We choose this property mainly for the pool and entertainment areas of the home. We had a lot of friends and family coming into town and planned on coming overspend time with us during this week. BIG MISTAKE!!!! Check in for this rental was at 4p.m. on Saturday August 6, 2016. We arrived at the house at 4:30p.m. only to find the cleaning crew was still there cleaning except for one of the cleaners (appeared to be intoxicated) who was more interested in showing us her boyfriend on her cell phone then cleaning the house . They finished about 30 minutes after we arrived. I go into the house and out to the pool only to find that the pool was disgusting. It was GREEN covered with allege all over the sides. It looked like it had NOT been cleaned ALL summer. Then I go upstairs to the kitchen area only to find that the smell of fish through-out the second floor. Obviously, the cleaners did NOT clean very well. I was very disappointed. I called the management company/ owner of the property; they come out to the home and start making all kinds of excuses for the condition of the pool and the fish smell in the house I was even told the inspector checked on the condition of the house at noon the pool looked fine. There is no way that this pool can turn that bad that fast. (I have attached pictures.) I was so embarrassed when my entire family shows up to the house to hang out about an hour after we were there and the house smells and the pool looked the way it did. Everyone was so disgusted no one even wanted to sit down. Needless to say, with all of the required chemicals needed to get the pool into shape, no one was able to swim that night The pool guy was there until 9 p.m. cleaning this pool, which proved more difficult without a working pool light. Not only did we have to deal with these issues the day before our wedding, the problems continued all week. On Tuesday no one had come back to check on the pool and I could tell that the pool was turning green again so I had to call and get someone to come back out. The excuse we were given was that it was it was a SALT WATER pool and it happens. On Thursday the air conditioning wasn't cooling. The drip pan was over flowing so bad that we were collecting bowls of water to keep it from leaking on to the sub floor. We later noticed the ceiling in the garage was about to fall in from all of water dripping from units pan and the accumulation of moisture. On Friday morning (our last day) an air conditioning contractor shows up to fix the problem of course without any representation from Luxury Properties. Not wanting to leave the house and all of our belongings with an unsupervised contractor we remained on-site until someone from Luxury Properties showed up. The contractor began asking us questions that we should have never had to deal with in the first place. About 40 minutes later two representatives from Luxury Properties finally showed up. After briefing talking with the air conditioning contractor, they begin to discuss the weeks' worth of issues, one the gentlemen explained to us how unacceptable it was that we had to check into a house given the condition. He also commented that the pre-check in inspection wasn't properly done. After a few minutes the air condition contractor discovered the issue, the filters that were installed at our request because of the fish smell were the wrong size which caused the coils to freeze up and overflow the pan. When I stop and thought about the multiple problems from the condition of the pool, pool light being out, the air condition issues, inadequate cleaning, Wi-Fi not working (after day 4, I discovered the outlet in which it was connected was literally pulled out of the dry-wall), and the overall lack of caring by the Luxury Properties management team I began to wonder if the owner of the house realized how the property was being keep up and cared for. After discussing these issues with Luxury Properties, I realized it didn't matter to the owner. You see as it turns out we were told by the property manager that Luxury Properties is owned by the same person who owns the house. That explains the reason that the house is kept in such poor shape, it is clearly obvious as long as they keep the rental cycle going and continue to collect the rent, customer service is not very important or a priority.

Rented the St. Francis Dr property in Miramar Beach. Arrived Thursday to a dirty pool and the…read moreprevious occupants busted and broken floats, chairs and umbrellas. We were informed maintenance would be notified. The pool was not cleaned until Saturday afternoon and the floats, chairs and umbrellas were still there. Inside, the cabinet and ceiling above the stove were covered in a thick layer of dust and possibly mold or mildew. The second floor king had curtains hanging off the rods. The 3rd floor room had 2" of dust built up by the headboard, a pair of socks under the bed for who knows how long, the shower still had hair in the drain from the previous occupants and one of the sinks leaked all over the bathroom counter. The 'new' dryer had to be run 3-4 times per load before the clothes would actually come out dry. Also, don't bring more than 2-3 cars and nothing bigger than a 4 door sedan if you want to actually be able to walk in the driveway.

Bought a home through a DoD move thru these guys. Showing and negotiations went fine, and we ended up with a beautiful home BUT....as we closed, this broker made it sound like FL law stipulates the seller picked the closing company. Found out world Impact actually picked it and when confronted, acted like I could do nothing about it. Surprise, surprise... the closing was with the Title Company of the broker's tennis buddy. Ignoring my repeated requests, waited until 4 days until closing to show me the settlement sheet and I found it was padded with ~$20k of closing fees (~1/3 of my down payment) including ~$5k for the title company (his tennis buddy) and a ~$500 charge for a home warranty--Old Republic (his best friend heads up THAT business in FL--don't bother contacting--they won't respond) --that I never asked for. My mortgage broker was shocked at the closing fees but I was told by World Impact "we can remove some of these fees on the settlement sheet but it will put your closing off by 30 days, and the seller will move on to next." To me, that amounts to extortion. FINALLY, when I ran into undisclosed issues with my home, I was told to contact a lawyer. I mean, WHY EVEN HAVE A BUYERS BROKER? Save yourself the 3% and unnecessary closing costs you'll find on your settlement sheet. .

Our lender had to ask her for necessary documents multiple times. Once we arrived in Florida, we walked the build site and were disappointed by a few things that we felt Tracy should have relayed. In the end, we never met Tracy. She failed to send necessary documents in a timely manner (without multiple prompts) to our lender and the builder's agent. She didn't show up at the closing. She didn't welcome us to our new home. She didn't even send a thank you card. We call her the ghost agent. She never materialized (though she did cash her check). **The builders agent, Randy Rintala, was fantastic and went way way beyond his scope of duties to help us settle into our new home.
