The ongoing harassment (monthly inspections) and lack of common courtesy was absolutely disgusting and unacceptable. Not to mention, their actions were illegal! In short, my college son moved to attend Utah Tech. I co-signed and rented him a fully furnished 3bdrm/2bath. My son was not present during the initial renting phase; I handled everything myself in person. PM was aware of our plan to add two roommates in the coming months. I understood they would need to complete an application to be added to the lease. A few months later his roommates arrived and went into the office to be added to the lease. They were immediately declined an application and told they would not qualify. I'll spare the outrageous details but disclose this fact: they were 100% discriminated against based on age, race, and religion. They even told me my son's girlfriend could not be added to the lease because they are not married. When I confronted the legality behind these actions they offered to let us out of the lease. While that was not a solution, I immediately moved my son to another home because it was clear they would never be treated fairly. To add insult to injury, they kept my entire $1900 deposit after I paid professional cleaners, who detailed the home and professionally cleaned the carpets, $1000. They inflated the cost of alleged missing and damaged items to no end. They treated us like trash! It was so bad that I reached out to a neighbor to contact the property owner, directly. Long story short, the home owners are no longer using RPM. Avoid this unethical, closed-minded company at all cost! I should be taking legal action but its not worth my time or energy.

If you want to pay Jensen to do absolutely nothing and cause major water damage to your home then look no further for a property management company. In the City of Ivins a tenant cannot pay the water bill. So Jensen has marked up our water bill from the average $90 a month for our home to $120 a month. We pleaded with Jensen for us to pay the exact amount each month because marking up the water bill 30% did not feel fair to us. However, in typical Jensen fashion they did not agree so we have been paying $120 a month in water in addition to our rent. We HAVE never missed a payment or been late on pay OR had any issues or done any damage to the home as renters. On December 29th 2025 I got a letter in the mail from the City of Ivins saying that our water bill had not been paid in three months and that our water was going to be shut off. I called their office to which they replied they would take care of it. They then confirmed that they did take care of it, I called the city of Ivins to confirm and Jensen HAD NOT PAID THE BILL THEY SAID THEY PAID. I called and texted Jensen back to which they then finally paid the water bill. Mind you TENENTs CANNOT pay the water bill so if our water had been shut off we would have been out of water without a way to turn it on. Instead of Jensen owning this they said "the City of Ivins hasn't been sending the bill", to which I called the City of Ivins and confirmed the bill had been sent. Jensen then responded and said that our water bill had been higher than usual $140, and asked if we had any leaks in the house etc. I said "not to my knowledge but you are welcome to check". On January 27th 2026 The City of Ivins was doing water meter checks. The City of Ivins said that we are leaking 2.2 gallons per minute. I made Jensen aware of this and shared that the landscape was probably dying because of this. Jensen then responded and said that landscape is the responsibility of the tenant (which I understand and agree to). However the waterlines are not my responsibility. Jensen said they would check into this which they never did. Which brings me to today Feb 25 2026 Our waterline burst early in the morning after a month of Jensen not fixing it. I texted them to let them know water was spraying everywhere and that I told them to fix this a month ago. They then responded they contacted company to fix the "leak", this is LITERALLY my sprinkler box spraying WATER EVERYWHERE. We tried to shut off water to the mainline of the house which did not work for the irrigation system, and neither did the irrigation switch. While I would love to leave Jensen with a large water bill, I know the owner of the house and I want to be very respectful of the home and homeowner :) I called Jensen to explain the situation that this is spraying water and the girl Haily or Kelly I believe told me they put in a work order, I told her "I don't think you're understanding the damage and water waste that is happening over this", this needs to be taken care of. To which she responded "They should be get to you this week". I then told her "Let me help you, this is going to cause major water damage to the yard". The property management then HUNG UP on me! Understandably frustrated I called the home owner. Who then told me Jensen contacted a PEST CONTROL COMPNAY to come fix the waterline and that she had told them MULTIPLE TIMES that this is NO LONGER A YARD COMPANY. Thankfully the owner of the home told me to call Right and Rain and get this fixed so it does not cause damage to the home or yard or cause an extremely expensive water bill. If you want someone who will neglect your home and cause thousands in water damage, and pay them to do it, Jensen would be a really good choice. I will do my best to post picture of this so you can see wait Jensen was going to wait a week to fix.

    Top notch pro! I…read morereached out to Kade about helping us find a property in St. George. We are in California so we had to rely heavily on our agent, and we're so glad we chose Kade. I initially texted him on Monday and in about an hour he called me to ask about our criteria. He sent a focused list of just a handful of properties and we fell in love with literally the first one. It was listed by the seller for just 3 hours before we saw it. Because it was such a desirable property at such a great price, Kade knew we had to move quick. In about two hours (when my wife got home) he went to the property and give us a virtual tour of the place. Kade was sure to point out any possible negatives that would be difficult to perceive over a video tour (for example, there was a freeway about 100 yards behind the property and noted that there were no weird smells or anything). He also zoomed in on details such as kitchen and bathroom tile, caulking, etc. After consulting with my wife privately, we decided to make an offer. Kade let us know exactly what we needed to pull together to make an attractive bid, seeing that there was a lot of competition (in fact there were 9 other couples that had personally viewed the property by the end of the next day). We considered making a full price offer but Kade, taking money out of his own pocket, said that for the particulars of this situation, we could probably get away with just a bit less. He also put a pretty short expiration date on the offer to put just a touch of pressure on the sellers. When I told my dad of Kade's tactics, he commented, "Tell your agent he is a master professional! He alone makes me want to move out there." Anyhow, with Kade's efficiency we were able to submit the offer within hours of the property being listed. All done remotely! The sellers waited one full day and did receive another offer, higher than ours but decided to accept ours because we had the ability to close faster! Unfortunately we had to pull out of the deal due to things outside our control. When I called Kade to break the bad news (and to apologize) he was very gracious. He provided proof that my earnest money check was destroyed and promised (per my request) to pass along my apologies to the sellers! It looked like a great property and I'm sure it'll get snatched up in no time. Kade is very attentive to details and goes out of his way to make himself available to his clients. He is a great negotiator- employing intelligent, effective tactics and of course, is a pro at using DocuSign for remote clients. You will not find a one better than Kade! He comes with my highest recommendation!

The owner of this business has incompetent people handling the office. They are rude, they don't respond to emails, they don't answer phone calls and they ignore your concerns. Since they took over our Association looks like that ghetto which is a reflection of all of those who are managing. The owner is not much better than his employees. We wrote him an email and he never responded. These company doesn't know what the word ethic means. They don't enforce rules, they don't do inspections, they don't resolve complains or concerns. Instead of being an Home Owners Association our Association has become a Home Renters Association where renters do whatever they want. For those who are unhappy about this business take your complains to the City Counsel Meetings. We need to make the City aware of what is going on. This is what we are planning to do, I hope you all do the same.

I think of myself as professional…read morerenter, then a home owner of 5 homes, and then a return to renting purely for the relief of letting someone else do the heavy lifting. Property Managers have a balancing act to perform. Finding a suitable tenant a property that will satisfy their needs, allowing them the quiet enjoyment of the property, along with the ability to financially afford the property, and maintain the upkeep and standards promised to the owners. No small token is the controlling owner of the property that refuses to allow the management company and the tenant to fulfill their individual roles without micromanaging. While this over ambitious relationship looks caring and concerning, too much familiarity breeds contempt. Prospective tenants need to do their due diligence...in short DO YOUR HOMEWORK. I was able to match a checklist of conditions before signing and issuing any deposits to PPM. Conditions required 2 inspections annually. Being a good tenant means you get good and quick responses to any problems or concerns that arise. Keep in mind that should the property be within a HOA you have another level of compliance. If you can live with all these cooks in the kitchen then go for it. Talk to the potential new neighbors, read up on reviews and which complaints are legitimate. After 4 years of renting with PPM and an uncontrollable owner (entrance at his own pleasure, all without any filter as to what his role and responsibility to the tenant legally should be) a separation was a preferred solution. Be a good tenant. Don't burn bridges as you are going to need the references from any and all property managers you utilize. If the shoe was on the other foot and roles reversed, I'd feel comfortable owning a property and having PPM handle all particulars (and butting OUT). A note to any current or potential owners, find a property management company that will do the heavy lifting, has the respect of its peers, good business ratings, then get the hell out of the way and let them do what they have been contracted to do. PPM gets 4 stars, not 5 because they did their best to be professional and respectful of the owner who just plain didn't listen and convey to them honestly why renting/leasing was his best option. Moving on.
