I hired this surveying company to stake a portion of my property line so I could add part of a…read morefence. Unfortunately, my experience was not good. If you know your exact property lines already and just need a survey to be done for administrative purposes, they're probably great and their prices are low. On the first attempt, the stakes for my property were placed extremely far off--over 17 feet (north) INTO my property one way, and 7 feet inside of our property another way--and the front part of our yard isn't even that wide. It was obvious without measurements, as the line ran through the middle of my front yard. Additionally, he staked into my already-fenced in back yard - insinuating that I had fenced several feet of my neighbor's yard as my own. I got out my old survey and confirmed this was wrong. I raised my concerns right away, and they agreed to redo it but the owner insisted that the same person come back out, despite my request for someone else (I was concerned because it was SO off. I do have photos & videos of everything). Initially, I was told the error was due to them relying on our old survey 'as a base'; however, I was able to confirm their mistakes by reading that same survey myself (I bought a measuring wheel for accuracy) which suggests it was not interpreted correctly. The second attempt was much closer, but still not accurate for the middle of our property. We decided we needed it redone after they left the 2nd time, so we were able to get accurate results afterward. I did not receive a full survey document, as I only needed accurate staking. Unfortunately, accuracy was the main issue here, and that's critical when it comes to property lines. While they did come back to try to correct the mistake, the final result still was not reliable enough for my needs, even though it was better.

We talked with Charlotte at Back Stage, who seemed super helpful prior to us moving down. We were severely disappointed once we got to Florida and were told we couldn't move into the house, even after multiple conversations confirming that we could on a specific date we had coordinated with Charlotte a month prior to moving down there. We were told by another worker that the day we arrived was Charlotte's birthday, and that she had taken the day off, so we couldn't be helped. We waited nearly a week before we could move in and had to find other accommodations for a place to stay all while most of our belongings and clothes were stored away in a U-Haul. (Remind you, we moved there right before Florida got SNOW, so all of our heavy coats were stored away). Once we were finally able to move in, the house was incredibly dirty. Which is so ironic because of the amount of time they made us wait to move in, we were told that they were "finishing up the house". We had to deep clean it ourselves before moving a single thing into this home, that's how bad it was. It stunk like dirty animals and cigarettes. The master bath toilet had old feces in it and was insanely dirty and missing parts. The seal around the base of the toilet was completely broken and anytime you flushed, it leaked water. There was mold all over the ceiling in the master bathroom as well as in between the window panes on nearly every single window in the home. There were tons of hooks, screws, and nails left by the previous renters, and holes left all over the walls/doors in every single room throughout the house. The floors were sticky and filthy. One of the outlets had yellow wax covering it from some sort of plug in candle. The walls that were "touched up" were painted with the wrong paint color and was so visibly noticeable. When we moved in, the microwave had NO handle to open it with and where the handle should've been connected, was a giant & sharp screw that stuck out. ALL of this to say, we reported all of these issues on a move in inspection sheet that they had us fill out and return, in hopes they would come fix majority of what we wrote down. Though they did come to fix some things (the base of the toilet, plumbing issues, garbage disposable) and the maintenance guys were ALL so nice, management refused to fix the microwave resulting in many cut hands and finally having to duct tape the top of the screw in order to be able to use the microwave without hurting ourselves when trying to simply open it. We were pretty much told that they cant just replace a handle, that the entire microwave would need to be replaced. We lived there 9 months and this never happened. We also reported the holes in many of the walls, the mismatch paint, the scuffs on most of the doors, the mold in the windows, and SO much more that was never addressed. I have tons of pictures of all of these things that I will post below. Just be aware, we thought Charlotte was so great but ultimately we were so let down when it came to needing anything done. It was almost as if we bothered her and we were constantly being passed off to someone else to speak with. The amount of lack of communication with her was incredibly unprofessional, especially when it came to moving out which resulted in us paying extra for multiple things. They have a texting system which I find great for people who like communicating that way, but we preferred to call/email and anytime we left a voice mail or email, we were told that they never "received a message". Just very frustrating. We left that house WAY better than how we found it and they still found something to take out of some of our deposit. I know not every rent home can be perfect but this was unneccatbale. What is sad is that this home is really nice, just poorly taken care of. Also looks nothing like it did on Zillow.

The tenants left the house with multiple damages which was never addressed with the tenants. Now, my family is having to deal with the mess and clean up. On several different occasions, my family was called to help with appliances or a/c unit issues and my family took care of them as soon as they were notified. When my family reached out to Back Stage about situations, it was if my family wasn't important along with the family home. I would not recommend anyone to use them for property management or to purchase a home.
