    Our rig and the tiny 30 amp power spot they put us in

    I would leave less stars if possible and I won't be returning to this poorly ran RV pit stop. This location is ran by volunteers who are to use the words rude and disrespectful would be a understatement. We were put in a concrete spot meant for a much smaller rig with only 30 amp power. We were told take it or leave after making a reservation. After having already made the trip we made it work. Power was popping the entire duration of our stay. Kids running around in mobs at night thru our camp site no adequate security. Kids riding bikes in groups of 6 and 7 kids thru our camp site and when I approached security I was told nothing they could do it was and I quote a parent supervision issue!! When I went to the office to address the issues we had during our stay I was told too bad leave and refused a management contact number. When I politely asked for a corporate number I was treated with the police being called on me. We will NEVER return to this location and for $50 a night I recommend looking elsewhere. This place is atrocious and so is there security and volunteer staff. I will be following up with Cal expo customer service to file a official complaint. Steve the night manager I was told doesn't deal with patron complaints.

    Pull through sites are all on a gravel parking lot

    This is really nothing more than a "RV park". Pull through sites are just in a big gravel parking lot. It did get quite dusty. There was a layer of dust after two days on everything in our motorhome. Location is convenient to restaurants and stores, just about 1 mile away. There is a grassy dog park, which is nice. However, for small dogs, the fence has huge gaps that they can escape out of. And it is not double gated, so you have to watch that someone doesn't let your dogs out. But the dog park is a nice benefit, none the less. There is another area of the park that is black top, but it appears to be for smaller, back in units. There's a horse track right next-door, across the fence.

    It was great staying there for.the state fair. It's clean and the amenities were right there. The staff was veery friendly.

    Its a gravel parking lot with room for lots and FHUs . 30&50 amp. Good enough! Nice space for big class As New nice dog park.

There's a patio deck overlooking the marina/docks on the river, its old and definitely could use some attention, maybe a little facelift, and even some music? We were going to pull into a riverfront site but the ones on the end were the only ones open, and the grass was covered with so much duck poop - BAD! We chose a site across from them instead which was perfect! No duck poop there... As beautiful as it is to see all the duck's congregating there on the grass on the ridge, it truly is a disgusting mess. Still, it's a beautiful place and I'd recommend camping here.

The road to get in and out is terrible. They have painted blue/white lines on the grass to outline your site and god forbid you accidentally run over the line with your rig Jim the "owner" will come out and lose his s#*t. Laundry room/ bathroom smell terrible and could be maintained cleaner. The whole campground is crusty... the "owner" Jim is an ass.

    I came to help a friend move. Who could blame him. On the second day that I was helping him move,…read moremy car was stolen from his property. He told me I could take his P/U truck with me since he could no longer drive it himself. I had just finished putting the fan belt on and put a new battery in it when Jessica the property manager walked up to my new to me P/U and asked me where my friend was. I told her he had gone to his new residence with his sister. Jessica then started telling me how I couldnt have the truck and asked me if my friend, was going to move his trailer. I wasnt aware of his plans concerning his trailer. She then told me I had to leave the property without my truck and tools and how legally she couldnt let me have anything there because she couldnt identify whose tools they were. My friend had not let her know about his truck. I told her I had all the paperwork on the truck and gave her my friends phone number. I stood there and witnessed her speaking to my friend who gave me permission to be there and told her I was taking the truck. After she talked to my friend she told me I could not take the truck or my tools because of my bad attitude. I tried to explain to her how I was already loaded up and was trying to leave. she told me I wasnt moving fast enough and she was going to call the police and have me arrested for tresspassing and breaking and entering. I then told her I didnt have a problem with her calling the police, after all it was the scene of the crime where my car was stolen and I had permission from her tenant to be there and permission to take the truck. Jessica then told me she was going to send her goon squad after me to escort me off the property. She informed me how they didnt like cops in their park and how it would be in my best interest to leave and how my tools would be safe for me to leave them there and make arrangements to pick them up later. I was telling her how I would prefer waiting for the police and would follow their orders when the police drove up. She then bragged how I was going to jail now. I gave them my ID and told them My side of the story, the police officers were very understanding and were telling me any property abandoned by the tenant the park was responsible for securing it for a period of time and if no one else claimed it in that time period, then it became their property. The police got another call and sped off. They never came back. Jessica never did agree to let me have my property. She did send her goon squad to escort me off the property. A younger man told me if I came back to the property or if he caught me in my truck he was going to shoot me with no warning. I waited for my ride at the curb right outside of the property. The same man walked up and Asked me if I was happy now and continued to threaten me. Another tenant that lived there did help me by hotwiring the truck and drove the truck off the property. I was very grateful. Im hoping very seriously that nobody with a family or cant afford to have there transportation stolen or wanting to take a chance at being shot and killed by some ignorant thug or the ignorant property manager he works for will consider renting there until the police have taken out the argumentative and ignorant garbage that run the place. It was amusing for only a short while watching her argue every chance and adlibbing her rehearsed lines to any party close enough to hear her ignorant comments. My only advice to her is to give up her outlaw hussle and find another line of work. I dont believe she will last much longer with her thieving ways of the underworld she believes herself to be King Sheep. My very sincere advice to the public: If you are a man, woman or child or have pets, seek a better place to live. I have never seen worse.

    They have no real management on the site of mobile home parks. When they were supposed to give an…read moreorder to evacuate during a wildfire last year, the didn't notify a whole group of homes. This is for a 55+ mobile home park and gave no notice to at least 7 homes. The trees in the park are dead and dying but home owners aren't allowed to cut them down and management refuses to do so. Many have fallen on homes in the past few years. The walkway through the park is not maintained and never blown off, making it a hazard to all the seniors, who have mobility issues. The company has made no effort to maintain the park in any way, including the large pond, which reeks of goose poop. Then they threaten the seniors with huge fines for taking care of the management company's negligence. They rely on seniors not understanding the legal-ese in notices, frightening people on very limited budgets with eviction if they talk back. When people do try to contact the 'manager on site' they are threatened with fines for bothering them. Yet they are almost never in the office during assigned office hours. This company preys on some of the least powerful people, harassing 80-90 year old residents. If I could give it less than one star I would!

Within a matter of month's they were handing out eviction notices with little to no alternatives even if we residents paid our rent on time. They did no maintenance if that wasnt enough. They finally closed the park saying that they didnt know it needed that much work. Several of the former residents went homeless due to them lying to us.
