from Northwest to Round Rock/Huddle to see a house we already said we werent interested. During this time together she tells me calling her boss would do nothing about our complaints, she then goes on to speak poorly about my employer, and she tells us she would follow up the next day about another property. As with all the other times, no follow up, no call back no Amanda. Were done. I send an email to Gehan for the Area Reg Manager to call me. Melissa calls me and makes every possible excuse for Amanda's unprofessional behavior and the next day Amanda tells my realtor ",she doesnt believe the community is the best fit for my family and she isn't going to help us". Even though we already declined. I loved how this behavior was our fault. We did nothing wrong. Got bad customer service but were not a fit. I want to start by saying I felt like I looked at every home builder in all of Austin before having the luck, and pleasure of meeting Larina H. I had to move my family to Austin after taking a job reassignment and had almost no time to find a new home. After many visits to so many neighborhoods I came across the Black Hawk community, and remembered reading about how nice the community was. So we approached the model home took a deep breath and fully expected the run of the mill greeting, sign the card saying we visited, and moving on to the next model home. That was not the case thanks to Larina. She was so pleasent from the first hello. She asked many questions to gauge or needs. She asked about what brought us to Austin, our family, our jobs, even our pet. She showed genuine interest in what would be best for our family, rather than just trying to sell a home. I can honestly say she picked the perfect model for our family. She gave amazing insight, information, and encouragement to us during this search. She went above and beyond to get us the lot we desired, and stayed in constant communication. Larina was absolutely the reason we bought a Gehan home. I can't thank her enough for everything she has done, and continues to do for me and my family. Being new to an area like Austin can be overwhelming. From the moment walking into the model home to signing my purchase agreement I was treated great! They were punctual, answered all my questions, replied to my text/emails quickly, always called me back, fixed any errors that occurred during the signing process, and were extremely nice. I looked at both Avalon and The Park at Blackhawk and I decided to go with Blackhawk. I will update my review when my house build is complete and throughout my year while in my warranty for the home. We signed the contract in June 2021 for a March 2022 delivery, and it got delayed by 4 months. 2nd week of July we were surprised to know that we will be closing by end of the month as there was still quite a bit of work to be done. Our initial walk was scheduled a week before closing and we had stained carpet, master bathroom counter tops missing, shower glass missing, no gas meter, ceiling painted the wrong color etc., we let the contractor know that we are in no rush, but we need things done right. We were assured that everything will be taken care of before closing. 1 Week later on our final walk (few hrs before closing) we are walking on wet carpet, ceiling paint was a rushed job as the transition between different colors was messed up, multiple light fixtures had paint on them, kitchen counters had stains and do not even talk about the finishing. Anyway, we walked out of there with 20+ items on exception list with a promise that they will be fixed with in 30 days of closing. By the time we are walking into lender office for closing, we got a call saying the list is now 10 or so items pending as rest is being taken care of as we speak. I still have 1 work item missing after 60 days. I opened a warranty claim after a month and I was told that paint touch up and minor spots here and there are not covered under warranty nor are the 2 dead trees they planted (1 in front and 1 in the back). They came out to check the sprinklers which were working fine but then said these are not covered (40 days after closing). Off course if I can afford to buy a house, I can afford to replace 2 dead trees. All this in just 60 days, God knows what's waiting for us next. I can keep opening warranty tickets, I guess. Update on 4/20/20 : I have provided my contact information,but never heard anything from Gehan! If I could give a ZERO star to this builder I would! Buyers be aware! Gehan Homes cancelled our contract because we raised concerns with their management over our account transition after our sales representative was terminated. We felt if their employee is terminated, they should be more pro-active in making sure there was a seamless transition. We weren't notified by Gehan about the transition. We were notified by the terminated employee because he wanted to make sure our account was handled properly. His co-worker didn't have our information, and couldn't access our account when we visited their model home.We didn't know where we were in the process. When we raised concerns with management, and asked for improvements in their processes, their response was to CANCEL our contract. Know who you are doing business with. read more

We bought a GehanHome in Schertz and my kitchen floors and foundation in the cracks kitchen very bad. But we call much time nobody helps the foundation is covered under our warranty, and we never even received an email back. The crack had gotten to the point where I can pick pieces of concrete out from the ground. read more

We bought our home when the business was called Gehan. Everyone has always been super friendly and courteous and we appreciate this. Our home was built during the pandemic, so we had to wait about 10 extra months and when we finally moved in, there were many things that had to be finished or repaired. We have been in our home almost a year and we can say that they have taken care of most issues. The bad paint job in the trimmings and doors was never addressed, though. And we are still waiting on a definitive answer regarding the crooked frame of the garage door. If they would have taken care of these things earlier, we would have given them 5 stars. We bought a new house because we did not want to deal with the hassle of repairs, but it has been a bit of an uphill battle to get things done. Considering the premium you pay to be the first ones to live on a house, you would expect to find everything up to standard. read more

If I could give a zero I would. We started our building process with Gehan Homes in December 2020. Several months went by as we patiently waited for our permits to be approved by the city. We inquired of the statues several times with Gehan Homes and we were told that "they were still waiting and we would be the first to know when they came in and to stop bothering them." Eventually we reached out to the city on our own and were informed that no permits were filed. We relayed the information back to the builder. Indeed they had forgotten to hit "submit" on our permits with the city and we would have to start the waiting process of procuring our permits again. We never received an apology and were told, "we can't go back in time" and there was nothing they could do to get our house back on track. Eventually as the building process began we met with the construction manager and he too dismissed our frustrations and told us that "it was not his problem that the permits were forgotten." After a year of delays we finally closed on our home, however after receiving the keys we found nothing in the home was cleaned or ready for us that was promised would be done. Construction debris was everywhere, hard wood floors were scratched, cabinets dented, outlets not working, cracked granite, faucet knobs falling off, missing sheet-rock, un-caulked windows, random nails sticking out of walls (the list goes on). Plus the furnace was not working; it was a cold first night in our new home. A few weeks later our laundry room flooded because of an improperly installed bathtub. The quality of workmanship and the lack of pride in a "job well done" has been excruciating. No one seemed to care about our concerns. We were met with an attitude of "we just want your money and don't care about you as a customer" throughout the entire process, even from upper management. Warning- I have just been advised by our wonderful builder they will NOT be fixing all the issues we have on our home to include the patch jobs completed numerous times. I have no choice with pending warranty issues but to file a law suit. If you are having issues please let me know.... I may be changing it to a class action suit against them. I know many of us paid a lot of money for homes and I except our Builder to back their warranty and ensure their contractors complete quality craftsmanship. If someone comes to fix something it should be fixed to new. I didn't buy a fixer upper, I bought a new home! They are now telling us what they will and won't fix..... so they can choose for you on what they think should be corrected? In watching homes being build and reporting their contractors leaving cases of empty beer on-sight, it's now wonder why their homes have shotty construction. I was told by the Builder, there's a shortage of contractors and they can't be every where to supervise workers. Really?! Yes, buy a Gehan home and wonder how or who built it -and were they sober? Then when you have issues , It takes months of contractors in and out of your home. They will just show up, no call, and worse NO show..... then when it's not fixed correctly, you will wait and be told we aren't fixing it. This is our 4th brand new construction home and this is by far the WORST Builder! read more
