Apartment 17 at 1224 Washtenaw Court had a roof leak that went unaddressed for months. It was "repaired" and a few months later it leaked again. Mold spores testing of the room and behind the wall where the leak was was requested and they agreed to test. They never tested for mold spores in the room or behind the wall. They tested dust!! The company that did the test said they would gladly do the test but CMB refuses to do so. They have lied and have been deceptive and dishonest. Be extremely leery of renting from them. read more

I was working student move in.i litterly left the site due to unsafe and very unprofessional work environment.first off everyone working there is in recovery program and drills were stolen by day 2.the company loaded us up in the back of box trucks with loose furniture as the guy who was our "boss" was very unsafe jumping curbs, cutting off traffic several times.i watched him almost run over a few people on the sidewalk.when I asked him to chill out on the the driving he flipped out yelling about the load not being secure when I was given no straps and he was driving reckless.maybe it had something to to with the steroids that were found earlier that day in the office.either way I will be filing a lawsuit for unsafe work environment read more

I've lived at the Corner House apartments for 2 years now and I'd live here for another year if I wasn't moving cities! The management has been great. Every time I've emailed with a repair request, it's been fixed within 1-2 days. CMB is very responsive. Another plus is that FedEx and UPS have keys to the outer apartment door, so even though there's no one around to sign for packages, they will leave them in the lobby or outside your door - very convenient! The building is fairly new and still feels nice. The carpet and furniture is "college friendly" - pretty nondescript, but in Ann Arbor it's hard to expect otherwise. One potential downside is that the rent seems to have been raised quite a bit. I renewed my lease at my initial rental price, but I think they're charging $200-300 more a unit now, which seems a bit overpriced for what they're providing. The tenants are mostly young college kids, so it can get a little rowdy, but I've rarely had trouble with noise. Sometimes on Saturday and Sunday mornings there's evidence of undergrads in the form of trash in the common areas, but it's always cleaned up quickly. Overall, I've really enjoyed my time here. The management is nice and responsive, and you do feel like they care about the building and tenants. And the location is great! read more

I would literally rate this place 0 if I could. My sister is a first time renter at the packard complex, and she received a post it note on her car telling her she was in the wrong parking spot and to contact a number. The number was another tenant, and not the complex. My sister then called the complex to confirm she was in the correct spot, and the complex confirmed on the phone she was in the right spot. Today, she walks outside to see her car being towed. It turns out, there are two number 9 spots and she was in the wrong one. No call or email to her beforehand, just towed her car even though she called and was told she was in the right spot. To make things worse, she has had a broken air conditioner and no bar in her closet to make it functional since she has moved in, which has been over a month now. She also has a broken thermostat piece leaving her with no way to adjust her heat in the winter. No maintenance has visited her apartment. She is left to pay for towing on her own when she was parked in her number 9 spot, just not the "right" number 9, even though she called to confirm and was lied to by the office. Poor management, even worse customer service, and absolutely no regard for the tenants. read more

CMB was not a good management company. I lived in Carriage House apartments last year and we experienced so many problems which weren't dealt with professionally. The apartment was supposed to be cleaned when we moved in (they claimed the carpets would be cleaned, the kitchen, etc.), however when we arrived, there seemed to be a layer of dust on everything, the apartment smelled like tobacco, and the oven was filthy. They were slow to do repairs all year, usually doing a mediocre job. I felt as if I was not treated as a "real" customer because I was a student, as they would fail to return my calls, and if they DID pick up, they'd make empty promises. Also, our apartment had a lot of bugs, which we complained about a couple of times. At least a couple of neighbors had leaks in their roof which were not properly fixed all year. I wish I had something positive to say about my experience with CMB, but the honest truth is that I would not recommend them as a rental company. If I could give them no stars, I would. They are terrible here. They left us on read for a month while we were dealing with a mold problem then told us they couldn't get a replacement window until 4 months later. They routinely lose track of maintenance requests regardless if you talk to someone, submit a work order, or are standing in water. Ann Arbor put in an ordinance this past year to stave off greedy landlords like CMB from demanding leasers recommit months prior to their lease end date. Yet, CMB had the gull to offer a free $5 pizza to tenants in exchange for committing another year--showing no regard for tenant rights and city legislation. Everything in my unit and my friend's unit who lives in different CMB building, is sourced cheaply and not made to last more than a year. The impact on the environment is likely more than other landlords for this reason. Additionally, the leasing office and maintenance people are all white and will likely treat you different if you're not white. read more

As a student or young professional, please be very careful renting from CMB Management. Your time living at their apartments is average. However, if you plan to study abroad, accept an internship and/or job, or just need to sublease/transfer your lease, please do not choose this management company. I transferred my lease to someone else in March of 2020. I am still trying to get my security deposit back from CMB (apartment was left in pristine condition). My communication with CMB has been a joke. This management company will not do anything to make a situation right, they will continually lie to you, and make up bizarre excuses as to why they are falling short. There are so many other management companies in Ann Arbor, this one takes advantage of younger renters. Thank you. read more

Still awesome as ever. This company is efficient. They do a great job of informing us of time frame and troubles they are having. Just this morning they had a water heater go out. We received an email and were told they hoped to have it fixed by 1.30. It's 11.30 now so that means they are getting on it straight away. Also, it's the middle of the day so I doubt too many tenants are home and will probably not affect anyone. Never the less they are working quickly to get things back to normal. read more

I have consistently experienced the best residential support services of my life with CMB Property Management. The staff are friendly and helpful, and when my stove stopped working properly, they replaced it with a brand new one (rather than makin nickel and dime repairs). Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, maintence quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting from CMB for the remainder of my years in Ann Arbor, and I strongly recommend their properties to all of the incoming graduate students looking for housing. In some ways, your property management company can make or break your living experience and with CMB, it's all in the service. I couldn't be happier! read more

I had an apartment with CMB several years ago, and worked with them again this year apartment hunting (it didn't work out). I'll say this: every time I move in to or out of another apartment, I recall with honest fondness the ease and clarity of communicating with CMB. They're simply delightful people, and very good at what they do. While I perhaps wouldn't have rated my apartment itself so highly, the management and office staff is by far the most pleasant and competent I've worked with in 5 years-worth of Ann Arbor living. read more

Pros: - Debatable if any - perhaps location, depending on your specific circumstances Cons: - Quality of life * Active construction that was compounded by lack of sound proofing of any sort within the apartment * Lack of support for service maintenance - during a 100 degree summer when A/C was not working and after countless calls, e-mails, and in-person events, the CMB team was unresponsive. I lived at 350 Thompson last year, managed by CMB -- a pretty worn and overpriced building. I had a basement unit which smelled of musty pet hair when I moved in, which I was unable to remove for the longest time until I purchased a a scented oil heater. All this was acceptable to me considering the state of most apartments on the Umich campus -- old, worn and overpriced. That is, until I moved out and received my deposit check -- with a $225.00 damage fee for a supposed "large snag in the carpet". I've left the apartment (and its carpet) in precisely the same condition as when I rented it -- in the same worn, ratty, but livable state. I have never done anything that would cause such damage to the carpet, such as moving heavy furniture, or otherwise. In fact, I've lived in the apartment only minimally (4 months), having moved out half-way through my lease (I did not sub-lease the apartment during this time). Had there have been any such damage to the carpet, I suspect it was already present from the previous tenant, or through the course of acceptable wear and tear. However, I inspected the area thoroughly when I moved in and did NOT notice such damage during my initial move-in, or after I moved out. I suspect CMB simply needed to replace the carpet as it was already old and worn to begin with, and decided to bill me with this bogus carpet damage claim, hoping I wouldn't notice. Simply unacceptable. I DO NOT recommend staying at any CMB-managed building, or you may find a nasty surprise on your bill after you move out. read more

I've been living in the Geddes Hill apartment complex for the past few months now. The management is incredibly responsible and is very good at keeping me up to date with what is going on. In my experience it's been a next-day turnaround for repairs. I've lived in other places where repairs have taken up to a week and it's incredibly frustrating. There is one area CMB is incredibly lacking in. Their internet service is absolutely abysmal. If you need high speed internet at all then I would not recommend living in a CMB property. If you're coming from University Housing, be prepared for speeds that are at least twenty times slower (just ran this twenty minutes ago: http://www.speedtest.net/my-result/3864284111). Both Skype and Spotify are blocked under the pretense of "not allowing p2p" but Spotify no longer uses peer to peer (http://techcrunch.com/2014/04/17/spotify-removes-peer-to-peer-technology-from-its-desktop-client/) and Skype appears to be moving away from it as well. Netflix works (kind of) but most of the time it has incredibly low quality and tons of buffering issues. Downloading iOS 8 took five hours. Downloading OS X Yosemite took many hours as well. Connecting to CAEN over VNC is spotty at best making it very difficult to do my schoolwork. It's a really sad state of affairs when I get better internet tethering my cell phone to my computer than I get plugging my computer into the wall. I really hope CMB sees this and begins addressing this because it's their biggest flaw. If you're touring, be sure to ask about it because they won't tell you otherwise. My roommate's and I are big fans of Spotify and were surprised on move-in day when we could not log in. To be completely fair, internet service is included with rent. I don't pay a separate internet bill. I really wish I was though. I would much rather select an internet package appropriate for my needs and pay for it myself than use this. read more

DO NOT sign a lease here!!!! The apartment management is extremely unprofessional, unorganized, rude, and does not care about you as a person. When I moved in, nothing was cleaned and no repairs had been done- my roommates and I had to wait for 3 hours for them to clean the apartment before we could move in and they were rude during this time. While CMB has been well-acclaimed in the past, it is important to note that management has changed and the buildings have gotten older and it appears to me that the business is falling apart. There are always internet, water, and heat issues, maintenance has difficulty in fixing many of the problems (if they even get communicated properly in the first place), and prices are skyrocketing for "amenities" that are actually "necessities". I am not a fan of bad reviews but I could not sit here and watch CMB be considered a 5 star company any longer. They have potential though! read more

CMB is a huge company with tons of properties. I lived at one of them: 220 North First Street. Don't live here! The complex is close to downtown and Kerrytown, but everything else about it sucks. The management neglects this site. All the studios are in poor condition and need lots of repairs. CMB brands itself as family-run, but the family that runs it is incompetent and unresponsible. The on-site manager, one of the owner's sons, didn't take care of anything all year long and despite receiving constant complaints from multiple tenants at the property, CMB never did anything about it until they fired him at the end of the year. Amy Khan the owner is a rude and incompetent fool. CMB's new management claims that they fired her but she still speaks on their behalf in news articles and apparently on Yelp as well. I don't know what any of their other properties are like because I didn't live there, but don't go to 220. read more
