If I could leave a 0 star review, I would. they are unprofessional, unresponsive, and will give you intentionally misleading information. We asked if we could early terminate our lease on the 15th of the month after giving 2 full months of a notice and they said yes, we could leave on the 15th. What they failed to mention was we would be charged for the full month regardless of us "leaving" on the 15th because they "don't prorate" therefore we would've needed to give 2.5 months of a notice and leave on the last day of the month. They are intentionally cheats and major *ssholes about it. read more

I've lived here twice in the past 13 years, when I first moved to Pennsylvania in 2006 and most recently after a divorce. There was a reason I returned to this particular apartment community when life decided I needed to start over. The apartments are modern, the neighbors are friendly, the office is attentive, and repairs happen within a couple days. I've yet to find anywhere in the area as modern, clean, and hospitable as Buttonwood Gardens. There are different floor plans available and in both that I've resided, there has been plenty of space for the monthly lease price. I've had friends marvel at the size of my full bathroom. You could practically live in there it's so big. The bedrooms and kitchen are equally as spacious. The neighborhood is clean and it's a great place for kids to grow up in with a great community, nearby schools, and parks. I particularly love all the different events the office staff put on so we get to know our neighbors. They also have a fitness room and a room to host small events! I would not hesitate to recommend Buttonwood Gardens to friends and family as an affordable and modern place to reside in south central PA. They just listed a couple really nice apartments that were upgraded. If you are looking for an apartment, I'd hurry! PS. They are pet friendly! read more

It's hard to break the lease early before it end, you need to pay one month penality if you move before the lease is done, no matter your condition. I need to move out to IL for a new job that I kept looking for more than none year, and now I need to pay this penality because my lease will be done after 3 months of my leaving date, I'm financially broken and no one cares about my conditions. Add to this, I don't know what is the problem,but you can hear every single noise of your neighbor, even their discussions, you will hear that clearly, I had to claim a lot to get some noise downs a bit. I really advise anyone who want to move here to reconsider the choice. read more

Absolutely atrocious management. They seemed nice enough for the duration of my lease (little over a year and a half), friendly enough. Until I wanted to leave. They gave me a few different sets of requirements before finally settling on the "two months notice (not including current month) + one month fee" after I finally started making them pull up the leasing agreement. Meanwhile We went to court over a late payment after trying to work out a payment arrangement with them and being denied. I had gone through an engagement cancelation right before the wedding - after months of hospital stays draining savings - and so was dealing with the financial fallout of trying to stay afloat through such a dramatic financial situation change and losing a roommate/half of household income... along with a major surgery upcoming that will put me out of work for 2 months. I live alone. After weeks I was simply told "fair housing laws mean we make no exceptions for anyone and do not offer payment arrangements. Pay by X date or we'll sue you for it". Come court date, I was told by their staff, in front of the judge, if I don't think I can pay within 10 days to come work things out in the office now that a judgement was placed OR give my 2 months notice to avoid eviction. I go straight there and am told I misunderstood and she never said she would work things out. I pointed out the lie and she began actually raising her voice and yelling, then yelling over me, then storming out saying "this conversation is over!" And until that point I had shown no aggression and was quite shocked at the hostility. I admit at this point I told then to f- off and left. She gaslit me to try and convince me she never said such things, had no interest in working with me, and talked to me like a subhuman. I was shocked. Meanwhile I'm practically begging them to just let me leave. I ended up telling them I'm leaving and will honor a leasing agreement that is current and correct information, and I'll take my own legal action if I have to. To sum up, they are ok when you're here but horrible when you want to leave or if you have a problem. Similar stories from all of my neighbors. They are FAR from professional and have quite a temper. I have no doubt they will comment here trying to claim I was unreasonable or something. I want to leave, they have been giving me different rules (also very different rules for every leaving neighbor Ive spoken to. Over a dozen are leaving this month. ) Their good reviews? They just ran a Facebook raffle to give out $100 amazon gift cards, and the entry was to leave a 5 star yelp review. Something to keep in mind while looking at reviews. EDIT 3/10/20: exactly the comment I was expecting. A request to contact offline, even though we've been in email contact for weeks. And telling me how they strive for "utmost care" "Treating all residents equally" and this is the "best service possible".... while literally yelling over my words and Storming off out of seemingly nowhere. I am a 33-year-old male who has lived in apartments, townhomes, and houses all across the country (Texas, New York, Tennessee, and Pennsylvania) over the course of my life. As such, I have seen a great deal of different properties and have had the opportunity to work with a lot of different property management companies. Because of this, I wanted to write a review of my current property, Buttonwood Gardens located in Hellam, PA, where I have lived since 02/2019. Like all of my other reviews, I intend to break this down by categories to try and give you a full-spectrum overview of what my experiences have been Apartment: First and (maybe) most importantly, let's discuss the apartment. I live in a 2-bedroom, 1008 sq ft apartment that features a really nice center-island in the kitchen. For me, since I love to cook, this was a major selling point for me. But it is really important to note that this property has a bunch of different floor plans and that the center island is not a standard feature. So, if you aren't as culinarily-excited as I am, than there are other cool floor plan options and features for you too. Overall, the spaces are really open and configured very well. There is not an overwhelming amount of space in any of the rooms, but the rooms are all very intelligently configured to allow for maximum space for all of your things. Some of the things I like the best are as follows: + Big Windows + Intelligently-Configured Rooms, allowing for maximum space with plenty of outlets + Great Apartment Flow, it helps the place feel like home, and not just another cookie-cutter apartment + Good Quality Carpet, fixtures (lighting and bath), etc. + Gas Stove and heat + Included Washer and Dryer + Very safe + Pet-friendly community! + Plenty of parking Things I wish Buttonwood Apartments would include: - Handles/knobs on kitchen cupboards - Better weather-stripping and insulation around front door - Gas Hot Water Heater Despite the few things I wish were included at this property, the positives far outweigh the negatives. 4/5 Property Management Team: This is one place where Buttonwood really shines. I have had wonderful interactions with staff who actually seem to care about their residents. Ashely and Nicole have been awesome! In fact, they regularly setup themed 'Community Events' (Cinco de Mayo, Easter, etc.). These events are always relatively small, but I always try and go because they are so nice. Plus, it is really fun interacting with them. I think it is a real nice touch that they actively try and engage with their community, and also try and connect the community in fun activities and events. Additionally, we have had some regular difficulty with some of our neighbors being extremely irresponsible with their dogs. Each time we have contacted the office, they have responded promptly and with action. They care. Property Management Team: 5/5 Maintenance: Again, this is another place where they excel over previous properties I have lived. Each time we have had a serious maintenance request, they have promptly handled the issue. Not only that, but more times than not...they do it right the first time so you don't have to make multiple requests for the same thing. They aren't perfect here, but better than most. Even after the fact, the quality of the workmanship holds up so you don't have a repeat issue of something that should have been fixed. Lastly, it is important to mention that the people coming in and out of your home are nice and trustworthy. I have lived some places where the maintenance people look like they are contracted through the local prisoner-exchange program. I do not have that same concern at Buttonwood. Maintenance: 4/5 Cost: At about $1/sq ft, I believe that I get more than I pay for. The quality of the apartment, coupled with a community of people who manage this place with great care really makes the overall living experience very positive. Despite all that, there are some things I wish were included for the cost. Some minor upgrades and aesthetic improvements would definitely bump this category up one point for me. I would love a ceiling fan or two, knobs on the kitchen cupboard and drawers, and some other minor touches that would truly enhance the overall cost/value ratio for me. Overall though, I am very happy paying for what I receive in return. Cost: 4/5 Final Thoughts: This is one of the few properties I have lived at, that I would live at again should my lease end tomorrow. I have never renewed a lease with an apartment complex, townhome, or other property; but I would here at Buttonwood. With its great location that is quiet and homey, but still a quick drive to all traditional conveniences, I really think this community is positioned really well for anyone working in York or even Lancaster. If I could go negative rating I would. Before I left PA I had reached an early termination agreement. The apartments sent me the paperwork and once I completed it I submitted it, IN PERSON, and asked if everything was correct. They said everything is fine and told me I could leave whenever. I left immediately, considering it was the nastiest apartment I had ever lived in up until that point. A few months later I'm being hounded by debt collectors looking for $12k. I disputed this and spoke to the apartments who told me that whoever handled my account no longer worked there. I told them it's incorrect and they kept arguing with me that it wasn't. Then all the sudden the collection went from $12k to $5k. What?!?! I called them back and asked them what the charges were even for and no one could give me an answer. After that, they said I didn't fill the paperwork out correctly. How convenient considering the lady who handled my paperwork no longer works there. They're a scam, unorganized and nasty apartments. Dog crap all over the place, paper thin walls, crazy random people knocking at your door. Oh and don't order any Amazon packages because it'll get stolen. On my first day there there wasn't even a fridge! They didn't even look to make sure their future resident was taken care of! If anything they should be paying me to live there and thank god I got out of that dump. They must've also kept my security deposit even though I never even unpacked and had only lived there briefly. I literally didn't touch a thing. So why did they keep the deposit?! What's done is done. I got the shaft. I'm just hoping that this review will save someone else from the horrible and unprofessional "team" that works there. I recommend NO ONE, no matter how desperate you are to move, live at these terrible apartments. read more

When I first moved in, it took them 8-9 weeks to make the initial repair visit to the apartment. In the 8-9 weeks, I made 6-7 appointments with the leasing apartment with times and dates for them to come fix the issues. Each time, I asked for them to call me prior to the repairman coming so I could crate my dog. It wasn't until after two months of me living there did they make a sudden unannounced visit to my home. The un-uniformed repairman pushed past me and entered my apartment, and tried to pet my dog by lunging at it. My dog reacted as any dog would and growled and barked at the man. In the confrontation, he nicked his hand. Hours later, I get a notice that my dog is being evicted due to my dog having "attacked the repairman." When I went to the office to dispute the claim, the manager said that my dog had "run around the kitchen five times and bit a hole in the repair man's hand" and that she "had the documents to prove it." She also waved her hands at me and shouted that she "wasn't afraid to use [her] lawyers" to "get that dog out of here." She then said that she had "records from the county and from corporate" that my dog was "a menace to society." She also demanded that if I "did not remove the dog permanently within 24 hours," she would "enter the apartment unannounced to do spot checks on whether or not the animal was still present." I asked if I could terminate my lease early and pay two months in advance, the manager stated that I would be required to pay five months in advance. After moving out at the end of my lease term and having to deal with the whole debacle of rehoming my dog, they still charged me incorrectly $106 for their own carpet cleaning though I submitted the receipt for professional carpet cleaning after I moved out AS REQUESTED AND REQUIRED BY MY LEASE AGREEMENT. And dare I say, they also threw away all mail I had received after vacating the apartment a couple weeks prior to my lease ending. So though the apartment was empty, I still legally had the apartment under my name. But somehow they thought it'd be a great idea to just toss any and all mail and packages I received. Also, should I mention, I did keep the apartment in tip-top shape. Even the carpet cleaner was surprised with the condition I left the apartment in. So by right, I should've gotten my deposit back, minus the last month of utilities. Seriously, RP management and Buttonwood Gardens has been a demonstrably horrid company to work with and is awful to their tenants. They've been dismissive and rude. If I could give them negative stars, I would. Stay away from this company and their properties. Especially if you have pets and want your deposit back. read more

Buttonwood Apartments is one of the better apartment complexes I'd advise anyone to move it. It's very quiet here, not a lot of noise, pet-friendly, the neighbors are friendly, the location is great as it's close to the interstate, within a 10-mile radius of any store, restaurant or activity you'd want to do to even include 3hrs from DC, Maryland, Philly, NJ, and NYC. When there is an issue the property managers and maintenance crew respond very quickly and the rent is reasonable. Definitely pick your next move here. read more

Brianna and Ashley are very friendly and answered all of our questions and made us feel comfortable. I love cooking and really like the layout of the kitchen with more than enough ample space. I love living at Buttonwood Gardens! The community is very clean and very well kept. The staff is very helpful and responds very quickly to maintenance requests and general questions. It's wonderful living in dog friendly community, and I especially love the fact that doggie waste bags and bins are provided for residents. Management frequently hosts fun, free events in the common area and it's a great way to meet your neighbors and unwind. I love that my complex is so close to major highways, restaurants, and attractions. Most importantly, I feel safe in my community and appreciate the Hellam Police Department for frequently patrolling the area. read more

We have just moved into our apartment recently and had a wonderful experience. The office staff was helpful in setting up our lease agreement and have been quick to respond to any questions we have. They have been exceptional at returning my requests for any maintenance tasks and following up. My only request is that I wish they had a pool! read more

The staff at Buttonwood Gardens is very friendly. The issue i am having is that they are not helpful. I have had several issues this year. Back in April my apartment was infested with ants now in fairness to them this was during the covid 19 lockdown. However when I called they said insects were not considered an emergency. So I had to take care of the problem my self. Another problem I have had over the years is they are supposed to do a yearly inspection they tell us the week they will be in. So i have to crate my dog the whole week and then in the 2 years I have lived there they have yet to do a safety inspection. They have canceled it on three different occasions. Twice due to snow and 1 due to extreme heat. The third issue i had today was i have bee's building a nest on my back patio, and they said I would have to wait 2 weeks for that problem to be taking care of. They did say I could feel free to spray anything I would like. Not the best idea with my allergies. I'm just frustrated that it seems due to the policies of the corporate office. I am often left to take care of things both physically and financially myself and its just frustrating to pay rent every month and not get the help you need and deserve due to policy. read more

I've been living here for seven months now, and it's great. Very pet friendly, both in policy and practice (they have pet stations with doggie poop bags and trash cans in every court yard). Gym is small (2 ellipticals, 2 treadmills, a bike, and a handful of weight machines) but it's always very clean and has great hours- I use it every day and never have to wait. The apartment is very comfortable. And management has been great, especially the maintenance people. Online payment option, and maintenance requests. The three small things I've needed fixed have been corrected in within a business day of my request. Quiet neighborhood, plenty of parking, easy access to shopping/highways/commute in to work. Quiet place to live. Very pet friendly policies, not the cheapest but definitely the best/most open policy I've seen in a while. Modern, basic amenities, multiple floor plan options as well as first and second floors. I recommend the two bed room, one and a half bath second floor. Decent but small gym. Great area that is quiet, off street parking, nice side walks and easy walking distance to a small park, playground and a little farther tennis court, basketball court and baseball field. Second floor apartments have a nice deck though many are positioned for blazing sun in the summer. Finally, decent and responsive maintenance staff. Drawbacks are rent always seems to go up and the leasing office staff is not really been involved in the complex community. Perhaps I was just spoiled by the previous staff and ownership? So really, the staff thing isn't a major drawback just noticeable. I would tell a friend to consider moving in. read more
