Our poor buyer paid a lot of money to trust this company to provide a full report and it contained…read moreerrors and misleading information. This is a turn-of-the-century, historic home built in 1901 and all I can say to a lot of what was on his report is "DUH"! He's pointed out all the features of how the house was built 122 years ago, never mind all of the modern upgrades. It never even had a central AC/Heat unit in it until this year which brings me to this complaint. The brand new AC unit installed is a 14 seer efficient unit and his report says it's a 10 seer unit. See pictures. Funny thing is, he tested our AC unit and stated it was "arching and sparking" and then we come to find out that the compressor and control board blew. It worked up until he tested it! What was his test method because it shorted out the unit costing over $1,000 in repairs and labor. He made absolutely no positive comments as to any quality of workmanship or materials used. My gawd, it's made of wood, it has issues that were addressed and repaired when we acquired it. I'd like to compare it to a gentle old woman. If you lift her skirt, you find the wear and tear, but you'll also find knee and hip replacements. It survived Florida hurricanes so what does that tell you??!! It's a perfect home for a new family, older couple, rental or VRBO location. There is a century left of years in this beautiful historic home. It's the most amazing home in that entire area that compares to like-homes with all the upgrades and features we added. All the realtors we interviewed really wanted to list it themselves. But his report complained about little things like a screen is missing from the bathroom window. Those things are obvious dude! Those things are not critical. But hey, maybe a buyer wants a log of every minor detail. If you are looking to get talked out of buying a home and run for the hills, then you found your guy with this company.
