We stayed this past week at 610 Jungle Drive, "The Walker" in Edisto because our old vacation rental fell through so we had to scramble to find somewhere. Once we got there we realized this place was outdated, dirty, and smelled. The spray painted address on the piece of wood taped to the house was our first sign. The bottom of the house had a section that was once screened in, and instead of fixing it, they left all the furniture there to rot in the weather and gather dust. The outdoor shower was named "The Dungeon" by our group because it looked like something out of a prison. There were two entrances, the one led straight into a bedroom with two bunk beds, which we ended up locking anyway because people were tracking sand (inevitable) into the bedrooms less than a foot away from where you sleep at night. The window sills in this room had loose change, and other things people randomly left there along with spider webs and nests. Every time I went to sleep in that bed my nose got so stuffy I couldn't sleep, the beds probably were never cleaned. The dresser in this room had one drawer FILLED with junk ranging from bathroom cups to magnets and thumb tacks. Disgusting. We decided after the first 10 minutes we weren't leaving our food there after we saw MULTIPLE COCKROACHES (alive and dead) and old food that had been dropped in the 6inch by 15inch hole next to the oven down into the counter. We had to leave our food in our friends house down the street. The fridge also froze half of our food. The bathroom in the hall had the drain blocked and would fill up with water very quickly to where you were standing in your own filth after 4 minutes of turning on the faucet. Both toilets took forever to flush and you had to stand there and hold down the handle for 25 seconds for it to flush. All the pictures and paintings looked out of place the decoration was terrible and most honestly looked like someone's kids art projects. The pillows they have had big yellow stains on them too. The worst thing is that they wanted US to clean everything before we left. They left a huge list: make the beds, clean the fridge and floors, take out all the trash and clean all the bed sheets. This we didn't mind as much, but the vacuum they had smelled like poop when it was running to the point where we had to cover our noses, it just shoved the dirt around and never actually sucked anything up. We stayed the day we had to check out (check out at 10am) and at 2-3pm there were people there already!! It's like they didn't even go in to clean it because they left the giant list for the previous renters to do! I would not recommend staying here, and if this is any indicator of how they manage properties; I don't know if I would in any of their other properties. I tried to call and they had a dial up tone when I called. Then I contacted someone on the live message which is pictured in this review. Not very helpful at all. Oh! I would strongly encourage going with another rental agency. They put us into a home that was full of issues. On 95 + degree days when our AC wasn't working they would not provide AC temporary units, and would not pay for expedited repairs. (This happened the very week we moved in!) They promised to follow up on issues then later said they had no recollection. Other things they refused to repair altogether saying that I could try again in a few months, the owner MIGHT fix it then. WARNING they won't be an advocate for you at all and you'll be looking forward to the day your lease is up! We also hired professionals to clean the location when we left and took pictures of EVERYTHING (please do yourself a huge favor if you make the mistake of signing a rental agreement with them and take pictures of every single defect in and around the home and email it to everyone at Carolina One) they attempted to keep our rental deposit and thank goodness I had protected myself with pictures that I emailed because when I brought it to their attention they had no choice but to admit that we left the place waaaaay better then what it was given to us in. If you have a rental property, I suggest using someone else. We had our house managed through them for 6 years and the property managers constantly changed. There was zero continuity. Any time there was a maintenance issue, they would try to call "their people" when we already had a warranty in place to take care of issues. I felt like we were still having to manage our property from afar. This is pertaining to Carolina One Property Management only! The real estate division is a separate entity. I had 4 properties that were managed by Carolina One. To say the least I have been very unhappy about my experience with them. They are very unorganized, when they pay the owner account it comes in several different deposits so you have a hard time figuring out if you got all of the money you should have and what has been spent on maintenance. They don't communicate with you about anything!!! I have had 5 different property managers in 3 years and now they don't assign a property manager to you, so there is no one-on-one attention and no one knows anything about your property. It has become very impersonal, as you speak to someone different each time you call. I have properties in other states and have been very satisfied with all of my other property managers. They keep me informed of whats going on, if there are any repairs, and try to find the best price for me. Not Carolina One, they could care less about how much things cost you. Bottom line....there are better property management companies out there. I have switched my properties over and am much happier. DO NOT LET THIS COMPANY MANAGE YOUR PROPERTY!!!!! We basically wasted our money paying them to manage our property, because I constantly had to follow up and contact vendors myself just to get anything accomplished. So I myself ended up doing most of the property management, yet they still deducted their cost out of the monthly rent payments. They also let so many maintenance items slip through the cracks, the biggest being a leak. The tenant reported a leak and instead of sending someone out to assess the situation that day, they just called and left a message with our home warranty company and never followed up. This resulted in the leak continuing for almost a month before someone actually went out to even take a look at it. And that was only bc the tenant had to send in another maintenance request. Then we had to replace almost half of the kitchen floor. Also poor customer service, extremely slow response time, and slot of employee turnover. Their was never any consistency in who we delt with. My partner and I had one of our properties managed by Carolina One (now New Heights Property Management) and it felt like having a second job. No one should EVER have to manage their Property Manager. We paid them each month and still had to put up with them approving in work orders without our authorization, letting the property sit for four and a half months on market, and letting in tenants who were slobs. They did not advertise anywhere outside of their company website (no Zillow, ApartmentFinder, Trulia, etc) and a sign in the yard. We had given over the property to them prior to my partner leaving in July. Spring and Summer are the best times to move tenants in and out and they let our townhouse sit on the market FOR FOUR AND A HALF MONTHS. When it finally rented, it was for three hundred dollars less than the market rate for townhomes in that area due to their poor management and marketing. The tenants they moved in were told they were not allowed pets, then got a cat and tried to sneak in a dog anyway. There were some issues with the nearly new, stainless steel refrigerator in the unit. Mainly, because the tenants and PM were told that the ice maker for that model was disconnected due to known issues with the make and model for that year. So of COURSE that meant that the PM didn't inform the tenants, who connected the ice maker, broke the fridge, and then Carolina One/New Heights Property Management approved over $700 worth of repairs without our authorization. For $700, we could've easily purchased a refurbished model from many different sellers in the area. Instead, they decided to take nearly an entire month's worth of rent, not send us the ORIGINAL vendor invoices, and inform us after the fact. They have no idea what they are doing. Lawren was our PM and I recently learned that she does not have a Realtor's license. But was acting as our broker. Which is illegal in the state of South Carolina. After all of this, they offered to try and sell our rental property for us. I don't know if poor management is how they're hoping to acquire new properties for their real estate side, but needless to say, we were insulted and refused. If they can't even manage a rental property, I would never trust them with the legal sale of one. We have since gone over to CREC and they've been much, MUCH better in every conceivable sense. I really wish I yelped before I chose these guys to manage my property based on a radio ad... Long story short - Carolina One failed to manage my property, failed to keep any tenants for a significant amount of time, and failed to properly administer tenant departures / deposit administration / utility transfers. As a renter, I am EXTREMELY DISSATISFIED with their service. We were sent an UNREASONABLE bill upon move out for repairs that were present on move in. They hired secondary companies for lawn care and vacuuming that would be deemed unreasonable to anyone. I understand that they do not set these prices but in order to improve their satisfaction with their customers they should have informed us of these charges prior to having them done in order for me to do it myself or for a better price. Communication was lacking in all regards. I will never do business with them again. And I hope that this and other reviews will pay off and that it will either hurt their business financially or improve the way they conduct their business. read more

Stay away from property managed by this firm. We leased a townhouse that they managed and when we moved in we found it to be fairly dirty with 6 out 8 ceiling light bulbs burned out. Because we had a dog we had to pay an additional $300 non-refundable deposit and had to agree to have the carpeting cleaned after we left. We had the carpet cleaned and paid a professional cleaning service to clean after the furniture was moved. The management company still charged us $280 to have the carpeting cleaned after we paid for the cleaning and also charged us $125 for cleaning and $200 for "cleaning coordination" which was buried in a paragraph towards the end of a lease. I don't know why they don't tell you they are going to charge you anyway so you don't end up paying twice. All in all one of the worst experiences I had with a management company. read more

Carolina One has been managing my condo since 2012. We are now on the 2nd set of tenants. On each occasion, tenants were found and the place was leased within 2 weeks of becoming available. I am surprised by the negative reviews. I would recommend Carolina One to anyone looking to rent out their property. In fact, I'm so satisfied, I'm about to rent out a 2nd property through them. I'm deducting one star because there has been a lot of turnover in terms of contact people and there has been some confusion about who I need to speak to when issues arise, but overall it's been a great experience. read more

I just moved into one of their properties a week ago and our property manager is the hardest person to get in touch with. No email or phone call replies. My roommate and I viewed the property to measure before moving in and the place was very dirty. We asked that it be cleaned before we moved in and were told it had been. "Cleaning" must have been running a cloth over the counters, because it wasn't move-in-ready clean. Additionally our AC was broken and most light bulbs are out - we are replacing the ones we can reach, but our stairway light will probably always be out because there's no way for us to reach it. The walls have scuff marks everywhere and the carpet is gross - we'll be getting rugs to cover what we can. The backyard was piled so high with debris that our dogs don't even want to go outside, and there is active water damage in the laundry room from a roof leaf that we have reported but haven't been contacted about yet. In addition to paying a high rent plus deposit we also had to pay a $200 inspection fee (weren't told what that was for even after asking), pet rent, and a $10 a month fee to supply us with air filters. We'll see if we actually end up receiving a new filter each month. The townhouse is very cute and we love it, so I hope this situation improves. read more

Every month, we receive invoices for repairs which are ridiculously priced. We receive invoice from cleaning windows, to lawn services, and even plumbing! When the previous tenant moved out, they "repaired" a lot of things that cost us a fortune (which we until now are still paying off). I moved into a rental that is managed by Carolina One Property Management recently. I was told I would have access to an outside storage area only to find out that it was padlocked shut when I arrived with my moving truck. The microwave was not functional, the ceiling fan/lighting fixture in the bedroom was not functional, the sinks and shower faucets are leaky, several door stops are missing/broken, you can see daylight under the doors from the weather stripping coming off the doors, and the windows don't lock. The floors were not cleaned and the walls were not touched up. The lease says that you can't hang anything in the walls of their rental properties, yet they refuse to patch nail holes and paint the walls between tenants. I was told that cleanliness, stains in the carpets, and holes in the wall are all considered cosmetic, and they don't handle cosmetic complaints. It was over a week before my microwave was fixed. I'm still waiting on a light fixture in the bedroom. Both the property manager and her boss refused in writing to meet with me in person to address my concerns and to rectify the situation. I would not recommend this property management company to anyone looking to rent or list your property. They appear to be focused on doing the least amount of work for their cut of the pie. As long as they are getting paid, they are not concerned with who is renting from them. Getting good tenants isn't always easy, but keeping them is even harder when this is the response I get. read more

They have never once charged me for a service call and randomly started charging and told me that I "am looking at it the wrong way". The only reasonable item was the carpet cleaning at $175. I guess I'm going to find out how skewed the landlord-tenant laws are in this state. Hands down the WORST company I have ever had to deal with. I had issues with every step of the process from move in to living there and move out. They always loose paperwork, my absentee property manager never filed the forms I sent for moving out, despite very good personal communications about lease termination, I was still being charged rent the next month, and nobody in the office had any idea that I moved out and had already turned in the keys. Move in was an ordeal as well. The 1.5k a month south of broad apartment I moved into was disturbingly dirty. It is obviously there was no move out inspection or even attempt to clean the apartment. Let's start this by getting right to the point. One star is way too nice of a rating. DO NOT RENT A PROPERTY FROM CAROLINA ONE PROPERTY MANAGEMENT!!! My wife and I rented a townhome for 3 years from this company and treated it like our own. At one point we even had the option to purchase it if we wanted. However we decided against it and were forced to move out. This is after receiving an email asking what our plans were and if we would like to renew our lease. Maybe you should check with the homeowner first!! That's management 101. So now we have to move. I hire their carpet cleaning company, and attempt to hire their cleaning company as well so there can be no questions right. Carpet cleaning company did a great job and service was provided the day after calling them. If you have a pet get the pet enzyme treatment.(It's in the lease you just need a telescope to read it) The cleaning crew got back to me 3 days after our lease was up. That's great customer service! Therefore I hired a different one that did an excellent job. At this point the property is spotless and we are moved into our new home. Our move out inspection is scheduled, but they cant tell me what time of the day they will be there to conduct it. So like most people I can't attend the inspection, because they cant give me an accurate time and I have to work.(Comcast can even give you a ballpark of when they will be there!) Now I was present for the carpet cleaning and maid service, and as stated above everything was spotless and appliances were all detailed as well. These services cost my wife and I some money, but we just wanted our deposit back. Here is why this review is being written and you are being told to stay away from Carolina One. Stay far, far away. 30 days go by and no deposit or move out inspection sent to us. Told us it was mailed, however I just find it odd that these items are the only mail we haven't received at our new address. Day 41 after lease is up, I have to go to the office and pick up my report and deposit, which they didn't even have ready so I had to wait while they printed one out. I open the check and a significant amount of the deposit is missing. Apparently you can't hang pictures, and the glass oven door was cracked. Now I have documentation from the cleaning crew that the oven door was not cracked, because they would not have been able to run a clean cycle on the oven. Not really even sure if the photos in the report are from my oven. The pictures that were hung were mostly hung with finishing screws, but paint and wall repair was needed. Hey Carolina One you never even painted the property before we moved in! If you read this and need to rent a property just understand that this a one sided company. In all my years of property rentals I have never seen a more unprofessional disorganized corporation of leasing agents. My suggestion to you, that if you chose to rent through Carolina One consider you deposit gone. There are other companies in the area that can provide property management services, and I hope you use them so you don't have to go through what my wife and I have. read more

Has anyone noticed that a review cannot be added to the review company on their website. I suspect only they control who can even write a review. As a homeowner well experienced with management companies, I found that collecting rent was done well but any problems with the house was a nightmare. I had to fight tooth and nail to do work on my own home or to bring in workers I knew that I trusted and did good work. This included my own husband who was a licensed general contractor that built luxury homes from the ground up. Also, you can't take a picture of every square inch but if there was damage and there was no picture, they insisted they wouldn't pursue charging the tenant--- there is a court of law that can decide cases but they refused to pursue this and I had to insist they at least ask the renter if they caused the damage when it was obvious they were at fault (grandchildren painting on driveway,etc). I'm from out of town. I would call ahead to make an appointment to meet someone to see a house that had become vacant ( after the move out inspection) then would have to call back 2 or 3 times to get this appointment. Only to find out they need to change the appointment. What part of owner and out of town did they not understand??? May experience was that of rules that were to the point of ridiculous and severe obstruction to anyone besides their workers, including the owner and her licensed contractor husband!!!! read more

I have used Carolina One for just over 3 years now and they seemed OK to start except for little things: come tax time, they thought it strange that my accountant needed a statement for each of my 3 houses and it seemed difficult for them to separate them. There was then frequent turnover with the individual managers. Using the website they have to communicate was "hit or miss" and difficult to sort out the invoices, etc. Most recently, my house has been empty for 2-3 months (not unusual, I thought, considering the time of year that it became empty) but I was told that they inspected it and it was fine to rent. But no renters came after some visited, and now I know why. First, I got HOA letters about the outside appearance and Carolina One told me that had been addressed but when I went by, all the yard was totally overgrown with shrubs up to the second floor on the front and in back and with vines growing into the outdoor A/C unit and into the walls of the garage, etc. I fixed all of that myself and noticed the house really needed pressure washing. The vender they sent missed the garage but came back and did that when I complained. There was also peeling paint on the front deck that I had to point out and get fixed and I noted that there were lights and ceiling fans running inside. The manager gave me a code for the lockbox that did not work so I could address those issues but the lockbox did not work after several tries so she said she would come by personally (several days later) to fix that. I noted that those things were off but still noted high utility bills for an empty house. When we had the recent record freeze, I wanted to get into the house to check on things and was told by their manager that she could not help me for 3 more days (Friday to Monday) because they were closed due to weather (in spite of the fact that it seemed that everyone else in the area was out on the roads at that time 2 days after the storm. They had come out and tried the lockbox but declared it still broken after the 2-3 months since I last tried it and they could not fix that for 3 more days either. I had no trouble getting a locksmith to come out within an hour and get me in and change the locks (and fire Carolina One). I found no damage but what I did find, at least in part, explains why no one would rent that house. The worst thing I found was the water turned off in the hall bathroom and the toilet nasty where someone had used it, apparently got it to flush somewhat but left it nasty (I have disgusting photos if you want to see). I also found the heat set at 65 for an empty house and I found other things that are, to me, at least, a big deal like lint hanging from fan blades, etc. All in all, I was NOT HAPPY with their idea of an inspection and certainly NOT HAPPY with the condition of the house described as being ready to rent. I would never have rented the house had I been looking for a place myself. Do as you wish, but I will find someone else-almost certainly will be better-or I will manage it myself. read more

This isn't just the worst experience I've had with a property management company, but the worst experience I've had with any business. Ever. I wish I had read the reviews before signing on to lease from Caroline One property management. This has truly been the worst rental experience in my 4 years of renting in Charleston. It started out with the property being unclean and not move-in ready. They would not clean the property stating that they had receipts that it had been professionally cleaned. I wish I could upload photos to show how this is not true. Also, many repairs from the previous tenant had to be done while I was I there. I'm not sure why these things - like paining - weren't done before I moved in. Not only was it inconvenient, but also they didn't even communicate to me that these repairs needed to be done. I was supposed to receive an amenity key to access the pool and other places within my complex and I did not receive it when I picked up the apartment key. A few days later, I asked about the key. They admitted I am supposed to have one and said they would order one from the HOA. It's not been one month and I still have not received the amenity key. I asked about it and no response. I've expressed my concerns and I just get the feeling that the company does not care about its tenants. And, they charge $75 for every repair... even things that are clearly the landlord's responsibility. They twist the words around so that it looks like it is your fault. And they don't tell you before they charge you. I feel taken advantage of by this company and I feel like there is nothing I can do because I am locked into a lease. It seems like the poor communication and frustratingly bad service is a common theme to expect from Carolina One. I didn't expect it because of their reputation in Charleston. Next time I know to not base things off of a perceived reputation and do more research on a rental company before agreeing to rent from them. I love the property - but hate the service. read more

I can only say great things about Carolina One. Anytime we have had to contact a property manager for any questions, concerns, or clarification (via email or phone), we have been able to do so without problems or delay. Each time the company has responded within 24 business hours, if not immediately or the same day. The property managers are not only responsive but also very knowledgeable. The standards of Carolina One are bar none, they treat your home like they would want their home treated. The quality of the service they provide and high standard of upkeep of your home is their priority. When one tenant's lease ends, they inspect, clean (if necessary), perform maintenance (if necessary), and re-list the home for rent all within a very reasonable amount of time. They do everything to protect your home, your investment. I know that although all measures are taken to place a qualified and respectable tenant in the home who will maintain and care for the home during their lease, not every tenant will be perfect. 11-12-15 This is an update to my review below, which I very much hope you will read in its entirety if you're considering doing business with Carolina One. I also would like readers/reviewers to note that there are over a dozen reviews in the "not recommended" section on this company I wish I had read. They mirror my experience and my review below. I don't know why Yelp categorizes those reviews as such, but I sure wish I had read them before I did business with this company. I understand that businesses could pay to have reviews removed at some point. I don't know if that is true, but I use Yelp because I want honest, un-biased reviews from real people. I think the reviewers who took the time to write about Carolina One in the non-recommended section deserve to have their opinions read and, in my experience, they are accurate. With all that said, I hope my experience helps others. We have just listed our home for sale after having our latest set of tenants depart. They were there for a year. Our agent arranged for a contractor to take care of the punch list of things that needed repair. EVERY SINGLE item on the list we had paid Carolina One to fix less than a year ago AND we paid big bucks to do so. Some of the things we knew about and had specifically asked to be sure they were completed by Carolina One. Others Carolina One apparently neglected to let us know about (or didn't know about themselves because they don't do the inspections they promise they do) causing further damage and expense. The amount we paid a "real" contractor to re-do all the work Carolina One supposedly had done already for $7500? $875. These people are absolute crooks and my only hope is that this review will help you and will save you from the anger, frustration, and humiliation of being taken advantage of and ripped off. I hope you will read on... If I could give them 0 stars I would. Run far, far away from this company. We dealt with them on the landlord side of things. Our story basically mirrors what others have said already. This company is unethical and it is a nightmare trying to build a working relationship with them to ensure your property is marketed and cared for in their hands. Their management has been arrogant and dishonest with us at best, negligent in the worst case. We knew things were bad as our neighbors started contacting us asking what in the world was happening in our home. It took awhile for us to piece the whole puzzle together as we were thousands of miles away, but suffice to say that having C1 manage our property has cost us thousands and thousands of dollars and way too much heartache with a home we loved as we tried to get straight answers and continue to pay all the bills that came our way without breaking us financially. In the end, we haven't seen a dime in rent in five months and are still finding things wrong with the home. Our walls were torn up, siding was torn off the house, our hot tub cover went missing leaving the tub open and filled with dirt and leaves for a year (which then resulted in blowing out the pump), doors were damaged and carpets were left filthy and smelling like dogs. The tenants were allowed to leave the home with water marks on the walls and ceilings, cracked tiles, broken toilet lids, their possessions in the cabinets, and holes in walls. They blew through their deposit and we were told would be billed for the excess damage. I have read some reviews that say, from the tenant side, they were falsely billed so it makes me wonder if our tenants were in fact billed and they just held the money rather than passing it along to pay our damages. Despite countless emails and phone calls we have never gotten a straight answer from anyone. We asked them if they did their inspections as promised in our contract and they kind of laughed and said that wasn't realistic. Um, what? All I know is that it has been terribly stressful being treated so disrespectfully. I am not kidding when I say they literally mocked us for asking questions or expressing concern. It became humiliating. We finally were able to connect with our tenants directly and learned our tenants were also being neglected. They had asked for some repairs and were never taken care of. We may be naive, but we had some expectation that hiring a management company meant our tenants were being cared for in our absence. Not true. We fired C1 and are thrilled to have them out of our lives, our home, and our finances. They could care less about their business relationships with landlords or tenants. Stay away from these guys. Even if you have no other option to manage your property you are better off selling your house or managing it yourself. I trusted them to manage my house when I moved from Charlestown and they let the tenants cause major damage. There was a tree growing in one of my bushes, the lawn was destroyed, walls and carpet had tenant caused damage and they didn't use the security deposit to repair anything. They just gave the deposit back to the tenant with no regard to the damage. They were extremely slow to respond to any of my requests and tenant requests for maintenance. After four years of no rent increases I asked for a small monthly rent increase and Carolina one let the tenants ignore the renewal and even let the tenant stay in the house for three months after the lease expired without any response to a lease renewal request. They did nothing for me other than find a bad tenant and collect their monthly fees. Stay away or you will regret it. read more

Rented a property for 4 years, charged for stretching of the carpet. This is a 4+ year old carpet with no evidence it was misused, and the stretching was in multiple areas, seeming to indicate we weren't abusing a particular spot. Consensus is I've been robbed of $230. Kris Kordonowy doesn't seem to be big on business ethics, or honoring the lease. Probably knew she was wrong but decided to double down, and I no longer live in the area so why not. read more

Not sure where to start, but would advise anyone to look at other property management company to rent from. I am a tenant dealing with this company, but I can also speak as a landlord bc I do own a rental property in another state. I feel bad for the landlord bc the people before us really left the house in a mess. They promised to have our rental ready for move in by the date that we wanted (back in Aug) which gave them over 10 days to turn it over after the other tenants move out. The day we moved in the house was dirty and smelled like wet dog. The funny thing is they gave me this piece of paper that gave me all the details of how they wanted the house returned back to them. Clearly this was not done. I have over 25+ picture of how the house was given to us........gross if you saw them. The propety manager told me that they are not like apt complex and sometimes they can't get to the property to get everything done....are you kidding me! The place was left dirty and smelling........how about just cleaning it, that would have been nice. I won't go into detail about what happen when the carpet and cleaning crew came over bc I will never get this all typed out. Let's just say one of the Owners of Carolina One got a phone call from me and we did talk. Fast forward to the past few months. The heat pump was making a loud noise so I reported it. Nothing for 30 days, so I reported it again, nothing for another 7 days, so I emailed the property manager Terry. Finally got someone out to only tell me that the unit could have blown up bc it was running so hard. Then it took another 7 day to get it fix from there. This was all going on while we were having all the ice storms. Oh and did I mention that they had to shut our unit off so we were using the EM unit which was a joke. I feel bad for the owners bc I'm sure if they had not waited as long as they did to come out the unit might have been saved. Plus I'm sure the owners got charged an arm and a leg bc the repair guys hung aroung for a while just talking and I'm sure the landlord paid for that as well. As for what James P reported about the way they show the properties, he's right, they are not in a hurry or care. The one that made me mad the most was Meghen....what a piece of work she is. It like your putting her out to have her show you a house that she has listed. She couldn't even answer question about the property and oh heaven forbid if you try and get her to find out for you. It's was like dealing with a little kid as she played on her phone. Again my advise is check out Agent Owned or any other company, I'm sure you can get better service then the rest of us got. If you are looking to rent I notice that the houses that showed well and were clean were by Agent Owned. The only reason we did not go with them was bc we wanted to be in certain area. If you are a landlord you may want to look at Agent Owned first to see what they offer on that end. read more

I had the unfortunate experience of renting a property managed by Carolina One. Just hitting the high points, we were forced to vacate a month before the house we were building was completed because the owner of the townhouse was fed up the them(Carolina One) and wanted out of the relationship as soon as possible. After moving out, we received a "Move Out Calculation" deducting about half of our substantial deposit for items including replacing a screen slider I had moved to the garage the day we moved in as it was torn, mowing the grass one month after we left(I had mowed it two days prior to departure) and a cleaning one month after we moved out, including sweeping the deck and balcony during leaf falling season(which I had also done). I would further note that the owner was planning to sell the property but before being able to do so was having to have a substantial amount of deferred maintenance taken care of if the number of craftspeople coming in to do estimates prior to our departure is any indicator. As I own and manage rental property myself, I was shocked to be treated in such a manner as for 15 months we had consistently paid our rent prior to the first day it was due and had, in fact, purchased and installed missing bathroom fixtures and performed repairs. It appears that Carolina One has succumbed to a "Corporate Mentality" totally devoid of any human values in the pursuit of the Sacred Sawbuck. I truly fear for the souls of those who find themselves employed in such an environment. read more

This company is terrible. Do NOT rent from them. The other review is correct in stating they hire young and inexperienced agents and do not provide training. Plus their turnover and fees are excessive. I moved from out of state and below is snippet of a letter I sent to them about my experience. Note that the property was left much cleaner than when I moved in and I was charged over $600 in fees when I moved out - there were no damages noted to the property. "When I moved in the kitchen, bathrooms, and the baseboards were disgusting. Before I moved out, all of the cabinets were cleaned, the stove, oven, baseboards, floors, showers, and fixtures. I even pulled the refrigerator out and swept mopped behind it. The house was cared for as if I owned it myself and I think that over $600 in move out fees is excessive. I'm sure there isn't much that can be done about it, but I would like to leave CarolinaOne feedback and I hope it is shared: 1.) The fees are excessive: $200 inspection fee taken from the security deposit at the end of the lease, plus pet rent. 2.) The contractors that CarolinaOne uses are terrible. a. As mentioned above, the house was a complete mess when I moved in. I can only imagine the cleaning job I paid $100 for. I can tell you the garage floor should have been spotless and the stove drip pans should be made out of gold. b. The inspector for the sprinkler system backflow valve didn't even inspect it but tagged it ok. The first time I turned it on it leaked through a giant crack in the side of the valve that was very obvious. I reported this to the property manager at the time...nothing was done except for the valve being fixed. c. The installation of the fence that was promised at the beginning of the lease took 9 months. How does it take 9 months to install a fence? d. When I moved in the yard was full of leaves and other yard waste. A company was paid to remove the leaves. Following their work, I personally removed another 31 full bags of leaves and debris from the yard. I reported this to the property manager at the time...nothing was done. 3.) CarolinaOne's turnover rate is ridiculous. I have multiple property managers over the 1 year period I rented the property. There was one occasion where a maintenance request was not responded to for over a month and I can only attribute that to the lack of a manager for my property. 4.) I was misinformed about taking someone off the lease when I first asked the question. I was told it was an easy process, all I had to do was submit some pay information, and it turns out there is a long drawn out process involved. Further, since I couldn't take my wife, from whom I was legally separated, off the lease without a bunch hassle, she called the office and got information she should necessarily have been privy too. She also called the community security desk and tracked the whereabouts of my vehicle based on the swipes of the security sticker through the gate. I do not appreciate this breach of privacy. I don't have much good to say about my rental experience, unfortunately. The rental home wasn't that great considering my rent was $1700 a month: the community is terrible, the size of the home is overstated, and the service from CarolinaOne was mediocre at best. The exorbitant fees at the end of the lease are the icing on the cake for my experience. Had I not been in a hurry to find a property I would have done a little more research and not rented the property or from CarolinaOne. The point of getting a property management company is so they manage your property. Manage means to take care of things that you cannot. Like checking on the property to ensure the tenants are not neglecting or damaging it. I highly doubt that any agent stepped into our home after it was rented. We could have collected a check and arranged for the three services that you "provided" at an over priced rate. This was just the service people going through not the company. We were told that our renters would meet certain criteria. Rent was late almost every month. We asked for the tennant to be evicted. They didn't send the notification certified. They already claimed they had not received prior communications so common sense should have kicked in there. We arranged to be in town at the first eviction time, but they were not evicted so we are now stuck with having to deal with this group of "special" ladies from a distance. They were supposed to do an inspection once the tennant had left. A complete inspection has yet to be done. The first lady that went out was too scared to go into the big bright scary house, because it was unlocked. You should not be an inspector if you cannot use common sense and say if I am nervous schedule someone to come with me to a home. How about this I am nervous because the house is unlocked, ring ring cops do you mind doing a walk around to ensure there is no one here. Update now they will not inspect until the house is treated for fleas by someone licensed. So we now are down 10 of the 30 days they claim they have before they return the money to the tennant. By the way the last months rent was not paid, which is more than the security. We had to get my father in law to hunt the girl down to get the keys so he could secure the power. We were told that they are not allowed to do anything so they just looked at the place and left. There is rotting food in the fridge that the will not take care of until it is sprayed for fleas. They need to put on their big girl panties, long pants, and closed toe shoes and do a real inspection. Inspectors should not be afraid of getting dirty it is part of the job. Coveralls and work boots could help. I sincerely hope they get a move on and do not give us a fucking bill for more overpriced bullshit. Do not use this company they hook you with promises of inspections and rental standards and then let your home rot. Tennants feel free to do whatever you want smoke in a non smoking house, let the roof cave in, have two extra animals, have extra people move in, don't pay rent, don't cut the grass, let your dogs eat the porch, screw shit into the front of the house, leave half of your shit behind, leave a pos car out front. No problem Carolina One is for you. read more

The services we received from this company were substandard. They appeared to only be an advocate for the tenant and had no interest in us as the property owner. The tenants left a garage full of junk in our house and Carolina One told us it was our responsibility to remove and did not provide any of the damage deposit to pay for the removal. Additionally, the tenants damaged numerous walls and floors in our home and we had to fight Carolina One on virtually every one. They did not want to give us any of the damage deposit back. I suspect they kept it all and only dolled out a small amount to us. I would never recommend their company for and property management. read more
