I've been at campus village for a year and really liked it, the maintenance requests come through quickly and they have a pretty good gym:) my only complaint is there is a long strip of road throughout the complex with no speed bumps so people with race down it at night and it's woken me up multiple times. other than that campus village is great read more

Surfaces are impossible to clean, walls are paper thin, bathrooms and air filters have mold, they have a deal with a towing company & if you sign here, you or your guests will 100% experience a car getting towed, without question. AWFUL. read more

Don't be fooled by # of amenities, majority of the things are broken or will break and they will never be fixed. They also have too little parking for every building so you will likely have a hike to your apartment if you get home after dark or it's a busy day. They also have shitty visitor parking and literally towed my car in the 5 mins I ran upstairs to grab something I forgot. The tow trucks literally camp. Not worth renting here in my opinion. read more

AWFUL!!! me and my three roommates signed our leases early November and with no notice or communication we just got told (December 1) they actually don't have a room for us after promising if we signed our leases we were grunted a spot. We signed for a 4x4 flat and they told us there was nothing they could do. They offered the townhouse for an outrageous price and said if we didn't take that they would let us out of our lease. we met with the manager to get a lower price on the townhome and she said she would get back to us in 1-2 days. she never emailed us like she promised and so we had to call to find out that the answer was no. campus village totally screwed us over and didn't feel bad about it at all. it's a nice place but management and communication is awful. don't trust. read more

I have lived in Campus Village for almost a year now. I have no complaints about anything. I love all the amenities like the pool, gym and the cycling room (my favorite). The staff here is awesome, Morgan is my favorite she is super responsive and always puts the residents needs before her! DO NOT LIVE HERE!!!!!! My son lived in Campus Village for one year. Biggest mistake we ever made. When he and his roommates checked out, Campus Village came up with an extensive list of issues with the apartment. They mailed one notice in August 2018, via regular mail, to my son asking for payment. He never received the document. They never followed up and did not sent the initial notice via certified mail, but instead, sent the issue directly to a collections agency. I received a phone call from the collection agency in early February 2019 asking for a $275 payment. As a co-signer on the rental agreement, I had absolutely no knowledge of the expenses we were charged until I received that phone call. I then received a letter dated February 4, 2019 from the collection agency saying I have 30 days to dispute the charge. I did not receive the letter in the mail until February 14, 2019. Then today, February 16, 2019, I receive a notice from my credit report monitoring agency that a negative hit has been placed on my credit report by Southern Management Systems Inc, the bill collector. I spoke to the manager at Campus Village in early February and was told that she has too many of these to deal with which is why they do not send a follow-up. At this point, I am willing to pay a lawyer $1000 to keep from paying them the $275 they say we owe. I still do not have an itemized receipt of the issues which ultimately ended up in a $275. RUN LIKE HECK FROM THIS PLACE!!!!!!!!! They do not care about their tennants, only the almighty dollar. read more

As a former employee, I would not recommend living here. I had left campus village on a good note. However, my girlfriend and I want to re let our apartment. I have provided the staff with several prospects interested in my apartment. Yet, non of them have been contacted within the Asset Standard of 1 day. In addition, I went by today with a prospect today and was turned away by a leasing agent to tour. The prospect, my girlfriend, and I were just standing there until we finally got a leasing agent to give us a tour. Several online chats and phone calls have been attempted, but no response or follow up in return. Really consider options before signing anywhere. Campus Village is not a good place to live at. I have a current incident where a roommate of mine assaulted another roommate in our apartment, gave her a concussion and Campus Village has repeatedly refused to do anything about it even though there is proof of the incident. The roommate also has three dogs that have left a horrible smell in the apartment building leading others in our building to call it out. Her boyfriend also lives in the apartment which was something I did not sign up. All three other roommates have made reports to management in which they did nothing about and said they had "worse things to worry about". Advice from a girl, don't live here because your safety is the least of their concerns. read more

Absolutely the worst mail delivery. The USPS drops off the mail in totes and then the office is responsible for delivery to the mail boxes. Mail is always 2 - 3 wks late. You call and they say it is all out. I'm not sure how the USPS allows a non-USPS to distribute mail. Several issue with this in that others are touching mail and theft or lack of TIMELY delivery happens. Time sensitive mail is delayed and this is completely unacceptable. For this reason I would never recommend this apartment complex. read more

Front office management is Dog shit, they're unprofessional and literally only CARE ABOUT MONEY. Don't let the complex's promotion deals, emails, and these Two-Faced property managers/employees trick you into thinking this is a "great place to stay" for students. They do not care about you. I called and asked "would I be able to move in as soon as I sign my lease" I was told Yes, literally more than 3 times they said " I can move in same day" I drove 2 hrs and Signed lease at the Office. they wouldn't tell me anything till I handed them my FIRST MONTH OF RENT AND I COULDN'T MOVE IN FOR ANOTHER 2 DAYS, AND THEY ALREADY TOOK MY MONEY. I FELT SCAMMED and Stupid for listening to those crooks. ANT INFESTATION FIRST DAY MOVING IN. ANTS WERE IN MY CLOTHING DRAWERS AND MY UNDERWEAR DRAWER.. there's more but too much to type. Parents watch out! My son lived in Campus Village in 2016/2017 time frame. We had issues with the complex applying my son's rent to another persons account which took more than one trip to get solved. When he moved out in 2017 we received nothing from the complex. Yesterday, 1-1/2 YEARS later, we received a letter from a debt collection agency that we owed $ 175.00 from Campus Village. So evidently Campus Village cannot send a bill or make a follow up phone call but they can turn it over to a debt collection agency. read more

EFF THIS PLACE. DO NOT LIVE HERE. Somebody put two trash bags outside of our door and we got fined $50 for it and we don't even have the same color/sized trash bags. They roomed me with someone who is allergic to cats and I put down that I AM bringing a cat. This is THE WORST living space ever. The utilities suck, The management sucks. I can't wait to move out of here at the end of my lease. Horrible. Campus village please pay attention to your reviews so you stop doing such a shitty job at being an apartment complex. Thought this place was amazing when we toured but it's been 2 years and I've figured out what it's really like. Overall, the apartments themselves are pretty nice, but management is what has made my time here frustrating. From the very beginning, they showed us a floor plan and promised that would be what our actual apartment looked like and we moved in and the layout was completely different. They also promised us the "lowest possible rate" and continually lowered it after we signed. One of our roommates moved out and they told us they would guarantee that we would be told at least 48 hours in advance but would actually give us a week out of "courtesy". When it came time for a new randomized roommate to fill the other room, they gave us less than 24 hours notice. Management also comes into our apartment all the time?? Yes, sometimes it's to check smoke detectors and things like that but the last 2 times, they have come in to put fliers on our bedroom and bathroom doors when they could have easily been placed outside. Lastly, the elevator has broken at least 5 times while I've been here and it takes weeks to fix and the hallways have never been cleaned. The apartments themselves are great but if you ever have an issue, management will not be helpful. read more

Parents beware! Our daughter stayed here for Two semesters. The rooms are small and there are better deals in town for bigger rooms. They charge a $35 fee if you lose the pool wristband which is the equivalent of something you can get on amazon for less $5. If you want to sublet for a summer, they charge a $200 subletting fee and then make the individual who is subletting sign a contract with them. The staff at the front is uninformed and not very much help. Good luck getting a call back from someone who knows anything. Not a good experience. Lots of hidden fees. Also beware that you have to request a copy of the lease in writing. What you get when you sign on with them is not the lease! read more

Here's a story, once upon a time I came back from break and all my lights were on, front door open, AC on 62 degrees, and a unpleasant surprise of roommates without being informed. How wonderful right! I thought it was a chilling welcome to enter into my house that I pay bills for to have all my damn lights on. Here's the catch they're not even gonna give me the money to pay for the utilities THEY used. I just love it when you try to call the office to complain and they don't answer the phone and they're open. If you're looking for nice affordable student housing do not look here, in fact run. I 12/10 so not recommend this place it's for the birds. You're probably wondering why 12 it's the cherry on top for the milkshake you can enjoy at another place. Bon appetite:)! read more

Earlier this year I wrote a good review about this place thinking it was good living but after moving out I regret even signing with Campus Village. There was mold growing into my apartment, unnecessary charges were made after moving out, I had bed bugs, the staff were stuck up, and the manager didn't care to help me with the unfair charges. They expect you to hold on to a piece of rubber and if you don't you have to pay $50! Are you kidding?!? I haven't started living there yet but this has gone wrong so far (1) they didn't put me in the apartment I requested, despite there being an open room, and didn't tell me until the day I was supposed to move in (2) after I got into the right room, they told me I didn't need anything to pick up my key, tho I needed 1st months rent (3) I came back with 1st months rent, got a key that didn't work (4) I just got a call that I owe this months rent + a late fee, even though I've paid. Update: My check for June rent bounced. I found this out when I called Monday (August 5th) asking about my unusually high balance. I am still unsure why I had to find out this information on my own, instead of someone contacting me. I have never paid my rent with a check, only money orders, and money orders can't "bounce". Also, my mailbox key doesn't work. Save yourself the hassle and sign elsewhere. read more

I lived at the cottages for a year and let me tell you it was the worst year of my life. Yes, student housing can be frustrating to deal with, but Campus Village has made it a little more bearable! It's ridiculous to pay rent to live somewhere and not be respected . On top of that they always have a problem with my rent payment. They never take it out when they are supposed to causing my bank to overdraw or causing a return fee. Not to mention my car was towed from the place that I pay rent to . This place is horrible when it comes down to it all. I've been charged late fees when my rent was on time. Now they have called me after I moved out and told me I have to pay for an exterminator because there's flees from my animal and that there's piss all over the carpet which isn't true, also I have to pay for the mirror in my room which is supposedly cracked now but was never broken while I lived there, and they also screwed me over on getting my pet deposit back! I suggest you find somewhere else to live. read more

I'm a former resident and I want to share my experiences so that other people can be more informed than I was when it comes time to sign a lease somewhere. Right off the bat I had an issue with this place. Things seemed great at first, but around two days after signing my lease for a 5x5 I got an email saying that they were out of 5x5 apartments and asked if a 4x4 was okay. It really wasn't, but I was out of time to look for a place and desperate. I went with the 4x4 which was obviously more expensive and that definitely adds up over time. They also did nothing to compensate for their mistake. You should check if you have apartments available before allowing someone to sign a lease for one. Another issue from the beginning was the really poor roommate matching. They ask you questions based on your needs, but don't bother to even look over them it seems. Two of us put that we are absolutely not okay with smoking and one of my roommates was allergic to tobacco and we ended up with a roommate who was a heavy smoker. That's a pretty important thing to at least consider. Next up: I cannot even tell you over the two years I lived there (renewing was a HUGE mistake) how many maintenance orders we put in. I didn't expect the utilities to be perfect, but almost every single one of them broke down at one point. We only used our dishwasher once in the two years we lived there (we washed by hand usually) and it flooded the kitchen. We had issues with the washer. The stove light and vent went out. The dryer was a huge issue - we put in at LEAST 10 maintenance orders for that alone. They refused to replace the dryer and just kept "fixing" it which did absolutely nothing because it would only work one or two more times and then break again leaving us in a bind. At one point I had to call in late to work because I had to take my wet clothes to a washeteria to dry so I could have a work uniform. It's super unacceptable to have that many maintenance requests for something and not just finally replace it - especially with as much money as they squeeze out of residents. I shouldn't have to pay money at a washeteria when I'm paying to have a washer/dryer in the apartment. Next: we had a door in our apartment that management told us nothing about and for the longest time we had no idea what it was. Pretty often when all the lights were out in the apartment there would be a light coming from underneath the door. In the morning when we'd check it would be turned off. The door was locked 90% of the time we checked but once it was unlocked and we managed to open it and realized it was some sort of utility closer. I have quite a few issues with this. 1) None of my roommates nor myself ever saw or heard anyone go in and out, but since the light was on and off and the door was locked/unlocked at random clearly someone in management or maintenance was going into our apartment without telling us. We never received a phone call, a note, or any warning but it had to have happened pretty frequently. I chose to live off campus to have privacy. I understand maintenance coming in to do work orders or whatever, but I'd like to at least be told they were coming in to get into whatever closet they failed to even mention in the first place. 2) It really frustrates me that not only did they frequently come into our apartment without us knowing, but they also would leave the light on for days at a time as if they were the ones paying the bill. God knows how much extra we had to pay for that light being on constantly. Other little things: the weird area in the middle of the complex that's just bushes and dead trees is a huge eyesore and kind of creepy. It's pet friendly and no one cleans up after them so what little grass there is is usually full of dog crap. There isn't enough parking or assigned parking and if I got off work late enough I would have to park in visitor parking and walk across the parking lot late at night. The only benefits to living here were that it's close to campus, felt safe (as long as you can get past drunk college guys frequently yelling creepy things at you from their balcony when you walked by), and it has some nice amenities (but $50 if you lose your pool wristband that costs less than a dollar to make. Like I said they try to squeeze every single penny out of you). read more
