My wife and I did a substantial remodel on our home - complete overhaul of our master bedroom, bathroom, and laundry room, along with new hardwood floors and paint throughout - and we are very happy with the results. John kept things well organized, communicated very well, and apart from a few minor odds and ends, finished the job on time, as promised. It's not fun at all to live through a remodel, especially when you lose your bedroom and bathroom and are sleeping in a guest room or living in a short term rental. John was able to come by on short notice and look at our project. He was confident in his ability and gave us a timeframe of 3 months and finished in 2 and a half, which was surprising given the size of the project. Painting 1st half of home, which he finished before any other company could arrive on site. Removal of huge load-bearing wall and replacing with a 26 foot beam! Full kitchen remodel, and turning an office and utility bathroom into a master suite with a walk in closet and a separate laundry room. Plus new flooring through most of the home and large amount of drywall replacement. John and his team was not only able to remove the load-bearing wall, but they also raised the dropped ceiling in the kitchen, which made a HUGE difference in the final product. But beyond just doing what we asked, he had invaluable suggestions that we were really grateful for, such as sectioning off a foyer area in our open floor plan, changing the grout on the kitchen tile so that it wouldn't stain so easily, the type of wall paint needed that wasn't glossy, but was easy to clean, and countless other details. As we worked with him, we learned to trust his esthetic eye and input, and we couldn't be happier with the results! Our friends and family were all very impressed such a renovation could be done it that short of a window, and done well. The cabinets installed are very high quality with soft close hardware we just love. Custom built pantry and insta hot system for the sink. We are extremely happy with our expanded and remodeled kitchen that was completed by Burns Construction. We went back and forth for about a year with John Burns, getting other quotes, rethinking the job, and changing aspects of the plan before we finally moved forward. During that time John never failed to return my calls, answer my questions, ballpark me additional costs, and put me in contact with various folks to price out different aspects of the job. It was a fairly complicated project but it never fazed John and he was always straight forward, reasonable, and honest about the cost and the work that would need to take place. We started work at the end of Feb 2020 and about a third of the way through found ourselves in Coronavirus self isolation. I'd like to extend an extra thank you to John and his amazing crew for adapting and continuing  working where possible under very difficult circumstances. The quality of work and professionalism from all the crew that helped complete the project was top notch. I never had any hesitation to trust any of the crew in our home and they were all really polite and pleasant as well as being highly skilled tradesmen. The majorly disruptive parts of the job were completed in a very reasonable amount of time and every little detail of things was finalized before the last payment installment. We hired John to do a complete whole house remodel, including a full kitchen renovation and rearrangement (included taking out a peninsula and adding an island and removing and moving a support wall to do so). There was completely all new flooring applied throughout (travertine tile, ceramic tile, carpet, hardwood), new bathrooms (tile, walls, vanities), crown molding, new windows, new doors and entry door, paint outside and in, all updates for our home stuck in the 1970s. I first contacted him a year before we started work (the hold up was completely on our end, he was always ready to go) and he patiently put up with a year of our questions about the process, renovation ideas, revision of our remodel plans, etc. He was quick to respond and answered thoroughly. A year is a long time. Thanks, John. What I appreciated most was how easy it was to work with him. Completion was on time and it all happened within our initially established budget. Not only were his prices much more reasonable and doable than all other contractors we spoke with (there were many), but it always felt he was honest with his opinions/recommendations and he put a lot of time and effort into getting us what we wanted within our set starting budget. He was always incredibly accessible and easy to talk to. He knows customer service, but I also think he's just a super cool easy going guy. Important to also mention, once we moved back in and they continued to do the final work on the house, John ensured that he and his crew had the areas they worked on cleaned up and safe. Our project was completed in September 2021 and consisted of a kitchen remodel and new floors, doors, and paint throughout the house. The kitchen/family room was dramatically transformed by removing the upper cabinets that hung over a peninsula that cut the room in half and reconfiguring to make the kitchen more spacious and functional. Many months later and we are still so happy with the way our project turned out and the quality of the work. I've heard so many horror stories about contractors who demo and then disappear for weeks/months. That was definitely not the case here. John was very organized and and planned ahead to ensure that we didn't begin until he had firm dates from the cabinet sub and there was good communication about when he would need to have the materials selected/ordered so that we wouldn't get behind. His team of workers made a lot of visible progress almost every day (even though he warned us that some days the work would not be as visible due to the nature of the work). We selected John Burns construction as he came highly recommended by two different neighbors on our street who had similar work done and because he gave us a very reasonable proposal. 2. John and team went the extra mile every step of the way, whether it was plumbing, electrical, structural, painting, hardwood floors, etc. all of which had been included in the original cost. 3. We added a few items as the project progressed. All were performed at very reasonable prices. 4. My wife and I made a number of small changes to the project. Each were handled expertly by John and company and most, if not all, were performed at no additional cost. 5. They seemed to be experts at figuring out how to handle the "tricky stuff" that comes up. 6. They started and completed the project on the day they said they would. This was very critical to us as we had eight additional people spending the night at our house for several days over Christmas just six days after project completion. 7. John and his crew removed 4 box lights in our three bathrooms, patched the holes, and retextured the wall to perfection. They reinstalled new lights that we purchased and they look fantastic. The crew also demo-ed a very large inset lighting fixture in our kitchen, by reframing, installing new drywall and retexturing the ceiling. We had an issue with water intrusion in an upstairs bedroom. We called several companies, but Burns construction stood out. He was extremely helpful and spent a great deal of time diagnosing the problem with water tests. When we finally found the source of the leak, he was able to come back in just a few days to repair the leak, replace the drywall, and baseboards. We also had him install a chair rail and fix a portion of our fence. He did an awesome job and we plan to give him a call whenever we need any additional repairs. read more
