218 Stanton Avenue I was a resident at this building through Campustown for about a year. For anyone looking for housing I broke it down into categories that I look for in Apartment housing as an ISU student. Cost: The rent was cheap for the location and from what I've seen rates for this building haven't gone up unlike the ones around it. We paid $489 or something close to it. Utilities usually weren't too bad but I think one month we each paid about $60 for electric, water, and sewer but that was mainly because one of our roommates got a huge T.V. and had it on 24/7. Internet also wasn't included for this building so that ended up being another $12.50 a month per person. This was the highest speed available though and I'm sure you could find cheaper options. Parking isn't included but is available for another $30 or $40 a month and was close by. Location: It only took me about 10 or 15 minutes to get to class and I even walked all the way to Gilman some days. The biggest pain was crossing Lincoln way every time, but it wasn't that big of a deal. The hallways in our building were kind of gross but our apartment was pretty big and the carpet and tile were either new, or at least fairly new. Apartment Our living room was really big and our bedrooms were also a fairly good size. We also had two bathrooms, which was nice. The kitchen was kind of old though and a couple of our cabinet doors wouldn't stay shut. We just put command hooks on them which was a quick and cheap fix. We also got free access to a gym that I didn't use much during the school year, but the pool there was a ton of fun in the summer. The gym never seemed too crowded to me unless it was about 6 or 7 at night but like I said I wasn't there much because I usually went to State. Customer Service I didn't deal with the office people much besides touring and signing a lease with them. They seemed friendly during the lease process though and were always nice when I would go in to drop off rent. Maintenance/Issues I mainly dealt with the maintenance guys when I lived here. A little way through the year our laminate in our kitchen actually started bubbling, we let them know about it and even though it took a little while to get fixed we did get all new tile in our kitchen for free, which was pretty nice. While they were working on the floor they also took some notes on what else they could fix and replaced some old window blinds with new ones that same day. They seemed really friendly and respectful whenever they were in our apartment. My only complaint would be that it took them a while to respond to some of our maintenance requests, but I feel like emergencies were always handled very quickly. read more

Lived in a 2 person apartment. Terrible apartment design, no windows on the ground floor, unfinished loft in the unit you weren't actually allowed to use for anything (no storage of any kind), which effectively reduced your available square footage without any sort of warning beforehand. Added insult to injury was a bs $40 charge for "bed cleaning" after I had already moved out (I deep cleaned the apartment before I moved out), which arrived in the mail 1 day after the 30 day countdown I had to pay it (I was still living in Ames, no excuse for that sort of mail delay). Awful landlord, awful company, awful apartment. DO NOT RENT FROM THESE PEOPLE. read more

DO NOT LIVE HERE! The biggest scam of an apartment complex ever. They do whatever they can to take full advantage of college students and scam them any chance they get. Absolutely terrible. Apartment was never cleaned, fixed, or even looked at before move in day. Not a single day goes by where we don't have some sort of problem.Not a single week goes by without them shutting the water off. They will randomly add false water charges and other types of charges with no heads up. They gave me late fees after they added false charges to my account after my autopay already went through. This has happened a couple times and I had to manually get it fixed myself. If you ever need anything fixed hopefully you have a full week or two before anyone shows up. The laundry machines have never once worked in 300 Stanton, I've lived here for a year and never one time has all the washers and dryers worked. The laundry is definitely the absolute worst part. Don't expect the dryers to dry your clothes ever and that's if they are even usable in the first place. Absolutely terrible for the insane price. I wouldn't recommend this apartment to my worst enemy. I would've given 0 stars if that was an option. Counting the days till my lease is up! read more

Absolutely avoid living here at all costs if you can. While it's convenient to live on campus and rent is relatively cheap, IT'S NOT WORTH IT. First, management is a pain to deal with. They are your typical landlords-- greedy and overcharge for everything. The office workers are fine as they are just students just trying to do their jobs but be warned if you have to deal with upper management for any reason, she is extremely unpleasant, rude, and generally unwilling to hear you out. Additionally, you'll soon find out that the reason this place is so cheap is because many of their properties are run down. Welch Ave ones specifically are deplorable. The stairs are falling apart, which is a huge tripping hazard. There is an extremely unpleasant odor all throughout the building (cleaners are rarely in to take care of the property). In general, the place is of extremely unsatisfactory standards (i.e. needing fresh paint job, general replacements, etc.), all of which the company ignores of course, god forbid they spend a penny of profit on keeping the building nice for the residents who pay with their hard earned money. Not to mention, they will charge you a $20 service fee every time you pay rent. It's 2025, be so for real, who is charging that service fee. Get a new updated service you greedy hags. Also, the maintenance men are incompetent. I've had two separate occasions where they left my lights on over break and I have had to pay the skyhigh utility bills because of THEIR idiocy. When I reached out to management about this, there was NO RESPONSE, which is highly unprofessional and proof that they knew they were in the wrong. Genuinely one of the worst companies I have rented from. They originally placed my roommate and I with a random roommate which was fine, but upon moving in they had done no cleaning. The place was infested with fruit flies because the other roommate didn't take out her trash for god knows how long. When we finally got placed into a different apartment, we were extremely unsatisfied with the customer service. I had to call every day for nearly 3 weeks because I was told I would get a call back regarding new room placement and I never got one. The staff are extremely untrained--it's all college students which is fine, but don't expect anything to get done because the manager will not respond to emails or call you back unless you basically harass them for a call back. I have been trying to get ahold of someone since May (it is September) regarding a charge on my account that should not have been there. This charge was nearly $350 upon moving out for utility fees when I didn't even live there over the period of time they were charging me for. Additionally, they charge a $50 service fee for each utility--so something that should've cost maybe $75 would have a $200 charge added onto it simply for going through them instead of the city of Ames. The walls are paper thin so expect to hear everything your neighbors are doing. No one responds to online maintenance requests so you have to call if you want anything done, and even then they take forever to come and fix things and are extremely rude on the phone even though they don't respond to emails or online inquiries. If I could give negative stars I would. Do not rent from them, they are a money-hungry company that takes advantage of college kids who don't know any better. read more

Their staff I feel is untrained. They didn't ask for my first months rent when I signed my lease so I had to go back in to make sure I wasn't going to get penalized for it. We agreed on a 5 month lease and then signed me up for a 4 month. They sent out an email on the second day rent was due (when we had another day to pay) saying it needed to be paid immediately or I would get late fees. They sent out lease renewal forms to my guarantor and she accidentally signed them when I won't even be in the same state this upcoming year. The staff acted as if they aren't sure if they can get me out of it even though I personally didn't sign anything and I physically won't be here. DO NOT LIVE WITH CAMPUS TOWN The Company Is Terrible They took my entire deposit and wanted another $150 on top of that for things that they did to the apartment. The walls were not completely painted correctly and looked patchy before I moved in and they charged me $100 to paint the walls when I moved out. They charged $85 to clean the carpets that never got dirty and had burn marks on them prior to me moving in. After I moved out campus town went into my room and left trash and then they tried to charge me FOR THEIR OWN TRASH. The management is rude and unhelpful. I went in to discuss the charges that they were trying to make me pay and the lady was very rude and said I could not legally talk to her about the issue. I had to email it and only had one chance to get it all in. they didn't accept my argument and made me pay. They have absurd charges. $500 Subleasing fee that does not benefit anyone but campus town. They do not accept cash or credit card when trying to pay them so you need to go get a money order that costs even more money. No one uses check anymore campus town its 2018. Many of my friends have had issues with deposits and management and the apartments Two of my friends is two separate campus town apartments on Stanton had BLACK MOLD growing in them and campus town did not even try to repair it right away and just remedy the situation until it came back. Both my friends Had heath issues because of this. I had sent in maintenance requests several times and there to the campus town solution is to just remedy it not actually fix it. The will try to take all your money and they do not care about their residents at all I would not recommend for anyone to live here. Live on campus in the dorms or in Freddy or west or aspen. I have had no issues with any of them Do not try co contact me campus town because I have tried to talk to you and you have not been helpful in the slightest. Be very cautious doing business with this company! My daughter and her friend were nearly taken advantage of by Campus Town, owned by American Campus. Applications were completed yesterday based on rates provided yesterday. American Campus sent a lease but then voided it before my daughter could sign it. Shortly after American Campus voided the first lease, a subsequent lease was sent with a rate increase of over 100 per month. We contacted the local office who could not fix the rate issue. We gave the corporate, Texas-based office a call, and they stated that this is common and that an "algorithm" determines when they do this. There was nothing they were interested in doing to remedy the situation. This business practice is highly predatory on college students because they bait you with a lower, more attractive rate during the agreement and guarantor process with parents and then switch the lease price with the students. Once that new lease, with different terms, is signed, the student is legally bound. We will be taking our business elsewhere. read more

We have had so many problems with this company. We have had various maintenance issues where it took weeks to fix it even with different maintenance men, have repeatedly been told incorrect information that has cost us more money than expected, and have had hidden fees come up out of nowhere. They haven't been very accommodating during COVID-19, either, which may be an overall company problem (American Campus) rather than a specific location (Campustown). The cost of living here is not worth the location, especially with the quality of maintenance, the apartment, and service provided. read more

I'm currently living in campus town right now and they have pretty nice and cheap apartments. The one I'm in right now is 387 dollars and is pretty big. It's next to lion but the place is not bad at all. I also had a utility problem but Campustown, one of their bookkeepers were really nice and helped me out to solve the problem. Yay! read more

I wish I could give 0 stars. Whatever you do, DO NOT RENT THROUGH CAMPUS TOWN. Management came into my apartment multiple times unannounced. A couple times people tried to break into my apartment. I reported this to Campustown and nothing came of it. You'll pay a lot of $$$ monthly for covered parking but they have no cameras! My car was vandalized costing over $1000 and Campustown did not care at all, yet again. Also, your electric bill will SKYROCKET. My roommate and I did everything to save money on electric. We didn't have a tv we always unplugged everything and only used the bare necessities, rarely ever used ac and never used heat even when it was -20 outside. We rarely took showers just to save on electric and guess what! Our bill always came out to nearly $300 monthly. Not only that but once you move out they will charge you for things you never broke. I am currently being charged for a nearly $600 stove that never needed replaced and worked perfectly fine when I moved out. Not to mention when I moved in the apartment was trashed and very dirty. These people prey off of young college students and will suck everything out of you. I will be taking my business elsewhere and taking legal action. read more

The only thing nice about Campustown is their location. The management is extremely rude and their staff is not knowledgeable what so ever or know what is going on half of the time. If you have horrible roommates, Campustown will not help you what so ever with dealing with real issues with messes to where mold is becoming an issue or having to deal with trash overflowing on to the floor and counter tops. They do not have security or even see them walking around with having my building door glass broken multiple times, the handle broken off, and having the door not lock what so ever. You have to constantly worry about who is getting access to your building. With no one checking on anything. Many out of control parties with alcohol and drugs happen on a weekly basis and Campustown does nothing about it. The price increases every year with no reason why it should be increasing since they do not put any money into the buildings or updating anything. Many of the appliances and cabinets are from the 90's and barely work or break and never get replaced. Expect to move into an apartment that is dirty and has many things wrong with it and no have any work orders filled for months. Took 3 months to get a shower fixed so we had 4 girls to one bathroom which did not work. It took another 5 months to get a toilet fixed and has been 2 months with a fridge issue with it barely working. They also try to charge you for things that they did not fix or replace after you move out. They charged me for replacing a door and when I checked it out since I was living at the same apartment and they never replaced it. Even the people who lived at this apartment before us, stopped by one night to warn us how Campustown charged them for fixtures that do not exist in our apartment and vents/doors they never replaced. This living experience has been the worst out of my living in apartments experience for more than four years. I will never sign a lease with Campustown again. There are way better apartments and houses to choose from in the area that are now the same price or cheaper and are newer and with better management than this one. read more

CAMPUSTOWN IS THE BIGGEST RIP OFF. I live in a 2 bed 2 bath that has appliances older than me. air conditioning did not work when move in, fridge did not close all the way, 3 windows had cracks in them, balcony door has cracks that let air flow in, outlets did. not work, mold in shower, and a leaky faucet. They completely overcharge on rent, I once turned in my rent on the 3rd of the month, and since I was two days late, my rent went from $674 to $725. They pretty much force you to pay with a check because their online payment charges you extra and if you ever made a 1 time payment, it is a $20 service fee. Every place in Campustown that I have been to has been disgusting, outdated, and a massive rip off. Do not live here. Ever. read more

If I could leave a 0-star I would. Poor maintenance of properties, horrible washing machines and dryers that are very inconvenient to use, randomly enter your apartment all the time, and have generally poor customer service. They'll state that for the entirety of a month or a week your apartment COULD be subjected to a "maintenance check" or something to that effect, which seems to me to violate the law that states that landlords need to give 24 hours notice BEFORE entering, not one week before they MIGHT enter. Most certainly will not be renewing my lease nor will I recommend Campustown to anyone. read more

I used to live the Campus town Property Management, and couldn't be happier once my lease ended. Overall had a terrible experience with these people. We were promised new carpet and paint on the walls before we moved in. Instead we go to our apartment to find a giant bleach stain where someone had attempted to "clean" what looked like a murder scene! The "fresh paint" was blotches of paint in the wrong shade of color trying to cover up knocks in the wall. Even if the paint had been the right color, there were solid pieces of wall missing!!! Unless they know of magical paint, they needed to puddy the walls then paint. After complaining about it several times to our land lords they claimed that they never agreed to any changes and that the man who showed us the room and signed the papers to make it a legal document no longer worked with them. Tired of fighting the land lord we decided to go to corporate! We sent pictures of the murder scene that was our living room and their reply was just as sleazy as the land lords was. It wasn't until we threatened to report them to the Better Business Bureau that they decided to send someone to our room to look! The "professional inspector" claimed it was normal wear a tear. Long story short 2 months after we had moved in we threatened civil court, they then decided to replace half of our carpet and repainted the blotches of miss colored paint with the right paint. These people are awful and when they hand you a "copy" of your lease, make sure EVERY page is there! We got into this whole mess when we realized we were missing the page with our agreement about the carpet and paint. read more

Campustown is awful. They take days to respond to maintenance issues and do nothing about noise complaints. When i moved in my mailbox was broken and they told me that i need to pay to get it fixed. When in fact it's their responsibility to fix it. The two head people were very disrespectful and rude over email. They might as well not work there. Everything is dirty and breaks! Let me begin with if I could give this place negative stars I would. Do NOT move here. The management here does not give a shit about you, all they want is your money. I was promised a newly renovated apartment completely redone. When I arrived for move in the appliances were dirty and scratched, the fridge was installed wrong, the dryer vent wasn't even attached, the walls had dents and holes in them, the trim pieces were pulling off the floor, there were chunks gouged out of the wood trim pieces, it was a disaster. Fast forward through I don't know how many maintenance calls to fix the garbage disposal that only works when it wants, the vent that had to be pulled apart just to get it to close, to have the windows sealed AFTER having to temporarily seal them ourselves(because apparently that's a non-essential accessory to having windows), glue the trim pieces down so that my grandparents could visit without risk of falling, etc., we lost heat and water during the polar vortex. It took 4 hours to even get anyone to our apartment to confirm we didn't have heat or water (while the temperature continued to drop). Then another 3 hours to get space heaters which we had to use for 3 days before getting heat back, luckily we got water back later that day. Then there was a phase where the door locks stopped working and my roommate and I regularly got locked out of our building, even when we demanded new keys (because we had been told ours were faulty) the issues continued. Fast forward to now, it's July in Iowa temps are 80s-90s with humidity making it feel even hotter and on return from a week long trip what do I return to? An 80 degree apartment with no AC. I called the answering service and was told no one could help me until the morning (it was a sunday) which is understandable. Monday no one showed up by noon so I went to the office and asked that someone please come look at our AC as it was 85F by then and rising. I was not offered fans, temporary cooling units, nothing. A couple hours later a maintenance person came in pushed some buttons on the AC control and asked to see our AC unit which I then had to inform him was not in the apartment but on the roof of the complex. He left, and about half an hour later another person arrived asked if we had any help with the AC, when I recounted the conversation he said thank you and left as well. Another few hours pass and the head of maintenance (the only working part of this entire company) shows up and asks if I had gotten AC back, only to find out that the issue is not in my apartment but with the whole unit in the basement. Day 3 without AC and I had to go into the office yet again to place another request for help or just some kind of update as it's staying constant around 85F. The neighbors said they have not had AC for a week. The business practice is negligent at best. This place is a chronic disaster. read more

I'd be prepared to pay if you chose Campustown as your place to live. While the location is great, they are slow to fix anything and be prepared to pay! My son left his apartment very clean (no marks on walls, no stains in carpet) and not only did they keep his $175 security deposit but they also sent us a bill for an addition $200 for painting and cleaning carpets, etc. A friend got a bill for an additional $800!! i wish i could give a 0 star. they do not even deserve one. nobody responds to requests or phonecalls, units are so overpriced, packages get stolen, the door locks do not lock and are unsafe when drunk men get into my building at 3am and pound on my door, there was an assault allegation involving a campustown maintenance man and a tenant, places are nasty, and uncleaned and dirty upon move in even though i paid an additional $300 for early move in due to "cleaning fees", the parking lot constantly had construction being done on it, so I had to move my parking spot to a further place while still paying full price for coveted parking, everyone is rude who works there and has no idea whats going on, and also my place reeked of garbage through the vents due to the restaurant below, as well as heard blasting music in my room from the bar below until 2am on ALL WEEKDAYS, not to mention i was paying over $600 to stay there with outdated appliances and an A/C set up from 1990. DO. NOT. LIVE. HERE. some people say the location is worth it, but trust me its not i would rather take a 20 min bus ride than to live in that apartment again. read more

Worst experience ever. Don't waste your money. This company overcharges for very poorly maintained apartments, especially depending on which apartment you chose. Our experience started out with a move into an apartment that was in horrible condition. Stairs and upstairs carpeting was completely trashed. Despite several requests for cleaning or replacement, it never happened. The front door was broken, the walls were never painted and the bathroom fixtures were falling apart. It all sounds great in the beginning until you are ready to move out. Not only do they keep you security deposit but they also charge you for ever single additional problem whether you caused it or not. For example, they change you for regulatory maintenance from floor cleaning, to pain, to light bulbs. Yes, light bulbs. And, if you are in a 4 bedroom apartment they charge you everything times 4. So your $1.50 light bulb just became a whole pack of light bulbs. The people who work in the office are complete assholes and are not concerned with your wellbeing at all. They are rude and inconsiderate. Pretty much everyone who has anything to do with CampusTown is there only to make as much money off of poor college kids as possible. The prices are resiculously expensive ($585 a month for 1 bed in a 4 bed house) and when you leave they screw you out of your entire life savings. If you'd like to keep you money and save yourself some extreme anger then please do not use campustown. Save yourselves. read more

If you are a serious ISU student, this is where you need to live. Forget the amenities, forget the utilities, this is all about the location. Yes, the pool and tanning beds are pretty cool to have, but it's literally right across the street from campus. This does make it pricey- be prepared to pay a little more than usual but if you want a fast and easy walk to campus, it's worth it. Maintenance is the best I've experienced and the office staff is very helpful. Some of the other residents do nothing but party and complain, hence only 4 stars, but you gotta take the good with the bad. Over all, great place to live. read more
