It was safe, it was clean, it was quiet, and it was affordable. Both the residents and the staff were very friendly, so it was a nice environment to live in. The apartment is surrounded by woods on three sides, so it is a quiet and relaxing environment as well. When I moved in, my apartment was meticulously cleaned before I moved in, and everything was in good working condition. I did have one minor maintenance issue during my stay, but I let the property manager know about it, and it was promptly taken care of. They have 1 bedroom and studio apartments available. They also have excellent deals for those of you that are looking for a short term deal, and they even have some studio apartments available for rent that come with furniture, a TV, kitchen supplies (pots, pans, plates, silverware, etc), towels, sheets for the bed, pillows, and blankets (all linens were new). I literally only had to bring my clothes and other personal belongings. These studios also include your cable, internet, and utilities all in your rent bill, so all you have to pay for is rent. For those of you that are just starting out, college students, interns at CAT, or just someone looking for a convenient apartment, it was very nice and easy. Onsite laundry facilities are also provided. The apartment is in a more residential section of Peoria, but it is fairly close to major stores and just about everything else you need. It's a 15 minute commute to Caterpillar and downtown Peoria as well. There is plenty of parking provided, and it is free. Overall, I was very pleased with my stay at Woods and Meadows, and I would be more than willing to come back again. I had a good experience there, and I highly recommend it.

First of all Woods & Meadows only offers studio's and one bed apartments (and no balconies). I needed more space so unfortunately had to move out, otherwise I'd most likely still be there. The apartments are clean and cozy. Everything worked fine in the two I rented during my time there, and if it didn't, Richard the maintenance person came out quickly to fix the problem. The complex as a whole is very quiet. The pool is small but well kept and rarely got busy in the summer. The complex manager, Cindy, is wonderful. She doesn't stand any nonsense but is also very helpful, efficient and friendly. If I had anything negative to say - it would probably be just that the apartments are a little older and would benefit from better AC/heating units. This apart - Highly recommended if you're looking for a great value, quiet studio or one bedroom apartment.

    Moved in November 2020…read more I moved in due to being relocated for work. I rented a ground level single bedroom, single bath apartment. I am not going to leave a subjective review of this apartment complex, but just an objective one. Let's call it "Things to consider". The staff are friendly and easy to get ahold of. They make you fell like a family member until you tell them you are moving out. Then the contact almost seems transactional at best. It is never mean or hateful, just the kindness stops. The maintenance staff are quick to make repairs and conduct preventative maintenance such as replacing heat and air filters. I needed my stove repaired and garbage disposal repaired. They were completed very quickly without any cost. I had a small leak with my toilet as it kept running. I was told if they have to call a plumber, the cost would be mine to pay. I never mentioned it again and just let the toilet run. As far as the rent itself goes, I absorbed a $100 monthly increase to my rent every time my lease was renewed. I was there 4 years and signed 4 leases. My rent increased $400 monthly from the time I moved in, until my last full rent payment in December of 2024. My rent went from $800 monthly to $1,200 before any additional fees for water, covered parking, and pets. The pet policy allows for 3 cats or dogs. Covered parking will cost $40 per space. Keep in mind if you opt to get a covered parking space, it is added to your lease and cannot be removed unless you find another tenant to take it from you. I never had an issue with anyone parking in my spot while I was gone. The water bill is included in the rent. The water used for the buildings washer is paid for by the tenants each month regardless if you use it or not. In the time I lived there, the washing machine and dryer were broken several times. A few times lasted as long as 7 weeks. They would just tell you to use another buildings washer and dryer or go to a laundry mat at your expense. Moving in is an easy process, being able to pay the rent is easy. It is paid online if you like. You can also mail in a check without any processing charges that range from $4 to 4% if you use a credit card. The apartment was clean up on moving in and an itemized checklist was prepared noting conditions of items at the time of taking occupancy. The lake makes for great views and the wildlife associated with it are great. The complex will have geese, ducks, squirrels, and rabbits. There are also several bird species in the area as other tenants kept bird feeders around. I never seen a skunk, opossum, or any other destructive animal near my apartment. The lake also has fish, which will have people who fish. My ground level apartment during the nice months would often have people standing behind my back porch for hours fishing. This forced me to keep my blinds closed most of the time. On more than one occasion there were family gatherings next to my apartment in the grass to include several people, large blankets, lawn chairs, fishing, and childrens games. Lot's of people walking behind my apartment during the nice months. When I moved out, I cleaned the apartment the best I was willing to do. The checklist was brought up and it was marked that I cleaned nothing. The cleaning bill was $1,200 is the apartment staff had to clean it. I was offered a third party recommended to me by the office. This cost was $600. 4 broken blinds were a cost of $150. These are the tall, thin plastic ones that cover the sliding glass door. There is also a $150 carpet cleaning fee whether it is satisfactory or not. So, I have tried to give all the pro and cons of this apartment complex. Overall it served it's purpose for me and I moved on. Please do your research, call around, and make your own choice of where to live. Thank you for reading this.

One tenant regularly operates a modified vehicle that creates extremely loud engine noise and aggressive acceleration in the parking area, disturbing nearby units. This has been happening consistently for months. I have documented the issue with video, timestamps, and decibel readings, and have reported it multiple times. The lease's Rules and Regulations section clearly prohibits behavior and vehicle use that disturbs other residents. When I raised this directly and asked management to explain how this ongoing situation does not violate those terms, they did not provide an answer and instead avoided addressing the issue. No meaningful action has been taken, and the disturbances continue. If you value a quiet living environment, this is something to seriously consider before signing a lease here.

The…read moreinterior apartments (facing the open patio space, not the exterior ones facing the street) are so quiet you can hear a pin drop. Each apartment has steam heat for warmth, which provides comfortable humidity during the winter. So you have no need to buy a humidifier. Each apartment has a window air conditioner. The ceilings are high enough, so you don't feel cramped. The building is older, but distinguished, and pretty, with elaborate genuine steelwork. Its stairwells are gorgeous, and its steps are at very easy incline angles, so walking up them is not difficult. There is also an elevator. If you have a king-sized bed, when moving in, you may have to bring it up the stairs in disassembled pieces. But if you have a queen-sized bed or smaller, you can easily fit it into the elevator while moving in. The building can serve as a storm shelter. It is so strong, that it could withstand a tornado, and still remain standing. It is built with concrete reinforced with steel bars inside. The building is over 100 years old, but is solid as a fortress. There is no access from the front or back without a special key. The front main entrance is nearly impregnable if you are an unannounced visitor. It has a tiny foyer where you can wait to be buzzed in. It has a lobby, a front desk, and housekeeping just like a hotel. From the outside, it looks huge and stately and indeed DOES look like a mansion or manor. It doesn't have lands like a historical manor, but the neighborhood has lush, verdant, luxurious, aged trees which provide extensive shade all along the streets (as opposed to brand new suburbs, whose trees are short, and there is--in my humble opinion--unwanted sunshine the majority of the time). It is near a grade school, so parents and neighbors are constantly present and walking around, which adds to safety. If you are Catholic, there is a chapel which holds religious services for the residents. There are a lot of long-term residents. The rent is a great bargain. Fully enclosed garages are available for an inexpensive amount as well. It appears that the garages were converted from former horse stables, like the mansions on Moss Avenue. The only things which some may think are drawbacks, is: the apartment doors are not thick and strong, and the sink isn't deep. However, if you have a countertop dishwasher, or a full-sized one that is portable and on wheels, you can get all your dishes done that way. You can wash your bigger dishes like pots and pans downstairs on the lower level, where there is a full kitchen with deep double sinks. And the building itself is so secure, your thin door may not need to be sturdy, just private. Your main individual entrance is your apartment door which leads to the hall where the doors of the other apartments are, so there are opportunities to get to know your neighbors. In every interior apartment (facing the open patio space, not the ones facing the street), there appears to be access to old fashioned fire escapes. It seems you could climb out the window, and use them to get to ground level to safety, should there be a fire in the hall outside your apartment door. However, I don't know if these are still accessible, due to the single door arrangement being grandfathered in before the modern building codes (which requires two entrances/exits). Overall, I recommend living here, if you are an adult over the age of 55.
