I have rented with Bryant probably 20x including staying at Janseen condo in Carolina Beach at least 3 maybe 4x. Multiple issues 1- took 30 min for the lock pad to let us in kept needing resent wouldn't open 2-Dishes were not clean coffee on the mugs, food on the pans and forks. 3- A couple roaches seen as well 4- main reason for the bad review is the kitchen sink. We checked in Friday and by Saturday night we cooked seafood and ran the dishwasher and the sinks had sand and sediment come all the way up to the top of the sink. So no ability to wash dishes and cook. We were cleaning the coffee pot in the shower. They sent maintenance out and said we would need a plumber. I said fine let me know we would be on the beach. There was no more communication and no Plumber ever came the rest of the trip we had these sinks. The offered compensation was $50 which we felt was extremely cheap. Anyway unit needs work. I have another rental with Bryant in July but I'm reluctant. read more

Rented a place from Bryant Real estate at Carlolina Beach. Upon arrival half the unit we rented was occupied. We immediately called Bryant real estate to get some answers. We were told only half the unit was rented to us and not the whole unit. Despite having AirBNB messages with Bryant real estate that says I get both units, they still refused to refund my stay or locate another place. They told me that I could get another place from them, but bi would still have to pay for the first unit I rented, even though I wouldn't be staying. ​​I told them thay was unacceptable l, and they said theres nothing they can do. We'll surprise, theres a lot I can do. Starting with BBB, AirBNB, consumer affairs, and every review site possible, I will be sharing my experience. They have a ton of hidden fees, you're usually booking through 3 to 4 third-party sites, and if anything happens during your stay the only thing they offer is to give you a discount if you book again. VRBO renters beware! Even though Vrbo will allow you to cancel a reservation and get a refund within a reasonable time period, BRYANT REAL ESTATE OF WRIGHTSVILLE BEACH WILL NOT. They charged me a $350 fee when I had to cancel my trip to Wrightsville beach 2 weeks after making it and almost 4 months before my rental date. In the fine print, not readily visible. This planned trip to Wrightsville beach was supposed to be a reward for the last year that my wife has undergone chemo and radiation therapy treatments for breast cancer. It was anything but... We arrived Sunday evening at the Odin rental condo looking forward to a wonderful and relaxing week at the beach. We had stayed at this residence 5 different times over the years and the stay has always been flawless. Monday morning we were awakened by loud noises coming from the 2nd floor unit directly below us. While in the shower we were abruptly and without warning shut off from water. No prior warning was given by Bryant or the onsite manager. They said it would only a couple of hours which turned into 8 hours. We had to use the facilities at Harris teeter in Wilmington in the interim. In addition, there were no fewer than 6 sub-contractors vehicles parked in and around our vehicle , tying up the elevator to the point that we had to take the stairs to our unit on the 3rd floor many times . Contractor material was scattered along the parking deck as well as in the parking lot. The nonstop banging, sawing, drilling and pounding never let up the entire trip. It would start at around 8am and finish around 6:30 pm every day. The noise reverberating to the balcony , that we could not even enjoy sitting outside. When Saturday came, we thought we would get a reprieve. That was not to happen. They arrived around 3 pm and stayed until 6:30 pm. During this time we could not watch football, nap or sit on the balcony. When reaching out to Bryant Real Estate, we were told that there was nothing that they could do because the HOA owners had not advised them of any scheduled demolition. The ball was clearly dropped by Bryant the HOA members of Wrightsville Dunes. The Odin family felt our pain and was generous enough to grant us a 1 night credit. Bryant only offered up a 'watered 'down apology. At the very least, we felt that since Bryant and the HOA clearly have a handshake on these items and have had for years, this is inexcusable. We are the CUSTOMER ! At the very least Bryant should have at least matched the Odin's credit since we put out over $4000.00 for the week. This needs to be a warning to all potential renters. We booked a condo at the reef 2 and it was nasty smelled of frying oil when we arriving had dust on the fans and in all vents vent covers off nasty showers toothpaste on the bathroom sinks stains on the couch tv didn't work in one room blood stains on the bed skirt in master used hair bans in bathroom etc. called and asked what can be done to move to another unit said they can't do anything on Sunday and would be the next day and they could send someone to spray for the odor. We left returned the keys and parking pass and expecting a refund. talked to Chris and he was rude and not accommodating at all to the situation at all. I rented a condo for a weekend 6 weeks ahead in May, and canceled the reservation 4 days afterwards due to a change in schedule. I did not sign the rental agreement, and had every expectation that I would get a full refund. I found out that I was charged a $150 cancellation fee and a $107 admin fee, along with additional rental charges, which totaled over $300. Cockroach Air B&B!   Renters go look elsewhere, do not be lured by the great location, there are other great locations! A realty company that will not return a phone call and hides behind an absentee owner who cannot be reached,  our story will follow in great detail.  We have been forced to write this review before time has expired to do so.  We remain out of $1700 dollars, we lost an incredible plan to celebrate our daughters' graduation on the beach.  We were forced to scavenge for alternative housing during a time, that was preplanned months ahead.  Time we should have spent celebrating, we spent searching for another location to stay, and packing and unpacking luggage.  Bryant Realty lied.  Parker #4 WAS INFESTED WITH COCKROACHES.  We checked in during the daylight and went out for dinner and returned after dinner to turn on the lights and see a floor filled with 20+ Cockroaches, many larger than a matchbook.   What was worse than Parker#4 was the inexcusable void of any customer service at Bryant Realty.  I would not ever use them for any property with their performance on this rental.  Complete and utter lack of hospitality virtues in trying to help the clients.  You will get nothing but fake smiles in person and lies on the phone.  In meetings, on conference calls, just got off the phone with the owner...... Our stay on Wrightsville Beach (Wrightsville Dunes), though beautiful, was anything but relaxing. We checked in after hours on a Monday. Though we had to make all of our own beds, the unit was great. Right at 8:00 am on Tuesday, though, we were awakened by an offensive drilling sound. We have two children who were also awakened. Coming from the West Coast, 8:00 am East Coast time is 5:00 am our time - earlier than I get up to go to work during the regular work week. After a rough travel, we were really looking forward to some relaxation. We gave it some time, thinking, "It's ok...we can all nap later." Needless to say, that did not happen, as the drilling continued until 4 pm. This happened our ENTIRE stay. We reached out to the company (Bryant Realty) via email. Twice. We were told that the drilling would likely continue throughout our stay and that our situation would be discussed on the Wednesday following our check-out date. Bryant Realty claimed to not know the construction was occurring. However, in speaking to the construction crew, they said they did indeed have a construction schedule. Our building was the last on the list, so construction had been under way for quite some time. The construction crew was very nice and apologetic, stating that they knew the sound was offensive and reverberated throughout the entire building.  Wrightsville Dunes has multiple buildings, and I would assume none of them were at full capacity during this time of the year. Yet we were not offered to move. We own rentals of our own, and as such, we do not write this complaint lightly. However, due to the extremely poor customer service and follow-up, we felt it necessary to shed light on our situation. People book properties and invest money to experience rest and relaxation with their families. Events that get in the way of that are not only inconvenient, but very disappointing. We tried to call Mr. Daniel Perkins, property manager, but he never returned our call. We resorted to email, where Mr. Perkins replied with an apology but stated since the unit was not "uninhabitable", we were not entitled to any compensation. For us, it was uninhabitable in the fact that we could not sleep, relax, nap, or be in the building without the jarring noise of jack-hammers. Kind of ironic that there is a sign in the room stating no noise at any time. As a result, we spent almost no time in the unit during the day. When you have two children traveling from the West coast who are unable to sleep in and/or nap, things get pretty uncomfortable. If the bar for customer service and satisfaction is whether or nota place is uninhabitable, that's pretty disappointing. It is also not a business that we would like to continue to support. We will be going with other rental companies for future stays at Wrightsville Beach. I guess we should have listened to the reviews already on the Internet stating their lack of care and poor customer service. Unfortunately, this was a terrible experience for all of us. We scheduled a trip for the whole family from September 6th, 2019 through the 9th at 815 Carolina Beach Ave, Carolina Beach, NC (both upstairs and downstairs). All of Carolina Beach, Wilmington, and the majority of the Carolina beaches were evacuated because of Hurricane Dorian on September 3. This was a very serious threat to the east coast, and it was obvious that nobody was headed to the beach that upcoming weekend. This is our only time of the year to spend time together as a complete family, so we had to make a game time decision to all go somewhere that had no hurricane threat. The day of September 6, the hurricane threat was lifted, which was a surprise to everyone including meteorologists. The chances of that happening were minuscule. Despite all of these events, and despite us being return customers to the exact same address, Bryant Real Estate decided they wouldn't refund us anything. Nothing. Not even a penny. I find it appalling that due to these circumstances and uncontrollable events that they decided to charge a humble, respectful family for something that was completely out of their control. DO NOT RENT THIS HOME! Halt's Away - Carolina Beach THREE STRIKES AND YOU ARE OUT!!!! We drove across country to vacation for 2 nights w/ our son & family, but spent most of the time cleaning & washing bedding / blankets. Upon arrival it was clear that the home HAD NOT BEEN CLEANED since the previous guests. STRIKE ONE! Beds weren't made, floors were disgusting, mirrors were smeared w/ the previous renters' toothpaste, there was trash in the garbage & the home smelled like fish. We immediately called Bryan Real Estate, both reg & emergency #'s, & sent a desperate email. NO response at all. There was no choice but to clean. We had (4) adults working on the place for 4 hours - bathrooms, floors, kitchen, everything. The washer didn't work well so washing bedding/blankets took 2 days. And you should have seen the mattresses under the sheets - GROSS!! I must tell you the condition of the home even if it HAD been cleaned was terrible. STRIKE TWO! The rugs & mats are worn, the carpet has stains everywhere & we wouldn't even let the kids sit on the couches without sheets on them as the fabric was SO dirty. Yes, things happen. We get that. But Bryan Real Estate was COMPLETELY non-responsive. STRIKE THREE! They NEVER responded to our calls/emails. After we vacated, I called three times to lodge a complaint and NEVER got a return call. Days later we found an email in our spam folder with a mere $125 credit. We're in the middle of a COVID pandemic. We had 3 small children with us & a pregnant momma. Our son is in the USAF & rarely gets time off. And $125 with NO phone call was the best they could do? This company is a pathetic excuse for a management firm and they should be out of business. We are troopers. In spite of the horrific situation, we put our game face on, dealt with it all and enjoyed a day and a half at the beach. It's just such a shame that we spent over $800 to waste so much precious family time and be exposed to unclean and unsanitary conditions. ZERO STARS FOR THIS COMPANY!!!! The place had cockroaches, no hand soap, no extra garbage bags, and now dish soap, but they expected the dishes to be cleaned at the end of our stay. I didnt appreciate paying so much money and then having to put the sheets on and remove them ourselves as well as taking the trash out (having to buy hand soap, dish soap, and trash bags). When I called to tell them I was not thrilled with our stay, they said well you should have looked on our website first before booking. I booked through VRBO and didnt know this was the company I would be stuck going through. Didnt get my agreement email until after the 12-24 hours so I couldnt have canceled and been given a refund anyway. They scam you out of money. Yes, the place was beautiful being right on the water, but the cockroaches put a bit of a damper on it. At least apologize. Will NEVER use this company again for anything! Our unit was dirty, several broken appliances, blinds etc. and when brought to their attention, the response was "if you pointed this out to us , we would have sent someone to address it". The point is, that's what you get paid for! If I could give zero stars, I would. BEWARE IF YOU ARE IN THE FILM INDUSTRY, RENTING FOR WORK!!!! You will be taken for a ride by people thinking you have deep pockets. I rented a place for several months on the beach. After five weeks, they called me asking if they could charge my gas bill to my credit card. I asked how much it was. "$759.62," said they. Excuse me. FIVE WEEKS worth of gas for $759.62?! I asked to see a receipt from the gas company. They emailed me a hand-written bill (attached). I called the gas company. They told me that the bill is for both units at the property (for a period of time that had not been specified). I called Bryant to dispute the bill, and they yelled at me, "The bottom unit is ELECTRIC!!!!!"... Hmmm, but the gas company begs to differ. So I consulted a lawyer. He said it would cost more to fight it than to pay it. And the lawyer advised me to do the following: pay the bill, get a receipt, be very sweet. Go through the final walk-through (when I vacated) with a rep from Bryant present, in order to get my full deposit ($2200) back. Wait until I got the full deposit check, and it cleared my account. Then smear the sh*t out of them on the internet and expose them for the charlatans they are. That was legal advice given to me by a lawyer. So, I will say this - try another real estate company in the area, like Intracoastal. People see "movie folks" roll into the area, and they see dollar signs. What they don't realize is that many of us have to foot the bill for this ourselves. It's disgusting. Bryant realty should be ASHAMED of the way they do business. Shellys Legacy is the house we stayed in this year. House was decent ,The issue is the owner obviously likes to check in on their video camera to see how things are , like seeing another dog visit the property. We had paid 170 for our dog to stay at the house , then had a friend stay a day and a half with us and his 8 week old puppy .Of course the peeping Tom saw this on their video and charged us 170 more !!!!!! Needless to say you won't see another dime of our money. Oh , the person next door is more than glad to call Bryant and run there mouth at the drop of a hat also so be sure you tip toe around! Horrible, uncaring customer service. Even though we purchased "Insurance" we were fully charged $700+ for a weekend stay that was cancelled due to Hurricane Evacuation. Our credit card was charged the full Rental Rate + Owner Fees + Administrative Fees + Service Fees and Taxes. We were charged a CLEANING/LINEN FEE which they would not refund!?! We personally own and manage a handful of VRBO rentals and we have issued multiple refunds to guests this year due to travel problems. While staying in Wrightsville an improperly maintained fan crashed after turning it on. This fell within feet of my 3 year and 18 month old daughters who were playing on the nearby couch. We immediately took pictures of the fan and damage to my wife's iPhone, where the globe from the fan directly landed. Bryant property management confirmed receipt of the documentation via email and over the phone with a timeline for management review later that week. The manager, Chris Byers, then falsely claimed we didn't report in time, then said we had no proof despite sending multiple pictures of the damage. They refused to offer any customer support or even ask about the cost to repair the damage incurred as a result of the incident. I'm a returning customer with years of rentals in the area, including my wedding and multiple family visits. We plan to seek alternative options moving forward and inform our friends, family and others of the negligent actions of this company. read more

During uncertain times, true colors typically reveal themselves. One day after arriving at our rental, Wrightsville closed the beaches and intracoastal due to the recent pandemic, we were hoping for some understanding. Upon reaching out to Bryant for a partial refund (happy to pay for the time I was there), there was no reason to stay since beaches were closed, they were unwilling to help and management was gone for the weekend. In their first email they tried to spin a contractual obligation they had, I took it as if they were trying to blame the home owners... (I'll be reaching out to them next for their opinion on the matter) "Thank you for your email but we are contractually obligated to your signed rental agreement and will not be able to change your dates to depart early or offer a refund of days not used." After peeling back the onion, they admitted they are sticking with the policy and they were the party unwilling to change. Against the advice of my sister-in-law (and flurry of 1 star reviews on Yelp) who had also previously rented with this company and could not get a hold of management, but they magically appeared in the back room after it was discovered there were no smoke detectors in the rental, I should have trusted my gut and rented elsewhere. Via their playbook, I would expect them to respond with a canned response about their cancellation policy or some kind of fiduciary responsibility or something along the lines of you rented the property not the beaches... The purpose of this post it to make Yelp visitors aware that this is not an ethical company to work with and the owners don't seem ethical (at least in business, I don't know them personally). Last years' family trip to Kure Beach NC was saved by people at Bryant Real Estate as we were traveling in on heels of hurricane. Their people were all out checking on status of rentals, and communicated with us while still on the road that we may not have power, but were looking into same. It did lose power but when we arrived our beautiful ocean-front rental was ready for us. Major Relief after 6 hour road trip to get into the apartment and relax. They kept in touch to make sure all was in good shape and provided details on just what restaurants were serving that night. One of my friends, Anuluck, reserved a house by Kure Beach, NC for labor day weekend. He placed the security deposit, so we began to make plans for this beach trip. However, we discovered that our reservation went through extra review due to "certain circumstances". My friend shared the email that was sent to him and this is what it basically says: the vacation home is not meant for parties or "spring break". They disapproved our reservation because not one person was over the age of 30. Yet, the age requirement stated on their advertisement, is to be a minimum of 25 years of age. An age which pretty much myself and my friends were at or over. Then, they stated that they can look over our request as long as we submit the request in writing. Within this writing, they asked for how we know each other, exactly how many occupants and our ages, as well as our PROFESSION. I cannot help but feel like we have been profiled based on our age, and therefore discriminated from renting a property for my friends and I. I would also like to add, that if our writing request were to be approved, then a "SUBSTANTIAL DAMAGE DEPOSIT" will be required, and that a "RENT INCREASE" may also be required. Based on these statements, gives evidence of profiling my friends and I given our age. But if you really wish to know about one of us, I will share you MY personal information in this writing. I am 29 years old, I planned on bringing my wife, along with my brother and friends onto this trip. I am a military veteran who served as a military police officer for the United States Marine Corps for approximately five years. Currently, I work at a bank as a financial crimes consultant and investigate any criminal activities that occur within our customers' bank accounts. I would also like to note that another friend who was going to partake in this trip, is a recently separated military veteran who served in an infantry unit. My wife also works at a bank working under commercial loans. Additionally, NO, I do not plan on conducting any parties related to "spring break" activities, as I already graduated with an MBA. This is just one of the few summaries of the requested information, amongst my friends. With that said, I would like to warn others who plan on doing business with Bryant Real Estate, as their statements were indicative of profiling and discrimination. Beware that if they feel uncomfortable with you or your party, they may discredit you and therefore, deceive you of your prices or reservation. Terrible customer service. Company posted a property on VRBO so we read the requirements and booked it. Every guest is 25 or older. Said nothing in the listing about anyone being direct relatives even though four of the girls in our group are cousins. The company refunded the trip 4 days after with no reasoning why. Leaving us to find somewhere else this close to trip time. Terrible way to run a business as I will never do business with this company again and I would suggest straying away from using them. Shame on you BRYANT REALTY OF WRIGHTSVILLE BEACH for taking advantage of your rental customers during this difficult time. Our annual girl's trip was booked for this May, but unfortunately, the pandemic happened. Even though one of your reps confirmed via email that we would get our full refund back if we cancel a week before arrival, which we did, you seemed to change your "policy" that we had to cancel a week AND a day. So now you have our $4,000 for almost a year. For us single Moms, we could have used that money elsewhere. Friends traveling 12 hours to get to NC for vacation, only to be able to sit in the beach house because the beach, bars, and restaurants were still closed, doesn't sound like much of a vacation, does it, Jason? You wouldn't even reconsider, and sounded even annoyed in your email when we requested our refund back. You wouldn't even "accommodate" us to rent the same house next year at the same time (peak season). You only offered us a time frame for off-season, which is always difficult to get all us girls together. I guess you get to hold that extra money we paid for peak season too, huh? Shame on you, Jason, for your lack of courtesy, professionalism, and customer service skills. It's very disappointing to experience such treatment from a realty company that we've always referred people to, who were planning on visiting Wilmington and Wrightsville Beach. To summarize for vacationers - the location & place itself is great, but my overall interactions w Bryant Real Estate were disastrous. Intracoastal Realty has properties in the same building if you're in love w the location, but don't want to chance having the type of interaction I did w Bryant Real Estate. Out of numerous times I spoke w someone from Bryant Real Estate there were only 2 conversations that left me feeling as though they actually cared about my experience w their co (sorry you're grouped in this review to the gentleman that came to check if we had power & the woman I spoke w over the phone on 9/2/19). When you book & pay for your vacation via Vrbo you won't be privy to the specifics & contract pertaining to your stay... 1.) The less than $100 we saved by not booking at the nearby Hampton Inn would've been worth it for the bath mats, towels, garbage bags, bedding, etc. they charge for you to rent from them...odd. 2.) The associate I spoke with, Steven, stated I couldn't speak w anyone else there, he wouldn't answer some questions, didn't know the answer to others, & flat out asked if I ever stopped talking 3.) The contract you are emailed to sign AFTER you've booked & paid for your rental states "Please note: Travel Insurance must be purchased by your scheduled final rental payment." which A.) would've been good to know prior when I paid for the rental in full & B.) isn't true as I spoke w CSA (the insurance provider) who stated you're able to purchase rental insurance thru them up until 24 hrs before your check in day/time 4.) I travel frequently & I've never encountered a co that didn't seem concerned in the slightest about ensuring their guests had a pleasant stay 5.) In case it could help anyone that books during a time of inclement weather: In 2018 a woman was unable to stay in a rental she paid for on Vrbo w SeaShore Realty in Topsail Beach. The woman reached out to the management co. They told her if she didn't purchase travel insurance, she isn't entitled to a refund as specified in the NC Vacation Rental Act according to WRAL Channel 5 News Station. They cited the mayor's proclamation that only property owners & disaster recovery teams can access the island & rentals weren't allowed. NC Real Estate Commission: The commission's chief deputy legal counsel says if a vacation home is left damaged or inaccessible after a storm regardless of insurance they're entitled to a comparable home at the same cost or a full refund. read more

Two weeks before our scheduled trip to Wrightsville Beach, Bryant Real Estate informed us that our house would not be ready and that they would have to relocate us to another rental. They explained that construction from repairs from a previous hurricane would not be complete. The only one still available on Wrightsville Beach with the same number of minimum beds was much more expensive and Bryant Real Estate declined our request to pay the difference. They offered another house but it didn't have the minimum beds we needed. The owner DID search on his day off (and he let us know it was his day off, but that he was doing it for us anyway), for a house elsewhere and found an oceanfront home at Carolina Beach, which some of my family members appreciated. I did not. Wrightsville Beach was the beach we had chosen to vacation on, and that choice was taken away from us two weeks before the trip, and we had family flying into Wilmington. Wrightsville and Carolina are two VERY DIFFERENT beaches. See the similar review on this site, where the same thing happened to another family. If you want to go with Bryant Real Estate, go for it, they do have some good reviews, but just know that this happened to us. We checked in to our vacation beach rental on Saturday evening and had issues immediately with TV not working, blinds wouldn't close and shower door fell completely off the track into bathtub. We called and found the staff at the rental office feckless with no clue about what customer service means. We are now in day four of our stay and still our TV isn't working. Each day we call and get same unapologetic response, "we are short staffed and your on the list for it to be fixed." Funny they didn't seem to be short staffed when they rented the unit and required full payment 30days before arrival. My advice to anyone looking for a vacation rental at Wrightsville Beach is to find a different rental company to work with. I've never experienced such indifference from a business like Bryant Reality. I wish there was an option of zero stars because they don't deserve even one. Worst run business ever!! read more

If I had 0 stars that is what I would rate them. Our family was doing our annual getaway trip to the coast and we were excited to head to the beach. However, there was a statewide MANDATORY evacuation for a hurricane that was coming through during our stay. We watched the news and what was happening on the coast, but tried reaching out the Bryant Real Estate during this time and they were out of office and could not be reached due to the evacuation. Since we live 4 hours away we opted to cancel last minute so we didnt go down there for a place that is underwater. Since we canceled due to weather and a state of emergency announcement we expected that we would be getting a refund. We originally didn't get the trip insurance which they make it absolutely difficult to deal with afterwards. Needless to say, they told us we wouldn't be able to get a refund and ended up losing all of our money. Its unprofessional and unethical to punish a renter when there is hazardous weather. I do not recommend staying with them. There are a lot of other nice places in the area and we will never stay with them. And their staff was unfriendly even prior for the booking process. read more

My group had something rented for a month before they let us know they could not rent to us. I have inconsistent communications with the people who work there. One person says one thing and then one says another. It took them 3 weeks to be able to send over a rental agreement. The whole process is sloppy and unorganized.
