I have lived here for 3 years and have found it a comfortable place to live and call home. The management and staff including maintenance are wonderful and on top of things. They have created a wonderful, fun, and safe community to live in. Having a supportive management team and friendly neighbors makes a big difference in the overall experience. Plus, it is a pet-friendly environment that contributes to a warm and welcoming atmosphere. The property is well-maintained and there are 3 ponds to walk around. Theres a workout area and a swimming pool in the summer. The apartments are updated with new carpet and appliances. It is a good value for the price and service. read more

I moved out and thank the Lord I did! Let's start by saying the staff is very professional, cool and easy going. Maintenance is on their job. This review is by no means a slight to the staff. This apartments are ancient! Circa 1980's. Terrible carpet that is old and should never be used...EVER! You can clean it and take off your shoes everyday and it will still get dirty. MOLD IN YOUR TUB! There will be mold in the tub and or window seals. I developed very bad allergies while living there for a couple years! Endless dust and allergens. I think there may be mold under the carpet. All appliances are very old. 1980's old! The celling and floors are extra thin. You hear your neighbors every move. Terrible non insulated floors and ceilings. I had a bee problem in my bathroom! Bees somehow nested in the air vent and every time I used the restroom I had bees in my bathroom. It took at least a month to clear them out. The vent wound up falling from the ceiling and was replaced by an open vent! Luckily through me killing the bees myself and them fumigating the vent it went away! When your lease is up they charge you an extra $600 to $1000 on top of your rent to go month to month which should be illegal! Price gouging at it's worst and they will tell you that they do it to make you sign another lease and discourage month to month because you can just leave at anytime! Terrible business practice that should be ILLEGAL! The neighbors do not pick up the dog fecal matter at all! I had to neighbors with a combined 4 dogs and they never picked up the shit! Not at all! Doo doo bombs galore in the grass! Do not move there unless you are just starting off...No what? Do not move there period! Almost 2700 per month including parking for horrible conditions! No bang for you buck at all! This place is a hazard and if I have mold poisoning or skin irritations because of mold that they did not take care of I will sue! AGAIN AVOID THIS PLACE AT ALL COSTS! We love it here. We moved here from Illinois without seeing the place in person. After dealing with the friendly and professional staff long-distance, we were all set and excited to make the trip! There was a glitch, though, when Meg the manager called to say the move-in date got pushed back due to some scheduling conflicts with some repair crews. She was forthright with the information and kept the communication channel open throughout the entire process. While the delay was not ideal given the circumstances, I thought Meg and the whole Canyon Springs team made every effort to smooth things out for us. Well, we've now been here for about a year and a half, and our first impressions were not deceiving. The staff have continued to be courteous and professional, the repair crew on call is fast with any repairs and clean and friendly. The lawn is well-maintained, and the atmosphere is relatively peaceful - for a large apartment complex. The units themselves are a good value. Yes, some of the appliances are not top of the line, and it feels a bit dated, but I wasn't expecting granite counters or hardwood floors. If you are expecting those things, you should expect to pay a lot more rent in this area. We couldn't be happier with our decision to make Canyon Springs our home. read more

I have lived in apartments my whole life and this by far has been the best. The only reason I am leaving is because I finally was able to buy a house. But, I highly recommend this apartment for anybody. The staff is amazing, from the minute I moved in Meg and Amy made my transition as smooth as could be as well as when I moved out. They truly are the nicest people you we'll ever meet. Maintenance is wonderful and always prompt to fix anything I needed as well as always professional and friendly! I absolutely loved living here! The entire staff from the wonderful people in the office, to the maintenance crew, to even the landscaping crew are very professional. Everything was done (maintenance wise) in almost immediately after making a request. I was really glad when the office started to crack down on parking to accommodate the tenants since most of the parking is first come, first served unless you own a carport or garage. Also, the price for a 2 bedroom, 1 bath was very afforadable. A couple of cons were that there should be more trash cans for dog bags and (even though this isn't entirely the staff's fault) I had a downstairs neighbor who was very noisy. She would constantly yell starting from 0700 to the late evenings as well as her children banging on the walls and slamming doors. If we ever moved back to Lynnwood, we would definitely move back to Canyon Springs. read more

just now I'll start off by admitting the office staff is very kind and helpful. Meg the manager is always nice and returns questions and concerns promptly. The maintenance staff is very kind and friendly aswell. However this apartment complex is despicable. Upon signing the rental agreement we had to sign a mold disclosure addendum. Barring residents from making an issue about the massive mold infestations in these apartments. The growth rate of mold in all these units is not only disgusting it is a health concern. I have to spray bleach weekly on all the window sills. I don't even want to think about the level of mold that's growing under the bulging base trim and behind the shower. I warn everyone to consider looking elsewhere for housing. Second, this complex has no level of security what so ever my vehicles window was smashed and several thousand dollars of contents removed. There are major parking issues every night. To top it all off. During the start of the Corona virus issues. Horizon (the corporate owners and management company) sent an letter to all the Tenants informing them about the government stimulus checks and expecting they could use that to pay rent. I find it so unprofessional that they had the audacity to try and dictate how people spend there stimulus check. They also continue to charge amenity fees, although all amenities are closed due to the pandemic. I highly advise everyone to not even consider canyon springs as a place to live. read more

We moved out Only because we just bought a House. If your looking for a decent apartment with amazing Management staff this is the place to go. Meg and the Ladies in the office work Hard sometimes to hard if you ask me :) They are amazing thoughtful and responsive. Helpful and make you feel special and like your part of a community. Often when you get this kind of friendly you dont ALSO get professional. And yet Meg is amazingly professional she gets stuff done. Any time we had something to deal with she listened told us what she could do about it and was ontop of it. We lived at Canyon Springs Apt C303 for almost 4 years and anytime we needed something Maintance was ontop of it! they even helped us wall mount our TV! Ive nothing but good things to say about the staff at Canyon Springs. So If your sick of land lords that lie and jerk you around or who are overly friendly but dont get anything done. What a great place to live! We have been here 14+ years and have never had any problems. The entire staff is always so helpful. Always going above and beyond to help. Like clearing snow, or de-icing the driveways in the middle of the night just to make sure people can get out if they need to.Tons of amenities! What more can I say? The place looks great from the outside, but the apartments themselves are very outdated. The appliances are throwbacks from the 70's. Make sure when you move in that you inspect all the appliances. First time I ran the washer, it spewed water everywhere! Turns out a hose was broken in the back. To top it, the bathtubs and sinks clog when you run water in them. The closets are in terrible shape. Again, throwback from the 70's. Now, the management. I gave this place at least a star for Kayleigh and Meg in the office. I can't say the same about their manager, Carla. What a piece of work she is! She definitely sides with the residents that have "been here a long time." I haven't been here a full week and already I am the one that is moving to another apartment where the residents are quieter. The neighbors upstairs are constant noisemakers and can't ever be quiet. Starts around 10 pm (when "quiet time" starts) and goes on until 5-6 am. Continues on through the daytime too. The excuse I got from Carla was that these boys came home to visit their mother (18 yrs old - unemployed) and grew up here their whole life. The mom is a single mom who works late (blah blah blah). From Carla: "Maybe if we let them (the boys) run around all day, that will give them more incentive to then be quiet at night." REALLY?? This place clearly wants residents who make minimum wage and let their children run loose and make noise all night long. So be it! I will NEVER live here again and I will never recommend it to my friends or to hard working people that want to spend their money on a decent living environment. You can't even get that here - not even if you plead your case to the so called management. Horrible - DON'T MOVE HERE! read more

Moved here when the housing bubble burst. We chose the first one they showed us, it was bright, clean and they accepted our dog. The ladies in the office are friendly and professional - even helping out when in the middle of lunch! All apartments have issues, but the on-site maintenance crew is right on the ball and an email goes right to them. I LOVE the ponds and waterfalls, and I walk our dog along the sidewalks all through the complex. They encourage you to decorate your lanai or balcony, and there are some real green thumbs living here. We use the hot tub, sauna, weight room and pool whenever we can, and they do throw a nice BBQ at the cabana! The buildings are not new, but they do regular painting, frequent landscaping, and will answer any questions you have about regular maintenance. I have had some noisy neighbors, but you will find those anywhere, and I would rather get to know my neighbors and talk to them before I have an issue. Most people don't realize how much you can hear through the walls or floor. (I know I didn't) I can't say enough about this place, I post pictures on Facebook all the time, and I think it's a great place to live, our neighbors are nice, and we are close to everything. We've lived here over a year and a half, and though the kitchen appliances are a bit outdated, they work well - we haven't had a problem with them yet. We stayed in this complex for over 4 years. The management is very good. Meg, the property manager is on sight and willing to work with her tenants. The Service guys are very responsive and friendly. On the whole, I loved being here. We had some early parking issues, but over time, the complex worked with us on this. I found the community to be friendly, and very nice. No issues, even when I lost a cat and had to call for her for a night. Make sure you get to know the staff, everyone is very helpful and supportive. One last thing, sometimes you get some smoke if you are on the top floor of a building, it's an older complex and they can't patrol the downstairs neighbors. If you are allergic, like I am, it was sometimes hard to deal with. But Meg was very responsive and proactive about it. read more

If I could give a zero rating I would. You might as well call it Ghetto springs! The farther you live from the office the worse your apartment will be. We have lived in K building for the past 5 years. From day one we had ants! Lots of ants!! They would spray but they always come back. I have a friend that lives in another apartment on bottom floor and they have mold. The only reason we stayed is you are trapped to move because they raise your rent a hundred dollars a year. The office staff acts like they care but they don't! The maintenance guys are great but a large turnover because they don't pay well. The area is very seedy, our car was stolen the first year we lived there. It is right off of 99 full of homeless and drug attics. The pool in the summer is filthy, last summer it broke at the hottest time of the year. You will have to clean it yourself to get bugs, hair, band aids out. For the price of these outdated apartments you are better off to go somewhere else then here. There is no parking so you will have to get a parking spot that cost 85 a month. Please think about it before choosing these apartments. read more

This is a wonderful place to live. The managers are very helpful and anything that needs attention is taken care of within a day, maybe 2. Landscaping is really beyond what would be expected, and very lovely to walk around. Prices are what they are, but it's knowing that the managers really care about making this place a home that makes it special. This place is full of construction defects. Leaky moldy windows and mold that grows from beneath the paint. This is caused by shoddy construction practice that was prevailant in the early 90's. As a construction professional myself I know that what needs to be done to fix this health hazard will never be done by these cheap slumlords. If you value the health of your family. Don't move into Moldy Springs. Our complaints were "remedied" with Kilz that didn't kill the mold that is permeated in the sheetrock. And recalking around the slider.... the mold was never remediated. I.E. removed properly with mold abatement practice. Again I am a construction professional and am well aware of construction means and methods for this process. If you value the health of your family don't move to Moldy Springs. The cabinets are cheap dated builders grade. The carpet is cheap also. Any traffic on these carpets is a joke. We didn't wear our shoes and it still became trashed. I have the receipt for the carpet. Let's just say a contractor would tell you they "value shopped" to sell you this crap. read more

My husband and I lived at Canyon Springs for 3+ years and we absolutely loved our time there. All of the apartment units have a great layout, the grounds are beautiful and very well maintained and the cabana, pool area, sauna, hot tub and gym are all very nice perks to living in the complex. The staff is extremely friendly and helpful and Meg Ortiz is a fantastic apartment complex manager. We only moved out because we bought our first home. This is a great place to live! The staff is great, friendly and professional. I have had two maintenance requests and both were completed quickly and the work was great. The majority, if not all, of the staff live on site so it really feels like a community in which you know and like your neighbor. I feel comfortable going to staff with any concerns, small or large, knowing that they will listen and problem solve with me. Can't say enough good things about Canyon Springs. My fiancée and I moved in about 18 months ago and have been very happy with that decision (we happily extended our lease as soon as we could). The apartments are spacious at a very fair price. The property is great, especially for walking dogs. There is daily trash pick up at your front door even! The amenities (pool/jacuzzi/sauna/gym/pool table) are all great, and well maintained. Speaking of maintenance, the facilities guys are GREAT (especially the manager Alex)! They act very quickly on maintenance requests, often showing up minutes after we submit a request, and are friendly, trustworthy and know how to get things fixed quickly. The leasing office and it's manager (Meg) are also wonderful, making signing a lease easy and providing great communication after the fact. Considering the price point, this is the best apartment building we've ever lived in and we don't plan on moving out anytime soon. read more

Just wanted to take a moment and make sure that anybody who takes the effort to look up this place online understands that its a bad choice. Trust me on this, just look elsewhere. You'll find your own reason why if you decide to move here, but here's mine: Mostly, like the other review here said, its because of the manager. She has more than once sent out newsletters that are not only very rude and arrogant, but also naive and narcissistic. She disregards any complains as a problem caused by the one complaining about an issue, not as something to be resolved. Customer service is not something she has any real interest in. The apartments are second rate at best, and they charge well over a first-rate rent, which they raised again. They allow wild animals, mostly stray cats, to roam around. the grounds They are very aware of them, but of course then change to a trash pickup system (instead of dumpsters) so animals can get into your garbage. And when they come to pick up the trash? They leave the garbage pulled out by these animals right there on your front door. What a great thing to come home too -- every night because you can only put out one bag of garbage each night per unit. Its depressing; I hate seeing my money go to waste, especially when I'm paying them so much of it. I'm looking forward to moving when I can afford it. And when I do, I'm sure they will keep my deposit for some reason or another. Overall, it comes down to them being bad people and you don't want the place you call home to be governed by such. read more

Only thing good about living here is that it is dog friendly. Otherwise if you are a recent graduate in your late 20's working a full time job, Meg will make your life a living hell. Hires incompetent employees who couldn't even help me get my rent paid which made me late and Meg still forced me to pay the late fees when it clearly wasn't my fault. Staff would consistently tell me incorrect amount for payment which would always leave me guessing at the end of each month. Somehow withheld information that my rent didn't go through one month and it took her 14 days to tell me this and threatened to evict me with "the lawyers" if I didn't pay the 14-day late fee. Clearly gives more attention to those who have lived longer here or who are older and never get out anymore because she knows they get consistent income from the Government however told me my brother's social security check doesn't count as income. When originally moving in there was a smoking fee which we happily accepted until we found out that we couldn't smoke marijuana even though it was legal. She told us to stop in which we did the first time however still sent me voice messages and letters about evicting me from the smell, not the smoke itself, from the marijuana. Later she attempted to bane cigarettes, vapes, etc from the complex but still found a way to single my brother and myself out when half the complexes reeked of weed and clearly no one else was abiding by the newly enforced "smoking law." After many reiterations that we stopped this behavior Meg still had it out to evict us in whatever way she could find. Threatened to evict myself and my disabled brother multiple times for minor inconveniences (i.e. smelling like smoke that affected the health of others) really??? when joe shmo in the same building is smoking a pack a day and there are 3 pot shops in a 0.2 mi radius. But hey she was completely fine with drugs being dealt out of one of the complexes when there were needles all over the ground in which I brought this up to Meg only to be sent another letter of stopping to smoke. I have numerous voicemails saved where she would threaten to evict me if I didn't comply with "her rules." Another thing that sucks is the PARKING. Having worked as a patient coord. from 8am - 6PM, there was hardly ever anywhere to park because most of the residents would never leave so I had to risk parking on the street or under an "assigned parking" spot where no one would ever park but you could sometimes get towed because Meg stated, "Oh I didn't see your resident sticker on your car so I almost had it towed." Pretty sure you have to register your license plate number before living here but I could just go fuck myself. Could've just called me to move it because in the 2 years I've been living her no one has used that spot. Thought referring someone to live here would help but seemed to only get worse for some reason. Especially with inflation on the rise in Seattle there are some many other better apartment complexes to live. Unless they completely rehaul the management staff I would avoid. read more

Do *NOT* move here. Here are just some of my complaints while living here; -The hot water would run out in about 25-30 mins (good luck if you have more than one person who needs a shower) -There was a leak in the apartment above mine. They 1. didn't believe me when I said the water was running into my apartment and was a problem, 2. Had to call back the professionals from the apartment above because they didn't bother to check before they left, and 3. Left a giant fan/dehumidifier in my apartment for over a month afterward. -Rocks thrown at cars regularly. -Changed the hours of the cabana/pool/hot tub (even though the old hours were in my lease) -Had the mailboxes broken into 3 times in a year and didn't bother to put up cameras or anything, each time leading to having to get my mail miles away for months. -The parking situation is a train wreck. Don't let anyone fool you. There is not enough free parking, and a waitlist for reserved spots. -They are charging me to replace the whole carpet in the apartment. It was not new when we moved in, and we did no damage to it larger than the tip of your pinky finger. This apartment complex is just trying to scam you out of every penny they can. When we moved in the price was comparable to other apartments in the area, but the space was larger. The staff is friendly, the maintenance guys are top notch, beautiful landscape, garbage is picked up right outside your door and the pool was probably one of our favorite features. This apartment truly became our home. It's the only home my child knew before we moved into a house. I really appreciated the location as well. Grocery stores, the mall, parks, the rec center and library are all within a 5-10 minute drive. I'm so thankful for our time here. read more
