I can't say enough good things about Carlos Avalos and his fabulous team. We got bids from several local painters and Carlos came in the lowest. He also came highly recommended by our realtor. The paint job looks great (see photo)! Carlos is really eager to please and offered to do several walk-throughs so that they were sure to touch up any places that weren't absolutely perfect. Carlos also has a couple of handymen on his team, which ended up being invaluable. Going into the job, we knew we'd need to replace a few shingles, a rotted front step, a rotted section of the garage, and a couple of broken windows on the porch. None of the other painters who bid on the job had the capability to do any of this work. When Carlos' handymen started working on replacing the few loose shingles, though, they realized that the shingles on huge sections of the south and southwest sides of the house (where the weather hits) were completely rotted and needed to be replaced. It was such a relief that they could just take care of it without needing to stop the whole process, get bids from shingle people, etc. Carlos didn't mark up any of the materials and his hourly rate is extremely fair, so I doubt we could have found a better price if we'd tried. I was extremely impressed with Carlos' professionalism, conscientiousness, and standards of quality. And he's such a warm, gracious man that it was a pleasure speaking with him every day. He gave a very competitive estimate, was kind, thoughtful, patient and in the end did a fantastic painting job on our house exterior. Some highlights of working with Carlos: 1) He's one of the kindest people you'll meet; 2) His crew take PAINSTAKING care to prep the house, clean the site each and every day and show up early and stay late; 3) His crew, to a person, were kind, funny, modest and hardworking; 4) He did several things at no charge for us during his work on the house; 5) He did the job the right way, including stripping, sanding, filling in holes, repairing old, badly done patches, and then used the right kind of primer, undercoats, etc...including a final semi-gloss coat; 6) He painted our garage several times, to try to get just the right color match that we were looking for, and put up with our own lack of conviction about just what we wanted...never rushing our decision or making us feel bad about needing to try a few different colors...I could go on and on. I then turned to my trusty YELP for further reviews. I contacted Carlos, I explained that I live in So Cali, and I was remodeling my father's house located in Oakland. I warned him that the house needed a lot of work since my dad hasn't done anything to it in 20 years. Carlos arrived to my family home on the day we scheduled and was on time! To my amazement the house was bad, but not as unworkable as I thought it was. Carlos assured me that the house was not as bad as I thought. Something I greatly appreciated. Carlos assessed the homes issues, I explained what I wanted and he expressed what services he could provide. He also made wonderful suggestions that I took into consideration. I knew after out first meeting he was the one I was going to hire even after taking four additional bids. Let's rewind now, the project began April 18th 2011, we hoped that it would only take three weeks, but I knew better when the house has not been cared for in 20 years. I contacted him early last week to do an estimate on my entire interior (3200 square feet) and he was so busy he could not get over to do an estimate until 12:00 today. I told him he was so highly recommended that I would wait and include his estimate. Well, 12:00 rolls around...no Carlos. 12:30 rolls around...no Carlos. Carlos Avalos Painting did a really amazing job painting our new condo. He and his painters painted most of our condo (about 1500 sq ft) including an open stairwell/skylight space with 35' walls. He had the equipment and tools to paint this challenging space quickly and with high quality. Carlos is clear, timely, professional and efficient. He helped us think about colors and paint choices during the project and was able to easily accommodate our changes, e.g. we had an electrician doing some work and left several holes in the ceiling of our kitchen. Carlos did an excellent job painting the exterior of my house. He was a pleasure to work with (caring, professional, patient, prompt) and he did fine work. I called a number of other painters on Yelp who were hard to get a hold of and very slow to get back to me. Carlos always returned my calls within hours of me contacting him. I called him Wednesday, he gave me an estimate on Thursday, and was able to do the work on Friday and Saturday. He explained everything that he would do in detail, answering all of my questions about the priming process, type and quality of paint, etc. He brought me color swatches and then ordered the paint for me. His estimate was clear - broken down by area of the house that he was painting and the cost of labor and materials - and he stuck to it. The price I paid was the price we agreed upon. He even did an extra railing for free because we forgot to include it the estimate. He also worked with me to use some of the existing paint I had so that the cost was lowered. A few days after he finished painting, he came back to check-in with me and see if I had any problems or questions about the painting. I noticed that there were two place where the paint bubbled. He said it was normal and fixed it right away at not additional cost. He also said that he will come back in six months after the rainy season to check on the paint job and do any touch up necessary. Yes, as good as it gets. I am a pretty detail oriented person (ok, some may call it nit-picky). Bit I have no nits to pick here at all. I 100% recommend Carlos. Carlos came to my house the day I called to give me a quote. He was knowledgeable, helpful and kind. He gave me an excellent price for painting the entire interior of my house, which I needed done in 8 days! He was amazingly patient with my color angst, I must have painted 25 samples. (love those Benjamin Moore baby-pots) Once I picked out each color combination, he gently insisted that I look at the first coat of color to make sure I was happy. Smart man! He didn't fuss at all when I changed my mind even after he had painted the colored primer in the whole room and had to repaint, and he didn't charge me more! His crew was fast, thorough and efficient. They removed all fixtures before painting, did amazing plaster patching, smoothing, skim coating, even replacing a hallway ceiling with sheetrock becasue the plaster was falling apart. I recently had Carlos and his painters do the inside walls of our newly purchased home in North Oakland. It was a foreclosure, and the walls were in pretty bad shape, with all sorts of holes and gouges. Carlos offered prices that were similar to what others quoted me, and his painters did a great job fixing and then painting all the walls. In addition, because one of his painters is a very good handyman and electrician, with rates of $45/hour which are fairly standard for handymen (I've been quoted $30-75 per hour from others), we had him do a few other projects in the home, including installing a new bathroom fan and light fixture, as well as fix the cracked fireplace and install new electrical outlets. I recently hired Carlos for the second time, He gave us an estimate for 5,000.00 dollars in labor for 4 jobs. I trusted him so much that I left for vacation and let him start two of the jobs while we were gone. After we came home we had noticed that some of the walls in the kitchen had not been sanded as much as we had wanted ( which is not his fault but a matter how perfectionist you want to be). We of course, expected that it would cost more to smooth the wall out the way we wanted but what I didn't expect was that in the middle of the project, he informed me that the price for the first two projects was a whopping 5800.00 dollars and that it was a lot more work than he expected. This was 800.00 dollars more than the he quoted for the entire job and he had only done two of the four projects. Again, I expected that we would pay more for the fairly small wall that we asked him to do more work on but 800.00 dollars more than the original estimate for the ENTIRE job? We had him finish what they were doing and then we ceased work since we were now out of money. He had no answer when he was asked "what is the point of an estimate?" In addition, he didn't show the first time he was supposed to come over to to do an estimate. The second time he was about 40 minutes late. I am sorry that it ended this way as I like his work but unlike other yelpers who said that he stayed within the estimate; my experience was completely different from theirs and from the first time I hired him. read more
