I have had a very difficult past couple of months when it comes to housing security, but one bright has been the care, humanity and help offered by Katie Chase. Katie stepped up when my assigned property manager left me out in the cold (literally). Not only did Katie take on someone else's duties, she met with me, gave me facetime, gave me her number and was accessible after hours and helped me find a solution in the interim and she will never understand how much that means because I cannot put it into words. The other property manager that was assigned to me should literally be directed to shadow Katie, and though you cannot teach certain things, I'm sure just a bit of her training will rub off on that manager's ability to meet people where they are. Keep up the great work Katie, Oxford should give you a promotion you need to be in leardership. Oxford seems to have a justified bad rap overall, but I truly appreciate you Katie! - NB read more

Unprofessional and petty management I would not recommend renting here. When I moved out, they deducted $100 from my deposit just because I left behind a twin bed (which costs less to dispose of). On top of that, even though I was only two hours past the move-out time, Katie or should I say Karen, put an eviction notice on my door. Completely unnecessary and unprofessional behavior. If you want fair treatment and a respectful landlord, look elsewhere. read more

I have a duplex in Ann Arbor managed by them, horrible experience for past two year, does't reply my emails, late mortgage payment cost late fees, miss statement report every month, the statement report is printed in paper and then scan and send to you, all the descriptions on the report are cut to half, it's hard for you to figure out what cost you(see picture). also they charge $10/ month bank fee for keep tenants deposit. the best part, with all these horrible server, they even send me a email and request me to rate them "Best of Ann arbor"! Are you kidding me? I finally can't handle anymore, switch to another pm company in Ann Arbor. for anyone who looking at this, don't judge them by my review, do your own home work, make your decision wisely. read more

They're not slumlords but a fancy logo and office front don't mean they run their business with efficiency nor integrity. I'll preface by saying that the repair, landscaping, and maintenance guys for Oxford are EXCELLENT. I'm sure they're overworked and underpaid compared to the sub-geniuses in their admin offices. Since Oxford tends to gobble up completely decent, smaller companies in Ann Arbor, you probably won't have any choice but to rent from them. In which case: always document EVERYTHING. Phone calls, emails, move-in inventory, photos---keep a digital or paper trail because it's one of the more incompetent finance offices I've ever dealt with. Unfortunately, Oxford bought my original management company. Something told me to document the shit out of interactions with them and I'm glad I did. Example: for a couple of months, I kept ending up with a massive credit on my monthly invoice (an emailed PDF document---what year is it? 2002?). That would seem like a good thing if you're dishonest but I also knew if I didn't get them to straighten it out they'd come back at me down the line owing them money and probably a big penalty to compensate for their screw up. Turns out some numpty FORGOT to charge me rent for a whole month. I actually had to utter the words, "I can't believe you're arguing with a tenant that they don't owe you money." Also, the water bill was paid directly to Oxford when they remembered to invoice it. About a year and a half into my lease they tried to have me move the bill into my name along with a $600 deposit to the city water company. Uh, no. Refer to the lease. They backed off of that only to raise it again about a month before I moved out as if the previous conversation never happened. Groundhog Day but nowhere near as funny. TL;DR: DOCUMENT EVERYTHING because Oxford will, intentionally or from being stupid, try to jack your funds. read more

Where should I begin. I signed up my residential apartment contract with Oxford in Jan 2013. Two weeks later after signing the contract, Oxford called me and said the contract is canceled because the property owner has sold the place to another person. Since I have no time to go to court and figure out who signs the contract with rights first, I voided the contract with Oxford and rented a less suitable apartment from them. My mistake starts from giving Oxford a second chance. The communication was not smooth from the beginning. Most of my emails are ignored for more than 2 weeks and my voice mail is never returned (never got through their line and always hit the answer machine). When signing up with the new contract, the lease is set to start on 8/30, which is one month after the starting date of my school. I have to find temporary housing because of them and move multiple times. (Aug sublease is hard in AA). I was indicated by the management that an early move in option on the 8/16 is very likely to happen. But until 8/2, one day passed the promised decision deadline, I was informed the early move-in is not possible. This costs me to move twice before starting my official lease. Overall, I feel the customer service is not Oxford's strong suite. read more

Be prepared to encounter some of the rudest people you've ever met, live in very old, poor conditions, and pay for a bunch of stupid things you shouldn't be responsible for. I have an ESA and had given them valid paperwork prior to moving into their apartment. They did an inspection at some point and when they saw there was my ESA, I received an extremely rude email saying to remove my animal immediately. I had proof that I had submitted the paperwork, but they caused me a lot of emotional distress because I have my ESA due to disability. The apartment was falling apart all the time. Cabinet doors unhinged, bathtub clogged up and disgusting from when I first moved in, parts of the toilet were broken, the screen door was broken, the screens on the window were cut out and broken, there were cracks and water damage everywhere, the washing machine and dryer next door doesn't wash and dry your clothes and it costs like $4 to wash and dry, etc. We had to pay for repairs that we were not responsible for too. They would randomly shut off the water to do work on their properties nearby, but would not let us know and we would be left without water at times. ALSO. Be prepared for them to show your apartment ALL THE DAMN TIME. Sometimes even 3+ times a week, and they've been showing the apartment for 8 months. They're even showing the apartment to people without asking us during COVID-19! It is not okay to bring random strangers into someone's home when there is a deadly infectious virus going around. All they care about is your money--worst customer service and management out of any place I've ever lived in my life. read more

If you have the choice, do not rent from this company (although they are becoming more ubiquitous in the Ann Arbor housing market so your options may be limited). The way in which they run their business is very demeaning to their tenants, verging on taking advantage of them. Here are my main complaints: 1. They decided to take our house (6 broke college guys) to court over less than half a month's rent that was a couple weeks late. You may be thinking that that is a reasonable thing for a company to do, but it was their actions that landed us in that situation. At the beginning of our lease, we asked for an online method to pay our rent and to keep track of expenses on our account. 4 months later, they still haven't set up an online option for us and we are blindsided with a court notice with no way to check what expenses have not been paid and by whom. They also decided it appropriate to charge our house an excess of $300 in court fees for a court date they deemed appropriate for a problem they did not make us aware of until the last minute. 2. This company is fee happy. There were multiple occasions where our house delivered our rent payments on time, but were still charged late fees. When we talked to someone from the leasing department about these fees, they explained even though we handed in our checks on time, they didn't make it to the billing office until a few days later and were not cashed until a week later. It took several more meetings with various people for them to take those charges off of our account; yet somehow they do not realize how their discordant office dynamics make life hard for their customers. In dealing with office staff, they have always treated us with very little respect and been very demeaning to us. Simply because we are college students, does not mean a company has the power to treat us that badly and take advantage of us. 3. Their record keeping is horrendous. Even after our house got access to our online ledger, we were unable to discern which payments were from whom, who still owed what, and even which payments were for this current lease or for the upcoming lease with a few different people on it. It took me 3 hours to sift through the mess they call financial records to figure out where our house stood financially to avoid going to court with them. In short, Oxford Property Management is not a good business to become involved with. If you have the option, DO NOT lease or rent from this "company." If you have no other choice, be sure to keep a record of every transaction and interaction you have with them so when they inevitably try to back track on you to simplify their own job, you can have something to fall back on. Even with proper records, though, be prepared for several lengthy meetings with unhelpful office staff and sluggish action that would put seasoned bureaucrats to shame. There is no amount of stars I cannot give Oxford to convey how much I dislike this company and their practices. read more

I am a student at the University of Michigan and I live in one of their off campus apartments. I have been living here since August of last year and they have been extremely responsive whenever there is something I need their help with. Every time I submit a maintenance request it is always acknowledged and fixed within a couple hours. Emails and phone calls are always returned promptly and they always forward my emails to the correct department in case I accidentally contacted the wrong department. Living here is expensive, but it's to be expected of apartments so close to campus. read more

Everything other reviews have said about documenting everything while on a lease with this company is true. Also, make sure you're ready to manage any challenged with neighbors, because regardless of whether neighbors don't follow lease specifications, they won't help you, as far as I've seen. The worst part is that over many years (I have to admit they rent in a lot of great A2 locations), employees were reliably childish or rude in communication with me about issues that are a property company's domain, and uncaring about extra costs they give you without explanation (e.g. managing move-out, managing locations for parking that are specified in lease, keeping track of how many keys we had or had returned, dealing with security deposits appropriately, explaining seemingly-random costs that appear along with your rent "that's water... or something, I don't know but if it's on the list you have to pay it", this sort of thing). More than one person at Oxford over more than one year replied to a polite concern from myself or a roommate in such a way that, if not told otherwise, I would believe the Oxford employee was a frustrated child, not an employee working in customer service and support. Things in emails and discussion along the lines of "YOU did this" (nope, I did not create your documents, in fact!) and "did you call someone else first?!?!?!?" and "that's a LOT of [private info], [my name]" and "someone ELSE might be able to try because apparently you can't"). It's disappointing and concerning, and often super frustrating to experience, as a tenant. (Note: these people were never the maintenance folks, who in my experience were always great.) I could never be sure that all folks at Oxford with whom I communicated knew what was going on logistically at any given time, and there was very little clarity over email communication (for example, once I received the wrong inventory list for the place I was renting -- it was specific to another apartment -- and when I noted this, I was told I would just have to deal with it myself, they would not deliver a new one. It was totally absurd). At another time (now quite a while ago), during move-out, an Oxford employee communicated their personal frustration with me (the previous tenant) in an email that included both myself and the tenant who was to follow me in that property -- inappropriate and unreasonable on several counts. They hired an outside company in A2 for some special work, the team from which cost me hundreds of dollars in accidental damage to personal property. Oxford did not communicate with me, though I did not see it happen (a neighbor kindly informed me they saw what happened by calling me while I was away from my home), and when I was able to initiate contact with them, I got just a "sorry" over the phone -- no help at all. It was WILD. I know what it's like to be overwhelmed in a customer service job, no question, but it's beyond the pale to be this rude to someone on the other end of the phone (or email) because you're having a bad day. I'll be glad to be done renting from this absurd place. One point in their favor: every maintenance staff person I've met / who has helped me from Oxford housing has been EXCELLENT -- kind and very good at their job, just incredibly helpful. Zero customer service. Totally unresponsive and unreasonable. Just because they own a major share of the properties in Ann Arbor, they think they can treat everyone terribly. Even when you go to their office to try to talk to a human being, you're locked out in a little outside lobby where you have to talk to them through a company phone, like a prisoner. They ignore phone messages, emails, etc. It's a faceless corporation that just tries to squeeze as much money out of people as they can while providing minimal service. read more

Plainly and simply, the maintenance guys are great, but the actual people you deal with (in terms of money and payment) from the property management company may be the most incompetent and unhelpful people I have had the displeasure of talking with. They blatantly overcharge for mistakes that are often made by them and "forget" multiple things that will end up screwing the tenants out of more money. They take advantage of college students who likely don't know much better. If you can, avoid Oxford. The other property management companies I have dealt with have been infinitely better (more helpful, more honest, more genuine), but since Oxford is so big you may have to at some point just because housing options dry up fast. If you do, take pictures, document everything, and expect little help from their employees in advance. read more

This past year has been my first year living in an Oxford Property Management rental. After living one stressful 45-minute daily commute to and from work in downtown Ann Arbor, I was ready to find a place to live in town. Oxford had a number of different properties available and I found just the right one bed room which was a 6 minute walk away from work, my favorite restaurants (Jerusalem Garden among others!), and entrepreneurial resources in downtown AA. Oxford does an amazing same-day job with most maintenance such as when my stove wasn't working or my pipes froze during the cold spell in February. Their staff, whether in the office or unlocking the apartment door or running maintenance, are super personable and friendly! One time I locked myself out and ran to the office (after hours) and the fellow working after hours took it upon himself to get the onsite guy to drive over to my apartment and help me unlock it within 15 minutes. They have also moved a number of services online including bill pay and maintenance request; this definitely helps make life way more convenient. Yes there is a fee for the online payment system, but you can also drop off your payment in person if you wish to avoid the fee. The attention to detail and convenience is what helps set Oxford apart. read more

An office in Ann Arbor that Oxford runs flooded (pipe in the kitchen burst and no drain in the kitchen area). They sprayed disinfectant so we are now sitting in a chemical muck with no end in sight. In addition, Oxford has drilled holes in the walls, taken off baseboards, moved shelving. And here we sit trying to work two weeks later. Horrible. 7/8/2016 Half of the building is still empty because people are unable to come in--they become sick from the building. Nothing is being done about it either. Dust from the drywall replacement is still in the bathroom. read more

This is my first Yelp review, I don't normally love or hate anything enough to tell others, but Oxford really did it for me. I lived in an Oxford Property Management property for two years in Ann Arbor, MI. I have lived several places before and since and I have never, NEVER worked with a team less in tune with their customer's needs. The exception is their maintenance workers who are very sweet and prompt. When we first moved in the place was newly repainted and we were so excited about how nice it looked. Unfortunately, they used the cheapest paint they could find because it came off in chunks. We paid for it later. This was a common theme. We had several maintenance issues throughout the years, especially with the toilets, floors, refrigerator, and oven. We had three toilets, and only one of them worked properly and didn't continually run and waste water during the two years I lived there. Toilets that continually run tend to give you $600 water bills, surprise surprise! The house next door with five toilets and 14 people (we were 5) had $200 water bills, just for reference. The wood floors were new and cheap as well. They warped within 2 months of moving in. The refrigerator was brand new and smelled disgusting even when it had been emptied and sanitized. Cherry on top was the oven that set off the fire alarm every time it was heat up. When we had issues it was almost impossible to get someone to answer the phone and their methods of receiving rent were archaic. In August, I thought "FREEDOM" from this monster of a property company. I was wrong. They screwed us over with the security deposit and then they lost two emails I sent with my new address and took over two months to send the check. After discussing the ridiculous charges, they decided to somewhat follow the clause in our lease that basically stated maintenance matters are NOT our responsibility unless we caused the damage and decided to split a few of the charges. I received a second check, but my roommate accidentally threw it out (that is entirely my fault). Lo and behold, I tried to get a hold of SOMEONE, ANYONE, at the office for another month. I called (well within business hours). I emailed. Nothing, when I finally got someone to answer the phone it was a miracle. To be fair, that was today so I haven't received the new check yet, but I would bet someone $100 they're going to call me tomorrow and ask me to email them my new address again. If you want a really great place to live near campus in Ann Arbor, 914 S. State St. has fantastic management. I lived there for a year, my mistake was moving out. Thanks but no thanks Oxford. Update: It's been over 6 months and I have yet to receive the replacement check. Despite calling at least once a month and leaving voicemails for their manager, no one has gotten back to me. I've lived in my apartment for 3 years and recently my old company sold to Oxford. These people are terrible, inconsiderate, and threatening. My roommate payed his rent a few days late, because he was out of town for thanksgiving and they sent us a threatening email, stating if we didn't pay immediately that it would go into collections. My roommate and I are independent middle class college students who have no financial help from our parents. We pay our bills but sometimes they are within the 5 day grace period. My whole point is if this business has any interest to renting to college students they should in general be more understanding. I can't wait to move out and never deal with these corporate a**holes again. read more

I have only been with Oxford for a couple of weeks now, but I am so impressed by their maintenance staff so far. In my opinion, a good maintenance department is one of the most important things of an apartment company. You never know when something major can go wrong, and I've heard so many horror stories of things taking weeks and months to get fixed. These guys come out right away, are super friendly, and everything has been fixed within a day of getting the request. Additionally, they have an emergency line that reaches them at night and on the weekends in case something like your hot water goes out. I haven't been with Oxford long enough to experience the other aspects of leasing that some of the reviews are discussing, but everyone in the office has been very nice and helpful so far. read more

Although already extremely oversprice, almost every month we recieved an extra $50 administration fee. I contacted them multiple times about what the fee was for and never got a response. There is a fee for paying late, but we were not paying late, but on our bill it showed the date paid as being a few days after the transaction was completed. Again, they never communicated with me about it. Yet, they were able to contact us almost every day to show our apartment which caused a constant intrusion. They gave us warning but never inquired when were good times to show our apartment for our convenience. Rude and unresponsive and only care about soaking you for as much money as possible. read more

My experience with oxford property (which was arch realty at the time) wasn't so bad, except it puzzles me how they keep changing their name so often (it was something else when i first moved in there). Maintenance was pretty prompt and the apartment was ok, though it had some weird features (e.g. strange vegetable mural on the kitchen tiles). But I should mention someone else's experience -- my boyfriend at the time's apartment had a ceiling link and grew mold all over the place. It wouldn't have been such a big deal except they took like a month to fix it. It was a good thing for him he could stay with me -- the whole place smelt musty and gross, and the fans were running really loudly, and they tore out enough of the wall that it was like a construction site. If they had been more responsive to his needs it wouldn't have influenced my opinion of them so much -- leaks happen -- but they made it pretty hard for him in terms of not fixing his place promptly, not giving him anywhere else to stay, and being difficult about reimbursing part of his rent even though his place was unlivable. read more

This place is disgusting. I toured the place before I signed a contract, but they did not let us tour the exact apartment that I would be staying in as it was the same layout as the one I would be leasing. I should have made them let me see my specific apartment. The one I toured was MUCH NICER THAN THE DISGUSTING PLACE I LIVE IN. I have mold covering my upstairs bathroom and in the kitchen that they did not fix when I requested it to be in maintenance. We have had our toilet fixed and then replaced because it didn't work and it STILL does not work. The door frame is nearly broken. The couches they provide are filthy and one of them has a constant rotten smell. My mattress they provided also has mold on it. They have an automatic towing policy for their parking lot no matter if you are supposed to be parked there or not so DO NOT FORGET TO PUT YOUR PARKING PASS IN YOUR CAR AT ANY COST. IT COSTS AT LEAST $300. The insulation is TERRIBLE and to keep your apartment warm in the winter, even using the heat scarcely, it can be upwards of $400 a month. For the sum of money I put down for rent every month, this place is horrible and I would recommend it to NO ONE. read more
