First off, don't ever trust this place. From random things that "were not paid", to closing the pool down because the manager was mad at the kids in the complex. Georgia took over and she's awful, she's unorganized, she's a liar. Property has gone to hell- trash cans overflowing- trash getting left out by tenants for some reason, they dug up concrete and left piles in parking spots for months, open drug use and drinking in the middle of the complex. This place has really gone downhill in the last few years. If you drive around the premises you'll notice peeling paint, often overflowing dumpsters, and woodpecker holes in most of the buildings. Maintenance is severely lacking on the buildings. The amenities pictured are not available (they blame Covid, but even before the pandemic the pool was closed a lot or needing to be cleaned). Even so, the rent continues to go up up up and the management changes hands frequently. In the last year there was a significant rat issue outside the buildings. It's too bad the owners don't invest a little more into this place, it used to be nicer. read more

I moved in and the lack of professionalism was profound. I love this cute apartment in a family neighborhood. However, it has been a terrible experience thus far. For starters, everything from the rental rent to the deposit fees is incorrect and technically illegal. When you move in you can see maintenance rushed their way through to flipping the unit. Everything was half-assed and several work orders have been filed in order to bring it up to proper standards. What happened to walk-throughs to ensure consistency? Noise issues. People are constantly partying, drunk, and running up and down the stairs all hours of the night. The property manager, Rachel does nothing to enforce the policies in their own lease. She will push ownership back on the tenant and do nothing to resolve issues as they are presented. Stay away from this property! Save yourself. read more

Keep clear of this slum. We left our apartment in good condition, but then were given a ginned-up letter from a carpet cleaner* claiming our carpet was seriously damaged and would have to be replaced so they were keeping our deposit. Paid this extortion just to move on with our lives, but then A MONTH after move out they come back with another set of cleaning charges they "just discovered" (Just made up) and are trying to get us to pay. *this "carpet cleaner" was hired by the apartment complex to clean carpets in all units, but only showed up one out of three years we lived there and when he did show up he did a half-assed job in only half our rooms. I have to assume this same guy is getting paid to install the "new" carpet Also, there are rats. There was a bird living in our wall for months. car theft is rampant. garbage is left to pile up in common areas and along the sidewalk. The place is a dump. I've lived here for 8+ years now and while my experience was average in the beginning, things have really gone downhill in the last 4 years. None of the past 4 landlords can manage to keep records of anything and we constantly see messages asking what cars are ours, if we own any on site storage, or who actually lives in our current address. Our last lease we signed they actually tried charging us $200 more (during the govn't signed lease freeze) because they didnt record what we previously paid. Most of the complex is in shambles. Buildings overgrown with moss, weeds, or full of woodpecker holes (they've finally begun fixing some of these after 3 years). Vandalized benches, and piles of dog sh*t dating 6+ months greet your senses if you take a stroll around the grounds. Check out the kids playground if you would like a sample. Finally, they don't accept packages and if your carrier wont deliver to your door, it'll get sent back (this is ongoing). This began with the pandemic to "keep the landlords safe" which is a funny joke as when the property manager graces us with her presence so rarely, she is never distancing or wearing a mask. So yeah, do yourself a favor and tour the property, then spend your money elsewhere. read more

As someone who tried to move into here I would like to notify anyone looking into this apartment complex. I applied here a few weeks ago, I liked the place and put down a $500 holding fee. I was told my deposit would range from either $500 or $1000. A week later I get a call that my deposit is $1000. I was like okay. I wait to receive the email to sign off on the apartment only to see my move in costs to be just over $3,600. I get chills down my spine. That's insane. I see that the deposit is $1599 which is what rent would be for a 1 bedroom. I call the office and she says the deposit would be another $1000. Clearly she didn't specify this when she called me prior. She doesn't want to refund me my $500 holding fee due to me backing out saying clearly I am not ready to move. I've read reviews after and noticed multiple people have been lied to as well. Please don't move here. She wouldn't give me her managers number and argued with me when I called. If you say a deposit is $1000, hold up your end. This place takes peoples deposits and banks on them not moving in. Stay clear!! read more

This place honestly restored my faith in Seattle area housing. I wanted to find somewhere quiet and residential with autonomy, and I've found it! Although I'm still leaving the Seattle area (to be with family), I could picture myself here in the long term. It's a perfect mix of nice, quiet neighbors (mine are super friendly and helpful) and management that actually cares about the apartments/grounds. When my dryer broke, got example, it was replaced within [literally] days. I've also really appreciated the convenience to the U District (I work at UW). It's right off I-5, and if that's clogged up, 44th brings you through Lake Forest Park to Bothell Way. It's also nice to pay less for more (I have free parking, storage, and a sizeable apartment for less than I paid for a studio in seattle where I had to park a mile from my apartment). Although my schedule has been tricky for busing, I bussed a ton last year, which was also super convenient (we're within 5 miles of several park and rides and the streets where the 871 and 810 pick-up and drop off). The main thing that I was looking for in a place was somewhere that would take my giant dog- this place is very obviously dog friendly (there's a little dog park, poop stations, and dogs everywhere). The other dog owners are super courteous, not only in picking up after their dogs, but with walking their dogs. It also helps that the manager and maintenance person both live here and have dogs- connecting with management who also love dogs is really helpful. I really do feel super lucky that I found this place! read more

I was looking for apartments closer to work and found Terrace Heights online. I have lived here for 6 months now and have had a great experience! Although I don't have top of the line appliances, cabinetry, etc. I feel like I get a lot for the price I pay. The apartment has an outdoor pool, a sauna, a small gym, and a nice lobby area. I haven't used the pool or sauna yet but I hope to as the weather gets nicer. There's also a basketball court and a volleyball court. I mostly like that the apartments are located near parks, with close access to Albertsons, Fred Meyers, the Alderwood Mall, and I-5 and I-405 entrances. It's also near Mountlake Terrace High School. (I like to go run on their track.) Because the apartment complex is in a residential area, it's great for taking evening strolls through neighborhoods as well, especially if you have a dog like me! The management is great, especially Kelly Bennett (ask for him when you check out the apartments!) He is extremely cordial and helpful every time I meet with him. He gave me a great deal on the place and he always goes out of his way to help me. Any time there is a repair needed, the management responds right away and I have never had to wait long to get my lights replaced or my fridge fixed. The grounds are kept clean and it is never too dirty around the communal trash receptacles. They are also quick to communicate with you about any updates about your unit/lease/parking space, you name it. I appreciate this very much because it gives me ample time to respond to any of their inquiries/updates. The community around the apartment is great too. It never gets too loud which is nice. I live in a 1-bedroom unit and the space is large. I have a big balcony and lots of storage space in my unit, including a walk-in closet! The unit also came with a covered parking spot. I am very happy with Terrace Heights and hope to live here for quite some time. read more

This complex has it all!!!! The apartments are seperated by number of rooms, the grounds are well kept and there are so many amenities to enjoy: pool, sauna, small gym (equipment could use some updating), basketball/tennis court, playground for the kiddos and long sidewalks. So close to everything too! Fred Meyer, Albertsons, Grocery Outlet, Trader Joe's, pretty much anything you can think of it located near 44th. I-5 North and South are very quick to get too as well. When we toured the apartment, it was in slight disrepair because the previous tenants were there for 7 years. It only took them less than two weeks to paint, replace the carpet, update all appliances and make the place sparkle again. The finished product is nothing short of perfect. My boyfriend and I are extremely happy and foresee living here for 2 or more years. read more

I haven't even officially moved in yet and I already love this place more than I could have hoped for. I've visited the complex a number of times over the last few months ot scope it out, look at different units, and plan for a late-August move. Every time I drive through the complex is clean and well-kept, and I get a very comfortable 'vibe'. Lots of trees and landscaping provide a lush feel and everything seems well-manicured. By far, the most obvious benefit to TH is the manager, Kelly. He's been super-accomidating and has worked so well with me to find the perfect unit for my needs and make the leasing as easy as possible. All residents who've come into the office for questions, package pickups, etc seem to have a great relationship with him. One day, I showed up early to meet him and overheard him on the phone with a resident trying to find a way to save them as much of their deposit as possible so they could break their lease after a roommate deserted them. What manager in the world tries to help with something like that? Most just take it as a chance to grab some easy cash for the property. I'll make sure to update my review once I've been there a while, but everything I've seen so far has been fantabulous, and I couldn't have asked for a more wonderful property manager to work with thus far. read more

Terrace Heights Apartments has it all and my husband and I LOVE living here! Both of us received job transfers to Bothell, WA. and had to find a 2BR apt w/i 1 mo AND move cross country on Labor Day wknd. Add to it: we didnt have the opportunity to actually VISIT the properties we short listed (we didn't know the area whatsoever) STRESSFUL! Luckily, my mom had just moved to W Seattle. So one day she battled traffic on I-5 and 405 to visit our top three contenders. Terrace Heights was FAR AND AWAY the winner. Kelley, the apt mgr, took a great deal of time to show her 3 apts, a tour of the entire property, (and as I later found out, patiently answered all the questions a concerned mom of a 40 something married someone with a masters degree, SMH.) On her recommendation, I contacted Kelley and he was as wonderfully accommodating and easy to work with as she said. WE SIGNED THE LEASE for the apt SIGHT UNSEEN! Move in day and the location, property, and apartment were AMAZING!! We found that the Terrace Heights complex is located in a residential neighborhood. The apt complex is a calm & quiet, well maintained, clean, friendly and SAFE community. 1) Grocery stores, major shopping destinations, restaurants, schools, hospital are ALL within 2 miles without needing to get on the interstate. 2) Proximity to North and East of Seattle employers (UW, UW Bothell, Boeing, FDA, many biotech firms and tech employers) is great and often is a reverse commute or reachable via surface/side streets and not interstates 3) Terrace Heights complex is within half a mile of Interstate access (I-5 & I-405 We're in love with our apartment, and this complex as a whole. Mountlake Terrace is a great little community and we hope to eventually buy here. Until then, we have a home here at Terrace Heights. read more

First I'm pretty sure the initial woman we spoke to, Dana, no longer works for Terrace Heights. She told us that they would be ready to replace the appliances since they knew they were old as well as to not worry about the carpets as they were going to replace them after our lease. On to the review. The apartment we were shown had outdoor storage on the patio as well as built in shelving. Our unit had neither. The oven was very old and the springs in the door were dangerously tight. Over a year later and the scar is still clearly visible where it slammed my arm in the door when it randomly closed. The water-heater catastrophically failed while we were away at work leading to several hours of flooding. When I called maintenance they assured me that I wouldn't be charged for the damages that could potentially be caused by water soaking through multiple walls and carpeting. They also didn't offer any help in cleaning the flooding so I had a bathtub full of sopping towels, which was fine since it was several days until we had a new water-heater. Then several months later the dishwasher tried to catch itself on fire. I had to cut power at the breaker when I opened the door to see it melting/scorching itself on the inside. The fastest turn-around for a new appliance was 5 days, so much for being ready. The dishwasher was a highlight, over 2 weeks for a new one. We decided to buy a parking space after a couple months, only to have Renee come try to ticket our car while ignoring the car that regularly parks without a permit. When I pointed it out to her she rudely told me she would have to double check to make sure I actually do pay for the parking. I offered to open my banking app and show her the change in monthly rent but she just turned and walked away. She was never what I would call professional or courteous. Now for the fun of moving out. Those carpets we were told not to worry about in writing? That took several emails to not be charged for replacing. First they tried saying we edited the screenshots of the email account??? Nice. And when they finally realized we were being truthful they are still going to charge us to clean the carpet. Which carpet though? The old stuff going into the garbage/recycling? Or does the "new" carpet that's getting installed need to be cleaned? Shouldn't it be clean if its new? In past apartments if I went several days, or over a week without major appliances they made it right with me, by either compensating my rent or at least making my concerns feel heard. Not at Terrace Heights. When my mother had a heart attack during COVID-19, I asked if they could make an exception and end my lease 30 days early. Not 6 months, not after a week of living there, a whopping 30 days early so that I could move closer to family who now needs my help. I would recommend staying at Skid Row before I would sign another lease with Terrace Heights. I heard camping stoves are pretty reliable and there's decent drainage in case of mild flooding. read more

There's a fence bordering the apartments that is badly falling apart. 2 boards are already on the ground, and one is halfway off. The rest of them are so rotten that if I leaned against it, the whole thing would probably come down. I talked to Kelly, the manager, and he said "it is what it is" and refuses to even try to see if it could be replaced. My kids play near that fence, and there are rusty nails sticking out of it, but he really didn't seem to care at all. Too bad, so sad. Thanks for nothing. read more

My husband and I lived here for two years and my experience contrasts with what other reviewers have to say. I'll start with the positive; the apartment itself was great. However, living somewhere is about more than the INSIDE of the apartment. Here are some issues we had while living there: 1. We had a toilet that worked poorly. About the 3rd time I called in my maintenance request, the manager said, "oh, and you want a man to come fix that for you?" Super inappropriate, especially considering we're renters and there was a man living in the house anyway. 2. This place has no smoking policy, which means you can smoke inside the apartment, on your patio, in shared stairwells... Anywhere you want. And people do. I'm not a smoker but my apartment smelled like smoke every single day. YMMV on this but it was not awesome from the perspective of a non-smoker. 3. There are no breed restrictions here for dogs, which is truly great, but the apartment manager does not like small dogs. We were told not to bother moving in if our dogs were "little yappy dogs", which they aren't, but they are small... For the next two years, whenever a dog barked in our building, the manager called me at work to tell me to silence my dogs. In the middle of the day. One time it was my dogs, the other 5 it wasn't. IF YOU HAVE SMALL DOGS DO NOT MOVE HERE. We chose to get a camera to monitor them during the day because we were getting cease and desist letters on our door when it was the puppy upstairs. Later, the manager acknowledged this but did not apologize. 4. They are never in during the posted office hours, which are a joke anyway. Almost every time we went after 11 AM, no one was in and we would have to call the manager to get our package. It's cool that they offered this, but wouldn't it just be better to be in during posted hours? I'm sure that the manager is great to some tenants, but with one person running the show there is a huge chance of favoritism, and the opposite. Again, this is just our experience, but I wouldn't move here unless I was a smoker or owned a restricted breed dog. On the plus side, we were always safe there and got a little money back on our deposit... read more

I am in the facilties management industry and currently manage many communities. My wife, two small dogs and I lived here for a year when we were between homes. This was undoubtedly one of the best communities I have lived in. I had previously come from single family while my wife was coming from a terrible apartment in Shoreline. We were hoping our first home together would not compare to her prior apartment. At first appearance we knew the unit was in great condition, the grounds were well maintained and soon after move in we found the culture of neighbors and management were pleasant. Come to realize the only thing Terrace Heights was missing was the horror story you might experience anywhere else. If you are looking for a safe and nice place to spend some time call Kelly at Terrace Heights. He is a down to earth, reasonable person who cares about people and what's best for the greater good, that's a real rarity in this industry. read more

Everything the person below me said is true! Kelly is super friendly, helpful, and personable with great communication. He is one of the major reasons we moved in. I've lived here for 4 months now (nearly a month in a 2 bedroom 2 bathroom and the rest in a 3 bedroom 2 bathroom) and I have no complaints. Repairs get addressed immediately. The complex is quiet. It is dog friendly. And as girls, we feel very safe here (although we are always self aware!). The price is competitive but offers much more space than other apartments nearby. It has an in-unit washer/dryer, a small 24 hour fitness center and a nice common room open during business hours. I highly recommend Terrace Heights without any hesitation. read more

They cut every corner possible to save their pennies, at the cost of the tenant. When we moved in the appliances were astonishingly old, seemed older than the apartments themselves which doesn't even make sense. The oven door was tightly sprung so it did not stay open when pulling food out, this badly burned my boyfriends arm (he still has the 4" long scar). The water heater flooded the bathroom, kitchen and bedroom when it broke, we were without hot water for 3 days and were not compensated for the inconvenience in any way whatsoever (thankful for gym memberships since where we paid $1475/month was unreliable), the dishwasher elements started burning/melting the dishwasher from the inside out, this took over 2 weeks to have replaced. I turned the power off from the breaker to prevent this catching the apartment on fire when I wasn't home. What use to be a hot tub in the now sauna room is an embarrassingly tacky cover up and the pool during the "open" time frame was rarely usable. Retrieving packages from the package room was insanely difficult as management was never there at the posted hours, and even with the packages being locked behind a door they still managed to be STOLEN while living there. No email was sent out to notify tenants of this event, just a mention when they saw you looking around the room for a while for a package that was stolen and to file a police report. Even after this event they did not invest the $20 into a camera to help secure the room and tenants belongings. The carpets had stains and burn holes when we moved in, they tried to charge us for the replacement upon move out, after providing proof of emails regarding this during move in they proceeded to charge us a carpet cleaning fee for carpets they are replacing citing "policy". Don't rent here. Not when the place is in shambles for the same cost of somewhere much newer and nicer. read more

I moved here a year and a half ago from another apartment complex across the street, and Kelly (the apartment manager) was one of the most welcoming, genuine, easy-to-talk-to apartment managers I have ever met. He went out of his way to make the move as easy as possible for me (it was a complicated NYE move), and he made sure that all the details were taken care of. We moved into a top floor 3-bedroom unit, and it was/is absolutely beautiful. The apartment is gorgeous and well-made, and any maintenance requests have always been promptly attended to. Kelly runs his staff efficiently and always puts the residents first, and this is evident in the way all the staff interacts with the residents. The grounds are well-kept and there are nice walking paths all over the property. So many of the residents here seem to be animal owners, and you will always see other residents outside walking their animals and enjoying the well-maintained grounds. There are dog waste baggy stands conveniently placed throughout the property - and garbages as well - so everything is close. The cabana has a new pool table, a Keurig (yay!), a sauna, an exercise room, and a nice outdoor pool that gets a lot of good sunlight during the summer months. I love my apartment. I don't want to move. But I am expecting my first child and I need to move closer to my job in Bellevue; otherwise I would keep renewing as often as I could. This is by far the happiest I have ever been with an apartment complex and apartment manager, and I will sorely miss Kelly and his team after I leave. read more

This is my second time living at terrace heights apartment and I couldn't be more thrilled with the apartments and especially the manager Kelley. I don't have the best of credit or history and Kelley always worked hard to help me get a place to live. Any time there is a maintenance issue they are very quick to assist and fix it (even though I never needed it). The apartments are updated and modern, the complex is quiet and the people here are friendly. Another bonus is they accept pets and even have a dog park! The only reason I moved away the first time was due to a break up and I've wanted to come back ever since. There's also a pool and tennis/basketball. I really can't even think of anything I don't love about it!!! read more

We did expect storage and a fireplace from the website, but that wouldnt be a deal breaker. Its a lot nicer community than we expected, the neighbors are polite, even when I parked in their spots 3 days in a row, a polite note was left. the two maintenance guys are very polite and helpful.
