A complete Fraud! Beware of this management and their apartment. I would give them a ZERO star if I could. 1. They provided us with a dirty apartment that had multiple urine stains in the toilet bowl, an ink-spotted carpet in one bedroom, a dirty oven, and a kitchen counter that was extremely stained and filthy. 2. It was a townhome, and they were renting out nearby units to anyone. The neighbor next door had drug issues. We couldn't access the basement because of a strong weed smell, and there was a persistent weed odor on the porch as well. When we reported this, they simply directed us to the police station without taking any action. Even though we had a porch, it wasn't ours -- it was used as a shortcut by random people. 3. During our stay at 414, S 4th St, our newly purchased car was vandalized. When we reported it, they took no further action. Simply did some big talk. 4. When we vacated the apartment with a toddler and a 9-year-old, we cleaned it thoroughly, almost like new, and I have photo evidence. They should have been ashamed of how far we went with the cleaning. 5. The biggest fraud came after we left. They failed to return our security deposit. When I asked about it, they kept saying the address I gave was returning their letters, even though all our bills from Ames arrived without issue. Eventually, I asked them to send it to my friend, and they finally did. 6. The real surprise came then, and their story about cats and bulls was exposed. They deducted the full $1260 from our deposit and presented fake cleaning and pest control bills (we never got any pest control during our stay). Management companies usually do monthly pest control, but not Martin Property! 7. When asked for an explanation, I received rude behavior from them. They do not even know the proper etiquette for talking to their tenants as soon as they vacate the apartments. Please be cautious with this management company and its rental properties. It's unlikely you'll get your security deposit back, as the owners and staff often behave unprofessionally and are a bunch of FRAUDS. I applied to rent a house and never got a response. They said I had to apply for my wife too. They don't respond. They don't return calls. They don't respond to messages. Terrible company. The home is not up to the mark. There is always something breaking constantly and something like water faucet was not fixable at all, so water drips always. The worst thing is, they scammed me when I left the home. They took 100% of the deposit amount and told me in a letter after a month that, they needed 13 hours of professional cleaning job for a stove top, a kitchen sink, a toilet and a bath tub, which is unbelievable. I have video proof that everything was clean when I left the home. They are not answering my email now. I recommend everyone to stay clear of this property management. We've been renting from them since August, 3 months in they asked us to sign the next year's lease. Fast forward to feb-march and they have scheduled 3 "showings" where the landlord, maintenance guy and a handful of strangers just walk through my house. They want to raise rent, threaten me and invalidate us constantly and they are absolutely some of the worst landlords I've ever had, have little to no respect for tenets, the Lease is a fucking joke and I pray one day this company goes belly up and all those who run and own it suffer the same bullshit I've had to deal with from them. $1200 a month for a 3 bedroom house means nothing to these people, they will continually step all over you as long as they get their payments. These people are deposit Cons. 2 years we have left each residence spotless, Odorless and literally in better condition then when we took it. Rebecca is a joke. None of the people working here know ANYTHING. Nor do they care about you or your circumstances. Plumbing issue I had no control over cost me 251$. There were roots in the pipe. We were told at our first residence that if we had an issue to contact a plumber so that's what we did in this situation. After we found out it wasn't something we could control we sent pictures and receipts to get the money back. "Becca" told us we would be credited back on the deposit..... knowing these people con you out of every cent of your deposit and more it took weeks to finally get a check made out so. We cleaned the walls floors appliances (inside and out). Used bleach on anything we possibly could to remove any odors that may have been left over. Professional carpet cleaner came to clean. Waiting to see if we will be charged for "cleaning" that didn't actually take place. They don't do In person walk throughs so I have no idea what they will say is "wrong". WORST PROPERTY MANAGEMENT: 1. Their properties are unsafe. 2609 Knapp has a HUGE mold problem. Their way of "fixing" it was painting over it. The ceiling was caving in and they just filled it in and painted over it again. There was a major gas leak and we got charged for the problem when they came out to take a "look" and said there was no problems when a expert said there was and turned everything off. 2. The properties are absolutely disgusting. Moving in NOTHING was cleaned. The people before left a lot of trash and they didn't even try to pick it up. We had a whole basement filled with random stuff from the past. But do not worry they will charge you $600 in cleaning fees when you leave the property nicer then when you came in. 3. The staff is uneducated. They will take complete advantage of you anyway possible. They are horrible to work with and lie to you. Their emergency line was never answered right away always sent to voicemail when you are in the middle of the winter and your heat gets shut off for a major gas leak. read more

I have rented from 4 different landlords in Ames so far and MPM is by far the worst. The ladies at the office behave like scam artists. They have no manners and treat you terribly once you sign a lease. Our unit was very poorly taken care of, and overpriced. The neighbors were terrible, constantly screaming, smoking inside the unit, etc. We once filed a complaint due to this behavior, and MPM handled it by letting them know that we specifically complained. The next day the neighbor screamed at us for "trying to get him thrown out". When subleasing I had around 40+ applicants all of which were declined. Once one eventually was accepted after 3 months they tried to "take it back" after 2 weeks and said that I am still responsible for the lease. Told them no and they eventually gave up, absolutely pathetic. read more

DO NOT RENT UNDER MARTIN PROPERTIES. We rented out one of the apartments on Hunt Street and it was the worst decision we could have made. The apartment is cheap and it is walking distance from the bars. That is about all the positives it has. My lock didn't work on my door the first day I moved in. I asked them to replace it twice and they said they would each time but never got around to it. There were cob webs outside our door all over so I called and asked if they could get someone over there to clean. Once again they said they would and never once came to clean the cob webs. We had our drain clogged so we had a plumber come clean and they paid for that. They then charged us 7 months later for the plumber because they said that it was our fault so we would have to pay. This was SEVEN months later. You could tell they never came to check on the apartments because there would always be garbage outside by the laundry room area. Our dryer would take 4-5 hours to get clothes dry and would cost us each time. We complained about the dryer multiple times and nothing was ever done for it. Parking on the street is definitely a pain on the weekends. There would be cars that weren't tenants parking in our spots behind the place so we would have to park blocks away at times. They charged us $300+ on cleaning after we moved out. We had some minor cleaning that we knew we would probably get charged for but for the size of that apartment there was no way there was $300+ in cleaning. This place was very poorly managed and I would never recommend one of their places to anyone. There's no way that they should be in business. They will rip you off, guaranteed. read more

I DON'T RECOMMEND TO CONTRACT WITH MTM. When I prepared the moving-out inspection, I and my wife spent more than 10 hours for cleaning. We cleaned up everything we can did. Then, I asked MPM to do a inspection together, but they kept saying "why do you want to do the inspection together?" Then why did they make the inspection appointment with me? I had to wait about 30 minutes more than the appointment time. I did the moving-out inspection with their inspector and she said there was no problem and the apartment was very clean! HOWEVER, they charged $160 for cleaning. WHAT? the unit is very clean, but I have to pay $160? I have rent 4 apartments before in NJ, IA, and TX. I have never paid money for cleaning. Even, I spent the longest time for their unit. I believe they will charge cleaning fees regardless of whether one's unit is cleaned or not. read more

I have had four landlords in Ames, I can tell you that Martin property management have been the best landlord by far, by MILES!! Other landlords seemed not to care about their properties general up keep, timely maintenance requests, and certain landlords/Jensen Group lacked general customer service. Martin Property does all these things and goes above and beyond, they're all very friendly, reasonable, humble people whom care about their tenants and their properties! Worst renting experience ever! Our basement was flooded due to a leaking pipe and it did not get taken care of for and entire week. On top of that half of the appliances did not work and the led us to believe the house had air condition when it in fact did not. I leased a great apartment with Martin Property Management for 1.5 years. I received excellent service, timely responsiveness when there were maintenance issues and a great value. The entire Martin Property team was excellent to work with--from Ben in maintenance to Becca in the office--a class act! I appreciated the manner in which the property I leased was maintained inside and out. The value I received in this particular neighborhood in Ames was hard to find anywhere else.
