*UPDATE* Everyone I raved about previously is no longer in the leasing office... so good luck. I ended up living here for 3 years and it was wonderful, but all the negative reviews you see about move out are 100000000% true. I was charged a final bill (after they kept my deposit) of $475. What I don't understand is the $500 non refundable pet deposit they charge you -- when this was paid, I was told this was to cover any damages that may occur from the pet during my stay, but I was still charged the standard prorated amount for my carpet stains from my dog that were all in one area. I spent a full day 10am-4pm cleaning this apartment before turning in my keys and they charged me $45 for "grease drippings in the oven" and $20 for "removing bathroom drawer liners" that I put in at move in to insure the drawers stayed clean. Overall, they make their money at move out and nickel and dime you, so be aware when it comes time to leave - and it won't be longer than a 4 year stay because rent will go up roughly $100 every year. This place is set up for quick turnovers and now it's biting them in the butt. More than half of my building is vacant now and they have raised their referral fees to $750. Horrible!!! I lived here for 2 years, the second year I had inspection the assistant manager barged in with no knock while my husband was half naked. They did fire this lady but they had to be really upset about it because after that they continued to harass me. Constantly receiving made up complaints, maintenance randomly stopping by with no request! Very odd people! They definitely don't like bigger dogs either. read more

My wife and I love it here, it's shaded, private and feels secluded but also in the middle of everything. Yaritza was our agent, she was very professional and answered all our questions. We've been living here for about a month now and love it, the pool especially is very nice. The apartment is in a wooded area so there's lots of tree coverage. We haven't had any issues with bugs like I've seen in some reviews, though they do exist just like anywhere else, we keep our apartment pretty clean and haven't had any issues. I found a spider in the bathtub one time and killed it haven't seen one since. Beware of Calibre Springs & Sterling Inc Management!!! They will take your money and decline you for False Reasons!!! I was excited once I toured the apartment with Leasing Agent Yari. She was a pleasure to work with and professional. However, my experience went completely downhill after my application. The Leasing Agent provided me with information that they allow a max of 3 pets. She also advised me since my rental history was years ago with another Apartment Complex to input that address for verification of my residential history. I obliged and followed her advice. Once I submitted my first application there was issues w correcting information. I asked the Agent again about their pet policy. She informed 3 pets were their max and since they could not edit this or my co applicant info that they would refund me and for me to apply again. This time I applied w inputting my previous address ( as advised), my 3 pets and my co applicant was able to input their information. They sent a link for ID verification. They also informed 2 months of paystubs were required w 2 bank statements. But They asked for 8 paystubs from us both. We provided the requested info which was specified to not download as print to pdf but directly from our Employers website. We followed the instructions and downloaded 8 paystubs each along with 2 bank statements. Later I received an email that they were unable to approve my application at this time due to "unverified information". I've never experienced this before, my application status still said in progress and to contact the Leasing office for more information. Once contacted they advised to contact the screening company. The screening company kept advising that the property should be contacted for help w clarification and for providing additional documentation for verifying anything further and moving forward w the application. They refused to help or give any further information about the "unverified information" and kept advising me to contact the screening company and to file a dispute If needed. The screening company advised a dispute cannot be filed with "unverified information" they need to clarify a category/criteria of what was not met. They finally sent me an email from Sterling Inc. about my declined application. That I exceeded the per limit of 2 pets and I had "inconsistent information" with my proof of income. Me and my mother (co applicant) have been working with our Employers for years. Have 100% proof of income. Met the income requirements. Nothing was inconsistent or false. They took $320 in application fees alone. Provided inaccurate information to me as an applicant about their pet policy and falsely accused me of having false information with my proof of income. I read the terrible reviews w management and their communication style and they were 100% correct. Stay FAR away from here !! There are far more Housing Companies out there that will not put people through this unfair, unjust, discriminatory and fraudulent process and treatment. I am disputing the application and their false claims as I have actual proof for all information provided. I will file a complaint. Read the bad reviews from Calibre Springs and Sterling Inc Management and believe it!! I tried to give them the benefit of the doubt w the bad reviews but we are not lying. I've read recent reviews from current residents and people who recently moved from Calibre Springs. I see that things have definitely not changed since I decided to leave. Hopefully, they've gotten rid of that horrible, lying property manager named Brandy. She lied about my new lease (which I asked in advance to prepare for) being increased $200., she lied about a referral fee, she lied about work tickets that were submitted; I just couldn't stay there any longer; so I left. Besides, I was struggling due to the increase and I really couldn't afford to stay in my apartment. Now since that's happened, I've had major challenges finding a new apartment or home because they are now on my credit report. If you can help it, try to find somewhere else to live; believe what you've read! read more

Location is the only positive thing about this apartment complex. We've been here a little over a year and have nothing but headaches. We've had our ceiling in our master bathroom flood our bathroom twice. First time it was not taken care of properly and it developed mold in the ceiling. Advised the office several times and they kept just wiping the ceiling saying it was dirty until finally after almost a year they treated it for mold. We have so many issues with spiders, roaches and every other type of bug you can imagine. I've had pest control come out more times than I can count and have even treated in and outside the apartment myself and the issue persists. My daughter has been bitten by a spider twice since living here. Our heat went out earlier this year on the coldest weekend and it took 6 hours for their "emergency" tech to respond only for us to be told they had to order a part and it would take two days at the least. The tech offered to take the part from a vacant apartment and the manager said no. I was pregnant at the time and had a small child and the manager could not care less. They gave us one space heater the size of my hand for a 2br/2bth apartment. The master bath tub completely fell apart and needed to be resurfaced. Complex hired contractors who did a shotty job and damaged all of our master bedroom furniture, clothes and nursery items. I have been fighting with them for two weeks and they do not want to take any responsibility even with pictures and having the manager come out to see the damage for herself. We haven't been able to use our bathroom for over a month and yet they refuse to offer us any concession on the rent. They send contractors and maintenance workers to your apartment anytime they want and have no regard for when you advise them they do not have permission to enter unless for emergencies. I have a dog and alarm system and they do not care. we even had pest control come in and spray all while my husband was sleeping in the bedroom. The leasing agents do not answer the phones and when they do they say they cannot help, to speak with the manager. Conveniently the manager is always in a meeting and never returns any messages. Only way to get a response is to show up in person. I would not recommend this apartment to anyone. I am sure you can go almost anywhere else and get way more for your money. Rats, bugs, appliances don't work and let's not forget the countless car break-ins. I have had this rat issue for two and half months. I have been complaining and going up to office. Josh said I have to pay $500, upgrade units and wait until September to move into another unit and out of this rat infested building. I said fine then Brandi Wylie, horrible management, said no. My son and I have bite marks all over our bodies from the bugs the rats are bringing in. I just went to urgent care and I have an infection. Rats carry disease, fleas, ticks etc. They could careless about you or your children. My dishwasher has not worked because the rats are the wires. The maintenance guy told me and another even said they should move us out of the unit. They don't know what management(Brandi Wylie) is doing! I have videos of the rat in the oven!! Even friends have heard it and tried to help me catch it. My neighbor took her oven out of her house because of it. It's sitting in front of her door. It's possible that the only people who are getting results are the ones who look like Brandi, josh and the other blonde woman in that office. I do notice when I ask those neighbors about it that they're getting rent reductions, new appliances and better service. I was told they don't offer rent reduction for appliances not working and the rats peeing and pooping all over your units. This place is just awful. read more

My husband and I were looking to downsize and relocate closer to Emory University. We really liked the central location of Sandy Springs and visited numerous townhome and apartment complexes in the area. We truly were becoming a little discouraged until we visited Calibre Springs. Vanessa and the entire staff, including the maintenance team, impressed us significantly. Everyone was professional, kind, and eager to help. Vanessa took her time with us -- understanding our needs and situation. The complex is truly a hidden oasis with beautiful landscaping, nature, and amenities. We also have been pleasantly surprised and amazed at how quiet and peaceful the complex is -- especially considering its metropolitan city location. The location is very convenient to GA-400 and I-285, and many units have vaulted ceilings which are really nice! We honestly have nothing but good things to say about Calibre Springs in Sandy Springs! You gals/guys surpass the surrounding complexes in every way! read more

Absolutely loved living here. Calibre Springs was my home for two years; the community is amazing and really feels alive with how often you see people outside walking around. The apartments themselves are quiet, I rarely heard my neighbors. The staff is second to none. Michelle and Jineane are always incredibly friendly, super responsive, and made living there easy. They keep you in the loop for every little thing going on through emails, which is always great. I really can't recommend this place enough! read more

I moved here in July from another state and falling in love with Georgia! Staff at the rental office are so helpful!! Everyone is very nice and accommodating. My move in was extremely easy love my one-bedroom with sunroom with large balcony its beautiful. Beautiful wooded area behind Lifetime fitness. Behind the Prado shopping mall. Lighting around the property at night is awesome. You can play tennis at night, The property is very quite and peaceful. If I could I would give them less than one star!! Awful place!! Almost impossible to get repairs done on a timely basis. Had issues with my water heater. When the gas company came to turn the gas back on the guy told me the hot water heater wasn't up to code. My tub needed to be re-glazed and they asked me to let them know when I would be out of town. When I asked for a hotel the CEO Shefali Contractor from corporate sent me a nasty email declining my request for a hotel. They did finally agree to reimburse me which took 6 weeks causing me to be late with the next months rent. I lived there for 10 years and when I left they sent me a bill to replace carpets and get rid of a pet smell even though I paid for a dog deposit. They evicted me during the pandemic because I was paying 1600 for a 2 bedroom 2 bath apartment. Gee I wonder why they used a technicality to get rid of me!!! They will steal your money as well! They are denying that I spent and extra months rent in security deposits when I first moved in!!!! These are not good [people from the office to corporate!!!! Awful awful awful! Also be careful with your mail!! I heard a story about a tenant that apparently had risque material sent to his apt that ended up in the leasing office and there was a whole discussion in the office about the amount of porn he received on a regular basis. read more

Be careful when applying for this property. I had just moved for the first time to Atlanta from spending many years overseas for a teaching job. I was transparent from the beginning about my situation and salary. Teachers get paid on a salary scale and my base salary was given on my letter of employment with a comment that it would increase as verification forms for years of experience were processed (which takes about a week and would put me above the minimum required). After days numerous emails and phone calls between my employer and the Calibre Springs office. I was denied and lost the apartment that I had applied for because income couldn't be verified. I had all the utilities in my name and already had packages being shipped. I am glad that I have found another property that has a Management team that isn't out to scam future residents and doesn't make them sit on the sidewalk outside the office building to fill out an application. Property Manager Brandy who has been there for 9 years (which she had to tell me) is super rude and nasty! I am a new applicant and I am so happy I am not living in this apartment complex. Upon speaking to Solita when visiting and looking at apartments I thought I would be dealing with her directly. I called Calibre springs to speak about my application and they refused to put Solita on the phone or have her return my phone call. Brandy wanted to speak to me, one thing I will NEVER accept is someone speaking to me in a belittling tone or as if im dumb. As a regional manager myself, I would NEVER let my associates or a manager at that speak to my clients or treat anyone in that matter! She even had me on speaker phone yelling across the room to the phone which I can barely hear her. Super super unprofessional and I would think twice before moving somewhere where the management team is so nasty and so rude! No one wants to live in a area like that! You have to follow up with the maintenance staff whenever there is an issue with the apartment. The gate is constantly broken and there were two instances where police were called because of someone breaking into apartments. The management is very hard to deal with. I've been living here for 6ish years. The good: the community is great. It is quiet, clean, and maintained well. The office staff is helpful. The bad: my rent has gone up so much that I may need to move soon. It went from $700s to over $1k. Maintenance is hit or miss (had one especially horrific experience) but generally get things done quickly. The really bad: in my time here the office staff has lost my rent check twice. I had to pay late fees as a result. Some of it sounds terrible, but it actually is a nice place to live. Generally, I do like it and would recommend it. read more

4 years ago I would of given the best review, I wish I knew where the front office team moved on to! The front office is absolutely awful! Just a friendly tip, only conduct conversations in person as they do not know what they are doing. When you have conversations, ensure the property manager is present and you all are taking notes. Whatever it is that you reach out to them about, just reference back to your lease, do not ask them any questions, if they give you false information, I promise you they will not take responsibility for their error and blame you for not reading your lease better. Anytime there is a 'community' email, they send out 'college dorm' written 'threats.' They never seem to solve the problems, rather they just keep sending out these awful emails. Residents do not clean up after their pets, no one maintains the property, it has been an absolute nightmare living here these past 6 months. As much as I want a change of neighborhood, I'm actually pretty sad to be moving out of here after three years. But it was just too much money for me to continue living here, and they're pretty damn popular so someone's gotta lose out. I'm going backwards and starting with cons because it's a shorter list. Cons: The appliances are old. So old, that when I called Atlanta Gas about smelling gas and just asking to have the pilot light in the heater turned off when it wasn't heating season, they said the furnace shouldn't even be used! So that wasn't very comforting after three winters. My water heater also died in January of this year. The gate breaks a lot. The gate callbox is in a really awkward position so people moving in/out with large trucks that they don't know how to maneuver took this thing COMPLETELY OUT at least twice while I lived here. Or something would be wrong with how it was set up. On the plus side, they would hire a security guard that you would be required to show your gate clicker to, but that got kind of annoying. Rent goes up A LOT and there's not much you can do because they're corporately owned. For a 1 bedroom, if I could actually pay over $900 a month, I would not choose to live here still I think unless I was desperate to avoid moving, but I'm sure it starts off much less for newer residents now. According to their website the market price for the 720 sq ft 1 bedroom is $895 so I guess not bad that it took until now to get above that for me. Soundproofing isn't the best, but only half of the neighbors I've had above me have been obnoxious enough to be loud enough at times for that to be an annoyance. Pros: I have never encountered a member of staff that wasn't pleasant. They're actually what I'm going to miss the most. For a while I was making my own lip balm and stuff and selling it, and the women of the leasing office bought so much and even offered to stick a small flyer into new resident folders for me! I ended up not doing it but I thought it was so awesome that they really liked what I made that much. Maintenance was great, when previously mentioned water heater died, it was replaced THAT DAY which happened to be a Sunday, and they had someone come out to set up a big industrial fan and take out soaked padding from under the carpet SUNDAY NIGHT. Sometimes less urgent things took until the next day. There is a security officer on site who is also SSPD, and he is very helpful. They organize a fairly decent amount of community events including weekly bootcamp and tennis lessons, plus they have 1-2 pool parties a year, 1-2 times they'll do that breakfast on the go thing as you're on your way out, and my personal favorite, gift wrapping parties before Christmas. So much wine. Given all this though, I honestly didn't really make friends with any neighbors. I don't even know anyone who lives around me other than a coworker. You are walking distance to Taco Mac, Target, Starbucks, Publix. Not the best for public transit, but it was an easy walk to the #5 MARTA bus which is a pretty useful line if you have no other options. And if you drive, you're right by 285, and with 400 having no more toll it's easy to get into the city. And you'd NEVER know 285 is right there unless you're actively trying to listen for traffic. There's a ton of trees to block out the noise. This place makes you feel like you aren't ITP, I've seen hawks, squirrels, lizards, even a garden snake out and about. Despite all that wildlife, I rarely ever saw roaches other than the typical season where those bastards sneak in for warmth. Of course after I write this, a gigantic one came into my apartment last night but they are seriously not the norm. It is a pretty quiet place. They also email A LOT. This might be a con for some people but I definitely appreciated knowing what was going on around the place. Lots of stuff onsite. Car wash, plenty of recycling bins, fitness center, laundry room, clubhouse you can rent, pool, tennis courts, swinging benches hidden around. And people keep the place clean, or the staff works well you think that. I swear outside of the trash bins I've barely never seen anything laying around. You can pay rent online! That's always useful. If you're looking to live in Sandy Springs but want to stay close to Atlanta, I really think you cannot beat this location. read more

I Would not recommend this apartment complex to anyone. I am just another review stating the obvious: THEY WILL TRY TO SCAM YOU WHEN YOU MOVE OUT! I did a walk-through with the property manager the Friday before we had to move. I was told that by being present for the walk-through, I would be given the opportunity to dispute any charges. When a week and a half had gone by with no word from them, I reached out via email to see what updates they had for us. They responded by sending us a form saying that we owed $775 to REPLACE the carpet. We were SHOCKED to say the least. There was no way that the carpet had enough damage to constitute them replacing it and taking nearly half of our security deposit. However, when I replied to them asking to dispute them, they told me the carpet had already been replaced and that there was no way to dispute it. ARE YOU SERIOUS? They went behind our backs and went ahead with the replacement BEFORE even sending us the sheet outlining their findings and charges. This is unacceptable. Not only is it unethical, but also completely disrespectful to me as a good tenant of 3 years (I never turned in rent late, never had any issues while I lived there). Even though I was livid about this deception, I knew there was nothing I could do at this point, and tried to move forward so that I could put this god-awful ordeal and slimy apartment management team behind me. I asked them multiple times to please send us proof that what they were quoting us for the carpet was legitimate, whether that be through an invoice or a signed confirmation from the contracted carpet company. I thought this was pretty reasonable, given the fact that my roommate and I deserved to know where our money was going. After a lot of back and forth, they refused to give us anything with an actual amount, and instead gave us copy of the bid that said their reason to replace was "bleached out spots" on the carpet. The entire time we have lived there, we have never used bleach or any products containing bleach on the carpet. If this charge they are trying to get us to pay is legitimate and they not trying to hide anything, I don't see any drawbacks for providing us with an invoice or something equivalent. DO NOT associate with this management company or any of their properties unless you want to be scammed out of HUNDREDS of dollars at move-out. Keep in mind, all of these ridiculous events happened AFTER we moved out. While living there, the management team was also EXTREMELY incompetent. First off, we had to sign MULTIPLE leases at move-in because they kept putting the wrong information in them or straight-up losing them. They can't keep basic contact information straight, as it took them numerous months and countless requests to correct my roommate's email (they had it entered wrong), so that she could receive important updates and correspondence. They also continuously mixed up my and my roommate's phone numbers, so that whenever I called (and even stated my name in the beginning) they would always refer to me as my roommate. These are BASIC tasks that aren't hard to keep straight with a little effort. The maintenance staff is also incompetent and either take forever to respond to requests or, when they do, do a quick fix, not completely fixing the problems that will soon arise again. And let me not forget the COUNTLESS daily emails reminding us of the "rules", like we are not adults, but rather college students living in a dorm with an RA. If you want a nice place to live in Atlanta, there are many places other than this place that are much more worth the money and who won't waste your time and money with their scams and lack of wherewithal. I lived here for a year, moved away for 4 years and moved BACK into Calibre Springs for 5 years. I've also lived on the sister property, Calibre Lake. I had great experiences here, met a lot of wonderful people, the staff was always pleasant and quick to respond to service requests. Overall, the community was quiet (my apartment faced the woods) and I felt very secure. It is great to be within walking distance of a Publix, Target, and Fast-Casual dining. It is very convenient to I-285, GA 400 and Buckhead - My commute to work in Buckhead was quick and easy. I would move back in a heart beat. read more

I moved into Calibre Springs in March 2008. First off, I really like the location. It is only .25 mi from I-285 (this is located just inside the perimeter). Easy access to grocery stores, the laundromat, and plenty of strip malls off of Roswell Rd. in Sandy Springs. The apartment itself is nice. I live in a 2 BR, 2 BA apartment. 1300 sq ft with a sunroom plus deck which is large enough for a table + 4 chairs. My kitchen is a small galley kitchen, but off of it is a pantry/closet with my washer and dryer. (Super convenient!) I also have a fireplace in the living room, built in bookshelves and crown molding which adds to the charm. The sunroom is located off of the living room so I use it as another bedroom/sitting room for guest and I have a futon setup in there. There is a lot of windows in the sunroom which lets a lot of light into the apartment. In the master I have a walk-in closet with lots of room. My bedroom is a great size...I love it! This apartment also allows pets. I have 3 cats. I've seen a lot of dogs too - anything from a greyhound to a maltese. I've gotten a lot of use out of the amenities - the pool is really nice and well kept. There are 2 tennis courts in good condition and a small workout room that consists of a bike, treadmill, elliptical plus a few weight machines. Nothing too exciting about the gym, but it does the job. Downfalls are probably the outdated appliances (stove, fridge and dishwasher are pretty old but they work fine). Also, the toilets are outdated and do not have the best water pressure (although water pressure in the shower is great). Overall, this is a nice place to live and the rent is decent. The staff is friendly and they keep the grounds clean and well maintained. read more

I love how outdoorsy it is, the staff are so nice, and I've had packages sitting outside my door for days when I was out of town and no one took them (have had other neighbors tell me the same thing). One guy had an Apple computer sitting out there. The apartments are affordable, don't have overly expensive charges to have a pet, and they're so spacious! I've lived here since February 2016 and have been thoroughly impressed by the management so far. I really enjoy the open communication through email to keep us residents in the loop for updates about community events and maintenance. I especially like the individual attention I get from the staff, I never got this level of professional treatment at any apartment community I've lived in in the past. Finally, I really enjoy the amenities and my two bedroom apartment. Lots of square footage for a comparatively low rent. I love my beautiful sunroom and patio. I can't wait to use the pool this summer! And I regularly play on the tennis courts. I would highly recommend this community to any of my friends. It's a great location for a great price inside the perimeter! I can't wait to spend more time here and meet more of my neighbors. read more

Not worth the price, just across the street are the Falls which are bigger and way better on your wallet. Lived there for a year and was ready to leave just as soon as I moved in. Felt like I was living in a college campus in which there were so many "rules" that were in place that I couldn't really enjoy myself to the fullest. Get ready to go blind because the apartments are poorly lit with natural light even in the early morning. Front gates are a nuisance as my key was barely recognized and I had to push it multiple times for it to be picked up only to have the gate close on my car at one point damaging the paint on the car which they are not held accountable for. Don't bother trying to have guests come over because they'll probably never make it past the gate anyway since the call box is in an awkward location far from the gate rather than closer to it causing other drivers to cut in front and leave your guests calling you multiple times before they can actually get through the gate. Maintenance can be a hassle as they rarely come when scheduled or if they tell you they will schedule it for you, somehow they never manage to and if it's ever done it's not a considered a high priority. Watch your step as people tend to let their animals go wherever they please and not clean up after them. Dead bug carcasses getting blown into your apartment almost every other morning by maintenance and their leaf blowers. NEVER ANY PARKING!!!! Had an issue with mold and all they did was paint over it. Just know you can do way better than settle for something overpriced and mediocre. Only good thing about it is its' convenient location to Target, Publix, etc. other than that bleh. read more

Wow. 1 star only due to the Property Manager, Brandy. She is the blonde referenced in another bad comment below (and many others). She is very condescending, rude and doesn't care about her residents. There is a reason so many people are calling her out on here! Yesterday we had a maintenance man enter our apartment WITHOUT NOTIFYING US. Apparently there was a water emergency where our water was leaking to the apartment below. Now, I understand having to enter and take care of that without telling us prior, but they should 100% tell us after. Since we have been broken into many times, we are highly uncomfortable with anyone entering our home unannounced. When I talked to Brandy about this 1. She had no idea what I was talking about and tried to tell me it was for a previous work order taken care of a week ago. I know what I'm taking about Brandy. 2. The maintenance man changed our whole laundry room for the water fix. Now, my whole body has to touch the water heater to do laundry. WTF?! That is totally not safe! When we moved in (Dec), there was miscommunication about setting up the gas bill. Well, it was being billed to the apartment and not us directly. Brandy called them and had our gas shut off. That means no hot water or heat. Our apartment was literally in the 40s. This also happened on my birthday. My fiance went to the office to borrow a heater or two and BRANDY turned him away saying, and I freaking quote, "That's not my problem." Eventually we got a guy to come turn our gas on, when he did, he found a broken cylinder, which is HIGHLY DANGEROUS since it can cause a CARBON MONOXIDE LEAK. He refused to turn our gas on until that was fixed. Guess that is YOUR PROBLEM BRANDY! Would of been nice to have those heaters. smh. The next week our air conditioning broke. The apartments are nice and spacious, the property is landscaped very well, but Brandy makes living here less than desirable. The other people who go on here to vent about the front office are not kidding. They have zero accountability. That's why we go here to review them, there's nothing else we can do except warn people of the awful management (BRANDY). *end rant* read more

Awful awful awful!!!! Lived there for almost 10 years. 1) In the 10 years never once cleaned the air conditioner vents. Mold is most probably an issue. 2) Had to fight to get them to re-glaze the tub. Made me wait 2 months for reimbursement. Which made me late for the rent. They then used this against me and evicted me. 3)The kitchen counters were not securely fastened and the sink was a breeding ground for mold. 4) Dog poop everywhere!! Really should call the place Dog Poop Springs. 5) They allow commercial vehicles to park and take up multiple spots. Parking is a nightmare. 6) They advertise as a gated community. That is a lie. The gates have not worked properly for at least 5 years. Cars consistently broken into. 7) Very quick to start disposseory and will ruin your credit. 8) This was their response when I wanted to pay online which by the way is a complete rip off! They charge almost 5%. Below was the response I also received when I was in the hospital dealing with an aneurysm and toe amputation. "We are sorry to hear about your mother's health issues. Unfortunately, pursuant to our policy, we cannot allow you to make an online payment due to the excessive amounts of NSFs, late payments and dispossessory actions filed against you during the course of your tenancy at Calibre Springs. We can only accept payment in certified funds and we cannot waive this requirement." 9) This was the response when I attempted to have a crack repaired in my tub. Just a complete fabrication,. "I have checked into the issue with your bathtub and found that you did not report the crack in the surface to the Calibre Springs office when it happened. You attempted to fix it yourself and reported it much later when the fix did not work. The tub has been repaired by our vendor and at this time there is not leak in it. We have requested you to work with us to resurface it when you are traveling, however, you do not seem amenable to that. At this point, we will not compensate you for a hotel stay. Thank you. STERLING REALTY MANAGEMENT They are now trying to charge me to resurface counter tops and both tubs after having lived there for almost 10 years. AWFUL AWFUL PEOPLE!!!! STAY AWAY!!!! read more

I've been living here for ten days my second day here my entire apartment flooded into the living room area then on the Third day of living here my ceiling leaked a lot of water in the dining room area two separate location and I do not feel happy or safe here at all ......I'm so sad I don't even want to decorate my new place at all read more

This place is mediocre, overpriced, and the manager was racist and catered to homophobes. I had a pool party once and cleared it with staff at the office first, but when they saw that some of my guests were in drag they tried to kick us out. The manager at the time was gay, but kept saying we shouldn't be so flamboyant and said something along the lines of "if there were a bunch of Mexicans at the pool playing Mexican music I'd make them stop because I'm sure you wouldn't want to hear that." The complex is trashy and I hated living there. Also, there were always cockroaches and mosquitoes in the corridors during the summer. The only good thing was that maintenance was pretty responsive, and the complex was mostly quiet. read more

This place was nice until management changed early in 2018. Since then it has been all downhill. The once friendly office personel are gone in favor of rude insensitive people who could've care less about the residedent. Major maintenance issues go unrepaired for months. The manager has no authority to make decisions without contacting upper management so it takes forever to get a question answered. read more

I love this place! Very quite and peaceful with lots of surrounding trees. Very dog friendly! We haven't had any issues with fleas or any dog flu outbreaks here. There are dog stations everywhere. The people here are very polite and respectful and wont just walk up to your dog without your permission. As long as you clean up after your pet and they are kept on a leash while outside then there is never any problems. They also offer free tennis lessons every Saturday morning. Sometimes they will run health and nutrition classes along with boot camps and fitness clubs. During the summer they will host pool parties on the weekends and grill out for everyone. Management and Maintenance are very fast to respond to issues. Only problems we've had was our AC unit. After the second time it broke the apartment went ahead and replaced it with a brand new unit. They also have landscape clean up once or twice a week where they will leaf blow the parking lot and trim brushes and keep everything nice, clean and tidy. They are in the process of updating units. So some units might have dated appliances, but they are working on updating them. So far the gate has only been broken once since we've been here, but it was because someone ran into it. Plus, it's a electronic gate that opens thousands of times a day. It's gonna wear down and break sometimes. There was some break ins about a couple months ago and management held a safety class on how to prevent break ins. Basically just lock all your doors and windows before you leave for long periods of time. I noticed people commenting on the bug problem. Unless you or your neighbors are really dirty, then yeah that happens in every housing situation with german cockroaches. Also, there are wood roaches that live around here because they are wood decomposers (Roaches play a very important part in the ecosystem!) and you are surrounded by trees, but they don't really bother you and they don't like living indoors, so it's very rare to actually find one inside unless it accidentally comes in when a door or window is open. My husband and I (and our dogs) love it here and we plan on staying for as long as we can. I haven't had a bad experience yet but I will keep my review updated. read more

If you are looking for a gated community, this is not the place you want to live. Yes, they have a gate at the front entry but it seldom works. In the year and a half I have lived here the gate has maybe worked 20% of the time and it doesn't seem to be a concern to the management company. If it wasn't for that I would give them a higher rating. read more

I want everyone to know how wonderful this place is. From the people that helped me move here to making sure this place was clean when I arrived. I looked and read reviews and it was scary because I couldn't see the place until I was here in Atlanta. Sandy Springs Apartments staff was unbelievably helpful. Answering all my calls with any questions and emails. When I arrived to my apartment, Wow! Clean, Clean, Clean is all I can say. The apartment complex is super clean and so secure. I was living by myself and I loved the security gates. The pool and workout area is amazing. I rented the one bedroom apartment and it is very big. The price was excellent for what I got. The neighbors are all hardworking people making a good living. I have nothing but good things to say about this place. You will love living here. read more

We have been here for less than two weeks and the day we moved in there was food filth along the sides of the appliances, a giant hole in the wall behind the stove, holes in every corner of the wall, the bathtubs were caked with grime, all of the cabinets are not only few in quantity but also very cheaply made, toilets and electrical plates are installed crooked because they were too lazy to install them straight, the bathroom sink cabinet is all soggy along the bottom from people repeatedly peeing on it (presumably), the insulation is awful and unless you're in the living room you're going to be freezing during the winter, the car wash is a joke, the area immediately surrounding the apartments is very low class, they don't close the gates in the winter for fear they will freeze, and today (about a week and a half after moving in) we find a giant cockroach in the laundry room. While I'm not use to apartment living, so my perspective comes from someone that has lived in a large, clean house their whole life, this experience has been awful. This apartment has been disgusting since day 1. Additionally, the noise is awful. There are car alarms, dogs constantly barking all through the night, and every time anyone walks through the corridor at night it's extremely loud in the bedroom. I haven't been able to fall asleep earlier than 4 AM yet because of the late night noise. On top of all of this, when we came to pick out an apartment, they showed us a different model and promised certain features that are not part of this model. We didn't know we signed a lease to the wrong apartment model until after signing it. Now we are locked in for a year and less than 2 weeks in we are already regretting it. read more

I lived at Calibre Springs for seven years. I had to move for business. I miss it there! David and the rest of the Staff always treated people like they were family. I remember a very bad winter David and the rest of the staff were helping people get to their apt. they even went to the store for people. The card I always got for my birthday and when I was sick with the flue Jamie came and brought me soup. Tell me what other complex cares about its tenants that way. People who talk negative about Calibre Springs are not good people. there are things the management has to keep control of for the majority. It's a business after all. and they have to follow guidelines and that seems to bother some who want to live out side the rules. personally I think Calibre Springs is the best! We went there to check out apartments my husband has a liquor store makes good money they would not approve us because he had no proof of income it's hard to show when you have a business but I am glad just want to say these people are about the meanest people ever seen very mean to my husband who has mild parkinson the woman manager was so rude and making faces at him I would not want to live at this dreary place very rude staff!!! read more

I lived here for about a year and a half in a one bedroom first floor unit. I always felt safe and loved the convenience of the Prado shopping center and interstate 285. It's an older apartment complex so i did have to deal with more bugs than I'd like, and a pretty expensive power bill in the summer months. However any issues that arose were always promptly addressed by maintenance or the pest control company. My move out inspection was fair and I should be receiving a refund for most of my deposit. I have lived here for almost 5 years. I moved in here because a few of my friends said it was awesome, maintenance was great, staff was great and awesome set up. All was true until David left, the management for the last couple of years has be mediocre at best. I had a hornets nest outside my apartment for almost 2 weeks, even after I took pictures to the office (my husband is severely allergic to bees) . Also once they sprayed the nest left all the dead bees on the ground, those that know, know the stinger is still poisonous. And their routine checks are minuscule at best. I love a fire place and a sun room but you guys have fallen soooo short. read more

I do NOT recommend these apartments. The management is a pain to deal with if you have issues. The area doesn't feel safe and the front gate stays broken much of the time in my time here. They send out so many email notfications about topics that range from dog poop and speeding, to deals the manger has worked out with local businesses. It would be ok if I received these once a week but I get on average 4 emails per week. Sometimes I feel like I'm back in high school and my parents are reprimanding me. The prices are affordable for a reason, the appliances are old, the area is sketchy, and the management is unprofessional. It's not worth your trouble. read more
