    The rental property was nasty they claimed it was clean nothing was cleaned before I moved in. I will never rent from them again.

I did so…read morepromptly, but within just two minutes of sending it, I was told that I could not view the property --without any explanation or follow-up. Given how fast the response came after seeing my ID, it was hard not to feel that the decision was based on my race. This experience was upsetting and felt discriminatory. Everyone deserves to be treated fairly and given equal access to housing opportunities. I'm sharing this so others are aware and so that the practice of judging potential tenants by appearance or background can be called out. I do not have a criminal past. The sad thing is I live in this area and run a business. The people at Arkansas Property add zero value to our community and will come to realize that Maumelle is not holding on to the bigoted values of the past.

We met all the stated criteria, yet were dismissed without explanation. The timing and lack of transparency made the situation feel discriminatory and completely unprofessional. We've never experienced this kind of treatment from any other real estate professionals. If you expect fairness look elsewhere.

I have close friends who rented from them this past year. From failing to make proper repairs to the very invasive and frequent inspections, It was nothing but stressful and difficult the entire time. Upon move out, the rental was deep cleaned - I know because I helped them move. ANYONE would be comfortable moving into the residence in a moments notice. It was a close to perfect as possible. I made sure to take an excessive amount of photographs because we had heard stories about them. And then they came after the renters for SO much money. It's honestly absurd. I will be in court with them when the time comes. Please read and consider ALL the warnings before even considering this "management" group.

    We rented a property from Rainey Realty that is owned by Danny Wooley two years ago, during our…read moretenancy we never received even a single violation, rent was paid on time without being late throughout our 24 month tenancy. For all intents and purposes we were model tenants, we replaced fence boards, took pride in the home as if it were ours and have a long (10 year) history of renting with nothing but glowing references. We got a bumpy start with Rainey when we took over the lease from the previous tenants, we paid a $1,300 deposit and when we viewed the home for the first time it was the opposite of clean, even though we were told it was professionally cleaned. There was pubic hair in the shower and on the door, urine (yes human) on the floor and baseboards around the toilet, fecal matter, hair. I have photos of all do this, walls were past dirty, stained, nails, scratches, you name it. I sent all of this to Rainey and spent the next two days (my only two days off work) deep cleaning the home, all of which I have photos and videos of with time stamps. An apology wasn't made, no offer to send a cleaning company, although I'm sure they charged a hefty cleaning fee to the prior tenants knowing what I do now. Just silence. I try to handle most things with grace and assumed it had just been overlooked. Throughout the tenancy every 3 months Rainey would send "maintenance" over, now it does say in the lease they will do that, it however does not say during those "maintenance/inspections" that a man will come in, open your closets, and your cabinets room by room to record your entire home as well as all of your private and personal belongings in those closets and cabinets. To some this may seem like a way to protect an investment but tenants are real people who deserve just as much privacy in the home they pay for as the owner deserves in his own home. Late February we found a house and decided to put an offer in, around the same time we received an email stating we needed to submit a 30 day notice if we were going to be moving out on May 1st, we had some friends who wanted to take over our lease. After many phone calls and emails Rainey approved them. During this time I was trying to cross every T, double and triple checking how the process was going as that would affect our closing date. During the time they were considering the tenants not one single representative from Rainey said I still needed to submit a form formally moving out, all of our communications were about the new tenants move in date.Anxiety was high on my end as it was a lot of money that I spent a lot of years earning for this moment. Rainey approved the potential new tenants to take over the lease. The stress eased and they said we were on track so we began moving everything out to a storage unit in preparation for our new home. We then received an email that the owner Danny Wooley had denied the applicants for reasons they couldn't disclose to us, even though the company itself had approved them. We were floored, and now being asked if we'd still be paying Aprils rent and given some options to end our lease early. What a blessing, (we thought) they said if we left the home in move out condition we wouldn't have to pay Aprils rent and our security deposit ($1,300) would be returned. I took off of work, and even resorted to pay someone to cover a shift where I couldn't get off to scrub that home top to bottom, we had the floor professionally polished, mowed the yard, scrubbed baseboards, walls, even in the walk through from the rental company it says the home is extremely clean. Sounds move in ready does it not ? My mom who also took off work to help would agree, she's an even bigger clean freak than I am. Not to the owner, we were cited for the gutters not being clean, yes the GUTTERS, paint spots on the floor (noted when we moved in) paint that was on the ceiling, (there was green paint on the ceiling when we moved in)and paint spots on the baseboard as well as "weeds" in the flower bed. All of this to Rainey Realty and Mr. Wooley meant that the home was not "move in ready" and that they could not only retain our $1,300 security deposit but also charge us an additional $725. The property is already rented again and it's not even May 1st, the utilities were switched over to the owners name on April 7th, it was listed on the 11th of April. None of this matters to the owner or Rainey, they were able to rent an immaculately clean home in under 30 days, and retain over $2,000 from me. I don't have an extra $725, I hadn't had high hopes of getting my entire deposit back but I certainly never expected this. I'm at a loss and I'm disappointed. Yes being a landlord is a "business" but you're in the business of people, and you should conduct yourself with dignity and honor. To this day not one single receipt has been provided for the additional $725 in charges even though I've requested it time and time again. Yes the unit has already been rented again.

    I must say things started off great I was actually confident when applying. We applied Oct 10,…read more2023; we got denied Oct 23, 2023 despite multiple calls to the company making sure they had everything they needed it still took them 2 business weeks for a decision! We were told multiple times they only go back 2 years on a persons credit to see if you have any bankruptcy, owe any rental or utility companies. This was not the case! The first issue I had was them taking so long to approve/deny an application. The second issue was the lack of communication. I called several times to make sure they had everything and was told they had everything but few days later they need this and that for example they needed paystubs (although I submitted on the portal the day I applied). Then days later I checked the status of the application and they said if Jada need anything she will call if not you will receive an email with a decision. A few days later Jada messaged saying my fiance didn't make enough he was lacking $500 which is why they needed my last two years of tax returns. I submitted that and then it was we needed to submit information for the different addresses she found (mind you they only suppose to go back 36 months on address (this is on the application) they went back all the way to my fiance's childhood home and even had my mother address on him (neither of us has ever lived there) He and I have only had 2 addresses since 2018 so why do they need the contact information for any property further than 36 months to verify? At this point I told my fiance I felt like they were trying to find a reason to deny our application because everytime you turn around it was something. So on Oct 23, 2023 he called to check the status and whomever answered told him the lady that can approve or deny was out sick so they couldn't give us a answer. An hour or so later we received the text saying we were denied because there was a car loan that I supposed to have gotten in 2018 and it was repossessed in 2023. I haven't had a car loan since 2009 and never had a repossession. I tried to explain this and I was meet with an attitude and her telling me well that was what was on your credit so I looked for myself (BG uses Transunion) I opened my Transunion and it was no such thing on it so I called Transunion and they said the same thing. So I called BG back and told them and still an attitude and I told her about my cousin in law that has the same name as mine (I only told her this info because I have had this issue a lot where companies would mix me and her up because our credit profiles were mixed up before because we have the same name, same date of birth and our socials are only 1 digit different) She didn't care at all said I needed to fix it and then re apply. Even if I got this fixed (which they are the only management company to bring this to my attention) I WOULD NEVER APPLY THROUGH THEM AGAIN NOR WILL I RECOMMEND THEM IN FACT THIS REVIEW WILL BE POSTED EVERYWHERE I SEE THEIR COMPANY NAME. The lady on the phone told me I WILL GO AS FAR BACK AS I CAN. If I could give one piece of advice to the hiring manager or owner of Bart Gray Realty it would be make sure your employees take a customer service class or something because some of them do not know how to talk to your clients nor how to show empathy to someone in the light of being denied. I do understand some people that apply may try to lie and deceive but that was not the case for us. For me I WILL NEVER try again with this company and anyone I know will know not to try with this company.

    Bart Gray Realty abruptly cancelled a valid contract on 9/27/19 for property management services…read more When I asked the reason, I received no response. Since entering into a contract on 8/6/19 for property management services, Bart Gray Realty failed to fulfill their obligations. Specifically they did not adequately market the property and provide me (client) with updates. In fact I never received a proactive communication from Bart Gray. When I did seek updates via phone calls and email (email chain attached), I got the run around and only general information. In Septemeber 2019, I grew more concerned and emailed asking for the emails they claimed had been received by prospective renters. I never received a response to this request (see email chain). On September 24th I received an email from Bart Gray stating that my contract was being cancelled. I emailed asking why Bart Gray was abruptly cancelling the contract and to date have not received a response. This situation has cost me many months potential revenue from rent that I would have received. Beginning in May 2019 when I first inquired about Bart Gray services...they have been very slow and non-responsive - which resulted in a delay in signing the agreement three months later in August.
