I had a pretty good year renting an apartment through Cabrio. However, issues began to arise when it came to their renter's insurance third-party company. The service that they use and choose to pay takes months to add in renters' insurance information, adds extra charges in the meantime, and will not remove the extra charges despite them confirming multiple times that they will. I had called their third-party service multiple times regarding extra charges, and had gotten confirmation from cabrio itself that all of our rent payments were properly taken care of, so I was extremely surprised when I saw a deduction on our security deposit for utility charges that had most definitely been paid. I contacted the property and was informed that we had extra charges, and I repeatedly asked if it was due to insurance charges and if I could be refunded if it was, because the insurance and rent were paid on the same account. After getting some attitude for reminding them of Michigan law regarding withholding a deposit for unauthorized charges, I called cabrio and they told me to call Lease track and they informed me that I would have to call Cabrio and have Cabrio contact Lease Track since I do not have a Lease Track account, but cabrio does. Now I am unsure of when or how I will get refunded, and cabrio appears to have zero concern for the third party they select. read more

I would like to warn everybody that considers using this site that just because a property is listed, doesn't mean that 2 months after getting confirmation of your waitlist confirmation they won't tell you that the house is unavailable to live in for the next two years, while only being given 2 additional days to find a new property to apply for. Ive never been less likely to suggest a place to live than cabrio properties. Not only are they extremely unprofessional, your quality of living will drastically decrease. Gabrielle Perry works for the leasing office and is more than rude, it is quite literally inexcusable how she speaks to her residents. The entire buildings are built completely horrible, doors are cut crooked, windows can not be fully closed, and you can forget about feeling safe. Doors are not locked 24/7, although they are promised to be, homeless peoples are welcomed into the building to roam freely. This property management is a joke to say the least. Actual apartment was fine, but management company was difficult and incompetent and common spaces (parking lot, sidewalks, and laundry room) were neglected. If you're a graduate student, I strongly recommend looking elsewhere. A few, of the many, issues we dealt with: - One of two on-site washers was out of commission for months. Caused a tremendous back up anytime the one washer was in use. - One of two on-site dryers was out of commission for weeks. - Snow and ice was not treated. We bought our own shovel to clear ice and snow. We learned after the fact that you can report untreated sidewalks to the City of Ann Arbor which can result in a fine. - Maintenance staff stained a rug and bench pillow with their tools and often tracked mud throughout unit. - Many noise issues after 9pm that Cabrio would not help resolve. - Constant smell of marijuana and cigarette smoke from inside and outside out unit. Cabrio did not help resolve these issues. - There were a number of problems with the parking lot - cars getting hit, cars parking in wrong spots. - Response time for emails and phone calls was sometimes 1-2 weeks, if that. Often times, had to follow up multiples times to get a response. Additionally, be wary of the number of stars. Cabrio was cherry picking and compensating residents for reviews when we first moved in and more recently, linked their reviews for maintenance requests to overall reviews. I have lived in a Cabrio Property at 1014 Church since June and have had a multitude of issues with them regarding wasps, the parking lot, exterior lighting, and now most recently they left my apartment unlocked after a tour was completed in my apartment. During my last year in graduate school, I rented an apartment at 1117 W. Huron (Huron Flats) from Cabrio Properties. I have rented in Ann Arbor for eight years and have never had such a negative experience with a landlord or rental company. During our time with them, Cabrio used every opportunity to extract money from us. We regularly received emails threatening us with excessive fines for everything from trash pick-up to lost keys to dead batteries int eh smoke alarms. None of these fines were mentioned in our contract or at our initial signing. It's also clear to me that Cabrio uses tenant security deposits as a revenue source for routine maintenance--a practice explicitly forbidden by Michigan and Ann Arbor statutes. I have rented many places in Ann Arbor and have never been charged a security deposit. We took excellent care of our apartment with Cabrio and they (predictably) responded with excessive charges. They charged us $75 to remove a water spot inside of our cabinet, $65 to remove an ink spot from a linoleum floor, and $250 to remove an ink spot from the carpet. We also received a vague $100 charge for "removal of trash/extra cleaning." As far as I can tell, the "extra cleaning" involved wiping off some streaks from the front of a kitchen cabinet. When I called Cabrio on the phone for clarification, their representative tried to justify their charges and fines by claiming that were were the first people to occupy their apartment since its renovation. This was a flat-out untruth. When I called him on this misinformation, he fell back on a weak rationale that many of their tenants were first-time renters and needed close supervision. Not exactly the kind of attitude I like hearing from someone who I'm signing a contract with. read more

Let me first start by saying I have lived in community style living in many other major cities. Every place always has some opportunities. It's how the management company handles those situations that empowers you to renew or find an alternative option. I have lived at the Huron Flats for about three months now. From the tour to signing the lease ---everything here has been done well with care. Sarah Ready has been my contact at the management company. I had a few minute issues when I moved in and she addressed every issue immediately without hesitation. That is impressive! The maintenance team truly care about your happiness and will often follow up on request after complete to ensure you are satisfied. The people that work here make me feel valued and appreciated. After coming from a Singh property where they did not maintain their units or show compassion for their tenants this company is truly refreshing. I have been blown away constantly by the amount of care I receive. Honestly, I am very happy living here an having them as a property management company. I have had several other landlords in Ann Arbor and they are by far the best experience with a property management company I've had. I like their online systems for rent payment and maintenance requests. Their maintenance team is prompt, easy to work with, responsive for after-hours calls, and they follow up to make sure the work was done well. My neighbors are nice, the community is great, and the parking situation at my property is easy to deal with. I recommend Cabrio highly as a property manager. I live in one of their apartments. They sent out an email saying they're adding charges in the middle of our term. They're adding gas bills, and are charging us retroactively to boot, which implies they've been keeping track this whole time. Is this even legal? They also send out mass emails regularly threatening and scolding the residents for nonsense that's either not our fault, some specific person's fault, or not in our agreement to begin with. They tried to bribe us with the "opportunity" to be their trash man for just over 30 cents a day. The apartment itself is fine, but they're such scumbags I cannot give them above one star. read more

Very expensive low quality housing that preys on out-of-towners relocating and renting sight-unseen. No option for a month-to-month lease. No support with relisting a unit should you need to move before your lease is over. As a working professional, I find it difficult to find descent housing in AA. I'm honestly not surprised about the horror stories that have come from this management company. To be fair, McKinley is just as bad but Cabrio is up there with evil landlords who will burn in H E- double hockey stick! I had the unfortunate experience of having my apt bought out by Cabrio 3 years ago. I've had some time to cool off and now I live in an apt with a very reasonable landlord. They bought 1000 West Huron from a really nice independent landlord. They increased our rent 100% from $750 to $1500. I was shocked and disgusted! Erin and Bennett said we had the distinct honor to live in luxury apts. In truth, the hardwood laminate looked hideous (think gaudy and ill-made) and the hallways still reeked of cat urine. During construction Cabrio was so disorganized, inconsiderate and rude. Worst off, uncommunicative! NO NOTICE, NO EMAILS, nothing. I don't really blame the construction crew (these guys aren't the nicest but its not their job to send emails). For months, we heard lots of drilling and odd sounds at the crack of dawn.. we never knew what was going on! One day our entire floors were being redone- we were trapped in our apartments. Another day, they shut off water and gas WITHOUT notice! Luckily I'm a night showerer, otherwise I would've had to show up at work showerless and dingy. No one sent an email or posted a sign. I get that you're renovating but you have an obligation to inform tenants so that we can plan ahead. My biggest complaint, like other Yelpers, is how condescending Cabrio is over email and over the phone. They said we had the "opportunity" to earn $10 a month by taking care of trash and recycling every week. Wow really?! 10 bucks a month to be a "trash man". Why are we wasting our valuable time at the U of M when we could be picking up trash for 10 bucks a month?! Every time something went wrong they would send out threatening emails and threaten to fine us into the Stone Age. First off, building relationships with your tenants and treating them like human beings will solve 90% of the complaints you might have as a landlord. Finally, there's the lack of follow through on renovating & routine maintenance. Whenever things were late or flat out weren't done by management-- well then there was excuse after excuse. I had 2 out of 3 owners tell me they had a "family emergency" when there was no communication or responses to emails. I was and am still disgusted by this company. Stay away at all costs! read more

I have never had such poor treatment from a rental company. We constantly receive emails threatening fines for smoke detectors, and garbage. Additionally you might get 12 hours notice on maintenance staff entering your apartment or of a showing. My roommate and I rented an apartment at Fritz Lofts from Cabrio. We were shown our unit as a two bedroom, but later after a city inspection told that the apartment we had already renewed a lease on was legally a one bedroom. Cabrio properties removed the wall between my roommate and my bedrooms and installed a flimsy accordion wall , that is neither sound or light proof. They refused a rent reduction for a now one bedroom apartment, until we brought in a lawyer to renegotiate our lease. In addition to being rented a one bedroom as a two bedroom, we have had ceiling leaks, broken stairs, and a broken furnace. The Fritz Lofts is a poorly maintained complex and Cabrio Properties is a poorly managed company, that takes advantage of first-time renters. read more

Although I lived in Manhattan and Brooklyn for six years before moving to Ann Arbor, not places known for gentle landlords, I have never been treated by a landlord like I was by Bennett Borsuck at Cabrio Properties. First, the terms of the lease and the move-in date were completely misrepresented to me. When I showed up in Ann Arbor with all my stuff I was told then, and only then, that construction had run long and I would have to wait two weeks before I could move in. At the end money was extracted on two counts from my deposit without telling me why, or that it was going to happen. Bennett and I spoke twice before the return of the deposit, and neither time did he mention that they were claiming I was $300 short on the rent (wtf?!) and that I would be charged $150 for clean up (even though I cleaned the place . . . and we had just spoke about the return of my deposit in full). Then, while living at the property, my privacy was invaded countless times throughout the year in order to show the apartment or do inspections. Bennett felt no need to call or contact me before coming over, and indeed before even unlocking and opening the one door to the small apartment (it was a studio, so one door to the one room - my bedroom). He walked in on me sleeping in my underwear multiple times, without apologies. Once I angrily shoved him out of the apartment in my underwear the third time he stopped doing it. Bennett also has the habit of using any available tricks in order to rip you off. Get everything in writing with him. Seriously!!! Verbal agreements, no matter how simple and basic they seem to you, mean nothing to him if there is money to be made. In other words, just stay away from Cabrio Properties and Bennett Borsuck. read more

I moved to Ann Arbor in October and needed to find an apartment. It was a weird time of year and I found a lovely little one bedroom at the Atrio apartments. The move in process was easy and I was even able to get my keys before Nov 1 so that I could move in the day before (which was a Saturday). A few weeks after moving in I noticed that the heat was broken so that no matter what I set the thermostat to it would heat up to about 80F! I called Cabrio and they had someone come out that day to fix it. I also made some suggestions of things I would have liked to have in the apartment (i.e. another towel bar in the bathroom) and things that were not in perfect condition (the shower head was loose) on the move in form and these were also fixed promptly. Also, I like that there is no monthly fee for having a pet. That seems to be a standard at a lot of places in Ann Arbor and I think that's weird. I was surprised to see so many bad reviews. There are definitely things that I would change in the apartment if I owned it, but those things are only aesthetic. I would love to be involved with some yard maintenance for money off rent, but unlike other reviewers I haven't been offered that opportunity yet! I'll update my review when I eventually move out to see if I get back my security deposit. If I do I will totally be giving them 5 stars. And maybe I'll post a picture of my cat. read more

I lived at 1000 W Huron Street for my first year of graduate school with my boyfriend. It was a convenient location and right across from a bus stop. Be careful when you sign your lease. They cut your last month 10 days short for "move out days" but they charge you the same amount for rent for that month, which in my opinion is not a fair way of doing things. Also, if you are able to select an apartment, be aware of getting assigned to a basement apartment. The nice thing is that is right across from the laundry room, but there is NO air conditioning in the basement apartment. The rest of the units in the building have AC and are the same price. In the summer, it is very difficult to keep cool with just fans and window AC units will not work with the window style. It also got unbearably humid being partially underground, so we ended up buying a $300 dehumidifier and were emptying it 2x daily. The upgrades in the kitchen were nice and were my favorite part of the apartment. There were occasionally bugs/spiders but that was to be expected with a basement apartment, and peppermint spray along the windows that are at ground level helped cut that down. When we moved in, we had a few repair requests that were only done a month later. When we had a plumbing issue in the middle of the year, we had a much faster response time, which i'm guessing is due to how busy it is during move-in season. They do own a lot of properties in Ann Arbor, so just realize you're dealing with a large company trying to manage so many buildings. The main reasons we decided to move were we wanted to get a dog (not allowed in the renovated apartments here), we were unhappy with the cooling issue and humidity during the summer, and we wanted laundry in-unit. read more

I'd choose 0 stars if it was an option. I haven't dealt with many property management companies in my life, but I do know something bad when I see it. Cabrio Properties is very disorganized. On top of that, they are dishonest. I lived in a house on Packard Street, stored myself in their locked basement over the summer, expecting to get it when I came back. A friend offered to move it a month before I left, peaked into the inner-basement door, saw all my belongings there, the door was locked so he couldn't get in. Dealing with the employees at Cabrio was a nightmare, so out of the loop on everything and unhelpful. Finally when I returned to school, hoping to grab my stuff from the basement, they unlock it and said it was cleared out, that it must have been "stolen". C'mon Cabrio, the only people with the key were your people and the door was too heavy to be broken down/showed no signs of damage. Dishonest. Any ways, all my stuff was stolen. Lots of sentimental value that will never be replaced. Despite communication with the employees, they never let me see the basement for myself. My stuff could still be there, I doubt it, but why the sketchy behavior? I don't understand how a company, who expects business from college kids could be so unprofessional. Landlords on college campuses should be respected, these guys, totally should NOT be. read more

I rented at Huron Flats and would never live there again even if rent was free. They tout a recently remodeled apartment when it was just cheap laminate flooring, with cheap laminate counter tops and carpet that disintegrates with a regular vacuum. Huron Flats is allegedly smoke-free but it smells of weed or tobacco smoke on the regular. One of, what I thought was a tenant, even offered to sell me drugs when I was unloading my boxes. Turns out he was not an actual tenant, he just squats in one of the apartments along with some others. Tenants and random people who do not live in the building have parties on all days of the week, so good luck studying in your apartment. The floors and walls are so thin that it sounds like my neighbors are about to crash through the floors and/or walls. I can hear every word of conversations spoken in a normal voice. Security is lacking - the door is always propped open or the lock is broken. I've even witnessed the office team propping the door open. There have been thefts in the building. My packages have been stolen from the mailbox. Only good feature of Cabrio is their great maintenance team. Very responsive and competent. Save your money, go somewhere else in Ann Arbor. Be weary of positive reviews in December 2015. As Yelp may have showed you, they paid tenants to leave positive reviews. Shady. read more

THIS IS THE WORST PROPERTY MANAGEMENT COMPANY. DO NOT GIVE THEM ANY BUSINESS. When I submit maintenance requests, many times it doesn't get acknowledged and it is simply erased/closed. If they do respond, it takes a while for them to actually do the repair. If you lost out because one of their appliances didn't work properly, don't expect any refund or compensation. I've requested it and they just blew me off. If I had more time on my hands I would have made a lot of noise. The property is not maintained well. For instance, during the fall there were leaves all around and it took a few weeks before I they got their act together and actually cleaned around the stairways and such. In order to get good reviews on sites such as this one, they offer a rent credit of $10. I have pasted the email below. Students are going to do whatever it takes to bring their expenses down, but don't be fooled by these false praises. This isn't a place to live. And as another reviewer stated, they will offer a rent credit of $10/month if you volunteer to take out the recyclables every week.
