Kevin Reed is a well-seasoned individual in the real estate industry (Since 2005). He is also an architect. In January 2022, I entered a contract on one of his homes at subdivision "Westmont" after my agent confirmed that this home was NOT in a Homeowners Association. My agent also pointed out that many previous homes in the same subdivision had been sold as non-H.O.A. In March 2022, right before we were scheduled to close, Kevin Reeds real estate broker notified my agent, previous and pending homeowners that homes had "accidentally" been sold as non-H.O.A. for many months and just like that, we were trapped into an H.O.A and we had to pay up annual fees. Do you really think they "didn't know"? Of course not. I wasn't happy about this. When I stood up to them via email and also pointed out the house was missing soffit vents, my contract was cancelled without cause by Kevin Reed. Soffit vents are important for proper attic ventilation. To avoid losing my locked in sub-three interest rate and becoming homeless, I offered to accept the house without the standard builder's warranty since they didn't want to build it correctly. After closing, I received a substandard home with many issues. If you drive through Westmont today, the homes in the front fenced in area, do not have fences around the ac condenser nor two trees in the front as their H.O.A. Declaration states but Texas Hawkize Property Management still was nice enough to send everyone threatening letters asking homeowners to remedy this or face legal action. Why did these home builders and property manager feel so comfortable behaving this way? This involves many homeowners, not just me. What a cluster of a mess. KCBD Investigates received supporting documents and was informed of this last week.
