I had a mouse in my house a few months back. I had never had a mouse before, so I was stressed and wanted some help. I called penguin pest control, who sent out the worlds weirdest guy. I knew exactly where it was (behind my dresser), as I could hear it at night. The guy was apparently very bad at his job. He did not move the dresser at all, just placed one cardboard cheap trap near it. He placed a few more cheap cardboard box like things around my house, I paid a ridiculous amount, and he left. Fast forward a few days later, mouse STILL there, right behind my dresser, cheap cardboard box things untouched. I couldn't sleep, I was so stressed hearing it. We finally moved the dresser out and purchased our own legitimate trap. The very same day we caught it with our OWN equipment. I thought oh well, expensive lesson learned, we won't call them again and let it go, right? WRONG! They have been harassing me for MORE money. I paid at the time of the "service", so I don't even understand why they keep sending me a bill. I have tried to call, and the most recent time the manager informed me they would no longer speak to me unless it was through certified mail!!!!! Like, what? Bill me for a service that really wasn't provided, continue to bill me, and then refuse to discuss or remove the charges?? This is a SCAM!!!!!!! Unless you want the world's creepiest dude placing cardboard boxes around your house and then billing you repeatedly, do NOT go here. It DOES NOT WORK, and they keep charging you!!!

I had a terrible experience with King Pest Solutions and want to warn others about their predatory…read morecancellation policies. After being unhappy with their service (the technician had to return twice and still missed the specific areas I explicitly pointed out), I decided to cancel my subscription. I sent a clear, explicit cancellation notice in writing on Thursday, May 28th, specifically stating that I wanted to cancel my account and the upcoming appointment scheduled for Tuesday, June 2nd. The representative, Jeremiah, replied confirming the cancellation but noted a $70 early cancellation fee (reimbursing the initial sign-up discount). I responded over the weekend to ask about it. Instead of pausing or processing the cancellation, they used the weekend lapse to claim my cancellation was "unconfirmed." They then sent a technician onto my private property unannounced on Tuesday, June 2nd, to perform an unwanted, unauthorized service, and immediately auto-charged my card $129.99. When I expressed my frustration, Jeremiah told me that because I hadn't given them permission to run the $70 cancellation fee over the weekend, my account had to stay active and therefore the June 2nd treatment was "valid." This is so unprofessional. A cancellation fee is a consequence of terminating a contract, not a hurdle you have to clear before they respect your boundary to stop entering your property. They refused to refund the unauthorized $129.99, forcing me to file a formal dispute with my credit card company. I am fine (but not happy) to pay the contractually obligated $70 fee to sever ties, but their underhanded tactics to force a recurring charge after written notice are unacceptable. Guard your credit card info and look elsewhere for pest control.

In one instance he got into a screaming match with the seller's agent - ultimately wrecking that buying opportunity for us. He would take several days to prepare the offers that we made on homes. I believe he did not want to submit our offers as he did not agree with our strategy of negotiating up from a starting point (on homes that had been on the market for many months). Eventually, after several failed attempts to buy, I told him he was ruining our opportunities to buy in a small community and we needed to go our separate ways. He then sent us a lawyer's letter and legally prevented us from buying a house for some 18 months, as that was the small print in his agreement if we stopped using him. 18 months later we bought a home, representing ourselves. Buying without an agent went flawlessly - thanks to excellent support from our local attorney and from our mortgage company. Based on this horrendous experience with Brian, I will never ever use a real estate agent to help me buy a home again, and I strongly recommend not working with Brian. Update: We have no idea what Brian is referring to about exterminating prairie dogs! I think he's barking up the wrong tree - not us. Maureen and her husband own a company called Prairie Dog Terminators, 15138 2600th Rd Cedaredge, CO 81413, (970) 216-0952 and were contracted and came to my property the end April 2023 to exterminate prairie dogs at my property and I referred them to my neighbor also. They were paid nearly $5,000 between myself and my neighbor. They came out to do the job and were there for a week or so and left the job. They were then contacted again the next day to let them know that there were still prairie dogs and were asked to come exterminate them. They were here for several hours and treated the holes with flags that they missed the first time. I contacted them again on May 13, 2023 to let them know that the prairie dogs were still there and asked her to come take care of it. Maureen's response was okay but she never came back to treat the prairie dogs and finish the job. On June 5, 2023 Maureen contacted me and said she had been in the hospital and that she if I wanted them to come out again that they were going to charge me again because I waited too long. I told her that I let her know several times after they were here that the job they were contracted to do and paid for was never finished to begin with. INSTEAD OF HONORING THEIR WORK AND STANDING BEHIND THEIR WORD Maureen chose to FALSELY and FICTITOUSLY ACCUSE ME of bad service in the real estate business, WHEN IN FACT I HAVE NEVER WORKED WITH Maureen and post a bad review on my web page.
