Moved in November 2020. I moved in due to being relocated for work. I rented a ground level single bedroom, single bath apartment. I am not going to leave a subjective review of this apartment complex, but just an objective one. Let's call it "Things to consider". The staff are friendly and easy to get ahold of. They make you fell like a family member until you tell them you are moving out. Then the contact almost seems transactional at best. It is never mean or hateful, just the kindness stops. The maintenance staff are quick to make repairs and conduct preventative maintenance such as replacing heat and air filters. I needed my stove repaired and garbage disposal repaired. They were completed very quickly without any cost. I had a small leak with my toilet as it kept running. I was told if they have to call a plumber, the cost would be mine to pay. I never mentioned it again and just let the toilet run. As far as the rent itself goes, I absorbed a $100 monthly increase to my rent every time my lease was renewed. I was there 4 years and signed 4 leases. My rent increased $400 monthly from the time I moved in, until my last full rent payment in December of 2024. My rent went from $800 monthly to $1,200 before any additional fees for water, covered parking, and pets. The pet policy allows for 3 cats or dogs. Covered parking will cost $40 per space. Keep in mind if you opt to get a covered parking space, it is added to your lease and cannot be removed unless you find another tenant to take it from you. I never had an issue with anyone parking in my spot while I was gone. The water bill is included in the rent. The water used for the buildings washer is paid for by the tenants each month regardless if you use it or not. In the time I lived there, the washing machine and dryer were broken several times. A few times lasted as long as 7 weeks. They would just tell you to use another buildings washer and dryer or go to a laundry mat at your expense. Moving in is an easy process, being able to pay the rent is easy. It is paid online if you like. You can also mail in a check without any processing charges that range from $4 to 4% if you use a credit card. The apartment was clean up on moving in and an itemized checklist was prepared noting conditions of items at the time of taking occupancy. The lake makes for great views and the wildlife associated with it are great. The complex will have geese, ducks, squirrels, and rabbits. There are also several bird species in the area as other tenants kept bird feeders around. I never seen a skunk, opossum, or any other destructive animal near my apartment. The lake also has fish, which will have people who fish. My ground level apartment during the nice months would often have people standing behind my back porch for hours fishing. This forced me to keep my blinds closed most of the time. On more than one occasion there were family gatherings next to my apartment in the grass to include several people, large blankets, lawn chairs, fishing, and childrens games. Lot's of people walking behind my apartment during the nice months. When I moved out, I cleaned the apartment the best I was willing to do. The checklist was brought up and it was marked that I cleaned nothing. The cleaning bill was $1,200 is the apartment staff had to clean it. I was offered a third party recommended to me by the office. This cost was $600. 4 broken blinds were a cost of $150. These are the tall, thin plastic ones that cover the sliding glass door. There is also a $150 carpet cleaning fee whether it is satisfactory or not. So, I have tried to give all the pro and cons of this apartment complex. As my wife and I married in May directly following graduation from college, my wife and I had to make a very quick move to the Peoria area for my career the following month. We had less then a week to find and sign with an apartment, and Cape Cod Village caught my eye. We made the several hour drive out to the area to look at a few other apartments, but once we stopped at Cape Cod, we knew this was were we wanted and signed within 2 hours. From the beginning, the staff has been absolutely incredible which greatly contrast the landlords of a college town. While with the latter I felt I was being deprived of any amounts of cash for this and that with little support, I feel that Cape Cod has genuine concern for all the residents and are extremely proactive in maintenance and care. Rather than just repairing issues, Cape Cod continually contacts us in advance and ask if there are any concerns we have or if they are going to update anything around our home. They just repaved the entire parking lot, and still continue to make improvements around our home including updating our AC to a smart controller. The club house amenities have been deeply appreciated this year with COVID as they opened the pool to residents over the summer and had it staffed full time to check temperatures and be cleaned between guest. The gym which is surprisingly nice has also remained open to us and cleaning supplies have been provided to sanitize equipment. While there are not bars or benches with free weights, the gym is very well equipped with machines and dumbbells with space for stretching and warm-ups. While it may not be enough for hard-core gymrats (there are full gyms in the area to be a member of if so), it has been perfect for my wife and I to frequent several times a week and is just one more perk that pushes Cape Cod over the top of perfection. If you are more into running, the complex sits right on the Morton bike path which gives plenty of options to get out and go. The area feels very safe, quite a bit more then East Peoria, and our friends in the area regret not living here when they have come to visit. They would move if they didn't already have contracts elsewhere. One thing thing that you must keep in mind is that the apartments are pet friendly which can mean dogs can occasionally be heard barking across the lake and there is always someone out walking their dog at any time of the day. While I have a low tolerance of pets and I have allergies, I've had no complaints as others seem to keep great care of their dogs and we've gotten on well. There are two types of apartment buildings here, old and new. We live in a new one and are so happy with the living space. The walls and ceilings are thick, we cannot hear the neighbors or music and the electric bill has stayed very low as there is great insulation. We pay about $30-70 a month for electricity which is very reasonable and actually less then we expected keeping the heat and AC at 68-72. Be sure to program the thermostat though to fluctuate if you're not home in the days and this will help keep the bill lower. Moving in to the third story took some physical effort with couches and furniture as the floors are very tall, but the stairs were deep, wide and the walkways are as well. There was no difficulty in getting things moved around as the outside is very spacious and well lit. I know that we will miss this place when we have to move due to work, and we both think that we will not be able to find a place this nice for this great of rent. Cape Cod has spoiled us. Every day when I come home it feels like coming to a lake front condo. I cannot recommend this apartment enough! Love the space, love the staff, and really hope you can as well! read more

Jen from the main office was horrible when I spoke to her on the phone this afternoon. She was beyond rude & disrespectful when I tried to explain my issue I had with this past month's rent. Jen cut me off in the most blunt, nonprofessional way while I was trying to explain the situation. I have rented multiple places in the Peoria area and have never had any issues. I moved to Morton to Cape Cod thinking this is a nice town and nice apartment complex when really I've had more issues here with fees than I ever had in the past 10 years of renting experience. The horrible phone experience I had with Jen today really put the cherry on top of things with this apartment complex. Melanie & Kathy have always been helpful to me while I've been here a year and a half so far. I really think Jen at the main office needs more training in public relations and communication to clients. read more

Beware - they will find a way to charge you junk fees and make you pay for issues already a part of the apartment when you moved in. I left the home spotless when I moved out but they charged me $85 for 17 missing vertical blinds that were never there. They talk up the apartments like they are so beautiful, but they are so outdated and badly maintained. There is also year-round geese poop around the complex that isn't properly picked up so be careful if you have kids or dogs. The electricity in one of my bathrooms flickered all the time. The floors didn't have thresholds so when changing from tile to laminate, there was an empty gap. These could be nice if they would update and maintain them but all they are about is how they can charge you fees and screw you out of your deposit. It's very sad. read more

I just recently moved back to Central Illinois and I knew there were very few places I would even consider. The whole process from application to move in with Cape Cod was a good experience and easy. The staff are great about following up with you for any and all needs. Our unit was spotless and included a welcome kit with cleaning supplies which was very thoughtful! Maintenance comes in a timely manner. Super dog friendly, which was a must-have for me! Not only is there a dog park, there is a dog grooming station in the main office. The in-unit laundry is also a plus. Happy with our decision so far! read more

This is my second years living here with my brother, everything is so good so far. I love everything here quite, everyone around my complex is so friendly. All the staff is really sweet, always help me with all I kind of stuff when we need it. Last times I locked myself out and took like 5 mins to get my door open. I also love the dog park we got, but I still need to take my girlfriend dog and try it out! Thank you for all staff that always keep everything clean here!!! I do recommend this place! Agreed to a 6 month contract at a $5 per month premium over the 12 month contract price. When it came time to renew my contract, they hit me with a 7% increase in rent. Negotiated the rent down to a 3% increase and then they wanted $45 per month premium. Nice move. As a result of this crap, I gave notice to leave. Fast forward to move out..... I requested a walk through to be able to fix any issues they saw and no one was available. When it came time to get my deposit back, I received about 1/3 of my deposit. Lots of nickel dime crap that wasn't legitimate. I was billed $50 for a broken blind slat as an example. I didn't even notice it and certainly could have fixed it myself. It's a nice place but the policy's are a HUGE money grab! I bought a house and pay less. Be warned and read your contract closely! read more

We have been renting from Cape Cod for almost 3 years. The management team here is exceptional. Always willing to assist with anything and they go over and above. Maintenance is always quick and trustworthy. The complex is very safe place to live and offers a nice view and easy access to East Peoria and the interstate. read more

We had a great experience with Cape Cod Village! After accepting a new job that would move us to Morton in a couple of weeks we were driving around looking for rentals and walked in to Cape Cod without an appointment to see if they might have anything available. Melanie was wonderful!!! She showed us available units and gave us all the information we needed to make a decision all while being so warm, friendly, and energetic. The units are clean and have a beautiful view of/access to the lake. Melanie got us set up with an easy online application. Cape Cod Village seems to have a great sense of community with their planned events and great communal spaces.We are excited to move into the apartment! read more

When looking for a new apartment I always ask my family and friends for recommendations and thoughts on apartments I'm considering looking at. Cape Cod Village is a very convenient area because it is close to my job and college. I asked a couple family members that lived there previously their thoughts on the complex. They had nothing but praises about the complex and how nice the office staff was. Excited, I put in a request to view the Nantucket style apartment. Within a few hours, I received a text from the complex with a very friendly welcoming message thanking me for my inquiry and what times worked best for me. They were able to find a time that worked perfectly for me within a couple days! I greatly appreciated this. With the end of the month approaching quickly, I would need to let my current landlord know if I was moving during the next month or not. My roommates and I met with Amy for our tour. She was extremely friend and very personable. She showed us a Nantucket on the first floor, which was beautiful. She answered all of our questions about pricing of apartments, water/sewage, electricity, and internet/TV. She told us about her experience living in the apartments and an honest review on noise from other apartments. Even though all the Nantuckets are identical, she was very kind and allowed us to tour one on each floor. The apartments were beautiful everything looked spotless and new. Both rooms were spacious and bathrooms were gorgeous. The view of the lake from all three apartments was breathtaking. The stairwells to the apartment seem wide enough to move large pieces of furniture and they were not very steep meaning less effort would be needed to carry them. Amy also gave us a tour of the club house as well. The Fitness center looked very modern and up to date. The pet grooming room was also very well kept and clean. I loved how the room was decorated with resident's pets! Amy talked about how pet friendly the complex was as well as her own love for animals. It was by far one of the most pleasant tours I have had of a complex. Amy was extremely personable and made us all feel very comfortable and excited to start the application process. My roommates and I filled out the online application which was very easy to understand and complete. It even had an option to resume filling it out later! Throughout the following week I called multiple times with any questions that popped into my head and once or twice to check the status of our application. Amy and Kathy were exceptionally helpful and answered all my questions putting any nervousness I had at ease. I appreciate greatly how hard everyone worked to get my application approved for me in a very prompt manner. It took less than a week for us to be fully approved! Everyone was very conscientious of the fact that my roommates and I needed to tell our respective landlords if we were moving out or not. After we were approved, spoke to Kathy about our floor preference and what move in dates were available. The floor we originally wanted we were unable to take due to the move in date conflicting with our move out dates of our current apartments. Kathy told me she would see what she could do. She called me later that day and said she was able to get us the apartment and floor we wanted on a date that would work for us! I was very gracious for all her help. Recently, we signed our lease and I turned in our addendums to the office manager, Melanie, who was also very personable and answered all the questions I had. All the office staff are remarkable and made us all feel very comfortable and welcomed. I am ecstatic to move in soon and cannot wait to start living in such a great community. I had to relocate to the "Peoria area" for work several years ago. My little dog and I were packing up and moving 3 hours away from friends and family. I scoped out pet friendly places in Peoria, Washington and Morton. I decided on Cape Cod because it was close to interstates (outside sales) and the view - While I was there the ladies in the office made me feel very welcomed and comfortable, this was not a sales pitch - they were beyond kind and helpful toward me the entire two years I stayed. If I had any issue with the apartment they were quick to make arrangements to get it resolved. The fitness center, lake, pool, clubhouse, grooming station, nearby walking trail...were all a BIG added bonus and I felt very safe at all times on the property. Kathy is an absolute gem! READ THIS REVIEW - Please help yourself. I wish I could give less that 1 star. "we have never had a resident by this name" -owner (From my google review) ... You ignoring my existence may explain why you never responded to my concerns. This place has been the worst place I have lived and it cost me $3000 to get out of there for breaking my lease. It took maintanance more than 9 times to fix my ac in the middle of summer. I was ignored, belittled, and my complaints were disregarded. 83 degrees was the temperature at which they decided they should try more than just recharge a clearly leaking AC system. They half ass installed a portable unit that leaked 5 gallons a day onto my living room carpet. I called and told them it was leaking onto the floor and they did nothing... I placed it on a cheap nitestand to let it drain into a bucket. I was then considered a "jerk" resident and my ac wasnt fixed for another 2 weeks. so everyday I had to sleep in my livingroom on my couch because it was over 90 in my 2 bedrooms, and drain a 5 gallon bucket of condensation every 10 hours. I have 2 dogs, one 19 years old and a other 1 year... they offered no compensation for the 4 months of undesirable living conditions that I clearly was paying too much for. After the AC was fixed, a month later the unit started draining onto the floor. I put a maint ticket in, and was told that the people who fixed it were professionals and there were no problems. It wasnt until I demanded that they come out and put their hands on my floor did they realize my floor was wet. Additionally, it was only then after I asked to have compensation did they give me a $20 gift certificate for the damaged night stand they felt was only damaged because "you put it there"... just a nightmare. Other things; water pressure is non existant, the water is always yellow, you can only get comcast, the 20 feet of sliding glass is single pane so it never insulates AT ALL, the bathroom tubs creak, the bathroom towel rods are super short and can hold 1/2 a bathroom towel, the carpet began to rip up because they use the cheapest stuff, nails coming out of the boards on the deck, OH! the main reason I came here was because I have a pet but 1/3 of the time the fence around it had fallen over because they are too cheap to bury the posts... worst of all, ZERO communication from the owner. I tried multiple times to come to an agreement with him about my apartment and the AC... and that confirms it because he doesn't even know who I am. DON'T LIVE HERE, if you don't have a choice negotiate the lease break because you will pay anything to get the hell out of there!!!! Last 3 months after I had left and paid for the remaining months on my term that required I have power... They ran my bill up 5X my average usage. These people suck. read more
