As someone who has lived here for many years, I can tell that this has been, and will be, a varying experience for everyone. Personally, I found the roommates, space, and overall ambience of the apartment pretty great! I am grateful and appreciative of the gym, lounge, study spaces and pools (regardless of how many times I use them), and over time, I've seen myself through so much change, development, and self reflection with myself through the comforts and accessibilities Park West gives. Now, from what I've absorbed in observation, this apartment is not without its problems. The maintenance, while they have done an appreciative service, can sometimes take days, weeks, and rarely, even months to respond to an issue, which all depends on the severity of it and the time of year (As a heads up for anyone reading this, if you find the maintenance time to be slow, that normally happens in the early fall when everyone just moved in). As for the peace and quiet, it really does depend on the roommates beside, above, and below you; while I found it to be okay, I've noticed others complaining about it and the walls being "thin" as a result (especially in the Towers complex). I'm not saying that the walls ARE thin, but it really is subjective and up to each person to be the judge of that. Finally, as I renewed each year, I first found the new rental price to be okay, but then it started leaping exponentially, eventually going up by at least $100 per month compared to the previous year's lease. As someone with low income and non-mobility, I find this to be troublesome for myself and the impoverished students and community. In conclusion, this apartment may have its flaws, but it's apparent that the staff here are pushing through with a lot of effort. And if you, dear reader, currently have a negative outlook on this place, I hope you at least consider it from their perspective. Extremely close to campus. Roomy accommodations. Maintenance is okay, a little slow to get to maintenance requests. My biggest complaint is the parking and towing policy. Residents who pay to live there and pay to park there should not be towed for parking in a "visitor" space to make a quick stop in the apartment office. Something needs to change. Make a number of "visitor" spaces available to residents for 15 minutes to handle business in the offices. Is it absurd that this isn't already available. read more

Life as an engineer at A&M is already time consuming and difficult. Unfortunately, my experience as a resident of Park West has only increased that stress and difficulty more. I've been living at Park West since August 2024 and it's honestly been the WORST managed complex I've ever experienced. Here are my three main NEGATIVE experiences as a resident at Park West: -Unauthorized Maintenance Entry: During my lease, I experienced a situation where I found a maintenance worker in my room with a back pack full of stuff. On 4K camera. I made the conscious action to document on the resident portal "DECLINE entry if not present" at apartment. I have this documented on camera and am currently working with law enforcement to investigate the situation further. I caught the maintenance worker in my room, in 4K, after coming home to my apartment unlocked and occupied. And he wasn't even the guy assigned to my unit, per the resident portal. Make sure you have insurance and cameras. I unfortunately stay by myself, and I had no roommates to supervise in my absence. Situations like this highlight the importance of documenting everything and taking precautions if you live alone. -Inconsistent application of lease policies: Getting hit with a lease violation sucks. But if a violation was made, then you unfortunately have to deal with the consequences of your actions. That's what I was told in early February. I was told that I could not dispute the violation, that Park West does NOT do warnings. So after receiving a noise complaint / lease violation, I made sure to speak with management promptly, to understand how this happened, how violations are qualified, and what needs to be done moving forward to avoid fines. Several days after my conversation w/ Alexis, I experienced the tenant below me INTENTIONALLY banging on my floor (her ceiling) for long periods of time. This disruption was so unsettling, that I believe that someone was attempting to break into my apartment. Having this happen during random periods of the day when at home studying is very uncomfortable and defeats the purpose of having quiet enjoyment. This clearly is a violation of Park West's lease, which says "If you are disturbing the rights or comforts of others, then you are being too noisy or loud." Instead of taking matters into my own hands, I reported the resident and officers were called onto the scene. The female resident confessed to officers on record, started to cry, and attempted to use her sorriness as an excuse to take matters into her own hands. After filing a formal complaint to Park West, including video evidence + police report information, I was verbally and electronically told that the resident was "advised" and "warned" because of her actions, but will receive no lease violation. Given that management has not determined that I was in violation, I am still struggling to understand how management felt justified in "warning" a resident who intentionally took matters into her own hands by, repeatedly striking her ceiling (my floor). Based on my experience, similar situations have led to different outcomes, which raises concerns about how consistently policies are applied. -Internet Reliability: I'm just going to be honest, you cannot study while at Park West. The internet is always on 2 bars and it drops consistently. Phone calls drop and people complain that your connection is unstable in the middle of a call. The study rooms in the lobby and the balcony area are both bad for studying as well. You'll be lucky to get one bar, so keep that in mind if you don't like taking the bus or driving to the library to study. There have been times in which my ethernet connection (wired) has dropped in the middle of online exam. Resulting in scores that are not cognizant of hard work put in. My experience has shown that living here can be DISTRACTING from the main focus: School. You have to be extremely adamant on documenting incidents, understanding policies clearly, and taking steps to protect yourself in situations where issues arise. read more

We have reported many problems in our unit they come and they either say there isn't an issue or they do a half ass job fixing it which just makes the problem even worse. The leasing staff here are extremely rude and never helpful and always have an attitude. Don't think about having guests over ever because there is not enough guest parking for this ginormous complex. There is trash all over the place and maintenance never seems to care. The light in my roommates shower LEAKS water and sparks. Maintenance says it's not urgent and when they do come they just plaster it back up not fixing the leak. read more

As a freshman resident of Park West, I've been extremely disappointed with the quality of living here in just one month. The complex promotes itself as upscale with events and amenities, but the reality inside the units and halls is far from it. If I could break my lease, I would, and I will absolutely not renew. My advice: do not live here. 1. Mold in unit - A foul smell led me to discover black mold in the air vents. This is a major health concern, especially since my asthma has worsened. The unit was dirty on move-in with bugs, hair, and food residue, and the humidity is unbearable regardless of the AC setting. I've had to buy DampRid and a dehumidifier just to tolerate it. 2. Broken elevator - Within three days of moving in, the main elevator broke and has now been out for over three weeks with no repair efforts beyond a paper sign. I'm stuck using five flights of stairs or walking to the opposite side of the building. 3. Unit mismatch - We were promised a standard 2x2 but instead received a handicapped unit with tiny cabinets, no under-sink storage, handlebars in the bathroom, and a countertop microwave. This setup is cramped, inconvenient, and nothing like what was advertised. 4. Maintenance delays - My roommate's tub was completely clogged and unusable. Despite a high-priority request, it took over a week to be fixed. 5. Furniture issues - We requested furniture removal before move-in, but nothing was done. Many residents had to leave unwanted chairs in the halls, and I had to send my own couch delivery back because we had nowhere to put it, costing us extra money. 6. Parking and towing - Visitor parking is almost nonexistent, and towing is aggressively enforced at $300 per violation. 7. Hallways - Hallways and study rooms are always hot and musty, often near 80 degrees, making the environment uncomfortable and unclean. 8. Rude staff - Staff are dismissive, unhelpful, and show little concern for resident problems. As a first-year student, it's been especially frustrating to receive no guidance or support. Overall, Park West is poorly managed, unsanitary, and unreliable. Between mold, broken facilities, poor maintenance, and unhelpful staff, living here has been nothing short of awful. read more

There is a bureaucratic and inefficient process for both the apartment and the parking spots. We went there with a signed contract and they did not allow us to visit the apartment because payment was not received on their side due to a process issue and we were obliged to pay with credit card and a $40 surcharge to be able to visit the apartment! A few days after we got a call that they would be towing the car, after having paid the monthly parking fee, because the parking sign wasn't collected and exposed in the car. By far the most unfriendly apartment management in College Station. I fully agree with J I. comment on why can't they just give you the parking pass when you get the key at the same time? Management displayed false advertising. Nobody uses the pools because they're dirty. Half the treadmills in the gym are broken and do not work. Elevators feel on the verge of collapse everytime they're used, very jerky. In the warm seasons the study rooms are unbearable to use, they would be around 80°. To be fair, Park West is more affordable than some options in this general class of apartments. And, with COVID, many of the usual pluses of PW have been shut down. That said, if you're looking to get out of the "dorm experience," this ain't the place. Yes, it's newer, but still has the dorm feel. And even though this place is fairly new, the poor maintenance is already starting to show. A/Cs seem to break regularly, bathrooms seem much older than they are. A pile of broken glass sat outside by a door for weeks -- apparently it was nobody's job to clean it up. PW does have some nifty amenities, but I'd look at other options. read more

This place is alright to live in, but not worth the money. When I moved in, the toilet paper holder, both bathroom towel hooks, and one of the bathroom cabinet door handles were all falling off. A couple light bulbs were burnt out already. The fire alarms went off like four or five times all in one month, all were false alarms. Most of these happened in the very middle of the night, and after the first two times, nobody even bothered to leave their rooms anymore. That's obviously a safety issue, but instead of just fixing the problem they sent out repeated emails threatening residents with fines if they removed their fire alarm speaker. Security "officers" are all airheads. Front desk people can't answer simple questions. Resident life office does not communicate over email, you have to go and wait for 30 minutes in the office for somebody to even listen to the problem. Elevators break often. It's impossible to find visitor parking at night. Garbage chute is always backed up and you can smell it from all the way down the hall. Overall, not a great experience. Just go somewhere smaller. Terrible complex, poorly managed. Mary at the front desk is extremely incompetent and no help when problems arise. They have a scheme setup with BDS towing where BDS just drives through the property and tows anyone they choose, even when the car is parked where apartment management tells them to park. No one is calling BDS to have vehicles towed, they just do it as they please and charge $340 for each tow which they are splitting the profits with the apartment complex. After living at park west for a semester I can say it's a reasonably affordable , decently nice , averagely friendly place to live . It has really great amenities for the price , but everything is so cheaply made . This place is barely a year old and paint is already cracking , doors and wall hangers breaking , and ceiling residue appearing . This is how parkwest makes its residents get a parking pass in the middle of the semester, during class hours. First, you pay for a parking pass. If you don't pick it up in time, (7 days) they forfeit it. Everyone who had their pass forfeit and everyone who wants to buy one, must now wait in a staircase that is radiating heat with zero air flow. Sweating and dehydration. I will not be able to park my car in the garage after initially paying for that privilege because my class schedule coincided with their office hours. I was unable to pick it up. If we could give a negative 5, I would. My son's apartment, sharing a wall with the garbage room, has smelled like garbage from day one and we've been given the run around a dozen times, usually blaming him or other fictional beat attempts to not correct the problem such as; the apartment not being lived in (after they told us the last tenant was there for two years before him), ga disposal, sink, fridge, etc. I posted a picture of the true problem....the garbage is not properly attended to and they will not give me answers on when OR IF the garbage shoots are EVER EVEN cleaned!! Even after two of their own employees agreed the trash shoot room smells better than my son's apartment, they belittled their opinions as well and maintained it was normal. And again after the two apartments directly below my son's smelled also ---reported smelling like a dumpster, management blamed it on the apartments or tenants!!!! At this point, we don't trust the apartment management staff and are just wanting to break the lease. We moved our daughter into Park West Apartments yesterday. What a huge disappointment. The fact that it was dirty was nothing. They were put into a handicap apartment. The shelves are so low in the kitchen that they can't put things on the counter. The area under the sink is open so you see all the plumbing cables, wires, disposal. The stove and refrigerator are smaller than in a regular apartment. The regular one has a sliding glass door they have a small door and the patio is filthy. The island in the middle is much smaller. It'd be great for someone in a wheelchair to get around but none of them is handicapped. They are being charged the same as if they were in a regular apartment. We asked the complex to move them when they moved in but they said they were full. They need to do something. This is not right. Tho read more

I have never seen an apartment so filthy. Floors covered in hair and dirt. Dirty sink and counter tops/drawers. No one even wiped down the refrigerator or swept the floors. That is just the beginning. My daughter room/bathroom had black mold growing out of the sink and shower. Huge handfuls of wet and nasty hair covering the drain. White grout was black and growing. Lint covered the washer and dryer. It took 3 adults, 4 hours to clean before we could even unload the cars. Constant issues from the elevators not working to lack of visitor parking. The major issue lately is that the fire alarms have gone off 5 times in the last month, 4 in middle of the night. (It is 5:30AM now and the fire alarms went off at 5AM. It is 46 degrees with 15 mph winds) This is more than just a loss of sleep, which is inhumane on its own. I've had exams the morning after these hour long excursions, this is a safety issue. No one even left the building this time, because everyone knows it's a false positive, that is a fire hazard! To make matters worse, the management staff are taking it personally that they won't fix this obvious issue. In the past 6 days the fire alarm has gone of in the middle of the night six times. And this is excluding the time it went off a week prior. Instead of fixing the problem, the continue to ignore fixing their issue, waking up all of their tower residents and wasting the time of the fire department. What they do instead is send their maintenance men on room checks to make sure nobody has taken down the fire alarm speaker in their rooms. Parking is a nightmare. If you come back to your apartment after 10 pm the ONLY parking available will be behind the flats. Which if you live in HillSide or Towers is quite a walk. They have an amazing garage with PLENTY of parking but charge $50 a month, therefore not many people park there making the lot overcrowded. If you are still considering living here prepare for the fact you will never be able to have guests over on the weekends. There will never be open guest parking, and they tow 24. 7. Maintenance is also not great. Our fridge broke on and off for THREE weeks and my maintenance requests were left unanswered. My roommate and I would go down to the lobby in an attempt to talk to someone and they only took me seriously when I almost started crying and begged for a manager. We lost $100s in groceries because they could not figure out how to fix it and would not give us a new one. Overall the staff is rude and seems annoyed by any question you ask. This is most likely due to the fact they are all underpaid students. That said, I did not entirely hate my experience living here. The location is great, and so are the amenities. It is also super nice that utilities are included in the rent! Overall it was not a bad place to live during my first 2 years of college and I do not regret it. read more

If you like to live in a place with extremely thin walls then this is the place to live! When i first moved in, the wifi NEVER worked. I was extremely proactive in calling people and trying to get help but never got a solution for almost 2 months!! that's insanity with having online classes. Within living here one school year, the elevator broke 3 times and each time it was broken for about 2 weeks before they fixed it. The elevator broke the week everyone was moving out and they were not quick to fix it even then! There is not adequate guest parking for visitors either. I never invited friends over to my place because I knew they wouldn't be able to find guest parking. The system for guest parking is terrible. When I went to get answers in person, none of the staff gave me the same answer! Also, I used the main gym and I kid you not about half of the machines are broken and were never fixed the entire time I lived here. The maintenance staff is lovely but they usually take 2 weeks to get to your work order! The rooftop pool is nice but often the pool is odd colors/cloudy and clearly not cleaned. I ran into multiple problems with this place and not once felt like I have been living in a 'safe and comfortable' environment. The staff here is disgustingly rude and does NOT take college students seriously or show them any respect whatsoever. They do not clean at all- it seems like year-round, with the overflowing trash chutes, hallways smelling of barf, and the roach infested parking garage. This place is constantly over-flowing with people, and there is constant daily traffic with its location being right in-front of the A&M athletic center. Not to mention, if you are unable to find roommates and try their roommate matching survey/program, I can almost assure you none of your requests will be met, and you will be paired with complete nightmares. Also if ever you need maintenance, don't even think about sending in a request, they either won't answer it at all or maybe if you're lucky a month later. Looking to live here next year?!? READ THIS! Parkwest, one of the largest student housing in the United States and they still can't seem to get their act together. You look forward to living close to campus along with some of the coolest amenities like a rooftop pool, and hot tub. The apartments are modern and up to date. But if you move in with a problem with your apartment... oh just wait for SEVEN MONTHS to pass until they can finally fix your problem! And make sure you have photo evidence of any maintenance request you make because 2/3 times they turn around and say "it's fine, there's no problem". Or the classic "yea the part will get here next week".... As 2 months pass by, you start to regret ever signing this lease. They take no consideration for their tenants and seem to just want your money at any and every chance they can get. They claim they will help you, but try calling the service line.. multiple times a day.. and get no answer. Want help? Try to fit time into your busy, full time student schedule to come see them in person in their office. And good luck speeding over after classes since their hours are actually terrible. Oh! And if you want RESPECT? Get your parents to come in because since we are just "college kids" we don't deserve respect is what it seems like from their employees. You want to bring friends to your new cool apartment? Good luck finding visitor parking for them. They will most likely get towed with a $300+ fine to get their car back... good luck making friends when you live here, or maybe just good luck getting gas all the damn time because you are going to have to drive to your friends place most of the time. And with parking in mind, good luck finding yourself parking because there are never any spots on the surface area. (I can't speak on garage), and make sure to keep an eye out for your car because Parkwest is one of the top places in college station for break ins, and even catalytic converters get stolen here. Anyways back to the LOVELY amenities that Parkwest has to offer, they have many bus stops which is nice. A few pools, beautiful rooftop area that has grills, a pool, and a hot tub. Oh sounds nice?? Good luck grilling, the gas is minimal, making it a great grilling experience:| And that hot tub? Man let's talk about that!! A HUGE HOT TUB, that NEVER WORKS!!! Isn't that a nice amenity? And the wifi. Oh my god. Don't even get me stared on that, with the amount of homework that is online and let alone TESTING that is done online now a days, the wifi needs to be fast and have that strong connection. And can you guess where this is going? Wifi. F**king sucks. There is a 24/7 help line with the wifi, but that help line hasn't done jack sh*T for me and my wifi issues, so bring a hotspot if you are that desperate to live here. Overall, this apartment seems nice on the outside, after all, that's how I viewed it before I moved in. I even envied my friends that lived here because it looked so cool, man don't let looks deceive y'all because this place SUCKS. Go somewhere else. In my opinion, many of the following reasons are enough independently to live somewhere else. I encourage you to read each of them. Keep in mind These are the first things I can think of. And Im sure if I spent longer writing i would remember something else or something else would happen. -there is simply not enough parking. many other issues arise from this. there is maybe 25 spots where guests can park. often times, these are filled by residents who have nowhere to park. after coming back late on a school night i had to park at brookshires and walk home in the pouring rain because there was 0 parking spots. there is also limited / broken lighting for the walk home at night. -related but separate issue : BDS towing. My mom was towed even though she was parked in a labeled guest parking spot that apparently was no longer guest parking. My roommate was towed even though she is a resident with a parking sticker. -this issue has been particularly frustrating for me : mail. in the beginning of the semester, they did not ID when you picked up mail. They did not ID me when i picked up my 200$ mattress topper (required bc mattresses are bricks) and the box was opened. They also either lost my textbooks and are yet to find them, or gave them to another person after sending mail notifications out randomly to the wrong people. They did not care to help me find them or replace them. Lastly, they lose packages altogether quite often. Im from out of state and my debit card expired while i lived here, which means my card had to come in the mail. I never received it, and whoever did spent $225 before i could call an cancel it. Perhaps this all could have been avoided if they used the "innovational" package delivery system downstairs. they dont. -resident services. aside from the crappy hours theyre open (if you have late classes you wont make them) theres dozens of issues with CS. they dont seem to care about your problems or concerns and often dismiss you as if youre wrong. They also close early quite often, meaning the times I have skipped class or rushed home to make their 5pm closing time, they were standing around in the office saying "were closed" at 440. -wifi. the PW wifi service is absolute crap. You have to register your devices, but Synergy will randomly unregister and disconnect you. When you are registered and connected, its spotty at best. You have to pay for your own booster if you want reliable services to complete your school work. -unit maintenance. it takes them weeks to respond to maintenance requests if they do so at all - even major ones, like a fridge leaking gallons of water a day (was charged) or AC / Gas going out. -facility maintenance. there is stains everywhere. in the female restroom in the gym, 2 doors are broken/ 2 toilets are broken, 3 sinks are broken. the grills are often out of gas or disconnected from power sources. elevator buttons hardly get replaced. key fob readers go out probably a couple times a month. -they will nit pick the shit out of you. when you move in you have to do a self inspection of your unit and submit pictures. if you dont submit a picture of every single issue no matter how minor (im talking a scratch on the floor from their shitty barstools) you will be charged. If the edge of the issue is cut out of the picture, they will charge you for it. -priorities out of wack. I had a dog in my apt, and I have quite literally never come across dog poop. I was very surprised to hear that PW was implementing a biological stool swabbing system that crossed referenced retrieved samples of residents dogs. Sounds cool, but i wasnt aware this was an issue. each of the issues above, however, affected me daily and went untreated. -brookshire brothers seems amazing. prices are about double HEB. dont go there. I encourage you to take the bad reviews as a real warning. If you value your time and money, you will go somewhere else. read more

If Park West is worried about non resident non visitor parking, they should install gates and allow actual residents and visitors to park hassle free. I've lived here two years going on three and i genuinely like the apartment and all of the amenities but the management is not good. If you ever need to get in contact with anyone the only way is to go in person to the office. They never answer the phones or respond to voicemails I leave. If you write an email expect a two week response. There was a time when my roomate was stuck in an elevator and I told the front desk employee and she blamed my roomate for it breaking and went back to her computer. I called the fire department myself since she did not seem bothered. Another time in our apartment the fire alarm was going off continuously and we called maintenance and told them we could not get it out of the ceiling and they told us to "rip it out." We had to call them back three more times for them to finally come help. I've had many frustrating experiences but their horrible communication is definitely the most frustrating. However like i said i like the apartment complex and my apartment and of course the location I just really wish they had better management. read more

This complex comes with all-inclusive utilities, they don't tell you that the utilities SUCK. The trash rooms and dumpsters are ALWAYS overflowing and smell horrendous. The Wifi barely works AT ALL. For them to boast about being the largest student housing complex, but only offer a handful of visitor parking spots is ridiculous. They've sent me someone else's mail and the work orders can take 3+ months to fulfill. Don't even bother trying to contact the office: they don't respond to voicemails and never have enough staff to pick up calls. A door to the main building was propped wide open for over a month and as a girl, there have been multiple instances where I have felt uneasy. Parents: sign your kids elsewhere. read more
