That's right, this was the 14th place I checked out. I lived here 3 years, until I left Columbus. I move a lot (previously for school, now for work) and have lived in many, many different places: VA, NC, Boston, NYC, San Francisco, Austin. And this was my favorite apartment ever, primarily because of the owner/landlord. Just like a bad landlord or typical management company can almost ruin your life, a great one makes all the difference. These are older units with not-so-thick walls, but loud noise is discouraged, so it's actually really quiet. In 3 years, I never really heard any neighbor noise, just our immediate neighbor going up and down his stairs. In 3 years I had a minor leak, the AC go out, and an issue with the hot water heater. Each time, I emailed Tom (the landlord/owner) that night and by the time I got home from work the next day, all was fixed! I believe these are the best deal in Columbus for apartments, if you can catch a vacancy. There are only 70 units and - like I did - people tend to stay in them awhile. Each 2-bedroom townhouse gets 2 parking spots and visitor spots are nearby pros: great landlord/management, price, location, quiet, good amenities/appliances cons: no dogs, older (but well-kept) units

The bedrooms have ample closet space, and the kitchen has a walk-in pantry. The neighbors are excellent people, and I have never had problems with noise. Some of the townhouses are oriented perpendicular to the street, creating a courtyard affording them a nice bit of privacy and isolation from traffic. And might I say we've gotten perfection, y'all as well as clean. His apartment is......Ahhmazzing! Upon moving in sink was stopped up and boiler was needing replaced as hot water wasn't working entirely hot. I add in these details not to complain but to show the urgency and care of this property management as to how they were on their toes and not relaxing to satisfy their tenant. A work order was put in that next day, and maintenance came instantaneously that day. The next day a brand new boiler was brought in and installed. We've got hot water, folks! Sink is fixed as well. I've lived ten years in an apartment and I've never had my maintenance request answered and fixed with such dedication and urgency. Where they do that at? VENICE PROPERTIES! Anna at Venice properties ensured that my son's apartment was more than habitable. Anna made sure that whatever issues may arise that he follow steps and assured our son, her tenant that they would be taken care of the first day upon arrival when meeting for the first time in person. And I will say that it's only been one and a half days and "High Honour" is what we've been shown and trust is what has been gained. No frills here. Debby in the front office has always been warm and welcoming. David, in property maintenance is a real stand out. Not only is he friendly and helpful, but he notices other things, like when my light outside of my apartment was not functioning properly, and he replaced it. The community was safe and other residents were friendly as well. I was sad to leave this place because I really felt like a part of the Stoney Creek community. However, I have many positive memories of the excellent care taken of me and of my home there.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.
