My Brookfield home is in the Heritage Shores Community in Delaware. I am posting a picture of what my driveway looks like after less than a year in a Brookfield house. No driveway should look this bad in that short of a time. This driveway's concrete was either improperly mixed, sealed, or dried. I never put salt on the driveway. The corrosion must have come off the street on my tires. The damage should not be this bad in less than a year. The "Customer Service" department never called me; we only exchanged emails. Their view is that the bad winter and indirectly applied de-icing agents caused the problem. I don't believe that it would look this bad after the first winter if the concrete was correctly mixed, poured and dried. read more

We've been in our new Brookfield home for over a year now and my advice to anyone reading reviews about Brookfield is to BELIEVE THEM and find another builder. There's a reason Brookfield homes all over the country have terrible ratings and reviews. They don't stand by the quality of work for what they're charging and will absolutely gaslight you and tell you nothing is wrong with your house even though, like us, you have actual engineers saying otherwise as things in the house break. Even when DOZENS of code violations are discovered in just the basement they'll tell you nothing is wrong with the house and will refuse to check for similar problems anywhere else. Even when all of the countertops and cabinets in the house fall away from the walls, they'll say it's not a problem and it will take them 8 months to fix. Even when your floors sag all over the house and it's because of their shoddy framing job, they'll tell you there's nothing wrong with your house and take a year to fix it. Even when the cheap windows they installed in every room of the house crack and pop whenever there is a slight wind, scaring your family and animals, waking you up in the middle of the night, and you have sent them DOZENS of videos throughout the year proving the issue is loud and severe... they'll just send a guy over with little foam pads and Pledge to spray in the windows and say it's fixed (it's not). If you don't mind shortcuts, excuses, the blame game, and a total lack of care in the quality of these fairly expensive homes... Brookfield is the builder for you! God speed. read more

Buyer beware!!!! this company seems they don't do the best business practices. the advertise features as standard at the time of selection they try to force you to pay extra for the Standard features. They do bait and switch and very deceptive and misleading. Also they impose appointments on their time convenience not caring if you are available at the time proposed. I asked the salesperson for the Directors information but instead I was provided with someones information completely different. Anyone who is attempting to purchase to build with them please be careful. my best suggestion is to keep everything on writing. Even know I did that salesperson was trying to backtrack on the information I was originally provided. read more

I wish I could be more positive but the rest of the reviews are accurate. Brookfield has problems. As someone that certified a major organization with ISO9001 I would speculate they start with management that filter down into the organization with the kind of problems mentioned in other reviews. There are probably some good things in the organization but they have no concept of customer service. read more

my aunt and uncle live at snowden bridge in stephen va not a good place to live they have 1 pool for all the people that live there the houses are way over priced they have had nothing but trouble with so much stuff people stealing their mail they dont have the mailbox up to their house they have cracks all through their side walks and nothing has been done it happenes every where and the office does nothing to pass the word around i would not live here at all if i could take it back i would read more

This review is just for the sales department sitting inside the Renwick Model Townhouse. I have visited anywhere between 15-20 model homes with 5-6 different builders in the last month and I have never had any bad experience. All of those sales folks were very polite and the most important they were all not judgmental. However, the experience I had with Brookfield Homes sales dept was really bad one. I understand that sales guys asks about how much our budget range is. But, I haven't seen anyone asking on how i came up with that budget number and almost as if I have to justify to him if whether I can afford that property. He kept on asking questions. Reading this might feel like it was not a big deal. But, if you were standing there you would have witnessed that it was little rude for someone being so judgmental on where you stand financially and questioning your decision making. One thing I will say, I will probably buy a property in and around Ashburn area within next 6 months and I will guarantee that it is not with Brookfield Homes. *************EDIT********** - Thanks to Brookfield... I would not recommend these folks. Today I visited their Bristow, VA location. I have visited many properties in the last few weeks, and everyone is typically friendly and helpful. I am purchasing my first home so there's a lot to learn. Matt at Brookfield, however, was the most disrespectful person. I honestly am not sure what his problem was. I have a feeling that he may have been sizing me up. He probably assumed I couldn't afford much, so he didn't think I was worth his time. My mother asked him how much a home similar to the model home would cost, and he responded to her as if she had asked him the most ridiculous thing on earth. I asked him for a pricing list of all their options, and he couldn't give it, instead he made it seem like I had asked for a ridiculous thing. Every time I asked him questions regarding the price of an option, he didn't know and had to look it up. I get that maybe he's new and didn't know all the prices, and that's fine, it makes sense, but his attitude shouldn't be so out of place too! Well anyways, I'm not buying from these guys unless they could get me a different salesman. Matt just spoiled Brookfield for me. read more

My family and I live in a Brookfield home and had a pretty big scare last week that i want to share...... We had been having some issues with heating over the last month and so we contacted Smith & Willis - our home wouldn't heat to more than 65 degrees, regardless of where we set the temp. S&W sent a tech out and that's when he discovered a serious problem. I do not fully understand the mechanics, but apparently while Brookfield was building our home, they switched the furnace to propane while waiting for the natural gas device they needed. Apparently, Brookfield failed to alert Smith and Willis to convert back to natural gas prior to us moving in. Per the Smith & Willis tech, this oversight could have resulted in an explosion. He called his supervisor and was told to immediately turn everything off and dismantle all the wires on the furnace. He thanked us repeatedly for calling him to come and look at the problem; he was clearly shaken up. Although we weren't pleased with Brookfield's initial reaction, they have since apologized for the mistake and for the stress it created and have said they are going to look into it further (including reaching out to the HVAC company). I have two young boys and was in tears that evening. I didn't want to stay in the house again until I was certain that everything was fixed - which it seems to be now. My husband was furious; I'm sure you all can imagine the stress this situation caused. It is difficult getting over the fact that apparently our house could have blown up. While we don't know who is directly responsible, someone behaved irresponsibly and it is a big deal, so we are sharing this story to help ensure that current and prospective homeowners are being proactive and ensuring they are safe in their Brookfield homes, and frankly; we also simply wanted to vent our frustration as we don't know what else to do. read more

Horrible. We build our home with them and purchased solar panels with it for $9300. The house was finished 1 year ago. After a year the panels are still not connected! Brookfield has ignored all our attempts to resolve the issue. The panels are not working, they are not connecting them and refusing to refund the money. We are very frustrated as we are so tired of fighting with them and being ignored and will now have to go through the court procedures to get our money back. What a ripoff. As I work with multiple clients, I have multiple experiences. So.. I have to update this review. In 2016 I sold one Brookfields SF homes at Mayfair. It was a good experience start to finish. The sales person (Steve Hoppe) did a very good job with my clients (and bonus points - I enjoyed working with him as an agent). The buyers were kept well informed throughout the process (though as their agent I would have liked to be kept equally as informed, and I often was finding things out second hand which was a bit annoying). The house was done on time, it was in good shape. At the final walk there were a couple of things that would have met industry standards but that just weren't great.... and the super stepped up to the plate and made them right. I was very grateful for that! My clients are thrilled with their new home. It's kind of sad that the clients who bought in Ashburn at a much higher price had a much worse experience. it just goes to show what I always say - with production builders it is not about the brand name, it's about the people on site. This is a good crew and I appreciate them. As it is now 11/2017 I am working with another couple who are having a townhouse built at Mayfair. So far so good, I am really enjoying working with Bill Hubbell the sales person, and Kelly the superintendent. They seem eager to please. Bill has done a fabulous job of keeping me informed of the various steps so far, which I really appreciate as an agent. We're supposed to close by year end, so I will try to come back and update you on that process. read more

In our new construction home of 7 months, multiple OBJECTIVE building code violations were found by an independent building inspector; an independent HVAC inspector, and an independent roofing inspector, because of all the problems we had from day 1, resulting from putting up a tract home quickly and cheaply to get their profit faster. Their management team changed in the last couple of years, and their vendors are now the least expensive for expensive properties (not a good combination if you are interested in quality). Service on documented problems listed in their "portal site" is delayed by months because of the sheer number of complaints due to incompetence of their sub-contractors. It is too expensive to litigate with a construction defect attorney, and Brookfield is counting on that to continue building a "bad product" which is unfortunately our largest investment and HOME. Do your research and look at the multiple class action suits against this company by other communities. We do a consumer reports search for our TVs and cars.... Should have done our research on Brookfield, which we call "S--tfield" before purchasing. read more

We bought a Brookfield home three years ago because we liked the unique floor plans they offered. Although they were completely inflexible when it came to making even the smallest of modifications to our home, we did think they did a thorough job during the building phase. But, the real problem is that as soon as we signed the papers, customer service went out the window. It was almost impossible to get information from Tyler Sutherland, the Brookfield agent we used, and any time we've had questions or concerns about our home Brookfield has been less than cooperative. It seems that as soon as they get their money, they wash their hands of their customers. We're happy with our home, but we won't be buying from Brookfield again because of their lack of customer service. read more
