The people that live here as neighbors are great!! The maintenance staff is awesome!! The office staff does the best that they can. But the true property management and the company itself could care less about you. We live in one of the "penthouse" apartments (unit 1411) as they call it. But have went 2 months with a dishwasher that doesn't dry (despite supposedly having upgraded appliances) and an AC unit with only 1 return air vent for a 1600 square foot 3 bedroom apartment!!! They will try to tell you that Isra "blowing 40 degrees out of the vent", but without proper return air vents it doesn't pull the actual hot air out. And the air blowing out comes at a trickle. Our power bills for the summer range from $300-$400. We reached out to the prior tenant since some of their mail still comes here and they stated they had the same issue and reported it as well. The community is great, but If you want this particular unit... I'd ask lots of questions and get them to address these issues BEFORE you move in!!! And the rent increases are NOT in line with the market. In fact, they just lowered the rent for our apartment for a 13 month lease down to less than the renewal they offered us!!! crazy? Yes!!! When I first moved in, I was a bit worried honestly just because of the reviews. I was proven wrong after the year I lived here. 1) It's so close to the mall & Walmart! You could literally walk -- and it's so close to so many restaurants walking distance and close to the highway as well. I guess a downside to this is that traffic is INSANE during the weekends, but where is traffic not insane in ATL? 2) Leasing office is super responsive and friendly. They often offer resident events or just treats on special days and whenever you put in a maintenance request, they are SUPER quick. Usually day of or day after (unless it's the weekend) 3) Prices are pretty affordable. I'll keep this one short because inflation is now a thing and prices are hiking FAST but I signed at a pretty reasonable rate for me and my roommate. 4) No bugs issues. Ever. I haven't seen a single bug in our apartment besides the ones that come in whenever we open the patio. 5) 2 outdoor pools, fitness center, package concierge and a wide dog park! Most of all, it's all tightly compact so you don't have to walk much across the complex to access these! The only downside I will have to say is that walls ARE super thin and we had pretty loud upstair neighbors. It usually doesn't bother me, but it's sometimes reallly bad to the point where people in my work meetings can hear them. If you're looking for a family, this may be a problem. Only reason why I'm docking a star, but other than that it's been a 5 star experience! I have lived here at The Bricks for a little over a year. The office staff always greets you with a smile and are very helpful and efficient. The maintenance team is quick to attend to any problems that arise and have excellent communication to residents with work orders. The grounds and amenities are maintained daily. The fitness center is amazing and it's open 24/7 and rarely crowded. The pools are beautiful and well maintained. The covered parking is the underrated hero at this property. There are two parking garages, usually ample spots available and they even have a few electric charging stations All in all if you are looking for a hassle free property in and great location, The Bricks is a great option to consider! read more

We had a horrible experience touring. We made an apt online and when we got there the leasing manager very rudely took out ids and sent us to the apartment on our own. When we came back i told her I was disappointed with the customer service and she said "well its self guided because of covid" which I understand but she didnt give us any information about the complex, amenities, price, apartment availability or floor plans. You can do better for the same price and same location... Just take some time to look at some of the communities around the corner or you will be mad at yourself for choosing The Bricks like I did! I wanted to get the search over with so I committed before finding the better options around the corner from this place. Pros: Beautiful pool (the one prospects see -- Not the other "beach entry" pool) and great amenities... the turf courtyard for example was great for walking dogs late at night! Polite management tries their best to meet your needs Great location if you work nearby Cons: Quality is absolutely garbage... Expect to spend your weekends touching up paint jobs, re-caulking, and closing the cracks of your false wood floors because they weren't adhered. Your kitchen and bathroom sink will be leaking because The Bricks doesn't understand caulk, your cabinets will probably stink due to the previous tenant ignoring this and are probably moldy, your bathtub will most likely get moldy over time as well (they use the wrong caulk for this purpose... it rots around the perimeter of the tub and has to be replaced within a few months). Moldy blinds (they really should trash all their blinds if you ask me... they are a massive space waster), stove didn't even work when I moved in, pathetic washer and dryer combo sized for a mouse will destroy your clothes and take forever in the process of doing it. The washer is so small you have to split your laundry into multiple loads or it will burn up the motor and bang louder than a construction site. Even when you're gentle with it you can't have a conversation or hear your TV over the noise... Carpets didn't even match and weren't nailed down... I could go on and on but will spare myself the misery of remembering this place... They accept pets but the property is not dog friendly by design. The layout is truly horrendous... impossible to navigate, weird architectural features (half of the building is half a level higher than the other for example and there are weird inclines for no apparent reason), multiple exits that don't lead to a staircase, stupid layout decisions mean you have to walk a quarter mile (literally -- I measured this once) to take out the trash if the valet trash service decides to skip your hallway (this happens often as they are highly unpredictable) and it is very easy to get turned around. This makes it a royal pain to walk dogs if you don't live close to a staircase. Whatever architect designed this place surely hated humanity. Traffic noise is endless... If you're not right next to the highway listening to cars and emergency vehicles all day and night you're probably stuck by the garages listening to it and enjoying headlights shining into your home at night. The garages here are the most poorly designed in the history of architectural design. You will not leave this place without some kind of scuff marks or other incident. You can not see around the pointless concrete walls (they don't even support any weight -- Their only purpose is to get you in a wreck) and other drivers come flying around the corner and slam on the brakes to avoid hitting you because they can't see and assume the way is clear. I can't say how many times I've heard tires squeal and almost been T-boned here. Bottom line... This is not a relaxing retreat... More like a motel. There is no car/home separation. It's a place to crash so you can get up the next day, go to work, and continue to feed the corporate machine. B.H. Management does not care about these apartments or the happiness of their tenants. They are a faceless corporation and care solely about how much revenue comes out of The Bricks. This was an absolutely miserable place to live and I would not recommend it to my worst enemy. This complex has an exclusivity agreement with DirecPath and the fastest Internet speed you can get is 6 Mbps down/1 Mbps up, although the disclaimer does also spell out "up to 6 Mbps" so you're not guaranteed anything. The television service is resold DirecTV plus all kinds of start up fees and surcharges. They also charge for setting up HD and DVR service. Quite the racket! Feel free to do a search of DirecPath and the numerous complaints from TX, SC, GA, FL and AL. As far as units go, they're market priced, but the interiors are a dated and cheaply equipped. Appliances are black and the refrigerator and dishwasher are the absolute cheapest available. Parking garage is a fairly nice feature as you can park three cars if you wish and your visitors may park anywhere. Gym is larger than the typical apartment gym, but as always, it isn't for a serious athlete or fitness minded individual. It's great for an emergency rainy day workout when you don't want to leave your property. Landscaping appears to be excellent and well kept. read more

The apartment is awesome as it is nice with amenities and great maintenance but the staff and speaking specifically about Jackie: please fire her or transfer her to another apartment complex. She is lazy and disrespectful. 1. I received a notification that I received a package that was sent to office. Called her and said there isn't a package, I called a minute later to speak to someone else and said it was here. 2. When we tried to move in She tried to pressure us into moving in with the rate saying it was a good deal. I told her I'll wait another day. Turns out the rate dropped $200. Then she gives us crappy attitude. 3. She hold grudges as when I would walk into office for questions, she would be reluctant to help cause of personal vendetta against us. If I could give this place less stars, I would. We moved into our apartment on the 4th floor last February. Our lease is up next week and I couldn't be more ecstatic. Our apartment is a penthouse. It is spacious and roomy. The windows are floor to ceiling and the ceiling height is 13ft. It is a pretty apartment. I remember when I first saw it I was so excited and couldn't wait to move in. We share only two walls with our neighbors; not bad for an apartment building. Our neighbor to the right has two small children. Both under 3 yrs of age. They are pleasant and quiet. We rarely hear them. Our neighbors to the left also have children. We rarely hear them. I loved this apartment. So why are we moving? Why the one star? Because of our neighbors beneath us. That's right, beneath us. They live on the 3rd floor, corner unit. They have 3 children, all of whom scream at the top of their lungs. We can hear both parents scream at their children, sometimes for hours. There isn't a day that goes by where we don't have slamming doors, children screaming, parents screaming, kids kicking the walls. They once kicked so hard a picture fell off the wall. We can literally hear them throwing tantrums. Every.single.day. As loud as it is for us living above them, I can only imagine what it is like to live next door or beneath them. I encourage those residents to respond. We have complained to the office at least 10 times. We hear the same answer each time; 1. we will call them now while it is happening; 2. call the police. Nothing happens for the neighbors downstairs. This week they sent an email to residents reminding us to keep the noise down; especially t.v.s and music. Nothing about kicking walls, screaming kids and/or parents. We have called the police 3 times. Nothing happens as this is an apartment community issue they say. This is not your typical noise. As I said earlier, we sometimes, rarely, hear the people next to us. This is LOUD! Our lease has a clause that we are entitled to quiet enjoyment. We don't get any. The office has told us that we are not the only residents who have complained about these people. Yet, these people still live here. They should have been evicted long ago. Instead, we have chosen to leave. Because of them. We are quiet. We pay our rent on time. But we are leaving. An office representative called us a few days ago and offered to continue renting to us without raising our rent if we wanted to stay. We do not. If they allowed us to live here for free, we would reject it. Because of the neighbors downstairs. We are now shelter in place due to the virus outbreak. We both have to work from home. This is a luxury most people don't have. While we appreciate that we can continue working our jobs, we have difficulty actually working. Because of them. I would much rather take my chances with COVID-19 and go into an office then stay here. As I write this, the little girl is kicking the walls in the room beneath me and screaming. It is loud and shakes our apartment walls. I cannot concentrate on work. This past Sunday was unusually bad. The noise was constant all day. I called the office on Monday and complained again. Nothing. The father gets louder, the kids scream and kick. I won't go quietly. Since the office won't do anything to address the issue, I will do so publicly, through bad reviews and honest feedback for potential renters. Perhaps public shaming will help the next tenants of this apartment. If you are looking at the Bricks in building 100, 4th floor, beware. I won't say don't choose the Bricks as your next apartment home. I will say don't choose the 4th floor, building 100 corner Penthouse. Unless you are deaf. read more

I have lived at The Bricks for almost 5 years. New management took over during my first year living in the complex and I have been AMAZED by the ammenities and changes they have made! The managers are so accommodating and truly go out of their way to take care of the residents. My husband and I recently thought we were going to move out to buy our first house, but decided that we were in no rush because we are so happy where we currently are. Update I received a call from the VP of the Region, Joyce Copeland. She reprimanded me and told me that I can move. When I told her that I couldn't and that I would keep blogging about the trash on social media, she threatened to call an attorney. She said that she knows the community is not kept up like Gables, but that I'll have to deal with and that they will do their best. Is a quick uber downtown and there are tons of shopping and restaurants around the area. -Maintenance is a breeze here! If you can't say anything nice, don't say anything at all. Well - I can't just sit back and let that go on this place. I understand that a disgruntled renter will probably make more noise than a happy one; however, if you read all the reviews of this Gables property you will start to get a fell for what the place is really like. I lived in "Phase 3" at this property - this meant I was in the newest area with the niceest amenities - namely, a nice pedestal sink, granite counter tops, tile, etc. However, this property is huge and the management staff is inadequate and maintenance is non existent. It was a chore to try to get any help from the staff, and trying to get a package from the office that may have been dropped off by UPS was a nightmare! At one point, we went 3 months with a leak in our ceiling. It took threats to actaully get someone out to the apartment to see what was causing the leak. The first time, the maintannce individual looked at it and told us to let him know if it got any worse. The second time (after a piece of ceiling actually fell), we ended up with a 3'x6' hole in our ceiling for the next month. This property puts on a good show. The location is great and the apartments look great. But, do a little home work and look around the area well. I guarantee you can find nicer places in the same price range. Be aware, and stay away from this place. Horribly understaffed, and it looks like it is starting to take its toll on the property itself. Keep on looking in the Perimeter Area. Gables Metropolitan, what a pretty exterior you have and what ugly insides you have! Beware of Phase 3, with its new gleaming apartments with all the right touches: granite countertops, ceramic tile, modern fixtures, you name it. The exterior is very nice, landscaping outstanding, pool and fitness center top notch, awesome location. Then you move in... Paper thin walls...apartment and car break ins...unsafe garage...loud parties until 3am with no accountability from management....and worst of all, potentially the worst management staff in all of apartment land. I understand apartment living, I realize you deal with noise, but this was too much. The maintainence staff is not to be trusted, there are rumors that some are part of the theft ring there. One day when I came home, my door was deadbolted. I banged on the door and there is maintainence in there...why is my door deadbolted???? Big secret changing my air filter? It was unappreciated to say the least. The worst part, the service. There is no customer service. The office staff is unhelpful, doesn't solve problems, doesn't answer questions, looks at you like you have two heads if you do ask a question. They walk by you like you are invisible when you walk in and you WILL wait at least 30 minutes before getting acknowledged. They misplace rent checks, they lose your keyfob information, they lose your storage info, you name it. Staff turns over continually as they look for the right pretty face to smile at you while they tell you to screw off! If this place paid half the attention to their tenants as they do their landscaping, they may be on to something! read more

There have been two car break ins on my floor and the apartment fails to notify residents about it. My neighbor actually got his van stolen. Luckily, the cops were able to recover the van although most of the items in the van were missing. Weeks after my neighbors van was stolen, someone got into my car and stolen from me. When I reported my car break in to the cops, the officer assigned to my case said I was the third individual in the complex that reported an issue that day ! I do not believe the apartment cares about the safety of their residents. I have informed them that they need to make a general notice to the entire apartment and they have not done so as of today. read more

hmmm... looking at all these negative reviews about "gables metropolitan" makes me feel somewhat fortunate. through my stay at this complex, I've never had a bad experience. I'm not sure if the other reviewers had a bad experience here due to staying at the lower levels of the complex, but I didn't have any problems. I signed the lease for 13 months, which is the shortest option they had available. I'm not sure if that is still the case, but that's what was offered to us at the time. I do have to admit that I did not stay the full 13 months to experience the apartment complex fully, but I am able to speak for the 4 months that I did stay for. I did NOT break the lease due to complications or problems at gables, but due to roommate issues. | PROS | - my neighbors never were loud - no obnoxious parties - parking was easy (at least on the top deck of the garage) - other tenants were friendly (whether you were working out at the gym, walking in their picnic area, etc.) - never had a problem with utilities, plumbing, etc. - in the parking garage, there is a huge elevator -- very convenient for those who have huge furniture or items that need to be carried on higher floors - parking garage is uhaul accessible - master bathrooms are very spacious - visitors can park anywhere in the garage - convenient location; you can get to the mall, restaurants, highway, bank, grocery store, etc. in less than 2 mins. | CONS | - you can't choose your own internet provider. you HAVE to use direcpath - the starting price is just ridiculous, even if you're not living in the "luxury" side of gables - units like fridge, stove, dishwasher, etc. are old and cheap; definitely need an upgrade - fitness center/club house is not 24 hours - flat rate of $40 for water (this could be pro too, but we didn't use the full amount) - the rates that they were charging to break the lease are so outrageous - thin walls (that's a con at any apartment though) read more

As far as apartment complexes go I feel it meets the basics. You can't have super high expectations for a multi-family housing complex because the reality is, it's a business and they are out there to make money. Some good points: - I always had a same day response whenever I had a repair request. They got the issue fixed usually the same day and didn't make a mess. - What's known as Phase III for Gables Metropolitan is now only Gables Metropolitan, the other two phases were sold to another company so the apartment you get is newer, has updated facilities and "luxury" style amenities including granite countertops, dark stained cabinets, lofted ceilings, etc. - My experience with the leasing agents was that they were very customer service oriented and willing to work with you. - Lots of parking. My favorite part about this complex was the spacious parking garage and the fact that you can park on the level where you live. I never had an issue getting a spot close to the door and it made moving in super easy. We rented the U-haul trailer and it's not too tall so you can haul it all the way to the top of the parking garage. Obviously with a truck you can't do that but the ceilings in the hallway are tall and the elevator is large too so moving in is a breeze. Some bad points: - Ridiculously high rent for the very cramped space you get. My 640 sq. foot apartment was $970 a month when I moved in and they wanted nearly $1100 per month when it came time to renew my lease. Percentage-wise not a huge increase, but the dollar to square foot ratio was unacceptable. - Thin walls - no getting around this anywhere you live. I could hear my neighbor's obnoxious laughter and their little yappy dogs every night, and all night sometimes. I lived on the top floor so not sure how thin the floors actually are. - I did have one repair request go awry. I had to have my refrigerator fixed for a leak and when they fixed the problem they left the fridge turned off. I was away from home at the time and when I came back a day or so later everything in the freezer was either melted or completely thawed and the stuff in the fridge could not reliably be called safe for consumption. Luckily the complex reimbursed me for the cost of the groceries but it was a still a pain to work around and the fact that it happened at all was a disappointment. All around I think it's a decent place to live for the area. You have to expect high rents because it's Dunwoody. There's no such thing as cheap living unless you want to live somewhere scary. It's close to Perimeter Mall, a ton of restaurants and lots of other shopping, all within walking or biking distance. You also have two Marta stations within easy reach for events downtown or a trip to the airport. read more

The place is pretty clean - yes you have the lazy folks who don't pick up after their pets. The gym is nice and clean. The pools are great and I really don't have much bad to say at all. Live here if you don't mind the following living conditions: *Water bugs in your apartment, parking deck, and trash disposal rooms *Disgusting breezeway floors that they say they're not allowed to power-wash (you will see more palmetto bugs scurrying around, as well as dog feces) *Mice and/or rats (my brother experienced this in so-called, over-priced, over-rated Phase III) *Noisy upstairs neighbors, because the walls are cardboard thin (you will hear them flush toilets, walk to kitchen, bedroom, bathroom, even hear them cough or sneeze, and you know exactly what music they're playing) *Constant water leaks from defective AC units above your unit *Smelly stench from sheetrock from water leaks, that management will swear up and down that they can't smell *Rude, disrespectful, and arrogant leasing staff and managers, that think they are doing you a favor for leasing. God help you if you try to go up the ladder and speak with anyone in the district offices, they work together, and have no respect for residents. *Dog feces everywhere (breezeway, sidewalks, you name it) *Having your complaints be ignored This was my first and worst experience renting in Atlanta, and it was an absolute nightmare. By far the best apartment complex I have lived at. The entire staff is friendly, attentive, and professional. Maintenance requests are done through an app and are followed up with quickly. The apartments themselves are spacious, clean, and updated with modern appliances and flooring. Pet friendly, so the Bricks has plenty of grassy areas and sidewalks to walk our dog. I signed a 14 month lease and if nothing changes with my current job location I can almost guarantee I will re-sign for another 14 months. read more

I lived here half Gables and half Brinks -- who bought the property. PROS: - I had great service at the leasing office for any issues, questions or help. - Close to good restaurants, bars, retail, groceries, major highways, MARTA--everything. - No parking garage issues--plenty of space for you and your guests. - Never had any issues with the amenities--they were always clean. - The new valet trash company was consistent with pick up times. CONS: - Construction, construction, construction. It's loud! When I moved in, there were beautiful trees as my patio view. They were all cut down and I think they are building a hotel next door (in front of Wal-Mart). :( So be cautious of which part of the building you rent! It may be 2018 before it's complete. It starts promptly at 7:30am Mon-Sat. (Not the complex's fault but be aware. They still are charging regular rates even with the horrible, horrible noise.) - Floors and walls are thin (but that is life in an apartment) - Ashford Dunwoody traffic. THE worst to get to 285. Moving to The Bricks was an absolute nightmare. It is the worst apartment complex I have ever dealt with. From the very first day I experienced loud music, shouting, swearing, and arguing coming from next door. The music was so loud it made my walls and floor vibrate!! I was not able to get one night of sleep in the apartment. Within 24 hours I emailed the property manager with a request to move to another unit. The manager did not even acknowledge my request. Instead she suggested that I call the police on the neighbor. Leaving me to figure out the problem on my own (and within 24 hours of moving to the property!). I also received several phone calls from strange men (almost every hour) calling from the gate call box, pretending to be delivery men, and asking me to buzz them into the gate. I spoke to a neighbor, who informed me that this is a common problem at The Bricks. However, the manager refused to acknowledge that this was an issue. Ridiculous! There were also bugs in the kitchen and the washing machine was broken. I had no choice but to move out only 48 hours after moving in. I was told that the previous tenant also moved out early (I would love to hear from anyone else that had to move out of The Bricks early due to similar circumstances). In addition to the big inconvenience and having to miss work, it costed me nearly three times what I paid to move in to move out of the unit. To add insult to injury, the assistant manager had the nerve to send me an un-itemized and unexplained bill for nearly three times my rent. Frankly this is not surprising due to the lack of professionalism at this place. Renters beware!! Do your research before moving here!! I sent the regional manager a detailed email regarding the above in order to get a partial refund of the money I paid. She called me and was completely rude and obnoxious!! Warning! Do not move in here unless you want to deal with constant crime! Multiple break-ins and some break-ins occurring more than once in the same apartments. Management is no help and literally said to my girlfriend "we are not responsible for your safety". She's getting a lawyer to pursue breaking her lease now. read more

Will move in on Saturday, so take this review for what it is worth. Sigourney, the sales rep, was great. Really took the time for us also after the lease was signed. Went over on three different times this week. Place was all the time clean. Asked some tenants, also when the sales rep was not with us, how they liked the place. Only got answers like, Great, awesome etc. The sqm price may be slightly higher than surrounding complexes, such as the London and Cross posting, but the building is well kept. In fact our apartment was just completely renovated. Will write another review after I have lived here for a while. read more

This community is still a terrible place to live. I'm still in a rental car. It's been 4 weeks since my vehicle was broken into and vandalized. Apathetic property management, not to mention the dirty parking deck and corridor tile that never gets cleaned. Poor routine maintenance, such as changing the air filters in the HVAC systems. The sound transmission from residents above you in this place is awful! Move in here at your own risk! read more

I want to give a big "SHOUT Out" to Ame' Davis the assistant manager at, The Bricks Perimeter Center for doing such a magnificent job with my move in. She did a superb job assisting me with the paperwork and making sure that my apartment was renovated on time for my move in. I love living here. The office staff are very professional and the maintenance staff are great. The buildings are beautiful and clean. I lived in many apartments and so far this is the best! Thank you Ame' for always taking the time to answer my questions. I highly recommend this property to anyone searching for apartments. read more

I've been a Gables resident for almost 2 years now and I absolutely love it here. Yea, they could stand to make a few changes by cleaning the hallways more frequently and maintenance could be better staffed but every complex is gonna have its kinks. Other than that, it's fabulous! Neighbors all hang out together during the summer at the pool. I always feel very safe here. And sometimes they have neighborhood functions. All and all no complaints :) read more

I used to live in Gables Metropolitan two years ago with my family. We got robbed very badly. There were strange guys living there. I talk to police ,it was a robbery once a week. The office staff forced us to take insurance. Now ,we know why. We left a town for a week and it was nothing left in apartment. Do not take 1st floor. I felt watched all the time .I saw strange men in the cars etc... I think people who worked there had something to do with . Activate your alarm. Please stay safe.!!!! I've lived here for a year, in the phase III section and I haven't had any problems so far, except for them increasing my rent upon my 1 year lease coming to an end. It's clean, and quiet. The pool brings in some rowdy crowds in the summer, but as long as your window doesn't face into the pool area, that isn't really a problem. There is also a smaller pool in this area you can go to. The gym is nice, but a little small. The apartments are really nice- I recommend getting a top floor unit for the high ceilings. They keep plenty of dog pick up stations with bags available which is nice. It is a very dog friendly community. Prices vary-My apt is about $820/month for a 1 bedroom. I would like it be under 800, but it is still a decent deal for all the amenities and the newness of the building. They also offer 3 different exercise classes/week and do social activities such as wine tastings on a regular basis. Maintenance has always responded very quickly as well. read more
