HOMEOWNERS BE AWARE! DO NOT PAY FOR THE ITEMIZED BID!!…read more We hired Nathan Casey to do an itemzied bid for our home remodel project. He charges people $3,000 to give a detailed bid for projects. Our experience led us to the conclusion that Nathan was more interested in charging us for an estimate and that he ultimately had little intention of taking the job (unless we bit on his extremely and surprising "final bid"). We'll explain why. First he gives you a ballpark number. At the time we already had all of our architect and structural drawings that he reviewed. And he had come to the house a couple of times. His delivered an estimate that ranged from $500K - $800K, without any details about what drove that range. Knowing what we know now, that should have been the first red flag. Someone with his background and experience should never had given that large of a range as all plans were done, and most of the major materials were chosen. Yet, we hired him to do an itemized specific estiamate, for $3000, so that we could seriously consider him for the project. After agreeing to pay the fee and hiring him, he missed deadline after deadline of providing us a final bid we could consider - which jeopardized our ability to commit to the contractor we ultimately selected while we waited. He told us that his estimate would take 4-6 weeks and we didn't have a final number until over 8 weeks. He kept forgetting specific information that was given to him, like what materials were being used where. He also kept misunderstanding the structural drawings and insisting that the information needed validating (which it did not, we are using the same structural now for the job and they are correct). Also, as an interesting corroborating side note: his final bid never involved his stated intention to inspect our attic and crawlspace/foundation to ensure accuracy. Is that evidence that his "final" bid wasn't in good faith, accurate, or best practice... given the substantial work to our foundation and roof in this project? As we communicated to him in person, the fact that he gave us an "original range" in writing of $500k-$800k for our project (which included full architectural, engineering, electrical, and most all design plans)... but he still required $3000 for an "accurate bid"... only to then deliver a final bid at $830k without any project scope change... was revealing. When we asked him point blank: "under what circumstances was this project ever possible to be $500k"... he provided no answer. Interestingly enough, after many delays and us pinging him on delivering his final estimate over the 8 weeks we engaged, when it came to collecting his $3000 bid fee Nathan then frequently emailed and texted us, and was very focused and communicative around collecting.

He's worked on multiple projects for us since 2001 First on a 1927 Berkeley house that needed major work due to water/rot damage, where Manuel and his team calmly brought the whole back wall and corner down to the studs and then strategically restored the framing and all the details. We replaced 15+ windows. A huge undertaking that was really just another day's work for them. We were able to feel safe and calm, because they knew exactly what they were doing. Their work was just beautiful. Recently, they have spent the last few years helping us, on-and-off, to remodel a Bay Area home with 4 sets of French doors, skylights, vaulted ceilings, electrical, heating, plumbing, a large wrap-around 600sf deck, outdoor arbors, kitchen appliances, gas, and 160 linear feet of fencing with an additional 3ft retaining wall (9ft total height). We were completely happy with the work he performed. We recently contacted him again to do a complete make over of a 700 sq. ft. space that we use as a guest room. Once again we were completely happy with the work performed by Javier and his excellent crew. The highlight of the work performed was the stunning redo of the bathroom. It was a complete demo of the old bathroom and the results were fantastic. Everyone who has seen it and remembered the old bathroom were amazed at the results. Some specific highlights of the work performed on the project: All of the workers Javier used on the project were outstanding. They were, polite, skilled and cooperative. Javier was always available at critical points in the project. We were especially impressed with the painting that was done. It was equal to that of any painting contractor. They always completely cleaned up and hauled away all trash. Not a trivial item. They performed several tasks that were not included in the work order. In one case a sofa bed delivered by Ikea for the room was left unassembled even though we had paid Ikea to do so. (still have not resolved this with Ikea). Javier's workers put it together for us. In another case; we had ordered carpeting from Home Depot and they were to move the furniture out of the room and remove the old carpeting. They showed up a day late with only one installer. It was clear that one person was not going to be able to do all of that. The installer left without notice even though Javier's crew offered to help him. In order to keep on schedule Javier's crew removed the old carpet and moved all of the furniture out of the room. Home Depot did show up the next day with 2 installers and because they didn't have to any other work got the carpet installed. Probably would not use them again. Javier flipped my kitchen and two bathrooms. His guys were good with framing but terrible with…read moreplumbing. In the upstairs bathroom, they had a problem with the toilet flange, and then poof! Problem solved! 5 years later, the flange was leaking and the ceiling downstairs is dripping. The toilet was glued to the floor with RTV and that was hiding a massive leak! Turns out they shoved in two wax rings on top of each other, and there was a cone that restricted the drain down to about 3". The cone prevented a flush from dropping immediately down the drain, and the wax ring sandwich leaked! The cone also caused a lot of clogs over the years. Now I have an almost $6,000 plumbing repair, I have to patch my ceiling, and I have a mold issue! There's never time to do it right, but there's always time to do it twice! I also found old cans of Modelo in my attic after the flip!

I was impressed with his work ethic and eye for detail. He was spot on on the initial layout and the next day for mortar he did the same meticulously spacing 1/8 and 3/8 inches for the layout.
