When we found out that we were moving to the Indianapolis area, we focused our search for apartments in the Carmel and Zionsville area. Carmel Center Apartments initially stood out to us because of the leasing office staff and the location, and our love for the place continued to grow from there. Lauryn, our guide during our visit, was pleasant and knowledgeable. When we moved in, Emily and the rest of the office/maintenance staff proved to be just as pleasant and willing to help out when needed. We are a family with two elementary-aged kids and two dogs. Safety, education and walkability were top on our priority list. You can't beat the location, as well as the value of this location. The apartments are located in the heart of Carmel City Center, and they're walking distance from the shops, theaters, seasonal markets, and the beloved Monon Trail. We are pleased with the school that our kids were assigned to, based on the apartment's location. They have a designated bus stop at the apartments, and we met a lovely family during pick up/drop offs. We understand that crime can happen anywhere, but the apartments were quiet and safe. We did not have issues with neighbors or anyone else in our time at Carmel Center. Six months into our lease, we were presented with an opportunity that we couldn't refuse. While we miss the apartments, we parted with so many positive memories and would recommend Carmel Center to anyone seeking a safe place, excellent location and strong school system. read more

We were recently purchased by a company called The Connor Group. They purchased us on December 1st, 2023. We were always considered an A property. It appears that the company who purchased us doesn't really care about their tenants or their property. They make the property look better by slapping on some paint re-roofing a community that was through an insurance claim and then tearing up the parking lots and roads and redoing them. Great! They also came in and added some new carpet to our hallways and paint that was back in January and never cleaned up after any of it. There's paint on the new carpet. There's trash on the new carpet. They have only vacuumed once since doing this. They never vacuumed in the stairwells. There are still carpet remnants window seals and in the stairwells. It's really sad to watch our property go from one extreme to the other. And nobody to talk to that will actually listen in the company. When they mop they leave so much water on the floor and do not post any signs whatsoever letting people know that it's wet and slippery. We have rugs at our door that continuously buckle up and fold over. We have lots of elderly people with canes and walkers. This has been brought to their attention so many times but they don't care. We also have lots of dryer vents that are completely exposed to the elements and nature. We have birds living in many of them. The ones did still have our covers on are full of lent that was addressed to them in late December after they took us over. Still hasn't been taken care of. I'm just not sure why they wanted a property like this. Oh wait yeah I know why$$$$. Welcome to the world where the rich get richer and greedier hey who knows. Maybe they'll even go on to the Titanic exploration. Anyways, if you ever consider thinking about this community, I would stop and think really hard before you do so. They will look you in the face and lie to you and not bat an eye. Carmel Center Apartments. You did us no justice by buying us. Since the new management/owners took over in November 2023, things have gone down hill. Many of the residents are planning on moving out. It takes too long for repairs. We have found that the staff isn't always truthful. The tend to blame all of the issues on NTS. There isn't transparency. Pet fees increased. Trash is now $75 month. We are now paying a monthly administrative fee. And the fees differ which is odd. The one bedroom apartments went up $500. Ita just too much. I wouldn't consider moving here. It'a sad. PROS: Location, plenty of parking, no breed restrictions, great maintenance staff. CONS: Communication with the office staff is terrible, dogs relieve themselves anywhere including indoor common areas, there is always an amenity that doesn't work. The staff won't enforce any rules with trash, parking, dogs, storage. Rent consistently increasing with no increase in quality of the property. This place should be great with the location and set up of the complex. Sadly, the disastrous management team runs it into the ground. They offer a "workout room" and "community living space" that has appliances and machines that are never working, and NEVER get fixed. I dont think the place ever gets cleaned. There is trash everywhere. Just walk around the complex, it's a joke. They will raise rent relentlessly in a chase to make more money. They will steal security deposits. The people I know who lived there received $0.50 and $2 back on their security deposits. No explanation. The people who work there are unresponsive and unprofessional. It's sad to see something that should be so great be such a disaster. read more

We have lived in these apartments for two years and in two different layouts. The first was a one bedroom Brownstone, then the second was the two bedroom Charleston. Both were incredibly nice. All maintenance requests during the two years were handled very quickly. We even had an emergent water leak and someone was in our apartment in less than an hour. The complex is dog friendly and most people do have pets. The staff was always wonderful to our pup and everyone had treats on hand. It's been fun to see the events ramp back up as things were at a halt with Covid. They really do host several community events during the year to get people involved and use all of the awesome amenities. The two outdoor grills were used all year round by us. read more

Disaster! Like the other reviews that scored them low, it's the truth. They charge for everything! Here is an example for you. They do trash valet themselves it is not through a company but yet they charge you for it and charge you for trash. You have two trash charges, can't opt out of Spectrum for $99.00, a maintenance and amenities charge, sewer, water, and administrative fee. Just this will more than likely be around $225-250 or more. Water is shared and not individually metered so you will be paying for your neighbors water. Now add in your overpriced rent. They will read this and probably put in the blanket response telling me they are sorry for my experience and I need to call them to discuss our issues, but my boyfriend already did and they didn't do anything then. I'm so glad we are moving. There are much newer and better apartments for the same price or much cheaper. They will be cheaper because you won't be charged the ridiculous extra charges. I'm surprised they don't charge for breathing the air, but that may be next. I also heard, although it is not confirmed because I haven't seen it but they send out emails to certain residents in order to get higher stars for their reviews. There are so many good things to say about Carmel Center. Number one, the maintenance crew is just the best! They are always busy keeping things in tip top shape AND they do it with a smile. We lease one of the townhouse units and have been here a little over a year. Anytime there is anything (small or big), they take care of it and they are always so friendly with our kids. Our little girl loves waving to them whenever she sees them - and always calls out, "Hi friends!". Its pretty cute. We love the location (near the Monon trail, Performing Arts Center, Downtown Carmel....) and we love that we are within walking/running/biking distance to so many of our favorite parks and playgrounds. Walking to Bub's for an ice cream cone is a common occurrence. haha. As far as the unit, we love the tall ceilings and light that comes in (especially on gloomy gray days). I was a little disappointed in the washer/dryer that is in the townhouse - it's a newer one, but is as basic as they come. Very inexpensive models and lower capacity - and I have seen the impact on our laundry (more fading/pilling than ever happened before and I started noticing the change immediately after using the washer/dryer - even after being very cautious and extra careful in gently washing/drying). read more

My husband and I lived in our apartment for two years and had a wonderful time exploring downtown Carmel. We loved being right off of the Monon, going to Sun King, and enjoyed the clubhouse with its new renovations. Used to be a great place to live, however, the new owners (connorgroup) have ruined it. They raised the cost of rent by $400 over the previous year. The communication was the worst part however, easily the worst communication from any apartment complex I have ever lived at. They forced an internet provider on me halfway through my lease and then forced me to pay for the service after we disconnected. When I went in to dispute it, they told me they would remove the charge. However, we got an email a few days later saying they would not honor that agreement. Another time, they decided to paint the exterior of the complex but provided no warnings to residents on which buildings they would be painting and when. Instead, tarps were thrown over cars parked outside without their owners consent. Finally, they provided me with no move out guidelines or procedures when I luckily got out of there. In fact they never responded to my 60 day notice email. I strongly urge those looking to live here to choose somewhere else. I don't consider these apartments luxury, as they call themselves, because there are several inconveniences living here. Getting packages is very frustrating because they rarely notify you when you get them PLUS if their office has closed, you're out of luck. Need to print something in the "business center" for residents? Yeah right. The computers NEVER work and the printer is always out of ink or disconnected. I gave up trying to use them because the staff here doesn't even try to keep these working. The hallways are so dirty and there is always trash on the ground. Always. I can't leave my apartment without finding some kind of waste on the ground. Often times I'll find empty McDonald's cups just sitting on the windowsills for days. It's barely cleaned and even when it is, they hire such a crappy maid service I've literally watched someone vacuum *around* a piece of trash and not even pick it up. The apartments need to have hire standards of cleanliness. The valet trash service is a joke. Half the time they don't even pick up our trash, even though it's following all rules and weight requirements. We will wake up in the morning to find it is still full and wasn't touched, though we had it out and bagged right on time. On top of this annoyance, the apartments threaten to charge you if you leave your trash can out. We see left out trash cans ALL the time, they are being left out because the stupid service isn't picking them up like they're supposed to. The pool is often dirty. Last year we had a family of ducks living in it. You know what that means - duck poop everywhere. They finally handled the situation but it took a week or so, when it should have been handed right away because of health and safety concerns. The dogs poop everywhere and residents never pick it up. If you go outside and walk on the grass, you most likely will step in dog waste. The appliances are crap. My washer and dryer are several years old and despite having several maintenance calls, my dryer still takes TWO whole cycles just to dry a normal-sized load of clothing. This is ridiculous. My toilet barely flushes down all the waste; the water doesn't get too hot; the countertops are made of cheap thin material that wasn't installed straight; and my garbage disposal stops working about once every four months. These places look nice, but are so cheap that it affects all functionality. They do anything they can to charge you for various things and aren't clear to communicate with you. They decided to re-roof the whole building and didn't tell anyone until a week ahead - they desperately needed to provide further notice and warnings. We were miserable. It was so loud and continued way into the afternoon, past when the workers were supposed to go home. One night they were banging and working and incredibly loud until about 8:30/9. We thought we were going to die it was so loud. And it always began promptly in the morning. The banging was so severe that it knocked off two picture frames from the wall and they both broke. Additionally, there were nails and scraps all over the parking lot and you had to be very careful where you parked or drove because the roofers never cleaned up after themselves appropriately. I'm moving out after this lease and can't wait to leave. This is not worth the money or hassle. Some of their staff is rude, but most are just plain ineffective at their jobs. You can ask them all the same question and get all different answers. I have, and it's at the point where it's humorous, because they each just make up something from the top of their head. You can only work with the managers here. Don't live here. There are much better places in Carmel. read more

Moving from a house back into an apartment was not ideal for us, but I am so grateful we came across the Carmel Center Apartments when we did. From the first time we walked in to move in day, we have received nothing but the best with the staff, maintenance and our apartment. After our initial visit at Carmel Center we knew the customer service we received was unmatched, even after touring a few other apartment places, they couldn't even compare to Carmel Center. The location is absolutely wonderful being so close to the monon and it's such a beautiful apartment complex! My wife and I moved here from Chicagoland last August. From the first time we walked into the office we were treated like family. We didn't know the are so we looked at nearly 30 apartment complexes in 3 days. We chose Carmel Center for 1) Beacon Hill floor plan 2) Location to everything in Carmel 3) Staff is truly amazing 4) Residents are very friendly. Having been here for almost a year, we made a great choice. There are social events constantly - Wine, Sushi, cookouts, movie nights, food trucks (coffee trucks), pool parties. They do not spare expenses to treat the residents to all kinds of awesome events. They even rented out Matt the Miller's for us in December for a big dinner party. Maintenance is spot on and they keep the place clean and manicured year round. I can't say enough about this place. If you're looking to rent in Carmel, stop by and check it out. Nothing but scammers!! Thought about moving in here as I had family that previously lived here. I was moving from out of state so I paid the application fee and security deposit. But never signed a lease or committed to anything. After seeing how filthy the apartments were as well as the college like vibe with music blaring and trash in the hallway, I decided against it. I reached out to the apartment and asked for a refund on just the security deposit as I never signed a lease. However they refused to refund me and also kept the application fee. They advised I had 72 hours from the time I paid for a refund. The most ironic part is that I paid and called several times for an update to see if I got approved on the lease. It wasn't until 10 days later that they approved and got back to me. So even though they took 10 days to respond, it had to be within 72 hours which makes no sense. All of this, I have on email. Pretty pathetic they would keep a $475 security deposit when I never signed a lease, due to the apartment complex being filthy.. Moved right across the street for a similar monthly rate. However I'm getting 500 more sq ft in a much newer building. Run don't walk. There's LOTS of apartments coming up in Carmel that are starting at a healthy and competitive price point. read more

This apartment complex is a great location. The maintenance staff here is honestly the best thing about this place as they are quick to action and resolve most issues relatively fast. I'm saying this o have had multiple issues here and the only time they will upgrade your apartment is if your it's actually broke or if you pay for upgrades. I have had issues with my fridge not working, the dryer having to go through multiple cycles before my clothes are done. The HVAC going out and outside bugs getting in as I feel they don't spray enough. I also want to mention the neighbors vary in age from young to old. As I am in a point in my life where when I get back home from work I like to relax and get caught up for the next day I feel like I am surrounded by people who blast there music. It's either that or the walls are paper thin. This place is also owned by an out of state company that gives little support and decision making to their employees here. THe grill is also only open during summer for some reason when the pool is open. We live in Indiana so it's normal to want to grill in fall and winter as long as it's not snowing like crazy out so this can be an inconvenience. The mailroom also is always overloaded with packages as there is no real system the complex keeps in order to manage the chaos. The hallways in the main complex have flooded multiple occasions and the HVACS in the apartments also have leaked causing water to flow on Wood/carpet. Take it for what this review is overall it's not bad but for the money I would expect more support and updates to be done on a corporate level not when something is truly broke If the Movie "A Quiet Place" was a real life event then 80 percent of my neighbors would have been dead. read more

They do a lot of resident-oriented activities and the pool is awesome in the summer - very friendly whether you have kids or not. Dog kennel in back of property - over 10 dogs barking all at once from 7am-5pm , including all holidays. Maintenance requests are ignored . Pests invading certain areas of the apartment . The staff are quick to blame resident for their negligence . Paper thin walls - you hear the slightest noise from your upstairs/downstairs neighbor. Overall, apartment complex is NOT worth the money - rent is raised every year and there is a MANDATORY trash pickup fee for every resident ! read more

There are many reasons to choose another place. This place is going down hill fast after a mild refurbish about 2 years ago. Here is my list of negative things experienced in the last 2 years. -Dog poop everywhere. They have a rule that says you have to pick up after your dog. It is in the Lease. They never enforce it even if you report it and have proof. People let the dogs go to the bathroom everywhere. Sadly only 50-60% are cleaning up. -Mail boxes are falling off the hinges. -Water bills are always exactly the same every month TO THE PENNY although they are supposed to be -metered- which means it should vary. -Water bills $60+ and when I go on vacation it only drops to $40 HOW??? I think the complex is using our water for the OVERWATERED lawn (water standing for weeks in some places throughout - mosquitos anyone?) -Electric $200+ because of the windows leak like they are wide open, 300+ in the winter for space that is under 1400sqft and I live alone. They refuse to fix the windows so in my opinion they should pay the electric. -Management is lax on trash complaints and it has become gross outside my door (at the neighbors door) -Management does not proactively engage trash violators to make sure they comply with trash rules (I have pictures *gross*) -They let people put the trash outside the doors and they are suppose to use a container. If you have a lazy neighbor they won't use a container, so it leaks everywhere and you can see it and smell it. Some breeze ways look like a trash dump and you can see stains and residue everywhere leading down the stairs from leaking garbage bags. (Board of Health?) At the very least they should clean the concrete breeze ways with something. I once verbally asked and was told "well, we won't be doing that" -They used to have better management but this manage staff has a no care attitude. I know I am not the only one calling. -When there is a noise complaint they don't address it like previous management so some people are out talking past midnight or dogs barking non-stop. I work and I need my sleep!! I sooo need to move! -Stairs are falling apart and rusting out. Stairs are made of cement but pieces of them are breaking off. Some of the stairs are loose. If you live on a top floor it would be scary. I seriously think someone will fall through them someday. Staff has been warned but they have not fixed the issues. -Package center is OFTEN abused by Fedex, etc. They drive right by your apartment and dump all the packages in the middle of Package center. They want ONE fast delivery to 40 different people. Package center could have been a great idea but it is abused. Sometimes foods/groceries are delivered and make a mess. Seriously sounds like a Board of Health issue the more I write. So you understand, I am not angry with the Management staff or the complex. It is just that they are not very good or misguided by the manager. I have reported to management and recorded with my camera ALL of the above issues with no results or resolutions. Keep in mind that many of the issues are scattered and you only see what is outside your door. Well this is what I see outside mine and I basically feel like there is no management here anymore. Over the last two years I have watched this place take a living-quality nose dive in some areas. I live alone and I deserve better than opening my door to the nastiness of trash that has been leaking for 24hours outside my neighbors door. Reporting to management often get nowhere because they never enforce the rules of the Lease. I had enjoyed living here -due to the location- but I will be moving out before my lease is up. Maintenance Staff is fairly good right now. This is about the only good thing right now but they have moderate turnover and sometimes you lose the good ones. Right now they are all pretty good and fairly quick. I think with better Management would be a nicer place to live. I know because it used to be better. For now - just stay away. I love living in this complex! The location is awesome; I can walk out the back door and be on the Monon in a few minutes. I live in the main building. The clubhouse is pretty, it's quiet around here, and maintenance is quick to respond with any issues, but no real issues because the property is well kept. I did my research and the 2 bedroom/2 bath I have has the largest bedrooms of any apt. complex in Carmel (both are equal in size, too, which is not the norm) and a big deciding factor because I had master bedroom furniture from my house I wanted to fit in. More than one grocery store is three minutes away and it's walking distance to restaurants and shops. The ladies in the clubhouse office are so sweet, helpful and accommodating and will make every effort to make you happy. read more

The location and the grounds were nice but the staff were absolutely horrible. They would forget to put in your maintenance requests and when you would ask about it later make it seem like it was your fault that it was not put in the system correctly. My air conditioner also broke multiple times while living there, including moving in and out. My windows did not open for the first year with maintenance coming at least five times and claiming they opened just fine, I finally had to open them with a hammer. I've lived in these apartments for about 8+ years and I'm looking to leave. The office staff talks a lot about improvements that are coming soon, but I've yet to see any of them come to fruition. Maintenance used to be available on the weekends, but that's no longer the case unless you have a "life threatening emergency". The office seems much more focused on what is convenient for them than on what is convenient for residents. Location is great, but I'd look elsewhere. read more

My husband and I have lived here for almost a year and we couldn't be happier. The location is perfect right near downtown Carmel. Easy access to the Monon Trail and a bunch of different restaurants/shops. We have a one-bdrm that's larger than any one bedroom apartment I've seen in the past. We have a view of the reflection pool in the back that's beautiful. Maintenance is quick and reliable. Amenities include a gym, bonfire, free Starbucks coffee, swimming pool, etc. The best part though is the staff. They are always super friendly and willing to help out (one even offered to help me carry a TV up to my 3rd floor apartment!) read more

Pretty & spacious apartments on the outside, but for the high rents you get scuffed & ugly linoleum, stains on carpet, paint splatters everywhere from previous tenants, loud kennel of dogs that bark all the time in early morning, loud upstairs neighbors that constantly walk heavy and drop things, people & kids who stomp up & down the stairs and don't care that their noise carries into your apartment. For the money spent here, go somewhere new in Carmel & be much happier. This place is not worth the rent or nice location. read more

The only good thing about this apartment is the maintenance staff. This is in no way a luxury apartment complex. The walls are paper thin and I have had issues with noisy neighbors ever since I signed the lease. Unfortunately I am locked in here for a while but once my lease is up I am gone. When talking to my complex about excessive noise pass curfew hours there response is to call the Carmel non emergency line and pass it off on the local police. I can hear my neighbors upstairs and downstairs and often and especially my neighbor downstairs who has a dog and decides to turn on the news every morning at 5:00 AM under my bedroom. I will say the location is great but that's about it. They in no way try to help with noisy neighbors even if they comment on this post and say they do it's a lie. My suggestion if you do a tour here DO NOT go during the day when everyone is at work make sure you go when everyone is home so you can see for yourself. I am not generally a person who comments on businesses but in saying that I created a yelp page just to make this post. Seriously!!! Take a tour of the area and ask every question BEFORE moving into these apartments. The outside environment is beautiful, but the inside and the noise are not. I was not allowed to see my very expensive apartment prior to moving in, complained about the shape of the carpet and linoleum and other things, but got very little help. My linoleum has tons of scrapes and gouges in the kitchen and bathrooms, and carpet smelled and has some stains. I wanted these items replaced, but was told no. They cxall it "wear and tear." I'm locked into my contract so I am stuck. Also, BEWARE!!! There is a dog kennel that is right beside this complex. You hear the very LOUD and noisy dogs EVERY morning and throughout the day, and nothing you can do about it. You can hear it inside the apartments, no joke. And, my apartment is in between 2 floors. My downstairs neighbor has surround sound and my upstairs neighbors are young and walk heavy, drop things, do aerobics, ect. I have nicely complained, but nothing anyone can do except encourage TVs to be at an acceptable level, and nobody does anything about the loud tenants above me. The dogs in the apartment across from mine bark when they hear noises on the stairways, again - thin walls - hear it clearly in my apartment and it's very annoying. Kids run up and down the stairways, causing tons of noise, and nobody does anything about this. For the same price, go to the new apartment complexes nearby....you will not have a kennel, and you will have brand new everything. read more
