It's a well established resort with large shade oaks throughout, roomy concrete rv pads, cottages, a motel, an activity hall, laundry, and showers. Everything is clean and the park is well maintained. Utilitities were reliable, cable TV was provided, and water pressure was good. Many of the rv pads have a patio extension and it looked like there were picnic tables at every pad and in front of every cottage.The cottages, judging by the one we stayed in, are roomy and well equipped with necesssities including a pod coffee maker, kitchen ware, TV, and robust air conditioner to keep you cool in the heat. There is no pool or playground, making this park more suitable for adults only, however, there is a shady fenced dog park those with furry companions. The activity hall has a large selection of books and cds, a TV, folding tables and chairs to support a variety of activities, and a well appointed card table. Best of all, BTB has a wonderful staff who are intent on making your stay as pleasant as possible. After staying a couple of months, we felt like we were leaving behind old friends when we moved on, and we wish them well.

There are potholes that fill up with water that should be fixed immediately. The first speed bump if you go over slightly more than 5 mph. Your car will bottom out. They do have new ownership, so perhaps given time they will fix that situation. You will notice immediately how small the spaces are and how close together they are. I could constantly hear my neighbors particularly when they were drinking. The dog park needs to be sodded. They do have a lot to do. They have a nice pool overlooking the bay. The location is incredible as are the sunsets. Apparently, a lot of of people like this RV park so I am quite confident that I am in the minority. I do like the manager and she will do the best that she can for you and will give you 100%

It's a long read I know…read more The good - location, pool, on site golf cart rental The bad- too pricey for the lack of parking, cramped RV spaces, questionable power pedestals (our breakers kept tripping) At approximately 10:30 p.m., I was abruptly awakened by an older gentleman repeatedly banging on the door of our camper. When I answered, he immediately began yelling that my truck was parked too far over the parking line and needed to be moved. At no point did he introduce himself or identify himself as an employee or representative of Tropical RV Resort, so I initially believed he was super hostile guest. I tried to explain to him that the designated overflow parking area was completely full and asked where I was expected to park. His response was that I should park off the property on the grass behind the park. I informed him that those areas were also completely full. When I again asked where he expected me to park, he stated that he didn't care, that he would begin fining me $100, and then call the fire marshal so I could be fined an additional $500. I do not tolerate being treated with threats and intimidation. He continued yelling throughout the conversation and would not allow for a productive discussion. To end the confrontation, I simply responded, "Okay," several times and closed the camper door. My husband then stepped outside to understand what was happening after hearing someone yelling at me. Rather than attempting to de-escalate the situation, the gentleman immediately began yelling at him as well. A brief verbal exchange followed, as my husband was understandably unwilling to be spoken to in such a disrespectful manner by someone who had never identified himself or attempted to communicate professionally. At this point, I felt extremely uncomfortable around this person. His behavior was unacceptable for someone who works with the Public and no guest should ever be treated that way for such a minor parking in fraction. There were cars on your property marked with tow warnings because they have been parked there without parking permits. At least one car was there for 48 hours perhaps had those cars been cleared there would've been ample parking. Additionally, there were open spaces in the trailer storage area, but I was informed I could not park there either. I also want to express a genuine concern regarding the older gentleman who confronted us. I cannot speak to his personal circumstances, but based on his behavior that evening, he appeared to be extremely agitated and confrontational. His level of anger, the way he pounded on our camper door late at night, and the manner in which he repeatedly yelled and threatened us made me feel genuinely unsafe. Whether this was an isolated incident or a pattern of behavior, I believe it warrants attention. No guest should feel intimidated or fear for their safety while staying at an RV resort. I sincerely hope management addresses this situation, both for the well-being of the individual involved and for the safety and comfort of future guests. In the end, all this started around 10:30 PM and by 11:15pm we were packed up and ready to go. I would rather forfeit a night or two, than stay in the environment that I was in. I should also note that the angry gentleman sat in the dark on his golf cart, hiding behind a fence, watching us pack up the entire time... it was awkward. This whole mess could've been avoided. Had this gentleman knocked on our door, introduced himself and explained the situation (without yelling and threatening us with fines and the Fire Marshal). This could've been such an easy problem to solve. I feel that in this circumstance, an exception could've been made to allow me to park in the trailer storage area or over by the hotel rooms where there was additional space. I would've been happy to pay the $10 storage fee just to have a place to park on property and not risk being towed by parking somewhere I didn't belong.

Very quiet park. Lots of mature oak trees, hence the park name. Hardly heard any road noise from…read morethe highway. Had a choice of a few spots as this park seems to have many long term residents. Water view from our D3 spot. Walked the park trail too. Not much to see as the area has been dry for some time but again quiet and no one else on the trail. Price was reasonable; paid in advance for the Easter weekend. As the dates got closer, something weird happened and my credit card was hit twice for more than our weekend fee, but Michelle got it reversed pretty quickly. They have a pickle ball court that we heard someone using at one point. Drive to reach Rockport was minimal. Was raining when we packed up and noticed some weird little white worms trying to take up residence in our equipment but managed to remove most of them so we wouldn't take them home with us.

My family spent the weekend here in Corpus and this beach is right outside the hotel we stayed at…read more Love how this beach is near downtown along with some food places (including food trucks) and can see all the boats towards the side. It was a cute little beach and didn't have many crowds thankfully so can enjoy it in peace. The sand wasn't too bad honestly though there was some trash along the shoreline which is unfortunate. When you do walk into the water there are shells and rocks that maybe hurt to walk in but once you pass that small section, you just feel nice soft sand on your feet. Just wear water shoes if needed. My nephew did find some little hermit crabs but they never bothered us and we're cool to look at. No issues with any animal thankfully. There are different types of birds flying around we saw including seagulls and a blue heron. If you decide to bring food be careful they will definitely try to get some. Overall it was fun experience. Not the best beach out there but still had fun.
