The management, maintenance, and community are top notch. I have lived in at least ten different rental communities in my adult life (I'm 32), and this one has exceeded all others by far. Apartments are beautiful, location is great no matter where you work due to access to Keystone and 465, and I have yet to experience a single maintenance issue that wasn't addressed within a day or two, if not hours. They keep the property immaculate at all times, and were stellar in doing so post-COVID. Underground parking, pet friendly, and within walking distance of plenty of places to eat, drink, get massages or nails done, etc. It's also just an Uber away from many other great Indianapolis attractions. The management staff (Katy, Mark, and Souheir) are all highly effective communicators who care about the residents, plan endless events, and know you by name. If I could stay here forever, I would! If you're looking for a place where you get the bang for your buck, (at the end of the day, it's not cheap), you get what you pay for, and then some, here at Ironworks!

We are so grateful for the staff here. A special thank you to Bess for always being so helpful, kind and attentive to any questions or maintence issues we had. During our 4 years living here we never had noise issues. At the end of our lease someone new moved in next door and always was cooking Thai food and we could smell it. Honestly only time we were annoyed while living there. Whenever we submitted a maintenance issue it was taken care of same day. It's so nice also that each apartment gets their own trash and recycling bin and you just have to set it at the end of your drive way on pick up day. I already miss the pool so much! The view and how quiet it is at the pool since not many kids go to the pool was my favorite especially for reading. I know a few of the reviews complained about there being outstanding fees for carpet replacement or ext and tbh I think those people possibly deserved it and didn't take care of their apartment well, or did a deep clean before turning the keys in. We def had a few wine stains in the carpet but deep cleaned it before turning the keys in and had no issues. We deep clean the whole apartment before turning the keys in. We moved out a month early and they said if someone signed for our apartment during the month we are moved out, they would refund us our rent. Which did end up happening which was nice. It did take their management a month to mail us the security deposit and rent refund for the time someone resided in our apartment during the remaining of our lease. I highly recommend the retreat at Carmel!

**PLEASE BEWARE, THE MANAGEMENT COMPANY WILL OVERCHARGE YOU AT MOVEOUT**…read moreI am writing to warn other residents and prospective residents, please beware of the management company at the time of moveout. Due to our Autopay settings, we overpaid our final month's rent by approximately $2,100. We paid for the entire month of September when we were only there for three days. This money was sent by accident and should never have been debited from our bank account. My husband and I promptly requested the money be returned. It is not legal for the management company to keep money that they received by mistake. The management company has refused to return the money in full, instead charging us an exorbitant fee for carpet replacement, to which we did not consent. At the time of moveout, I acted in good faith and paid $300 to have the apartment professionally cleaned, including professional carpet cleaning. The apartment was pristine, and the carpet was in excellent condition except for two small stains (see pictures below). Therefore, I was shocked to receive a surprise bill for $726 to replace carpet. I am disputing this charge. When I contacted the office, they said that they received a quote to repair the carpet, which included $49 and $69 ($118 total) for spot dying and patching the carpet. Rather than repairing the carpet, the management company chose to replace the entire carpet as preference, charging me $726. Over $700 for two tiny stains is excessive and, I would argue, very unfair, as there is a viable option to repair the carpet for approximately $120. Yes, the company is entitled to bill us for **reasonable** repairs. At this point, the only fee which I would find acceptable is the price they were quoted to repair the carpet. The company insists that replacing, rather than repairing, the carpet is better for new residents. Let me ask the reader then, would you be happy to be receiving a surprise bill of hundreds or thousands of dollars at moveout? Would you live comfortably knowing that any tiny, accidental stain can ruin your budget and cost you the vacation or new purchase you were saving up for? For most of us, $700 is a lot of money. Even if you can pay, feeling as if you have been taken advantage of, and charged an excessive amount of money when a simple repair is all that is required, is terrible. The managers, Lauren and Nicole, had no empathy that I felt my money was taken without my consent. My only resort is to file a case with the Indiana small claims court, which I will do. My husband and I have lived in many apartments over the years, as we have moved for schooling and work. This type of exorbitant surprise bill is NOT NORMAL. I wonder how many other people have been billed this way? I wonder how many people thought they had no other option than to pay these inflated bills? I can understand if you are worried that the company will ruin your rental history if you refuse to pay. We finally were able to transition from renting to buying our first home, which is why I feel that I can stand up for myself against this company. However, the entire experience has caused us a great deal of stress and anxiety, consuming time better spent with our baby daughter. I am sharing this to warn others to hopefully save them this burden that I experienced.

Infestation and grime on cars, hazardous and dirty sewage smells permeating and seeping upwards to the elevators and units. Nothing like having to hold your breath while exiting your apartment like you're in an outhouse but paying nearly 2500 a month to live in "luxury " . Sterling company unsympathetic to residents basic living conditions and wanted no part in addressing the issue !!? Newsflash : this is your property !!!!!!! The grounds are dirty there is garbage overflowing throughout the property . They want to penalize for dog waste but dog clean up bags are always empty , there areGeese/ duck droppings everywhere on property that no one addresses, which is very ironic considering the fines. I was promised my windows would be washed a year ago it was never done. My windows have a grimy film on the outside! I had water pressure issues for months without having hot water. Washer and dryer issues that were ultimately resolved after complaining for months and months. A dryer that would take six hours for a simple bedsheet to dry. The company asking to pop in and asking pets be locked up for random inspections but then never showing , and ultimately never coming for maintenance issues that have been requested !!! These Maintenance issues, not being resolved at all , but closed out by management ultimately just being ignored. I never received a tv cable so I've had no basic cable though paying 90 a month ?!! I've requested the cable for months from Sterling but it's on "order " though there are cables everywhere in vacant apartments ?!!!! Increase in pricing for renewal and on the website seeing that anyone new could come in and rent for cheaper ". Elizabeth constantly emailing me asking when I would sign my new lease or they would keep increasing the pricing on my new lease : predatory ! If I hadn't been a loyal tenant paying religiously and having tenure here , I would get a much much better deal !!!! I never received a pool code or a card to get beer in the lobby (only some residents get the perks apparently) ... dirty premises throughout . Dirty elevators . The cleaning crew is subpar and don't clean properly . They spray the elevator and lobby with fabuloso and don't wipe anything down so it's slippery and hazardous. Ultimately I should have never renewed my lease. For the sake of convenience, I stayed here instead of seeking other options . It just seemed easier . Is it too much just to get what I paid for? And have these issues resolved? I don't think so. I don't think I need to lower my standards sterling needs to raise their bar. So far all I've witnessed is excuses , lack of accountability, lack of professionalism and care when it comes to residents satisfaction. We are the reason your property exists. Soon no one will want to reside here! I'm a working professional in charge of 12 stores and have 60 people working under me I would be ashamed if acted so recklessly with my reputation and represented my company in this fashion. My unit was perfect upon move in - I've been in almost a month with no repairs or maintenance requests needed. This has been our best apartment experience yet! It makes my apartment feel much homier - definitely my favorite unit I've ever had. We have a one bed that feels huge - including a desk area that is a game changer. There is so much storage, 3 closets, and a ton of cabinets. Location is awesome with proximity to the Monon, Kroger, and Carmel Arts + Design district. I easily walk to get groceries or coffee and it will be even better in the summer. This was great coming from Chicago where I walked everywhere - deff a great perk. The garage is underground and connected to the building which is much warmer than we are used to. Another huge perk is side of the building parking for unloaded groceries. The staff is awesome and on top of it. They are hiring more by the day. We considered many other complexes. Now that we are moved in, we are very glad we picked VER, especially after seeing other apartments in the area with crazy waitlists. Summer will be awesome with the pool and more done - we can't wait to enjoy it all!
