David Lopez Landscape…read more Make sure EVERYTHING is agreed IN WRITING before you hire this company. Be detailed and complete. I got estimates from several companies for a patio and pool pad project that included drainage. David Lopez Landscaping came in the lowest. We weren't going to hire him because we didn't think the quote included the pool pad. David called and said he really wanted the job. We told him our thinking and David told us that the quote included the pool pad. So, we hired him. I mentioned before and after we hired him that the pool pad to be completely level for an above ground pool. David said he could make the pool pad level. We wrote a check to David Lopez Landscaping for 60% of the total job quote and agreed that the other 40% was to be paid upon completion. They started and we had three people here daily and they were great. I was a little worried when they didn't pack the gravel down as much as I saw recommended on the DYI site, but time will tell if the pavers shift. At the end of the first full week of construction, David asked me for some of the remainder payment. I told him the agreement was that he was to get the balance at the end of the job. He said he needed to buy more materials, so I paid him $6,800.00 of the remaining amount that I still owed him. The next week, David called me and said that they were ready for the steps. We had talked about the steps, and they were on the schematic. He expected me to buy the steps AND have them here the following day. So, we hustled, found and ordered the steps and added $2100.00 to the cost. At the end of the second week David again asked for some of the remaining payment. I reminded him that he wasn't supposed to get the remaining until the job was done but when ahead and gave him another $7000.00. We have a small landing at the top of the stairs that David said wasn't included in the price we added another $600.00 dollars to the growing cost for paving those 32 square feet. When the crew started packing up material, I asked about the pool pad. David said the pool pad wasn't included and I would have to pay additional for it. I was pretty upset. I reminded him that we talked about the pool pad before I agreed to hire him and that he told me it was included. It was a very uncomfortable and argumentative conversation. I felt stunned and stuck. I agreed to pay him an additional $1500.00 to get the pool pad that he had told me was included in his initial quote. Because our driveway was so messed up with all the equipment, David said he could level the driveway and put down crusher run for another $1000.00 dollars. I told him to go ahead and do that. He did scrape the driveway but just scattered the gravel leftover from the job. The gravel is so thin that you could see patches of dirt and the weeds were taking over the driveway. The summer was dry, and we were in a draught. When we finally got some rain, water puddled on the patio. I wondered if the drainage was done properly. I can live with the water in the patio, but half the pool pad was under water and the other half wasn't. The main requirement was that the pool pad be level. It is off by inches. There were also little fountains everywhere, pooling up from in-between the pavers and pushing up the sand. Again, I wondered if the drainage was done correctly. I am worried about how the pool set up goes and know I am going to have a difficult time of it because the pavers aren't done right. I called David and asked him if he had any warranty or solution. Of course, he said he could give me quote on how much it would cost to make the pool pad level. When the job was done, I had paid $4227.00 over the original bid. The patio and pool pad look nice, but I am worried about the quality of the work, and I know I am going to have trouble with it in the spring.
