Terrible company. As a property owner, they might be very helpful and useful. As a tenant, they will charge you for absolutely anything they can. Over a three-year period, we watched this company go from very good to very disappointing. Effective customer service is sorely lacking now, and it was never more evident than the last two months we lived in one of the properties Jensen (mis)-manages. There is a palpable "renter beware" aura that permeates when you speak to anyone on the phone there. "Use the portal," "That's not our responsibility," and "Sorry, you signed the lease" are all typical responses from the rude office staff. Advice: Take pictures of EVERYTHING before you move in, fill out every seemingly minute detail on the move-in checklist, and even if you do this and leave the unit cleaner than you found it, do not expect to see much of your security deposit. They use it to pay the cleaners and contractors they hire when you move out. Avoid this company if you can. read more

When I reported a burned out stove to management, they demanded that I either pay for a new stove coil, or pay half the cost of the entire oven to be replaced. This is the ONLY property management company I know of that does not refund the deposit. They mislead you in the beginning and say, "you'll get your deposit back." Which is absolute garbage, you won't get it back. Jensen property management is so bad that I wouldn't suggest them to my worst enemy. I like most the staff at Jensen, there a few that are just not nice. The higher ups are actually some of the biggest jerks. This company is absolutely the worst! We have slim pickings when it comes to Property Management companies in St. George. I have never ever recommended Jensen Property Management for any type of Rental, so I am highly surprised that they even have a 4.5 rating on Google. It was not so long ago that their rating reflected just how poorly a company it is. Every negative thing being said about this company I can relate to. I had a friend who rented from them and left the house they rented from them in better condition than when they moved in there. I went over to help him move and to also help take pictures of everything he had fixed. When they left it was immaculate and he had repaired everything that needed repairing. Imagine my surprise when he told me that not only did they lose their entire deposit, there were additional charges that added up to more than the security deposit they left. They nickel and dimed my friends for repairs. What repairs? Nothing needed to be fixed and they cleaned everything including the carpet! How are they in business for so long? The are dishonest and deceitful. In a review in Google, one former tenant says that they hire a cleaning company that is part of their own family. Well, there you have it. Jensen Property needs to support other family members...no "conflict of interest" there unless it is filling their pockets with cash from former tenants who have moved out. Stay away from giving any money to this middleman. You will be ripped off on the way in and on the way out.

Before renting from JPM you should reconsider any other Property Management company, even though options are slim in St. George. I was renting for 4 years and they were helpful trying to get me in to a place and pretty average during my entire stay. Upon moving out though it's a whole different story. The reviews here share a common theme and that is that JPM only refunds about 1/3 of your deposit and the rest they withhold for the "cleaning charge". They have a cleaning company that they "hire" Premier Maintenance and Cleaning but the charges can be argued as unjust. The cleaning company is owned by Jessica Orchard who happens to be an employee of JPM but also the daughter of Jerry Jensen, who owns Jensen Property Management. Although it's not illegal to be in business with family I believe that past and potential tenants should be aware that this can be a HUGE conflict of interest. This is very disreputable and dishonest. So unless you do not care about losing out on your deposit by all means go with them but take a bunch of pictures before and after moving. In my defense I'm not a professional cleaner but I am also not a filthy person as interpreted from the move out inspection report. Jensen property has a terrible reputation in St. George with everyone I know and I've lived in the area since 2004. Can't believe I even bothered to try them in the first place. Never again! Horrible service! They try to get as many people to apply so they can keep the $40 application fees. Don't expect your security deposit back! We cleaned from ceiling fans to baseboards and they still charged us nearly $400 for cleaning. They charged us for the garage door remote when we put it in Jensens drop box. My advise is to not care a bit On how you leave your unit because they will find ways to keep your deposit. read more

I recently rented a furnished property from Jensen. Upon move-in the property was filthy. There was dog hair and urine on the floors, several of the items that are noted on the lease agreement were not addressed to the standard that they claimed. It was clear the property had been vacant for several months and had not been cleaned to their standard upon the previous tenants move-out. After sending a detailed email with pictures and quoting the lease standards, management did respond by providing a cleaner that came to the property for over 4 hours. We leased the property for 3 months. Upon move-out we were charged an additional cleaning fee for things that were not cleaned upon our initial move-in. For example, they charged us for not cleaning the oven, cleaning windows and wiping out cabinets. These items were never cleaned upon move-in. The dirt they documented was there upon move-in! I thought what their cleaning person did was to the standard they expect. So, we basically were charged for cleaning that THEY never completed. The standard of what was expected changed from our move-in to our move-out in order for them to make a charge towards our deposit. When this was brought to their attention, Jensen justified their charge toward the deposit stating that the property only initially required minimal cleaning. Simply not true! Jensen property will nickle and dime you wherever they can. I get the sense they are understaffed and make their money by charging tenants with unfair fees. Overall my concern is that they are not totally upfront about hidden costs or charges. For example, in order to use the community pool at the property you have to pay a $150 deposit for the key. This was not clearly stated until after move-in. Instructions at times were not clear and left me at one point locked out of the gated community because instructions were not provided. Finally, I don't feel Jensen Property Management is fair in their leasing agreement. We moved in mid month and moved out mid month, but still had to pay the last month's full rent. They state in their move-out instructions that may refund part of the month if you move out early, but of course did not honor that to make their hundreds. 15 days before our lease ended the microwave broke. They simply told us that they were not going to repair the microwave because we were moving out soon anyways. So, we should be flexible and understanding, but you can't be....hmmm? Housing options are hard to come by in Mesquite. Jensen Property Management recognizes this and uses it to their advantage to nickle and dime their tenants. I would not recommend them and it may be best to go with Facebook or other non-exploitative housing options. Its unfortunate they could not be as fair and reputable as they claim to be. I rented a house from Jensen for seven years. During that time the air conditioning ceased to function, it was fixed the next day. The dishwasher and microwave failed to operate, both were replaced within a day. Every issue I brought to their attention was repaired within a day or two. When the owners decided to sell the house, I did the what I could to clean the house and to comply with their requirements. I was not able to complete each task specified on their list. As I was informed, carpet cleaning would come from my deposit. My deposit was refunded with the carpet cleaning fee and general cleaning fee itemized as deductions. Both fees were reasonable. I would rent from Jensen again and recommend them to anyone who wants to rent an apartment or a house. read more

Every person I have spoken to at JPM, from my first call, during the entire 3 years leasing this home, to the move-out process, has been profession and helpful and seems genuinely nice. The home was spotless and in perfect repair when I moved in. Literally like new. I had 2 minor appliance maintenance issues in 3 years, both resolved same or next day. The web portal is great, everything can be done on-line, review documents, renewals, set up auto-payments, maintenance requests. I had a great experience with them. I spent two days cleaning it myself. The leasing manager, Mitch, is the most disrespectful representative I've talked to. I've read all the bad reviews. But let me ask how can a company be in business for thirty years and be the largest property management company in the area if they're so awful? Simple answer is - they can't be this awful and stay in business, let alone be the largest at what they do. I'm guessing most of the bad reviews are from tenants and not from owners - typical. I've referred many people to Jensen Property over the years to manage their rentals. Those owners are still using the business after 5, 10, 15 years. That speaks for itself. As for me personally I've used Jensen once when I moved to the area temporarily and I was charged to replace some carpet on the stairs, which did not make me happy. I lost my deposit over it. However, I broke the lease by having a pet, which if you do the math, is why the carpet had to be replaced. MY MISTAKE - Not Jensens. So I'm guessing much of the negativity originates with the renter and not Jensen Property Management. They are by the book and if you're someone who understands doing business that way, you'll enjoy renting from them or letting them manage your rentals. Period. read more

They don't care about their renters at all. We cleaned our town home from top to bottom and had professional cleaners go into our complex. We had to break our 1 yr contract that they had us pay $500 to break it on top of a month's rent when we were already moved out. What?!? This is NOT OK!!! They also said that we would be responsible for the next months rent if they couldn't find anyone to move in even though we already broke the contract and shouldn't be responsible for anything now. If I could give a minus star I would. My property was nearly destroyed and except for only one "low level" employee.... (as she referred to herself) was I having any response or help... The property was in such awful condition after the tenant left - they suggested I wouldn't want to go in until it was put somewhat back in shape. When I did go into property it was dirty and awful. They then placed this tenant in still another of their properties. What does that say for the respect they have for their owners? The question in a previous review.... how can they still be in business..... perhaps absentee owners (which I was) how they are still in business is beyond me. And, yes random charges do show up on the monthly statements.... a dollar here or a dollar there however, several of these dollar charges do add up and who really questions one, two or three dollars in charges. The Mesquite office is rude, disrespectful and condescending to the owners God knows what they do to tenants. There are two people (that I dealt with) in that office that are helpful and concerned however, they have no say in the actual running or renting of properties. My property was in such bad shape I probably would have lost several thousand of dollars should I have decided to sell it. They felt it not necessary to paint or further cleanup before re-renting. Needless to say I left their company and moved on - but heed the warnings of the many reviews. Do not do business with them... either as an owner or a renter. I would give zero stars if I could! This company is a joke & dishonest. 1. During a home inspection with "Prescilla" my roommate who is paralyzed from his chest down, in a wheelchair and cannot walk, got yelled at by her because he could not physically test the smoke detectors in front of her. He told her, sorry you will need to test them yourself because i can't. She refused and said he had to test them. Mind you, he is paralyzed from the chest down, and cannot balance even in his chair. She made him use a broom handle, and try to test them himself in front of her. I had to come home from work and test them because he couldn't even with the handle. 2. Our house constantly kept backing up with raw sewer. We had NUMEROUS plumbers come out, on multiple occasions. Jensen's tried to blame it on "tampons" (Which was a flat out lie!) The plumbers told us it was tree roots. NOT tampons! I have it in writing from multiple plumbers. **The owners ended up being forced to dig out the plumbing under the house, and remove the tree's.** we had enough of their shadyness. We moved into the house in 2009 which was through a different management company until 2015. They were great. Jensen's took over the management, in 2015, and we moved out in 2016. This is just 2 examples of the horror we were put through. I strongly suggest not to rent from them. This company is the biggest crooks you will ever deal with. As the previous reviews state ,you have to carry their rental insurance plus individual renters insurance. This should be against the law. We rented a house that was eleven years old. When the garage door got stuck and we could not get our cars out we sent a maintenance request They came and did a 5 minute adjustment. This cost 98.00. We called 6 garage door repair companies they all charged between 35.00 and 75.00. Then we received the bill from Jensen that we had to pay it. Jensen must get a 23.00 kick back or more. The deposit returned to us was not a fair one. We moved from another state. Had to clean house, shelves, light fixtures, and hair stuck on bathroom floors, when we moved in. Had only 24 hours to give our checklist back to Jensen. The items listed on checklist were not dealt with and in the end we were charged for the blinds and apparently all the cleaning I did (cleaned better than what the move in condition was) cost me$297.00. Never late on rent and feel really robbed. Don't even think the all the cleaning you do, you'll get any of your deposit back. No one inspected with us on premise before we left there. No idea what they cleaned for 8 hours, but I do know I cleaned. The blinds that were replaced I lived with the entire time we lived in house (we didn't damage them) we paid $359.00 for the blinds. Will not recommend Jensen Property to anyone. Say good bye to your deposit, doesn't matter how well you clean or took care of rental. read more

Jensen Property Management will force you to pay an extra 15.00 a month for "liability" insurance that you can only get through them. They will tell you its NOT the same as "renters" insurance, when in fact it is. I am an insurance agent and when I tried to explain this to them they kept telling me its not. In fact the lady told me renters insurance only covered my property. Again I told her that wasn't true, that ALL renters policies have at least 100k in liability insurance built into them. This place tries to scam 180.00 extra out of you a year. Renters insurance that covers not only liability but also your stuff only costs about 10.00 a month, and they want you to pay for their insurance too which they don't provide proof that they even carry!
