The office staff has been so helpful during this pandemic!! I have had a few troubles with rent, but the account manager is so understanding and helpful to make plans with, which has been helpful to keep it manageable. I had a mold problem (due to my own silliness) I always forget to turn on the shower fan and kept my apartment very warm, as soon as I let the office know, they quickly came in with bleach cleaner and painted the wall to seal the pores! Supposedly university housing that only allows students but it is as or more unsafe than any of the other run down "non-student" apartments. In fact the nearby "Camelot" apartment complex is one of the sketchiest with most residents over 40, missing teeth, drinking, fighting etc. Capri has no security, no working cameras, no safe parking spots and a high amount of transient population sleeping around student cars in the garage, going through the on site dumpster, hopping the fence and stealing bikes, etc. Basically pay up for a safer place. 2 stars because you can get a room in the 700$ range and nobody actually broke into the room due to lack of balcony, and lack of access points to doors other than the interior courtyard. read more

Capri is just a really small, unsafe place. I once woke up to police screaming and pointing guns at a homeless man who was 10 feet from my window and had gotten into the building somehow. Dealt with flooded parking garages for months with no solutions or money off. My car got broken into twice, and finding several cars smashed in the morning was a common occurrence. Also, you can hear EVERYTHING! The walls are paper thin and people are super noisy-which management doesn't seem to care about unless they don't like the tenant. They're quick to respond to any questions we have and have taken care of a couple minor issues immediately. By far the WORST place I have ever lived. Capri Apartments are a complete rip-off, you're better off paying more for a different complex than living in this shitshow. The parking garages are incredibly unsafe and dingy, with almost everyone I know having their cars broken into and the garage flooding on a frequent basis. By far, the worst part about Capri is the management. After the first break-in of my car, management "forgot" to collect the video footage and it took over one month to finally receive it. Once I finally got the footage, their cameras were not even positioned to cover my car! Management also charged me "cleaning fees" for the unit's common areas when no cleaning was ever done. Capri's whole business plan is obviously to take advantage of college kids by taking as much money as they can and putting in minimal effort to ensure their safety and happiness. read more

I lived at the cornerstone micro studios. And you get what you pay for. The building itself is built like paper. Outside of the rooms the flooring cave in as you step in certain areas. The walls and ceilings are paper thin so you hear everything. And the neighboring area is super noisy. There is no type of security even though there is a fence. Multiple homeless and robbers were able to hop the fence and one even came up to my roommates room and started banging on her door violently and continued to pace around the apartment while yelling. Management charged only me a $40 cleaning fee stating that they came to our common area and cleaned it. There is still black mold under the sink that has been there over year and mold growing around the sink and a build up of oil on top of the vents. This was all here before i moved in. Capri started off decent the first month, then we got to know the manager. For the past 3 years I have consistently had a horrible experience with them. Ive only stayed with them this long because Eugene is a temporary home. We have had such a horrible experience, I have tried to avoid contact with them altogether. -The managers refuse to take blame and will blatantly blame us, when it is their fault. -Every year they have raised their rates. -They are extremely unorganized. (Keep your payment receipts) -It seems like such a deal because it's furnished and utilities are included, which is both good and bad. They say they'll charge for going over utility-use but they don't provide anyway of knowing how much utility you are using. As I've seen roommates leave, they've been charged for ridiculous stuff, like a burnt out light bulb. -I heard of an incident where the manager made a racial remark. When I first found Capri, it was their first year. I didn't even have a doorknob on my bedroom-living room door. I hoped they would get better but their rudeness and bitterness has increased each year. I'm counting down the days till my lease ends. I will note, the maintenance man, Scott, is very nice and seems willing to listen to us. Without his support, Capri would charged me for things that were their fault. read more

Super helpful and seemed great when we signed out lease, but as soon as we actually moved in and NOTHING worked, they have been extremely rude, condescending, and have seriously inconvenienced us. The 'manager' has been nothing but awful and does nothing to hide her disdain for her tenants. Our heating, dryer, and washing machine as well as other parts of our apartment have all had serious problems. When we signed our lease we were under the impression that we were renting a quality apartment. Capri continually has blamed us for appliances not working, and for a month 'had no idea' what was wrong with our dryer- until there was a pipe fire that filled our entire apartment with smoke and burnt lint. Upon signing our lease last February-ish we were told we would have a gate around our apartment complex and a key so no one could just walk in. We don't have that at all, some locations do but ours does not. Every night a car in broken into and I have never felt more unsafe. Anyone can walk up to my bedroom door now. The walls are paper thin and I can hear everything from my neighbors on all sides, our dishwasher flooded and we have never used it before, and when we moved in we had at least 5 things for maintenance to come and fix immediately. It's a great location, but spend your money on a place that doesn't make you hate coming home. read more

Five months after my review the office "impressed" me again. After I paid my last month rent and my deposit I requested to move into a smaller room to live with my friends. There was a difference in rent so I had extra money in my account. I paid less rent for a month because of the extra amount of money. When it came to the last month, my account is closed because I will be moving out and there is no way to check the money. Capri email me and said I didn't pay enough for my last month rent. I went to the office and they told me that they never transferred the extra amount of money I paid at the beginning. They said they would figure that out and emailed me. After a few days I went to the office again and they said if you did not get an email that means everything is taken care of. HOWEVER, today I called them and asked how much deposit I paid. They then told me that they took some money out from my deposit because I did not pay my last month rent fully. This went back to the very beginning when they did not do the transfer of the extra amount of money I paid before I moved in. They said they had to look into my account again. The office DO NO KNOW WHAT THEY ARE DOING AND TAKE PEOPLE'S MONEY FROM DEPOSIT WITHOUT NOTICE. If I never called about my deposit I will never know. They even closed my account so I have no way to track my money besides going to the office. I might have made a mistake but there is no way for me to see. And they can always take my money from the deposit and do not refund me any. When I get my check, which is 31 days from my move-out date, I will not be in town and there will be no way to talk with them about the money. THE OFFICE THEN WILL HAVE MORE MONEY THAN THEY SHOULD :) I told my friend about this and she said many of her friends did not get any deposit back. The apts are dirty, poorly maintained, and depressing to say the least. The toilet and sink are in your room which certainly led to illness. I have noticed a recent attitude change from the last time I had to call the office, although its so fake its almost obnoxious. Look lady, don't break your jaw trying to be "nice". Unfortunately their location is what led me here. Maintenance is a joke, you might as well duct tape whatever is broken and call it good. It is an ok place with very nice office staff, yet they don't treat students as adults and kind of more as kids. The furniture is alright but rundown and the floor is dirty and gets dirty very easily. They use cheaper light bulbs which means your room doesn't get too bright. With cleaning supplies my apartment never felt super clean. It gets very humid in the bathroom after taking a shower. read more

Capri Eugene is awesome! The locations that they have relative to the university are great. The place is clean, and the maintenance team puts residents first. The units have been remodeled in the recent past and they look great. Helen and Connor and the rest of the staff interact well with residents and there are fun activities, drawings, and other cool events going on all the time. read more

I did obsessive yelp-research prior to choosing capri and I felt that many of the more critical posts lacked detail, so I am making a very detailed post with all the info I would have liked to know before I moved (which, tbh would have discouraged me from doing so). I lived in a Stoneridge 3bd/1ba unit this year (so I can't speak to the other Capri properties): Pros: --Extremely close to campus and bus line 81 --Cheaper than similar apartments --Speedy and high quality maintenance --Professional and helpful staff --Spacious bedrooms with large mirrored closet --Furnished (1 table, 4 chairs, 3 desks, 3 chairs, 3 beds, 3 dressers) --Nice new appliances and fixtures --Beautiful view of the sunset from the top floor --No water bill --Dishwasher, microwave, stove, fridge all new and good condition --Shower stays hot for a very long time --Close access to trash/recycling --Packages can be conveniently picked up at housing office --Walking distance to campus, Safeway (sort of), 7/11, and 13th ave. businesses --Pay rent online with email reminders Cons: --Building is old and areas like hallways are dirty, unswept and full of dust and cobwebs --The gates are often propped open or the handles are broken, leaving them unlocked --The unit itself is pretty small, if I weren't living with my partner and a friend, it would be way too close for comfort --Noise and light in the alleyway, often late at night and early morning --Virtually no counter/drawer space in kitchen (1 counter and 0 drawers) --The three bedroom unit is really a two bedroom where the living room/common area is being advertised as a bedroom. --Persistent black mold in bedrooms, bathrooms, and kitchen on ceilings, windowsills, and under sinks --Walls are very thin and can hear neighbors next door as if they are in my apartment --The beds are super tall and the mattresses are too small for the metal frames. I am 5'4 and I need a stool to get into bed. Mattresses are uncomfortable, metal frame causes lots of bruises --No elevator access --Traffic noise from both 18th and 19th aves. --Uneven floors/dips in the floor --Alley full of trash, broken glass, large aggressive crows, sketchy people, and bright lights that are on 24/7 (not to mention drunk folks like to loudly cut through it on weekend nights) --History of car break-ins --Far from Safeway and EmX line --No parking for guests (must park across the street, which is difficult during move-in) --Only one heater vent in-unit --Badly insulated; very hot and humid in summer (hotter than outside) and very cold in the winter --No air conditioning turns apartment into a sauna during the day --No screens in windows (can be ordered via maintenance) --Only one set of washer/dryer for entire complex on ground floor, door is often left ajar *A note about the mold: It was present on the bathroom ceiling when we moved in, it hadn't been taken care of after the last tenants. We are very diligent about running the fan in the bathroom during + 30min after showers and regularly cleaning it with bleach, but it just keeps coming back. I had a constant growth of black mold on the windowsill right next to the head of my bed, which gave me awful allergies. I called maintenance to take care of it since touching it made me sick and they gladly did so but eventually it was just too much so I've been dealing with it myself best I can. TL,DR: This is a good transition apartment/first apartment for someone first moving off campus--especially a music or education major, since those are the closest buildings as well as Knight Library (where I spend my time when the apartment is too hot). You can walk to campus, 13th avenue, Prince Puckler's, Studio One, etc. It is about as close to campus as you can get and the staff is fantastic and the maintenance people are great, but that is about it. I wouldn't recommend this to a friend when there are many other options at similar prices. I am moving to Von Klein's 1677 Mill Alley for next year, which is a major upgrade for not much more money (we are paying $1,215/month right now plus electricity at capri). The building itself is shabby and I really couldn't stand the black mold and the sweltering heat. If you are a young student on a budget living with friends and without pets, cars, or terribly high standards, this place is livable (though I would recommend space heaters, a portable A/C unit, bleach, and pepperspray for walking home at night). If you are willing and able to walk a bit further to campus, there are much better, similarly or lower priced options. I realize that Capri does not have control over most of the cons, and I want to emphasize that the staff and maintenance workers are super helpful. Capri is currently doing a bit of cosmetic renovation--new paint in the hallways and newly installed security cameras, but I think the building itself is just too old to be really fixed. I don't hate living here but I am excited to be moving to a more spacious and newer apartment. read more

If you're looking for cheap student housing, this is it. Paper thin walls, ants and old facilities but rent is affordable. The main issue with Capri is the staff behind it. They will try to take advantage of you financially if they can. You have to be ready to defend yourself in case they want to hold your security deposit or charge you any fees. They tried this with several students I know but backed down when they were called out for their shady business practices. They do a poor job of cleaning units in between tenants and will pin it on you. They also illegally entered one of my friend's units without 24 hour notice. Personally, I've had many negative customer services encounters with Athena (the Capri manager) who has a tendency to be passive aggressive over the phone and email. I would recommend Capri if you're looking for conveniently located student housing but I would avoid Capri if you don't want to deal with a crappy property management company. read more

The office staff is rude, unprofessional, unorganized. I am referring a guy named BRIAN. Don't deal with this guy if you hear his name. I called to ask what units are available and he kept answered "it's open" three times. I was like what do you mean it's open? then I insist i am interested in 2 or 3 bedrooms units and asked what are the square foot? He doesn't know. So I asked what's the average cost of electricity a month...average per unit? He doesn't know and told me i should compare to my house electricity bills. I told him my house is 3000 sqft so it's not the same comparison. Then I asked how many units in this building, he replied "why do I need to know?" What! I can't ask that question as a potential renter for my student? So next I ask to talk to someone else and he said he's the ONLY one there. This guy sounds like he was on drug and useless. If someone like him work there a longtime, they should have some basic knowledge of the apartment complex to answer basic questions for new renters and should have a good attitude and good customer service would go along way. I was glad to end my conversation with him. You may save some money staying here but man you will have a PITA management staff to deal with. Good luck. read more

It took weeks for maintenance guy to come after you request it; they only clean the apartment once a year, the time when people look for apartments. The one on 1370 high has tons of molds during winter and they don't care! They increases my rent the second year so I chose Von Klein (much better experience) afterall, it took them 5 months to return my deposit and it was frustrating. Do not rent from them! read more

I moved in the over the summer because a friend of mine from class was desperately looking to sublease her place over the summer. My lease was ending in June so why not, Capri didn't seem that expensive. Big mistake. When they say granite countertops, furnished rooms and flat screen TVs they mean a piece of countertop about 3ft in width in between the sink and stove. The flat screen TVs are at least 7 years old, 32" and placed on top of the refrigerator. The dining room table is cheap it wobbles every time you put something on it, NO COUCH. The main bathroom is literally just a shower where the shower head is probably only about 5'3" off the ground. The beds are a cheap mattress in a semi lofted mattress frame that's too big for the mattress so you bruise your legs all the time getting in and out. Overall, it kinda feels like an old 70's built motel with a cheap, fresh coat of paint on it. Oh and did I mention you have to pay to do your laundry in a disgusting basement where disrespectful tenants vomit on the stairs, leave cigarette butts and let their dogs urinate? read more

Living with Capri has been absolutely terrible. My three friends and I were desperate to find an apartment close to campus so we signed a lease without doing much research...and wow I regret doing that so much. So the day I moved in, the apartment was FILTHY. I mean trash everywhere and I even found a hair tie and hair still in the shower. My roommate and I complained and they cleaned her room a little bit but did nothing for mine. So I spent seven straight hours cleaning the disgusting room that was supposed to be already cleaned. The shower head in my bathroom was also broken. The kitchen had a lot of issues. The back burner on the stove was already broken, along with the lights, and the handle on the microwave. These apartments are basically falling apart. They are not being taken care of and there's mold everywhere. As a college student, Internet is very important. The apartment says they provide Internet but it's honestly the worst thing. The first two weeks we moved in, we didn't have internet working at all. Once they fixed it, it was okay for awhile but now I'm back to having no internet. In fact I haven't had Internet in THREE DAYS again. Another heads up, THE WALLS ARE PAPER THIN. We can hear everything the apartment above us does. You can hear your roommates whisper. Literally, these walls are paper thin. The staff that works here can also be very rude. The only people who listen are the maintenance guys but unfortunately the people who run this place don't care about the tenants. I'm very excited to break my lease and move out to a much better place for a way better price. I strongly advise people to not choose capri when tons of other options are out there. I would never recommend anyone to live here. Since I have decided to live here, there always seems to be some kind of problem. Upon moving in, my room was not clean and there were still items left by the tenet before me along with multiple of maintenance issues (they also charge you rent for the two weeks they spend preparing your apartment). We quickly noticed there was a cockroach problem and it took them at least a month before we had anyone in here to spray. Even after spraying we are still finding them. I know of another building that has an even worse infestation as well. The cheap rent and close location to campus is not worth the poor quality and continuous issues involved with this apartment so I advise anyone considering moving in here to not make the same mistake I did. read more

As with the other reviews, Capri seemed decent at first. It's cheap rent, close to campus, and perfect if you're new to the area, as you have your own outside door. However, they just haven't been helpful with anything. My car has been broken into twice while it was parked in one of their garages. They refuse to do anything about it, seemingly, because they don't care enough about the tenants. I'm not the only one this has happened to, as I came downstairs many times to see that someone else's car was broken into. When my roommate moved out at the beginning of the summer, they didn't notify the rest of us of our new roommate until the day they were supposed to move in which was extremely frustrating as none of us were home and our valuables were in the apartment still. When it comes to maintenance, they are just so backed up that it took four days to get our shower drain fixed. We were without a working shower for more than four days. On top of that, at least once a month, the water would get shut off due to "maintenance" at the most inconvenient times. However, one of the most annoying things that has happened to us, was during the snow storm, when it was ten degrees below zero, they emailed all the tenants to remind them to not overuse the heat or we would be charged more. It's in our lease agreements that heating/electric was a set $10 a month. Nothing in that contract said anything about being charged more if we used more than was what our "limit" was. It just came off very rude, especially at a time where having a heated apartment was a luxury in Eugene and made Capri feel like a sanctuary instead of the hellhole it actually was. If you're on the hunt for apartments, I beg you, please find a different leasing company. You will be better off in the long run, and your year will be much better. Also the wifi sucked. Wifi is important but it sucked all year long. read more

As with the other reviews on this site, my first couple months at Capri were not terrible. The place was a little run down and some things didn't work, but I tolerated it because you get what you pay for. I should have known that finding a place so close to campus at such a great price would come with a catch. As the year progressed, our apartment began to deteriorate. Floors became outrageously squeaky, beds became wobbly, mattresses sunk in, the dishwasher broke, the Wi-Fi was extremely spotty, and we got assigned a creepy middle-aged co-ed roommate without formally agreeing to a co-ed apartment. Capri advertises as student housing, but they are not. An apartment that was comprised of college-aged men was assigned a horror story of a fourth roommate. Although we do know that Capri was attempting to fill a room, the assignment was extremely inappropriate and not well thought out. Capri clearly cares more about their profits then their tenants. I will never rent from them again and I strongly advocate against living in Capri for anyone who is considering it. While my time with Capri was less than pleasant, it can at least serve as a strong warning to those that are considering residing with them in the future. read more
