    I moved here about three years ago and I'm signing my third lease with canyon springs. I love the management and very accommodating! why move else where when all issue get resolve within 48 hours, great community, and clean environment ( land scape is phenomenal ) plus the price is right

    We love it here. We moved here from Illinois without seeing the place in person. After dealing with the friendly and professional staff long-distance, we were all set and excited to make the trip! There was a glitch, though, when Meg the manager called to say the move-in date got pushed back due to some scheduling conflicts with some repair crews. She was forthright with the information and kept the communication channel open throughout the entire process. While the delay was not ideal given the circumstances, I thought Meg and the whole Canyon Springs team made every effort to smooth things out for us. Well, we've now been here for about a year and a half, and our first impressions were not deceiving. The staff have continued to be courteous and professional, the repair crew on call is fast with any repairs and clean and friendly. The lawn is well-maintained, and the atmosphere is relatively peaceful - for a large apartment complex. The units themselves are a good value. Yes, some of the appliances are not top of the line, and it feels a bit dated, but I wasn't expecting granite counters or hardwood floors. If you are expecting those things, you should expect to pay a lot more rent in this area. We couldn't be happier with our decision to make Canyon Springs our home.

    We've been here for a few years and love it! The vaulted ceilings make the living and dining room feel bigger. I love all the outdoor space.

He followed my kids home after school, and when I asked him why he said it was because they were letting people in the building using a service entrance and the service elevator. Strange behavior for them especially since the service doors would be out of their way, but sometimes kids get into stuff. I reprimanded them, and they took their punishment while still maintaining that they were innocent. After I moved out a parent from the elementary school told me about the incident because she was there. Our kids are friends. She still lives there so I won't say who. I don't want Michael to retaliate against her. She is another person of color. My children, her, and her children came in the north lobby. When they got in the elevator Michael blocked the doors from closing, and forced everyone out. He then grilled my children about their identities and where they lived. He forced them to re-enter their latch code and then followed them to our door. When I asked him about it today he left out that they were using a service entrance and said it was the north lobby entrance. Which is it? It's not hard to remember the truth. He continued to downplay the experience, and that is exactly the kind of thing that makes people with his mindset so dangerous. This property and my experience here I would consider perfect if it wasn't for Michael making my children uncomfortable and afraid to walk past the front desk. If I didn't have to leave because the cost was too much to handle after getting laid off, I would 100% have broken my lease because of his presence. Donald is amazing. Heather is lovely. The entire maintenance team is fantastic! There are very little issues with neighbors other than the occasional loud/rowdy nights that happen. There was an uptick of inside smokers and people who left trash in inappropriate places as we were moving out. Hopefully those issue get resolved for the tenants.

We toured different floor plans in four separate occasions and Edith and Micheal were wonderful giving us all the details every time with not an ounce of being annoyed with us changing our minds between floor plans. The move in process was quick and easy with good access to an elevator. We had to submit an issue with our dishwasher a couple days after move in and the maintenance team came to fix it within a couple hours. The app to communicate with the staff is amazing!

That combination plus some other issues had made it necessary for me to move. Now to my review: Evelyn, the apartment manager, and Serafin, the maintenance manager at Silver Oak, have kept this place groomed and spotless. Since I had to look for a new apartment, I had the opportunity to see how other apartment complexes are being run and taken care of. Honestly, there is almost no comparison! The grounds here are clean and updated; if ever there is an overload at the trash and recycle containers at night, by next morning it is picked up and cleaned up. No trash, debris and grime in the buildings hallways. The grounds are lush with beautiful big trees, blooming bushes, manicured lawns and flowers. This property shows well because the manager and maintenance manager are on top of it. The cabana with pool, jacuzzi, and work-out room are clean and maintained on a constant level. Everything is timely and un-cluttered. When there is a need for repairs or replacements, Serafin will be prompt and get it done well. There usually is very little wait time. Once when my washer broke and I reported it to Evelyn in the morning, by the time I got home in the evening, a new one had been installed. Same with my refrigerator. During the pandemic, Evelyn would walk the buildings and deliver packages. As a matter of fact, when I left the complex last Saturday at around 7:00PM (the office closes at 5:00PM) I saw Evelyn walk around delivering packages! The reason I did not give it a 5 star has to do with the interiors. While many are updated, there still are some, like my former unit, that needs an overhaul. I am sure Evelyn and Serafin will take care of it now that I have moved out. This is one of the best apartment complexes I have lived at, and I will miss the safety and serenity of the greenery of this Pacific Northwest suburban oasis :) Thank you!!

I specifically spoke with Kreasna, who confirmed by email that I could move out earlier and that they would prorate the rent. Based on that agreement, I moved out. Afterward, they suddenly sent me an invoice charging me for the remaining 4 days, claiming the lease technically ended on the 26th. If that was the case, why agree and send me a prorated rate in writing? It feels dishonest. When I called the community manager Anna to clarify, she was extremely rude -- cutting me off repeatedly, refusing to listen, and just blaming the lease contract for nearly an hour. She even said that she never encountered this kind of things, but I saw someone left the similar concerns and situation on the reviews. On top of that, there was no proper move-out checklist or inspection. I cleaned my apartment thoroughly, but they still charged me for "cleaning fees" and shockingly billed nearly $900 to replace carpet due to a small cranberry stain. I called multiple carpet companies who confirmed it's an easy food stain to remove -- replacing the entire carpet is unreasonable. Altogether, they charged me almost $2,000 after I had already moved out. When I raised concerns, responses were delayed, inconsistent, and unhelpful. At one point, they even threatened to send the charges to collections if I didn't pay by October 5. Different staff members kept jumping into the conversation, forcing me to repeat myself 5 times, with no resolution. Another issue: loyalty means nothing here. I had lived there for months and considered extending, but existing tenants are charged significantly higher rates than new tenants. I even asked to move into a cheaper unit I saw listed online, but was told it was "already rented out." At that point, I decided to move elsewhere. Overall, this experience feels unprofessional, misleading, and unfair. I hope the property owner sees this review and takes action, because tenants deserve transparency and respect -- not to be misled, overcharged, and treated poorly.

    DO NOT RENT HERE. Absolute scammers. This is the greediest company I've ever experienced in…read moreapartment living. They only care about their long-term residents who are "grandfathered in" which I was told firsthand by one of them. Firstly, they wanted to raise our rent from $2,139 to $2,346. We asked them to reconsider and after over a month they replied with an email saying that was the most cost-effective offer they could make. Then literally days later, after we said we would not be signing another lease. They posted our unit for $2,179 base rent. WHAT HAPPENED TO THE $2,346 YOU WANTED?! They don't care about residents, they care about profit. They are waiting to lure in the next sucker and get a deposit from them, then they'll do the same thing to that new resident a year later. This is called "sticky rent" where greedy property management will gamble that you will pay a higher rent to avoid moving, then when you decline they post your unit for a reasonable price. I left this unit near spotless, except a couple stains I could not get out (which our deposit helped with), one curtain piece (they are cheap and fell down all the time), and we left the shower with some stains because of the pink bacteria that was present days after we moved in and I could not get it off the tub. The tub was peeling in the corners and needed to be refinished anyway. But to charge us $170 dollars for cleaning is INSANE. When we first received our move out notice, they charged us $25.02 and I paid it without issue because I just wanted this nightmare to be over. Then today, I get ANOTHER move out notice almost a month after we've already left. They added on another $180 charge without explanation. It does not say what it is for, and seems to be a money grab. We lived in this apartment for only a year. During move out, maintenance manager Eric did a walk through with me present and said the unit was in excellent condition and that we should not get any crazy fees. But then this "Samuel Poe" adds another $180!!! Again, WITHOUT ITEMIZED REASONS FOR THE ADDITIONAL CHARGE. Essex company does not care that these are people's homes. They only care about profit, and shuffling renters in and out of their properties and trying to squeeze every penny out of them. I will be contacting a lawyer if this charge is not taken off.

    I have been residing at Parkwood at Mill Creek and unfortunately, my experience has been far from…read moresatisfactory. Since moving in, I have consistently faced numerous challenges that have significantly affected my peace and overall living experience. From day one, I encountered a range of maintenance issues including lifting floorboards, a bathtub in need of resurfacing, barely working lights, a faulty sink disposal, fecal matter still stuck to the toilet, painted over mold, dirty carpets, blue bath water, a faulty water heater, grease build up in the microwave crevices, metal sticking out the wall that cut me and landed me in the hospital on my move-in day, and more. While the maintenance team has been responsive, it's disheartening to face such problems right from the start. The building is advertised as a non-smoking community, yet I've had ongoing issues with neighbors smoking cigarettes near my unit right in front of my front door step. Even bending down to try and hide from my ring camera so they could continue to smoke without consequence in front of my door. Attempts to resolve this through management have been fruitless, and it's concerning to see lease terms not being enforced uniformly. Their version of handling lease violations is sending out compliance letters with the names of people who complained about their behavior on it and then forgetting the issues are still ongoing. Also there is a complete oversight that sending out a letter will not enforce compliance of the lease agreement they have in place when there is no follow through on true consequence. Also we have a new trend of people honking their horn non-stop for about an hour straight at 9:00 and 10:00 at night due to guests accidentally parking in their paid spot. Understandable, yes, disruptive and disrespectful? VERY! Also, did I mention the terrible parking situation here, good luck finding a parking spot if you are not paying a premium price every month for your parking and even then you are not guaranteed your spot due to guests parking in paid parking spots accidentally. Communication with the management team is another area of frustration, often limited to when specific staff members are present. This inconsistency adds to the challenge of resolving ongoing issues promptly. They will remind you that their work load has 1,000 other apartments on it, however, I'm not sure when that was ever something that had to do with me personally. I'm sorry that you have a heavy workload however, your work load does not take away from the fact that these issues I have contacted you about have been ongoing for a year and a half now even after being assured that they would be handled and this is why we renewed our lease with your apartment complex. Given these circumstances, I've felt compelled to involve higher management and even legal advice due to the lack of adequate action on reported issues. It's disappointing to see such potential in a community overshadowed by significant management and maintenance shortcomings. For anyone considering Parkwood at Mill Creek, I would urge you to carefully consider the potential challenges. I also encourage you to research the rental pricing software they use named RealPage that is currently under federal investigation due to several federal laws being violated--also, Essex property trust was named in this scandal personally and this is who manages the Parkwood property currently. The beautiful setting and amenities are unfortunately marred by the management's inaction and the resultant lack of peace for residents. My review was hidden by Parkwood so people couldn't see it so I am reposting. Parkwood, if you can stand by everything you're doing why are you silencing the truth?

That should say enough. The staff - Excellent turned to just okay. The time that we were there just seemed like a revolving door of staff coming and going in that office. We signed our lease with Tyler whom is no longer working there and he was great! Then we got Christina and she was also great, but also no longer there anymore. But that only lasted a little under a year. The new leasing team do not seem friendly at all. They are extremely passive and seem annoyed every time you talk to them. The manager, Melissa is good! She's been there the entirety of the time we've been there. So if you need to talk to someone, I'd just recommend talking with just her. Not just because she's the manager, but she actually cares about you and isn't quick to brush you off like everyone else. The area - The area isn't so good. There's homeless living in the woods behind the buildings. They're constantly coming through the lot and always dumpster diving in the trash area and car prowling. I mentioned this in the Facebook group chat warning the neighbors and got blocked LOL. So they're definitely hiding something there because my roommate still had access into the group. Getting out of the complex to go anywhere the week before Thanksgiving until about New Years is absolutely atrocious and only got worse the second year. Even though you're right next to a freeway entrance/exit it takes a while to get to your home during that time. The amenities - The best part about this place, honestly. The gym is good and the pool area is always well kept and clean. Only available during summer. But it's open a good chunk of the year even with that. Parking - Visitor parking is non-existent. We had most of our guests park at the Fred Meyer across the street and walk over which was a huge inconvenience. My parking spot also wasn't close to my complex either, which made carrying things such as Costco or grocery runs into my house just that much more difficult. Comments about theft/car damage - During the two years my roommate and I were here, we never experienced any theft or damage to our property. But we were also extremely smart about it and didn't leave packages sitting out for more than 4 hours. I'm not saying it doesn't happen because it very well could happen. But just didn't to us. The unit itself - Wasn't bad. It was on the first floor so you had to go down the stairs and it was in a walk-up with no elevator. But that much didn't bother us. A lot of noise from the units around us the time we were there. We made noise complaints pretty frequently and it worked for about a week and then the noise continued to happen. So at that point it became a "it's whatever. We just have to deal with it" sort of thing. I painted one of the bedroom walls white and they charged an un-godly amount to get it painted back to what it was. So if you do paint your walls, I'd recommend painting it back yourself. All in all, living here was....a choice. Not a bad one at first, but with the decline in customer service (minus Melissa), the loud neighbors. Parking situation and the homeless around we decided to just let the lease go and find another suitable option.

I declined to pay the whole month rent and offered to pay check and Mary said they can't accept and refused to help me saying there's nothing she can do. I should just pay the whole rent online. I did not trust them to give my money back. They made us join a damage waiver program with not being able to opt out of it. Still charge us for the coffee stains on the carpet that could come off with a good carpet clean that would should be doing anyway. I was actually told by the maintenance that they might replace the carpet with wood flooring . Then why charge for stains and cleaning? It's a rip off. I wouldn't trust them to just add all kinds of payments and then refuse the help when you ask saying they can't do anything. I've been emailing to get wrongful charges and no one responds now. When they need money they will harass you. There are better communities for better pricing and better amenities.

The only reason we moved was because we wanted a shorter commute to work. Pros: - New management is invested in making it a nicer place to be - Fast and polite maintenance - Tons of space - Garage - Great price for what you get - Always enough hot water - Laundry/dryer - Pet friendly - Near a lake, it was nice to go on walks - 5 min drive to Safeway, Central Market, QFC - Bus stop literally right outside - Kind, safe, kid-friendly community - Electric utility runs on 95% clean energy - Fiber internet through Ziply, super fast and reliable - Lots of light/windows, and opening them on both sides of the unit creates a nice flow of wind on hot days - Good Pho U is right across the street and has the BEST PHO AND BOBA AROUND (and I've been to Vietnam lol) Cons: - Road noise - Electric baseboard heating (was rough when we had the super cold winter) - No built-in microwave in our unit Details: We lived at Martha Lake Townhomes for 4 years, ending at the end of 2023. As of the middle of 2022, we got new management and they've been fantastic! The new landlord and staff (Arash and Justin) are fantastic and kind. They immediately started investing in the community, cleaned the exterior of the building for the first time in at least a decade, did a lot of landscaping (before the plants were growing over the sidewalks and it was hard to get around). They also added something to the external facade of the building, I dunno what it was but it looks nice and made the utility bill go down lol. Maintenance always came ASAP (usually the same or the next day) and was very kind and respectful of our privacy. We ran into banking issues while paying rent a few times and each time they accommodated us without adding late fees. They also came to see us in person to introduce themselves and to resolve issues. Their handling of the deposit was fair and transparent, and they didn't try to nickle and dime us (and we hung a projector and projector screen on the walls in there). As for the living situation, MLT is located right next to a lake, it's a beautiful area to walk around. I almost *never* heard the neighbors. We had a unit that was about 5-10 feet from the busy road outside, and we could hear road noise consistently along with the standard car doors opening/shutting and leaf blowers/lawn mower stuff. However, you get a ton of space for a very affordable price. There are kids who play in the complex so if you're a family, there's a playground and people seem comfortable letting their kids roam the complex safely. I felt comfortable going for walks alone, even the occasional night walk. All in all, probably the best place I've stayed at in the Seattle area. The only real negative is the road noise, so if that doesn't bother you, I would seriously consider this. I will miss living here. (PS. If you end up living here, do give Good Pho U a try.)

Our townhome is quite spacious and very decently priced for the area. And it has two car garage! It's nice to have that extra storage, as well as security for our vehicle. We're in a townhome on 2nd Pl W, so we don't hear much traffic from 164th. We moved from an apartment next to the freeway, so it's positively quiet compared to our last place. We love the family feeling here. There are several families on our block and our kids have made many friends already. The neighbors we've met have been friendly and inviting. We're very happy here.
